The guest suite is in the lower level of our home, but is completely private and has your own entrance and a keyless entry so you can come and go as you please! We do live in the upstairs unit and are respectful of our guests privacy. We are mindful to not be disruptive during your stay & do our best to mitigate as much noise as possible.

The lower level guest suite is yours and private for the duration of your stay. The private entrance is on the back part of our home and does require the ability to go down a set of stairs. The driveway area is a shared space for parking, however, you will have a designed parking spot that fits 1 car in the driveway.

Other things to note
We are a small family who live onsite in the upstairs unit and do our best to mitigate as much noise as we can, however, you may hear some minor noise (ie. light footsteps or muffled noise) when we are home.

We are not 420 smoking-friendly in the property, or outside to be courteous to our neighbors & future guests. Please enjoy a smoke off site. :)

Located on a street with little traffic and free street parking. Access the separate entrance via the car port and enter the unit directly through a short staircase.

The kitchen comes with everything you’ll need, including a stove, knife block, Instant Pot and stocked spice rack, as well as a stackable washer/dryer.

In the living room, watch the 50” wall-mounted smart TV from the comfy sofa or shell chair, or get some work done at the desk. The master bedroom features a queen size bed with memory foam mattress, a walk-in closet, 32” TV, desk, and a full-length mirror. The second bedroom also comes with a queen size bed, TV, sizeable closet, and full-length mirror. The third bedroom has a twin bed and closet with drawers. Year round, the basement has the most comfortable temperatures in the house! It stays cool in summer and toasty in winter. Please note that the thermostat is located upstairs. Temperature can be adjusted upon request.

Sit down and stay awhile - our guest space includes one bedroom with a plush queen bed perfect for morning snoozes. Our kitchenette is stocked with the essentials, mini-fridge, microwave, electric kettle, coffee maker & dishes/silverware! If staying in is more your style, our living room includes a sleeper sofa (full-size that can sleep 1-2 smaller people) and is the perfect place to relax and watch TV!

Head's up that the unit is attached to my home and separated by two locked doors - though it is entirely separate and private!

We live on the property and do our best to keep noise at a minimum, but you may hear some noise from time to time. We abide by our moderate cancellation policy. Unfortunately, we do not allow pets.

Please note this is a private lower level suite, and we live in the separate main portion of the home.

- "This space has plenty of room for two. The beds are comfortable and the bathroom clean and had everything we needed. The hosts were very responsive to a couple of things we needed. The picture on the website makes it look quite a bit brighter than it was in early July although dark and cool felt pretty good coming in from the 90 degree heat. Also, the space only has one sink and it’s in the bathroom. We brought a lot of our own food so doing dishes was a little tricky. But if you’re going out for most of your meals, it would be no problem."

Great Westminster Location - 11-minute train ride to Downtown Denver, 18 miles from Red Rocks Park, 30 minutes from Boulder, and within 2 hours of several ski resorts.

The space

Enter through your own private entrance which includes a private 1 Bedroom, 1 Bathroom Suite complete with a Living Area with a sleeper sofa, convenient kitchenette (includes a mini-fridge, microwave, electric kettle & dishes/silverware!), desk, AC & much more!

** The sleeper sofa in the photos broke so there is a different sleeper sofa than the one pictured as well as a new tv and media stand which has changed the layout a little bit than what is pictured.

Guest access

You are welcome to enjoy the guest suite which includes; the common space with a sofa bed and attached private bath. Towards the back of the guest house, you will have access to the laundry room and private bedroom.

The neighborhood

The neighborhood is very quaint and quiet. Easy access to main highways that will take you into town or up to the mountains.

Other things to note

You might hear or see two dogs running around the backyard but for the most part, they are fairly quiet and are inside the majority of the time. We are close to a fire station so when the fire trucks drive by they like to howl along with the sirens.

There is space for up to 2 vehicles in the driveway and additional parking in the street. Guest access is through the wooden gate at the end of the driveway and a private entrance along the walkway in the backyard.

Groceries and supplies:
King Soopers is 3 minutes away on the corner of 80th and Sheridan. There is also a Walmart about a half mile south on Sheridan and a Costco 5 minutes away near 91st Avenue and Harlan Street.

The neighborhood:
Westminster Hills Park is minutes away and has several tennis and basketball courts, a large field, and a playground. Along with parking, you can also walk to the park by heading east/south along Raleigh Place and turning left on West 80th Place. At the end of the road, a stairway leads into the park.

Lake Arbor Park is a short, 4-minute drive and offers scenic walking paths around a lake and playgrounds.

Standley Lake Regional Park is about 12 minutes away and offers hiking and gravel biking along a large lake with incredible views of the Front Range.

If you're not looking to drive into Denver or Boulder, Olde Town Arvada is 15 minutes away and offers plenty of shopping and drinking opportunities. Berkley is another neighborhood roughly 15 minutes away that offers similar potential for an enjoyable night out, specifically along Tennyson between 38th and 46th Avenues.

Additional Information:
Although a privacy fence encloses the backyard, we do not allow pets in the unit, and parties are not allowed. Additionally, smoking and vaping of any kind is prohibited on the property, and the no-smoking policy is strictly enforced with a $500 fee. For the safety of the owners and renters, there are also three security cameras, all located outside the home, to monitor each entrance. We also ask that quiet hours between 10 pm and 8 am be respected in consideration of the owners living in the upstairs unit.

PARKING
We have a 2 car garage that can manually be controlled with the interior garage wall remote. It does require getting out of car and opening once inside of the home. You also can street park right outside of our townhome.

NOISE ORDINANCE
Our neighborhood noise ordinance is 11pm. Be considerate of the neighborhood and your neighbors’ right to the quiet
and peaceful enjoyment. Excessive noise is always prohibited.

PETS
Dogs are allowed and we charge a $150 non refundable pet accommodation fare during your stay. Please inquire about multiple dogs or a multiple month stay.

CHECK-IN AND CHECK-OUT
After confirming your booking, you'll receive a text to download our app, DACK. Using the app, you can request early check-ins and late check-outs for an additional fee. While we can't guarantee approval due to same-day check-ins and check-outs, we'll do our best to accommodate your requests when possible.

CHILDPROOFING
Guest understands that no special efforts have been made to “childproof” this house and accepts the risk or harm to any children/infants we allow on the property. We do provide a pack-n-play, highchair, children's toys and baby gates for guests to use at their own discretion.

We HIGHLY recommend buying travel insurance through your airline company, car rental company, or a travel insurance website. We cannot provide a refund for anything that falls outside of our cancellation policy and the dates that correspond with the policy. This includes date change requests as they are considered the same as cancellations (if the new requested check-in date is a later date than your original check-in date). We cannot provide a refund due to travel related issues or Covid, Please review your cancellation policy if you haven't already. This home is in a residential area and being respectful to the neighbors is very important.

Guest suite is 1000 square feet of remodeled space, all rooms are custom built hand troweled walls with unique features like custom shelving, hidden walk-in closet, glass bowl sink in bathroom, full tub/shower, travertine tiles floors and wood laminate that make the unit not only people friendly but pet friendly as well. There is a full sized fireplace to cozy up to on cold nights and a large fenced in yard to enjoy with private patio on those warm summer nights. Property faces west to open space and a vast mountain view. Close proximity to walking trails, grocery stores, and easy access to highways that take you to Boulder or Denver is less than 30 minutes!

Guests have full access to unit (private entry) and shared backyard space. Parking is on-street but very close to a private walkway that leads to the unit. Guests have a designated parking space on street, to access unit walk from the street up the walkway to the back fence. There are concrete steps in back that are required to access lower level (7 long steps total), please note these steps may be icy in the winter if they are not maintained. See below for more details.

Guests have access to entire backyard and patio/furniture. There is no gas grill due to occasional high winds. Property backs to open space, walking trails and mountain views. Property is fully fenced boosting one of the largest enclosed yards in the neighborhood great for lounging outdoors on a sunny day and with no neighboring homes nearby, gives a unique sense of privacy hard to find in Metro Denver. Feel free to enjoy the yard with your pet, but please clean up waste and do not leave your pet unattended.

There is no mail service but I can make recommendations about closest locations to open a P.O. Box.

For guests that are outdoor enthusiast and come with bikes and kayaks I have additional garage storage I am happy to share access to.

FOR WINTER GUESTS ONLY. If renting in months with snow i.e Jan-Mar the only way to access the unit/private entry is via an outdoor walkway (from front to back including 7 long concrete steps). It is the tenant's responsibility to shovel a path ASAP when it snows to maintain that the stairs are not icy. Guests are provided with snow shovels to keep walkway and stairs clear and safe in inclement weather. Please do not use snow melt/salt without discussing first, as there are harsh qualities in salt that eat away at concrete and will cause permanent damage. If you are unable to clear snow (potentially 7-8 times a season) to make your path safe or do not want to make arrangements for a service to do so, please DO NOT book during these months. Thank you for understanding. Guests have a thermostat to control fireplace in unit only, no access to whole house thermostat. Secondary heating options are available if desired.

There are large oversized windows in the living room that poor in warm sunshine and in summer months whole house A/C and extra insulation keeps the unit nice and cool.

I like to introduce myself to my guests upon check-in and share my personal cell number in case they need to contact me but other than that guests have complete privacy.
