This two bedroom apartment is one half of a single story, side by side duplex house, with its own front and back entryways and yard and is completely soundproof to the other side. 1,200 sq ft of open, airy space enhanced by tall, vaulted ceilings. Three sliding glass doors bring in lots of fresh air and light. The apartment is actually wheelchair accessible with a huge, walk in/roll-in shower and extra wide doorways throughout.

- "Was close to everything" - "Definitely a mini studio but great location particularly for a solo traveler. Close to light rail and restaurants. Great communication and easy access to property. " - "The property is located by train tracks as well as a commuter train, which we heard during the night. You also are at the mercy of the neighbors on either side if they are noisy or not. It is convenient to be close to downtown Arvada however, so it’s a choice to make. The little studio, as accurately described, is tiny. Like a hotel room but smaller, as the bathroom has room for a shower and toilet only; the sink is shared with kitchenette. FYI, there is a small closet but not roomy enough for a suitcase or clothing. It did have a nice little kitchenette to make coffee (supplied). They supplied a little standing heater as well to keep you comfortable. The stay was economical."

This is a great comfortable space with indoor/outdoor living.
The entrance is private and separate, safe and lighted. You have your own off-street parking large enough for 2 cars tandem. Enter into a spacious and ultra modern and fully equipped kitchen complete with granite countertops, stainless steel appliances and all of the cooking and entertaining dishes. It's open to a warm and inviting living area with a large flat screen TV, leather sectional seating, a new and warm fireplace and workspace. The sliding doors open to the patio with hot tub and a terraced garden where we grow our veggies and flowers.

Each of the 2 bedrooms is furnished with a queen bed and has a huge closet. The bath is beautiful with an oversize stand-up shower. You will have access to a shared laundry room.

Bring your toothbrush. If you need anything we haven't provided, we probably have it and are happy to provide.

We are centrally and conveniently located in a quiet residential neighborhood in Arvada just minutes from the Arvada Center for Arts and Humanities, the Indian Tree Golf Course, and beautiful Majestic View Park. We are 2 miles from Old Towne Arvada with many restaurants, bars, coffee shops and the new light rail station with service to downtown Denver. We are a 25 minute drive to Downtown Denver, Boulder, Golden and Red Rocks Amphiteatre. If you are working at Interlocken or Broomfield, we are even closer.

We have a dog and a cat, but please, don’t bring your pets. You need to know in case you have allergies, because our pets have been in the apartment. This is a non- smoking unit. There are many affordable and convenient pet boarding facilities within a short radius and we will recommend if you ask.

We are open to weekly, monthly or interim living situations.

Guest access:
You will have your own separate entrance to the apartment. You will enter through the garage. The pin code for the garage opener will be provided to you in advance of check in. You will enter the interior door from the garage into the main house. From there the laundry room will be to your left and the stairs down to the apartment will be directly in front of you. Doors to the rest of the upper level will be locked so you don't have to worry about going somewhere you shouldn't. Please be aware that the host lives in the upstairs floor of the home. They are quiet and honor guests' desire for privacy at all times.

Other things to note:
1) The large back yard was recently fully fenced in for pet security. It's a perfect spot for you to walk your four-legged friend. I only ask that you pick up after them.
2) Although the kitchen does not include a built-in range or oven, there is a microwave with a convection oven feature and two induction hot plates that can be used on the countertops for cooking. Otherwise, the kitchen has all of the usual features: refrigerator, sink with disposal, dishwasher, utensils, cookware, etc.

The kitchen is so easy to get around and we had all the things we needed to make meals. The living room is really large and very comfortable. I loved that there were no candles, plug ins and other toxic products. They had a hair dryer and curling iron in the bathroom with great essentials if you dont want to bring shampoo and soaps. The little golf course is so cute and what a beautiful back yard. The house was easy to find and centrally located to everything we wanted to do in Denver and Boulder. We will be booking each time we travel to CO."

This bright and airy space features a private entrance and completely private unit housing a kitchenette, living room, bathroom, and queen size bed. The kitchenette comes equipped with a fridge with freezer, induction hot plate, air fryer/toaster oven, microwave, pour-over coffee, utensils for all of your meal needs, and large bar dining area with cushioned stools. With plenty of desk/counter space, this could also serve as a work area as the unit has fiber internet with speeds between 500-1000mbps. The living room boasts a large sleeper sofa with matching loveseat, both perfect for lounging and chatting with loved ones. The 55” TV is ready to go with all your favorite complimentary steaming services for movie nights in. Take a luxurious soak in the tub, and sleep soundly in the memory foam bed. While some noise from cars can be heard, the large air filter next to the bed doubles as a noise machine. A mini-split allows you to choose your comfort level for temperature. While we love furry friends, no pets are allowed in this unit.

Guest access:
Upon arrival, guests may fit up to 2 cars or even an RV in the driveway spaces just outside the unit. While the outside patio is not quite conducive to morning coffee, the scenic Lake Arbor Park is absolutely worth the 5 minute walk. Just two blocks west, the golden sunrises and sunsets against backdrop of mountains cannot be beat.

The neighborhood:
Lake Arbor Park is a must visit! The long walk around the lake is gorgeous and relaxing. There’s a stellar playground for kiddies, basketball court, and several cantilevered decks over the water with benches for enjoying the view. Sunset and sunrise pictures recommended. It’s a quick 10 minute zip over to Olde Town Arvada for downtown restaurants, bars, and shopping to enjoy, as well as just 20 minutes to Denver, Boulder, Golden, or Red Rocks. Hosts are happy to give further recommendations upon inquiry!

Other details:
The closest grocery store, King Soopers, is quite large and just a 2 minute walk! Sakana Sushi & Ramen and Sweet Bloom Coffee Roasters are two of our close-by favorites. Also, smoking of any kind inside the unit is absolutely prohibited as we have a strict no-smoking policy with enforced fee. The house includes 2 other units in addition to yours. While the walls are well-insulated, this is an absolutely no-parties house. Please respect your fellow occupants: quiet hours between 9:30pm and 8am. For security, there are three outside cameras around the house, all of which aim toward the street and away from the unit.

This 450sqft carriage house (with an additional 150sqft usable upstairs) has a private entrance with a full kitchen, washer/dryer, private yard, and outdoor seating area.

Only one mile from Olde Town Arvada, you can browse the shops, grab a bite to eat or a drink, or catch the light rail with service to downtown Denver and the airport. Near I-70 for easy access to the mountains for hiking and skiing. One block from Ralston Central Park which features a paved path along the creek—plenty of on-street parking. There is also a futon upstairs in the loft. There is a dog on the premises. He's friendly and will stay on his side of the fence, but he will bark upon arrival. Guests will have their private entrance adjacent to the garage. Its own fence encloses the carriage house and has multiple outside private sitting areas.

It's on a nice block, which also felt very safe. We went on daily walks and runs all around the surrounding areas and neighborhoods. The owner was accessible, friendly & helpful, and his dog Frank is adorable. We could not have found a more perfect place to "live" in Arvada for a week while hiking, vacationing, visiting with friends and family & seeing the sights in and around Denver-Boulder-Golden!"

We have made our Airbnb the way we would love it - comfortable!!! Our private guest suite has a Cozy King size memory foam bed with down pillow top covered in high quality sheets and down blankets. We have a full kitchen with all the items you need for cooking, washer/dryer with detergent, and bathroom with amenities.

We live on the same property so if there is anything you may need just let us know.
The space
Our COZY KING Private Guest Suite (no shared spaces except outdoor front patio) has a King size bed that is sooo cozy which includes memory foam mattress, down pillow top, down pillows, memory foam pillows, down comforter, and luxurious Egyptian Cotton sheets. There is also a Queen size pull out sofa bed with a memory foam mattress.

An electric fireplace sits next to the bed to make sure you stay warm and comfortable. Use it in the summer as well to enjoy the glowing flames without heat.

There is a full kitchen with all the tools you need for cooking (oven, cooktop, microwave, refrigerator, freezer with ice cube trays, dishwasher, pots/pans, mixing bowls, strainer, measuring utensils, baking pans, silverware, glasses, wine glasses, coffee pot, toaster, cooking utensils, and condiments). Coffee is provided for you.

Free parking is available on the property for 2 vehicles. Outlet for EV charging vehicles available.

Full sized washer and dryer are included with detergent.

Bathroom includes a shower with towels, shampoo, conditioner, and body wash.

Free Wifi of course.

There is also a 55 inch curved Smart TV on an articulating mount. You can position the TV towards the couch and/or rocking recliner to snuggle to watch shows. You can also swing it to the bed to enjoy a movie on Netflix and Amazon Video while resting in the cozy bed.

Alarm clock has 2 USB plug-ins for charging your electronics.

There is a sweet hand made table (crafted by my talented hubby) on wheels that can be used for dining, as a work space, or to get together for a drink and some games.

Cards against Humanity, a deck of cards, Uno, Scrabble, Yahtzee, and Jenga are available.

We have converted our garage space (500 square feet) and spent over 1 year remodeling this beautiful space. The Cozy King is located between our house and our garage. It has lots of character and might suck you into staying in bed longer than expected.

We take pride in our space and offer only what we would enjoy. Cleanliness is very important to us. Less clutter and clean with comfort!!!!

We love to add to the feel of the space by adding license plates. If you have a plate or five to spare we would love to add them to our guest suite! ❤️

We have coded locks on our doors, so check-in is at your leisure, any time after 3pm. Your code will be sent to you prior to your arrival.

A 1600 square foot organic vegetable garden is on the property. You are welcome to enjoy some fresh produce during your stay.
Other things to note
House has quiet hours from 10 pm to 7am.

Only confirmed guests are allowed on the property.

A dog lives on the property. You may hear her at times, but she is not a yippy dog. Rosie is a German Shepherd who is more curious of who is coming in and out.

Our child lives on the property. There may be rugrats ;) outside playing and jumping on the trampoline.
