Very comfortable, private studio just three blocks to downtown Louisville downtown restaurants and parks. Peaceful and quiet location ideal for one person or a couple. There is a great outside patio to hang out with a mountain view in a state that has over 300 days of sunshine a year.
Please follow along with the pictures to go from finding the front of the house to park at the end of the alley to the south on Hutchinson near the old buildings. Then make your way down the alley to the back gate.
There is a great outside patio to eat breakfast or hang out, full bath, refrigerator, microwave, utensils, plates, cups, tea pot and a coffee pot. There are many amazing restaurants very close by for pick up and delivery but there is not a kitchen in the unit.
Louisville consistently makes many top places to live lists in the USA for good reason. It is ranked year after year #1 or as a top 5 city by sites like CNN, Livibility and Money.
Louisville places a great emphasis on providing amenities that support the healthy, outdoor lifestyle that Colorado is so famous for nationally. Louisville has extensive bike and walk paths that provide exercise opportunities in open space.
What attracts many people to Louisville is the small-town charm. It's one of the few towns in Colorado that still has a Main Street (3 blocks away) lined with historic architecture, a wide variety of small businesses, shops, locally-owned restaurants and many gems like Moxie Bakery which has been twice nominated for the prestigious James Beard Award.

In addition to the entire town turning out for their own parade of lights, 303 magazine voted the Louisville ice rink one of the top five in Colorado. Dawn met us when we checked in and showed us around. She invited us to come up on her deck to watch the golfers and the sunset, but we never did follow through, because we weer with my son every evening. The apartment is plenty big for 2 people but if you tried to put 3 in it would be a crowd. We'd stay here agin wgen we visit."

Our guest house has all brand new mattresses, a new couch and fresh paint (as well as design/decor). Located inside Longmont's architecturally intriguing "new urbanist" community, there's a great vibe and lots to do. In the neighborhood: restaurants, bars, coffee, hair salons, 3 parks, a Barbershop, and bike/jogging paths to downtown Longmont. Ferncliff sits a bit over an hour away from Denver, CO as well as just 20 minutes away from the town of Estes Park and Rocky Mountain National Park, known for their rustic mountain charm and incredible hiking/sightseeing.
The Space:
The Long's Peak room sits alongside our 3 lodge/hotel style rooms. The suite boasts a king bed with a loveseat to relax on as well as a balcony to take in the nature around you. Additionally, there is a walk-in steam shower with heated floors. The suite also has a kitchenette equipped with a small sink, dishes/utensils, toaster oven, coffee/tea/hot chocolate maker, and a closet.
Guest Access:
Your stay at the Long's Peak room will be contactless, but we do have staff on call to help with any requests. 48 hours before your arrival you'll receive detailed check-in instructions including your code for the smart locks. There is no front desk on property. You'll have access to your reserved room, as well as the community hot tub area and deck.
The Neighborhood:
Directly across the street from the property there's Ferncliff Food & Fuel, which is a small supermarket and gas station for any essential needs. In the summer, they're fully stocked with everything from toiletries to meats and pizza. There is also a laundromat across the street as well as a a liquor store with a great selection and 2 fuel pumps. There's a back entrance to Rocky Mountain Park a few minutes down the road as well as the entrance to Long's Peak. Within 15 minutes you'll find some of the best hiking and wildlife Colorado has to offer.
Getting Around:
We recommend renting or bringing a car to best explore the surrounding areas. There isn't any public transit in the area until you get to Estes Park or Lyons. During the winter months, we strongly recommend a AWD or 4WD car whenever going to the mountains.
Other Things to Note:
Ferncliff isn't a big mountain town, so we recommend bringing anything you need with you for your stay. If you forget anything, there's always the market across the street. Ferncliff is a rural town which means there's no cell service, but we do have high speed Starlink Internet on the property.
Interaction with Guests:
Our lodge operates as fully contactless so there aren't any full time staff and there isn't an office on the property. We have on call staff for anything you may need during your stay, so please don't hesitate to reach out.

This is a completely private studio with everything you need! With no shared spaces or walls, a large private deck with beautiful scenery, this is the perfect place to unwind after a day of exploring! Or cuddle up with the elegant electric fireplace, and watch your favorite streaming services on a 50" TV and just stay in and relax. The modern kitchen makes cooking simple & convenient and the stunning bathroom with 2 shower heads will leave you refreshed, never wanting to leave!
The Bird House is a studio style living arrangement, above a detached garage, that we designed with comfort and convenience in mind. You will find everything you need for a couple nights or several months in this completely private space. No shared walls, no shared living space, and tons of privacy on the back deck! As you arrive at our quiet, charming neighborhood you will find plenty of parking in front of our home. Checking in is as simple as entering a 4-digit code and walking in. Inside you will be greeted by beautiful new, modern finishes and you will immediately feel at home!
Kitchen
One of our guest favorite amenity is the kitchen. You will find a full-size refrigerator, 2 burner electric cooktop, a convection microwave (we do not have a traditional oven, but the microwave can heat just like one), sink and dishwasher. We also stock the kitchen with the majority of supplies you will need for cooking and dining. Such as, salt, pepper, oil, vinegar, pots, pans, mixing bowls, a Keurig with supplied K-cups, a regular coffee maker, plates, bowls, cups, silverware, knives, cooking utensils, toaster and a Britta purified water pitcher.
Living Room
Weather you plan to be out exploring for most of your stay, or you just want a place to relax and escape the world you will enjoy the entertainment provided in the Bird House. You will find a comfy sofa and chair to relax and watch the 50” TV. We provide your favorite streaming service such as Netflix, Disney+, and Prime Video. You are also welcomed to sign into your personal accounts on the smart TV. Tired of binging TV? Turn on the XBOX 360 and choose a game from a large variety of games or put a movie in the Blu-Ray from our selection. Want to warm up a bit more or set the mood for a romantic evening? Turn on the electric fireplace, with or without the heat, and enjoy the ambiance.
Sleeping
The main bed is a very comfy queen mattress on a custom murphy bed. The murphy bed is designed to fold up to make more space if needed. No expense was spared with the sleeping arrangements as a good night sleep is one of the most important factors for a great stay! There is also a desk that can be flipped out when the murphy bed is up! You will find another bed as a queen sleeper sofa with an upgraded memory foam mattress. I like to let our reviews to speak for themselves and the mattresses are always very important. (From Leslie, we were exhausted in the evening, and the beds were so comfy - even the sofa sleeper!)
Bathroom
The bathroom is a small, but a stunning ¾ bath (no bathtub). The shower has both a traditional shower head and a rain shower head that can be controlled independently for ultimate comfort.
Outdoor Space
Walk out the French doors onto a beautiful and peaceful deck. At over 20’ wide you will find a table for 4 to enjoy a peaceful meal, a sofa to relax while drinking your morning coffee and watch the sun rise over the lake! Out the front windows and over the North West side of the deck you can get a small view of the Rocky Mountains. You may also use the gate in our backyard to access miles of trails around the different neighborhoods and a walk around the lake, just know this is our space and our dogs may come out to say hello! The views of the Rocky Mountains from the lake are amazing! This is by far my favorite part of our place, enjoying the scenery and fresh air!
Other things to know
You will also find an all in one washer and dryer in the walk-in closet making long term stays very convenient. No need to move from the washer to the dryer, this one machine does both!
420 Friendly – It’s Colorado, it’s legal, so have some fun. Just please be respectful and do not smoke inside and please keep the windows and doors closed while smoking. The deck is a perfect location to partake, please just be respectful of our neighbors and their kids. Be discrete please.
Window coverings are designed for privacy when needed but still allow for natural light with adjustable shutters, top down bottom up blinds and sheer or blackout curtains. When they are all closed you can easily sleep during the day if needed.
We do live in the main home that you can see in the last picture. If you read through the reviews, many people will mention how private the place is. With the deck being on the back you will hardly ever see us unless we are also enjoying the backyard. We do use the garage below you, however you can hardly hear it open with how well insulated the floor is.
We do have 2 dogs. They are both friendly but our white dog, Varly, will bark at you if he is outside until he is comfortable with you, then he just wants to kiss you. They have no access to you unless you choose to enter our backyard. If you are missing your own dogs, or just want to say hello, please feel free to but always close gates behind you and do not let them out of the fenced area.
Pack and play as well as a baby gate are available for your use in the Bird House for those traveling with children.

This lovely 735 sq ft fully furnished apartment is available for short monthly periods though out the year. The unit is bright and airy with a large 400 sq ft outdoor patio, that allows you the freedom to come and go without ever having to enter the main hallway. The patio also allows for enjoyable time outdoors taking in the wonderful view of Boulder Flatirons or having a guest or two to enjoy a beautiful Colorado summer evening.
The apartment is comfortably furnished, along with a very well-equipped kitchen, cover parking space, internet, cable TV with all utilities included. If you're working remotely, you'll appreciate the large workstation, with two USB plugins and two power outlets.
The complex includes indoor pool with Jacuzzi hot tub, a freshly remodeled work out room and game room that includes a pool table & ping pong table. Please note this building is age appropriate, and consist of mostly owner occupied and young professionals. For this reason we reserve the right to rent to graduate students or older individuals. Our unit is not suitable for children.
Being in the heart of Boulder you'll fine staying here extremely comfortable. The location is convenient (within walking distance) to many of Boulder famous locations such as the Pearl St. Mall (restaurants and shops) the University of Colorado, Naropa University and Boulder's world class hiking trails.

Lite Haus means little house in Norwegian. But we also named it this because of the sound of, "Light House". We hope that this space can be a place of "Light" and restoration for each person who stays- a great escape.
The home is a wonderful, quick walk to Old Town Louisville (just 3 blocks away). There are plenty of coffee shops, restaurants, and boutiques to explore. The home is also a short 15 minute drive from Boulder and a scenic 25 mins. to Denver. Public bus stop is a 1/2 block away.
The space
The Lite Haus is connected to the owners main home, but once you are inside you'll feel like you are in your own little oasis. This mid-mod gem is impeccably clean, thoughtfully designed and fully appointed. The size is best for 1 or 2 guests.

The "Lite Haus" is connected to our main home, but is its own entity, separated by a foot thick concrete wall. Park in front of house and walk down the path to the private and beautiful French door entrance.
Other things to note
There is plenty of storage in this little house, a large space to roll luggage under bed (bed is built so that luggage can be stored underneath). Also, there is a closet for hanging clothes and unpacking so that you don't have to feel like you are living out of your suitcase.

This small well-lit apartment fits 2 comfortably, but adding a third is fine and ideal for a family of 3. It offers a queen, and the twin is partially separated by a wall. It is a 5 minute walk to 155 miles of Boulder's best trails. You can climb Bear Peak from the house, or wander to a neighborhood lake for flat walking. It is 1 1/2 mile to excellent award winning restaurants, coffee, a mountaineer shop, and a large grocery store with organic or ordinary products. In the winter, Eldora Ski Resort is 50 minutes away. They have a wonderful ski school. This unit is in a quiet residential cul-de-sac and is attached to my house, with a private entrance. I am usually available for hiking, skiing, restaurant, cultural event or shopping guidance. New washer and dryer added in 2024. This is a non-smoking property.There is not a good smoking place as this is a residential neighborhood.

2. Leased Premises

6. Eviction/holding over
Landlord may evict resident from the premises or undertake other legal action to regain possession for non-payment of rent or substantial breach of the lease or following third late payment of rent.
Resident shall continue to be liable for rent and be bound by the other provisions of this lease during the time resident remains in possession of the leased premises even though Landlord has chosen to seek eviction because of resident's breach of this lease.

10. Privacy
Tenant shall permit Landlord and/or Landlord's agents or to enter the leased residential premises at all reasonable times after giving “Reasonable Notice” as specified below for the purposes of: making improvements, necessary or convenient repairs, ongoing maintenance, inspections or any other purpose deemed necessary or important to Landlord. Landlord may show the premises to prospective residents or purchasers-appraisers-lenders-contractors-handymen, law enforcement agents (with or without a search warrant), or similar agents or entities. Entry may be made without prior notice if Landlord reasonably believes that an emergency exists, such as but not limited to: hazardous conditions, fire, broken water pipe, below zero temperatures, the premises have been abandoned, life or death concerns or, after notice was attempted and Landlord was unable to get a response. “Reasonable Notice” to Tenant is hereby deemed given and sufficient if a message is left on or at any one of the following at least six (6) hours prior to entry: any Tenant's cellular phone, any answering machine, any Tenant's email address, or posted at the premises themselves (i.e., the message is posted). If any Tenant or any occupant is on the premises, Tenant shall allow repair persons or Landlord’s representatives to peacefully enter the property at that time. Landlord may inspect the premises any time during the lease to assess condition. If Tenant retains possession of the property during a time in which Landlord places the property on the market for sale, Tenant shall fully cooperate with Landlord in his effort to sell the property and shall keep the property in clean and nicely maintained fashion for all showings. Any lack of cooperation by Tenant may be considered as a breach of the lease by Tenant. If Tenant blocks Landlord’s access to any portion of the property, Tenant shall be in material breach of the lease and Landlord may exercise their eviction rights. Entry may be made without prior notice only if Landlord reasonably believes that an emergency exists, such as a fire or broken water pipe, or that the premises have been abandoned.
11. Assignment/subleasing/release
Resident shall not assign this lease, or sublet any portion of the leased premises, for any part or all of the term of this lease without prior written consent of Landlord. Landlord agrees to release resident from this lease if resident finds a replacement resident, acceptable to Landlord, who will sign a new lease for the remaining term. Landlord shall exercise good faith and reasonableness in accepting a replacement resident.
12. Noise and Nuisance
Resident agrees not to make any excessive noise or to create any nuisance such as will disturb the peace and quiet of neighbors.
13. Rules and Regulations
Resident agrees to abide by all rules and regulations in effect at the time of signing this lease (a copy of which is attached to and hereby made part of this lease) and to such amended rules or regulations which resident agrees to in writing.
14. Repairs and Maintenance
Tenant shall promptly request any repairs to be made to the Premises or its fixtures, alarm devices, and other equipment that belong to Landlord except in the case of emergency when oral agreement between Tenant and Landlord will be accepted. In any circumstance or situation which involves immediate, imminent, or substantial risk of harm or damage to property or person, their health or safety, Tenant shall notify Landlord immediately via phone call to Landlord’s cell phone of any such circumstances, situation, malfunction, or necessity for repair. Such circumstances may include but not be limited to: water leaks, malfunctions of equipment, fixtures, alarm devices, overflowing sewage, utilities (electrical shorts, gas leaks or uncontrollable running water), smoke, fire, explosions, or any other cause.
Upon Landlord’s actual receipt of Tenant’s written request for repairs (or upon Landlord’s oral notification in case of an emergency), Landlord shall act with reasonable diligence and in a commercially reasonable manner depending on the facts and circumstances in making such repairs. After any request for repair by Tenant, or during the making of any repair by Landlord, the Lease shall continue in full force and effect and the rent shall not abate during any such period, except in the event of a casualty event making the Premises unfit for habitability within the definitions stipulated in HB 19-1170 & CRS 38-12-503 (& 505). In making any repair or maintaining the Premises or property, Landlord may temporarily turn off equipment and interrupt utilities to the Premises or Property or temporarily take any additional action reasonably necessary, in Landlord’s sole and absolute discretion, to effect the repair or perform the maintenance, and to avoid damage to property, the Premises, or the community all without any liability to Tenant whatsoever. Tenant shall not under any circumstances whatsoever either deduct from rent for any repair or make any repair and attempt to deduct the cost from rent owed to Landlord. Tenant shall notify Landlord immediately of any significant problem with the property or Tenant may be held responsible for the costs of repair to remedy or repair the problem. Unauthorized work which was done by, or work which was the responsibility of the Tenant that has to be corrected or performed by Landlord or Landlord’s agent(s) or contractor(s) shall be done so at the billable rate or contract cost of the contractor(s) or agent(s) of Landlord’s choosing. Any cleaning, repairs or processing work done by Landlord’s contractor(s) or agent(s) to remedy: unsatisfactory cleaning, damages, bids, etc, or efforts to arrange for contractors to do work as a result, may be billed directly to Tenant or be deducted from Tenant’s security deposit at Landlords discretion.
Tenant shall use customary diligence in maintaining and not damaging the premises, or the common areas of the community. Tenant shall maintain the residence in a clean, sanitary, neat, safe, fit, habitable, and undamaged condition, shall not permit any unlawful or wasteful activity on the Premises, and shall comply with all laws regarding public health and safety. Tenant shall dispose of all ashes, rubbish, garbage and any other waste in a clean and safe manner on a regular basis. Tenant must use plumbing fixtures and facilities, electrical, sanitary, heating, ventilating, air conditioning, and any other mechanical systems and appliances carefully in a safe, reasonable, responsible manner, and in the manner and for the purposes for which they were designed. Tenant shall perform the routine maintenance necessary for the clean and proper operation of all systems, equipment, appliances, and components of the property. This shall include but not be limited to: cleaning of oven, removal of any mildew in baths- kitchen- laundry area- or other high humidity areas, replacement of light bulbs, replacement of refrigerator water filters, correction of clogged drains on the premises or property, washing of windows, and replacement of batteries for smoke & carbon monoxide detectors.
Tenant shall be responsible for all repairs and damages to the premises cause by the negligence or willful acts of Tenant, guests or invitees. Failure by Tenant to maintain the premises as outlined above may result in Landlord hiring service providers/contractors to perform the work and charges for the work will be assessed to Tenant. These charges will be due immediately from Tenant upon presentation of the charges by Landlord and failure to pay them will be a material breach of the lease. Excessive damage to the premises by resident, members of resident's household, or guests shall be grounds for Landlord to evict resident.
15. Constructive Eviction
When conditions beyond the control of resident cause the premises to become legally uninhabitable, and when Landlord is responsible for remedying those conditions but does not do so within a reasonable time after notification by resident, resident may vacate the premises, terminate this lease, and owe no future rent. It is recommended that resident consult legal counsel prior to exercising the remedy of constructive eviction.**
16. Alterations to Premises
Resident agrees that before making alterations to the premises including, for example, painting, adding or changing door locks, or altering landscaping, advance written consent of Landlord will be obtained.
17. Pets
No pet shall be allowed without prior written consent of Landlord. If pets are kept on the property without Owner’s/agent’s permission or if any allowed pets kept on the property cause damage to the property, Landlord may charge Tenant for a complete repair of any pet damage including but not limited to: carpet and pad replacement, wood floor refinishing, etc. as a result pet damages or of Tenant’s breach of lease terms. Aggressive pets of Tenant may result in a material breach of this lease and Landlord may elect to terminate the lease at Landlord’s sole discretion by giving Tenant notice.
18. Parking
Vehicles must be parked in designated spaces and shall never be allowed to be parked on grass or other landscaping areas. Driving and parking are prohibited on the lawns and grounds. All vehicles shall be properly licensed and have current license plates and state registrations. Vehicles which are inoperable, have expired plates, do not have current registrations, excess vehicles, abandoned vehicles and/or improperly parked vehicles; may be towed by HOA without notice at Tenants expense. No Recreational vehicles or trailers are allowed on the premises. Tenants have use of the designated garage in the complex parking area as well as street parking. No parking is prohibited in the lot.
19. Keys
Landlord shall furnish Tenant with two (2) keys for each standard lockset on code required doors entering the Premises from public areas, one (1) key for storage area on patio, and one (1) mail key. Additional keys will be Tenants responsibility and at Tenants expense. All such keys shall remain the property of Landlord. Upon termination of this Lease, Tenant shall surrender to Landlord all keys to any locks on doors entering or within the Premises, storage key, mail key and pool key. Any lost key will incur a $50.00 fee.
Tenant shall not change or install any door locks in the Premises without the prior written consent of Landlord, which consent will not be unreasonably withheld, conditioned, or delayed.
Landlord shall also furnish one garage door opener. A replacement for a lost garage door opener shall be paid for by the Tenant. A code for the garage door is not be provided by the Landlord.
20. Insurance/Indemnification
Landlord shall not be responsible or liable for Tenant’s possessions and or any damages to Tenant due to, but not limited to: fire, flood, hail, wind, water/sewer leakage or backup, burglary, vandalism, smoke, theft, etc. Landlord shall not be held responsible or liable for any damage of injury to Tenant, Tenant’s invitees or guests, or any other person, or animals, or to any personal property of Tenant or Tenant’s invitees or guests, occurring on the premises or any part thereof or in any common areas thereof. Tenant agrees to hold harmless and defend Landlord from any claims for damages, no matter how caused, as a result of leasing the property. If resident desires to insure personal possessions or to insure against resident's personal liability, renter's insurance should be obtained and is strongly recommended.**
21. Collection and Enforcement Costs and Attorneys' Fees; Liability, Subordination and Waiver.
Tenant hereby agrees to pay Landlord for all costs of attempted and/or actual (a) enforcement, (b) arbitration or other alternative dispute resolution, (c) collection, (d) reasonable attorneys' fees and (e) any and all other costs related to Landlord's efforts to attempt to or actually ensure Tenant's performance of the terms of this Lease Agreement. In the event of any legal action concerning this Lease Agreement (including alternative dispute resolution) which results in a judgment, the losing party shall pay to the prevailing party its reasonable attorneys' fees, costs and expenses, and court costs. Tenant hereby agrees to be personally liable for the performance of all the terms of this Lease and for any liability arising out of this Agreement and the leased premises. Tenant hereby agrees to indemnify, defend, and hold harmless Landlord for any and all actions arising out of this Lease Agreement or for any actions, events, or incidents which occur during the term of this Lease. This Agreement shall be subordinate to all existing and future mortgages and deeds of trust upon the property. Any waiver, by either party, of any breach of any provision of this Agreement shall not be considered to be a continuing waiver or a waiver of a subsequent breach of the same or a different provision of this Lease. In the event of insolvency or bankruptcy of the Tenant, Landlord shall have the right to (a) terminate this Lease Agreement and (b) immediately evict Tenant.
22. Severability
The unenforceability of any provision or provisions of this lease shall not affect the enforceability of any other provision or provisions.
23. Joint and Several Liability
If this lease is signed on behalf of resident by more than one person, then the liability of the persons so signing shall be joint and several. The language "joint and several" means that if more than one person has signed this lease, then each of these persons individually and all of these persons collectively are fully responsible for fulfilling all of the obligations of this lease, except where expressly otherwise agreed between Landlord and resident. For example, one person signing the lease may be liable for any or all damages to the premises, even if caused by another person signing the lease, and one person signing the lease is liable for the total amount of rent due, even though other persons have also signed the lease.**
24. Signatures/amendment of lease
This lease contains the entire agreement of the parties and may not be altered or amended except by mutual written agreement signed by both parties.

This is a private apartment on the garden level (basement) of our home. Hardwood floors throughout with tile in bathroom. Open floorplan with a large living room including a sofa, two side chairs and TV; a dining room with a table and four chairs that also work for your workspace. One bedroom with a queen size bed, a bench for your luggage, two nightstands with drawers for you to unpack and get comfy, hooks with hangers and a full length mirror. The space offers a "wet bar" with a coffee pot, electric kettle, coffee, tea and other beverages. The bathroom is stocked with body wash, shampoo, conditioner, a blow-dryer, towels, iron and an ironing board. There is cable TV, Apple TV, DVD player and free wireless.
For hygienic reasons we require that no one sleep on the sofa. If you do, it is necessary we clean the sofa and, although we can get it cleaned, it will not have enough time to dry for the next guest. We have an air bed for an additional $30.
We keep the house temperature at 69 degrees in the winter and 74 degrees in the summer. Please plan accordingly.

This half cabin is a great retreat just six miles from downtown Boulder. It is tucked along the walls of Boulder Canyon making it an ideal location for fly fishermen, rock climbers, hikers, and nature enthusiasts. The setting is wooded, and Boulder Creek is easily accessible from the cabin.

Update October 9 2024: We take guest feedback very seriously and just upgraded some of the furniture and bedding in the unit. There is now a brand new sectional and rug in the living room, along with some new artwork and accessories, the bedrooms have new lamps, new sheets and duvet covers. We added additional clothing storage in the primary bedroom closet, and more hangers in both bedroom closets. The bathrooms have new shower curtains and liners, we removed the old style soap/shampoo dispensers that were attached in the showers, and are providing new bottles of all natural body wash, shampoo and conditioner. We also purchased new towels and bath mats, and cleaned out some of the old clutter that was taking up space in the closets and purchased a new AC unit for the main living area. We are confident guests will be happy with the new and improved space.

Bright, walkout basement suite. It is easy to get around Boulder with a 5 minute walk to CU, a 10 minute walk to Chautauqua and a 15 minute walk to Pearl St. I am the owner & live upstairs. Noise transfer alert, I'm up by 5:30am, walking quietly, but you will hear me. I'm in bed by 9pm and will hear you if you are talking/watching TV. This funky space has it's own entrance, cement floor and walls & a beautiful private bath with a walk-in shower.

The space
This guest suite is the basement of my home. I live upstairs and am very quiet, although you will hear some evidence of me upstairs like footsteps, water running, and doors closing. I will hear you if you are talking and watching TV and request quiet after 9pm. The guest suite fits a morning person life style, vs. a night owl. It is a bright and airy space, partially above ground level with five windows, three that open. It has its own heating and cooling mini-split.
The suite has its own private entrance in the back of the house. There are several steps in the courtyard to gain entrance and three steps once through the exterior door to enter the suite.
Once inside you will find painted cement floors with area carpets, cement and exposed brick walls and fun art work. There is a beautifully tiled private bathroom, a comfortable seating area with sofa, a fold-down table with two chairs, a built-in counter and stools and a brand new queen size bed with 100% cotton linens. The sofa sleeps like a twin and sheets are available.
There is a coffee maker, a mini-fridge, microwave dishes and silverware.

You'll have access to the guest suite as described, plus the backyard seating area (which I might walk through to get the garage, but otherwise its all yours) . Parking is on the street with a guest permit that I will leave for you. I can make the alley spot available for you if you'd prefer. Let me know if you want that.
