We built this accessory dwelling unit primarily for family and friends when they come to town, and we're delighted to share the space with visitors. The cottage is 400 sq ft with a 1/2 bath; kitchenette with induction cooktop; a dining table which doubles as a workspace; a small closet for hanging clothing and another small closet for storing dry goods/other; blackout shades and curtains (for sleeping in!); a table & chairs on an outdoor patio and an offstreet parking spot next to the cottage.
The cottage is located behind our home down a private, shared driveway on our half acre lot across the street from a city park that has majestic views of the mountains.

288 sq/ft Studio (full-size bed). Wake up to dappled light and a serene soundscape in this private guesthouse. Tucked in an established garden setting with mature trees and the beautiful sound of doves and songbirds in the morning. This eco-friendly space is almost entirely plastic-free, and low-impact. Close to the lovely Sunset Golfcourse, 5 min from the Longmont Hospital and many micro-breweries, 16 min drive to Lyons and PlanetBluegrass.
The space
This space was just fully renovated and has a modern Scandinavian style. The windows and patio door face east towards a very private garden on 1/3 of an acre. Shaded by an ash tree, a huuuuge crab apple, and several blue spruce trees, the unit shares no walls with the main house and is gloriously quiet. There is a private patio for the sole use of the guests on the south side of the unit with shade, seating and a table. While the large yard is shared by the homeowner and the guests, the layout and the trees make it a very private experience.
Entry to the unit is via the guest patio, and there is a lighted pathway from the driveway to the entrance to the space.
Guests have access to their own dedicated washer and dryer in the garage to the back of the guesthouse. Passcode for the access door will be provided on request.
This is a friendly and welcoming neighborhood. You will see pride flags, and BLM signs, as well as thin blue lines, and all kinds of statements of love and respect for community, diversity and inclusion. Everyone is welcome.

Other things to note
Because this is an almost plastic-free and low-impact experience you may find a few things are different than you are used to: the wooden cutting board must be hand washed, there are numerous kitchen cloths to use in substitute for paper towels, cleaning supplies are all biodegradable and eco-friendly. Many of the furniture pieces are rare scandanavian antiques, the kitchen island is an up-cycled Ikea desk (that adjusts in height from desk to island) topped with beautiful Italian marble. Guests are encouraged to experience the luxury of this space and will hopefully realize that living in an eco-friendly style does not reduce the quality of our daily experiences.
Please note that the front yard is in the midst of being xeriscaped and it is no longer covered in grass. Colorado is starved for moisture, so the front will become a low-water ode to native grasses and wildflowers. The back yard, however, is a shaded and lush oasis, and where most outdoor time is spent.

Everything in Lyons is walkable from this newly-renovated one bedroom, one bathroom downstairs walkout unit in a converted single-family triplex. This unit sleeps five with pullout couch in the living room and additional couch in the extremely spacious bedroom. Enjoy off-street parking for two cars and close walking distance to everything Lyons has to offer, including all of Lyons' parks, restaurants and Planet Bluegrass. The best hiking and mountain bike trails are a short drive or walk away.
The space
The unit consists of a living room with a large window looking out to the front yard. The living room is attached to a well-appointed kitchen with dishwasher, garbage disposal, and filtered water directly from the tap. Included in the kitchen are clothes washer and dryer, and a small dining table or workspace with built-in charger.
There is one extremely large bedroom with a queen-sized bed and large comfy couch, with two large windows that let in a lot of light looking out the front. The windows have blackout curtains so you can block the early-morning light if you want to sleep late.
The bathroom has a Niagara Stealth toilet, large vanity, and shower with fantastic water pressure from a Delta shower head.

You will have private access to the entire unit, and sandstone patio in front of the unit, and gravel driveway with enough space for two vehicles.
Other things to note
Although the unit does not have AC, the entire place stays very cool. On 95 degree days in Lyons, the temperature inside has not risen above 74°F.
For pets, we just have a few basic rules. Please let us know if you have issues with any of them when booking:
1) If you have an anxious pet, please do not leave them alone in the unit. Since this is a triplex, a whining or barking dog will likely be heard by other units. And we'd like to make sure a pet left alone doesn't destroy anything.
2) Please do your best to keep your pet off of the furniture. If your pet is used to having couch or bed privileges, and it will be a struggle to keep them off, please let us know. If this is the case, we will provide an extra sheet to put over the couch to minimize hair transfer and cleanup.

Extra guests beyond those on the reservation are not allowed on the property. To clarify what that means: if you're visiting your CU child/ren those visits need to be outside of our property. This includes check-in/out, and being dropped off or picked up. Those not on the reservation will need to wait for you out in the car or outside our gate. Think of this as oasis/retreat away from family/friends and the busy activities of the day.
- Communication is key. Please be very clear who will be on the reservation (cannot be changed after check-in), and your detailed arrival and departure information, for both guests if they differ.
- There is no parking on our street. As a courtesy to our neighbors, we ask that all of our guests to not park on the street as there is just enough parking for the residents who live here. Parking is available just 3 houses away (about 150') from the house. Please keep this in mind, and if that doesn't work for you then please do not book the apartment.
- Do not accept 3rd party bookings.
- Please remove your shoes when entering space.
- No animals anywhere on the property.
- Quiet hours are from 10 pm - 8 am. Please be respectful of our home, guests and neighbors.
- No bicycles, skis, snowboards, or any other large sports equipment or other types of outside equipment inside the apartment. If bringing bicycle(s) lock them up outside or leave them in your in your vehicle.
- No playing of musical instruments, drums, etc
- No smoking of any kind, including marijuana is allowed anywhere on the property or in the area. If you must smoke please do this off site. *If you do smoke in our space you will lose your security deposit.
- No drug use
- Please NO oil use in the bed or candle usage in our space.
- No food to be eaten in the bedroom or in the bed. Please use the dining area provided in the kitchen.
- If you're a diabetic, please DO NOT leave used syringes in our space.

The space
The studio is bright and open with vaulted ceilings and giant sliding glass doors that open to a private covered porch. You'll enter using a keypad, so no need to worry about keys, and go through a private entrance into your own greenhouse room filled with plants. Open the next door to enter the studio and inside you'll see a living room area with a couch and tv, armoire, desk, kitchen table, mini kitchen (bar sink, mini fridge, kettle, french press and more). The bathroom features a claw tub/shower and all the essentials, like shampoo, conditioner, and body wash.
The A/C unit keeps it cool in the summer and the new heaters and fireplace keep it nice and warm in the winter. The studio is attached to the main house by a door that's locked from your side and is hidden behind a large armoire and sound proofing.
There's tons of off-street parking. We're located only 7 minutes from downtown Boulder and even closer to CU, Chautauqua, and amazing hiking!
Close to bus stop with buses going all over Boulder, to Denver and the mountains! Bike paths around the corner can take you all over Boulder! Easy walk to parks, trails & playgrounds.

Amazing downtown location with quick access to all the fun restaurants and shops on Pearl St as well as Target, Wholefoods and the 29th St. mall. Stylish cottage with one bedroom (1 queen bed), large closet, full kitchen (no dishwasher), with a 4 burner stove and oven, refrigerator, and a washer/dryer unit. Also has a nice living area, with couch, TV, WiFi, and a cute front porch and patio with fire pit.
The space
Super CUTE!!!! Nice efficient kitchen that is pretty well stocked. Can be set up with a desk inside and round kitchen table on the porch or visa -versa. The porch is great and well covered from sun and rain. Appropriate for 2 people, but probably only one work from home although many great coffee shops with good wifi are within walking distance. Its very nice and stylish and comfortable. The minimum stay is 30 day (29 nights). The space is most comfortable for 1 or 2 people, but MAXIMUM number of guests if 4.

The entire cottage, porch and patio are your private space! A dedicated off street parking space next to the cottage is available.
Other things to note
The cottage is very cute, comfortable, quiet and well located in the heart of Boulder. Its a total of 400 square feet. The queen bed is comfy. The kitchen is adequate but small. The cloths washer/dry unit is functional but small. The inside table desk is a great work space for one person. It can also act as a dining table for two. This space is AWESOME for one person or perhaps a couple who's comfortable with minimalistic living.

Detached carriage house/studio on 1/2 acre lot - secluded and quiet with fully equipped kitchen, surround sound theater, private deck and outside space with shared use of gazebo dining area and barbeque grills; outdoor infrared sauna for 4, off street parking, walk to restaurants and coffee shops, bus stop on corner, 5 minutes to downtown. People from all backgrounds welcome, children are allowed and we have a crib and/or a Pack and Play. Can accommodate 3 adults or 2 adults & 2 children.
The space
The carriage house/studio is nestled under a huge Locust tree overlooking the patio, gardens, sauna, pond and gazebo with views of the mountains. Secure and private at the north end of the property the studio is above a detached garage and barely visible from the street.
Guest access
The entire studio space and deck is solely for the guests. The sauna, gazebo and patio tables, chairs and grills may also be used and is shared with the hosts and their guests. The gazebo is heated with infrared overhead heaters.

Radiant floor heat, top of the line stainless steel appliances, custom cherry furniture and great Flatiron views. Conveniently located in Central Boulder with an easy walk to Pearl Street Mall, 29th Street Mall, University of Colorado, and easy access to the dozens of Boulder bike paths.
The space
Guests get full use of the upper level of the building. There is no common stairwell or direct access to the garage below. When parking, there are two tandem parking spots, but please try to stay close to the Stonewall because we need to use the driveway also.

The entire upper level of this beautiful newer building. The Guest House was built in 2017.
Other things to note
We love animals but in order to keep our guest house allergen free we do NOT allow pets. When locking the door you must pull up the lock handle to engage security mechanism.
