You have to walk around the back of the house to enter, along a rocky uneven path (see picture) with stairs and a steep cliff, not good for kids at all or luggage or older folks. The apartment is dark and worn out in general. The kitchen is listed as "well equipped" but in reality it had a tiny sink, a hot plate, a bar sized fridge, and an air fryer. It is not actually a kitchen, more of a wet bar. The appliances are usable but not great and in old condition. The beds were clean but the extra blankets in the unit weren't, they were crumpled in a closet. There was only one pillow per person and they were flat, even my kids were asking for another pillow and they usually don't care at all. The hot tub takes two people to open/close, the cover was broken. I know a lot of short term rentals do this but, this place also leaves a list of things you need to clean before check out which is a personal pet peeve. This place was pricey and not even close to worth the money. "

This house is one large open space and does not have separate bedrooms. Also, please note that there are no curtains on the upper windows. This has been done intentionally for the views. During the nighttime, starlight and moonlight can come in through the upper windows.

The house has two unlimited ride passes to the Mustang Mountain Coaster that you are welcome to use during your stay. Zip through the forest at nearly 30 mph or take it slow and enjoy the scenery down 3,000 ft of track. You can ride the coaster alone or with a passenger. The coaster is located at 1180 Dry Gulch Rd in Estes Park, which is a 5.5 mile drive (approximately 10 minutes) from the house. Please call or visit their website for days and hours of operation. (Some days they are closed.) Please note, there is a $250 replacement fee for each pass that is missing from the house upon check-out.

Due to my house cleaner's schedule, I am unable to make arrangements for an early check in or a late check out. On the day of check in, I will send you a message as soon as the house is ready to go. (The house is typically ready to go between 2pm and 3pm.)

During the autumn, winter, and spring, it can be helpful to bring a vehicle with 4WD / AWD. The town generally does a good job of plowing and sanding the roads in the neighborhood in a timely manner after each snow storm, but if you need to drive while the snow is still falling, or you are going up to higher elevations such as Rocky Mountain National Park where they tend to get more snow, it's a good idea to have it.

Our properties are all located right in Downtown Estes Park! This includes our private parking lot just for our guests and you are able to walk to many shops, bars and restaurants. We are just a 15 minute walk to the famous Stanley Hotel, 30 minute walk to the Estes Park Events Center and Fairgrounds, 5 minute walk to the Riverwalk, and about a 10 minute walk to Lake Estes. Estes Park is the Gateway to Rocky Mountain National Park and our property is just a 10 minute drive to the park entrance.

Be sure to visit our on site restaurant and bar. Sit back and enjoy a meal on the 2200 square foot rooftop patio with incredible mountain views. Guests to the restaurant do walk through the courtyard and common areas to get to the restaurant. You will experience a certain noise level during their business hours. They close at 8pm on weekdays and close at 10pm on weekends. We have a quiet time policy that starts at 10pm to ensure our guests that we are accommodating enjoy their stay and get well rested.

- National Park Reservations
Rocky Mountain National Park will require all visitors to have reservations from May 27–October 10, 2022. Please plan accordingly.

- Smoking Policy: All guest suites are non-smoking. Smoking products of any kind, including, but not limited to, any electronic smoking devices, are not permitted. Please understand that you will be charged a cleaning fine of $500 as a result of any damage caused by smoking inside guest suites.

- Please note that every attempt will be made to accommodate requests for suite location and early arrivals; however, these requests are based on availability and occupancy. Unfortunately, the resort is unable to guarantee room location.

- Minimum age requirement for check-in is 21 years of age.

- Pets are not permitted. This is strictly enforced, with the exception of working Service Animals as defined by the ADA. Certified Support and Therapy Animals are not allowed.

- Prior to check in please contact the property should you have any weather related inquires or transportation concerns to or from the property. During the winter months a 4WD vehicle will, at times, be required to reach the resort.

When checking in:
Hotel Guests and Exchange Reservations:

- At time of check-in, a valid government-issued photo identification is required that must match the guest name under which the reservation was made. A credit card for a $200 security deposit and a daily $10.95 plus tax resort fee will also be required (cash is not an acceptable form of deposit). Resort Fee includes Game room, BBQ grill(s), board game rentals, DVD rentals, hot tub access, on-site laundry access, local/toll-free calls, pool access (seasonal), self-parking, hot tub access (outdoor) and Wi-Fi.

- Please contact the resort prior to arrival if you anticipate your arrival time would be later than 10pm (resort local time). Arrivals after 10pm may be subject to cancellation.

-Please message us if you have any questions regarding the room, resort, etc. prior to booking your reservation. We can address those questions and avoid any possible confusion that may come up after we have booked your reservation.

-Interior room shots are examples of the interior layout only and do not represent the the actual unit that will be assigned upon check in. The unit and floor will be assigned by the resort during check-in only. We will not be able to request any unit/floor in advance. You will, however, be booked at the type of room requested and shown on the listing; unless agreed by both guest/host of another type of room to be booked in advance.

-Occasionally, the resort schedules maintenance work without our knowledge. We cannot guarantee certain amenities will be available during your stay, and not responsible for this. You can feel free to message us and ask if we know of any scheduled maintenance ahead of time. We will do our best to provide that info to you, if the resort lets us know.

-This is a timeshare resort but attending a presentation or taking a tour is NOT required. All units are assigned by the resort upon check-in. Unit view, floor, and location of unit on property cannot be guaranteed. Pricing and availability may vary.

-Once reservations are confirmed, you will be asked for the name and address of the main guest who will check in (the resort's front desk will also ask for this information when you check in but obtaining this information beforehand will expedite the check in process) along with an email address to receive a personal confirmation. The confirmation number we will provide to you after booking has been processed is the number you will use for the reservation, NOT the Airbnb confirmation code.

-Availability is based on live inventory. If dates you want are currently blocked, please inquire about dates or any questions by sending us a message. We are happy to assist and would love to host you on your next trip!

Please note that while specific details such as furniture, decor, or other room features may vary, this could include differences such as the absence of windows in certain rooms, changes in paint color, variations in flooring or different types of flooring could be replaced or changed, or updates to appliances and furniture could be different from room.

Unit 3 is a cozy, single-room suite located three miles from Rocky Mountain National Park. Furnished with a king bed, twin sleeper sofa, full bath with jetted tub, chairs, microwave, mini-fridge, and coffee maker, evenings-in provide a restful alpine setting beside a wood-burning fireplace with cable TV and free DVD movie rentals. Enjoy complimentary snowshoe rentals during the winter and downtown shopping and dining minutes from your door. Dogs welcome with approval ($15 per dog/per night) but no other pets and no smoking, please. Sleeps three.
