The condo is located on the first floor and you are about 20 feet from the slopes with a great balcony view. Both bedrooms have private access to the bathrooms. There is a bunk room for the kids or young at heart. The kitchen is equipped with all amenities that you would need to cook a full meal. The living room has a futon, large sectional, 52 inch Smart TV, and a heat-emitting electric fireplace.

- "The property was just as we expected. We were a group of 8 (2 familys of 4) planning to ski and snowboard. Each family had a floor to ourselves with plenty of room. Access to the slopes was excellent regardless of skill level. Beginners could easily walk to the learning area and more experienced could quickly get to lifts going to 3 different areas of the resort. Property was clean and furnished to suite our needs and expectations. The stairs were more than we would have cared for but all of the other rentals there were the same or worse when it came to having to climb. Planning to stay there again next trip."

Ashwood Rentals

When I vacation in the mountains, I like to feel very comfortable ! From the minute that I arrive, I want to feel like I'm vacationing in my second home. I don't want to check-in at an office, and then go park my car far away from me. I want a place that has easy access to me unloading all of my luggage, groceries, skis, snowboard, and kids!

Linens are provided but please bring your own towels.

The house sleeps at least 15+ people. There is a bedroom on the main level with a queen bed. There are two couches in the living room. The upstairs has two bedrooms. One has a king bed and the other room has a queen bed and a full bed. In the finished basement there is currently two twin beds and two full beds. There is also some room in the basement for some air mattresses if needed.

Linens are provided but towels are not.

We highly recommend that you purchase travel insurance. Problems can arise in multiple ways and travel insurance can be a low cost guard against losing your money if you have last minute problems and have to cancel. In the past, some of our guests have obtained insurance by going to various insurance sites for details and to purchase. We did call the people at InsureMyTrip and they do have plans that will cover for Covid issues but there are several important steps and needs to be done shortly after making your first deposit. The plans are called "Cancel For Any Reason" CFAR. Check with your insurance agent before deciding what insurance to purchase. We DO NOT endorse any insurance in particular.

VACATION RENTAL AGREEMENT
This Vacation Rental Agreement (the Agreement) is made by and between ASHWOOD RENTALS..(HOMEOWNER) and ............................................................. (Guest) as of the date last set forth on the signature page of this Agreement.

For good and valuable consideration, the sufficiency of which is acknowledged, the
parties hereby agree as follows:
1. Property: The vacation rental property is located at: 136 Tower Rd Flat Top, WV 25841
The property is fully furnished and includes: fully furnished kitchen and linens for beds. TOWELS ARE NOT PROVIDED

2. Maximum Occupancy: The maximum number of guests is limited to 14 persons (including
children).

3.Term of the rental: The vacation rental begins at 5:00 p.m. on (“Check-in Date”)
and ends at 11:00 a.m. on (the “Check-out Date”). Early check ins may be available. Contact owner if needed. Failure to adhere to the check-out time may result in an additional late fee set at $50/hour unless discussed in advance of the stay.

4. Minimum Stay: This property requires a 2 night minimum stay. Holiday weekends require a 3 night minimum stay. Longer minimum stays may be required during other periods.

5. Rental Rules: Guest agrees to abide by the Rental Rules at all times while at the
property, and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while residing at the property. Be respectful of the property and of neighbors. Repeated and/or severe complaints from neighbors may result in removal from property without refund.

6. Access: Guest shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least 2 hours notice (unless in case of emergency).

7. Responsible Party: The person reserving and paying for the house rental will be the responsible party and must be 25 years of age or older.

8. Housekeeping: Your paid reservation includes a charge for cleaning the house. If, due to unforeseen circumstances (for example, severe weather, housekeeping shortage, etc.), we are unable to clean the house prior to your stay, you will be refunded the cleaning fee. No other refunds will be given. Before checking-out, bag all trash and place in trash cans in trash bin in driveway. All trash must be in trash bags. Trash service will not take loose trash. Also wash and put away the pots and pans, and start the dishwasher. We do not provide daily housekeeping service. Failure to follow housekeeping rules may result in loss of partial/full deposit.

9.Pets: Absolutely no pets allowed. Loss of security deposit will occur if pets are brought into the house.

10.Smoking: No smoking is permitted inside the dwelling. Failure to abide by this regulation will result in an automatic forfeiture of damage deposit. Smoking is only allowed in the driveway away from the house. Dispose of all smoking materials properly.

11. Property Missing/Damage: Please report any broken, damaged, missing or inoperable items as soon as you notice it. Even if the issue does not affect your stay, we appreciate you letting us know before you check-out so that we can make arrangements to resolve the issue prior to the next guest arrival. Any property in the rental that is removed/broken/abused may be deducted from the security deposit

12. Water Leaks: If you encounter a major water leak, please shut-off the main water supply (found in the closet near the TV in the basement) and call immediately. For small drips, please place a towel or bowl under the drip and notify us during normal hours. Please make sure you notify us if you suspect a leak (wet carpet, water under sink, etc) so that we can take care of it right away and minimize any damage to the house.

13. Your Belongings: Please gather all personal belongings before checking out. If we find you have left valuable items behind, we will contact you and arrange to return the items. The minimum charge to return forgotten items is $20.00 plus shipping fees.

14. Cancellation: If you cancel your reservation at least 60 days prior to your scheduled arrival date, you will receive a full refund except for a $100.00 cancellation fee (per condo) and any paid credit card fees. If you cancel your reservation less than 60 days from your arrival date, then no refunds or credit toward a different stay will be issued (except for cleaning fee, which will be refunded).

15. Refunds: There are no refunds (or credit toward a different stay) for Winterplace closures, poor snow conditions, severe weather, late arrivals, early departures, travel conditions, road closures, allergies, health or medical issues, utility or water outages, mandatory evacuation, construction at neighboring properties, war, terrorism or acts of God. We will make every
reasonable effort to ensure that the appliances, television, internet, and like amenities are and remain in good working order. However, there is no refund if these are inoperable.

15. Trip Insurance: We understand that circumstances may arise that affect your reservation. We recommend that you purchase Trip Insurance. We do not offer trip insurance, but there are many options available if you search the internet. You should consider Cancel for Any Reason (CFAR) coverage since a typical policy without that extra coverage will not cover you in the event you want to cancel to due lack of snow, poor conditions, etc.

16. Cancellation by Owner: In the event the house you have reserved is not available due to unforeseen circumstances, we will make every effort to relocate you into another one of our properties but assume no further liability. If there are no other properties available, then a complete refund will be given and we assume no further liability.

17. Falsified Reservations: Any reservation made under false pretenses will be subject to forfeiture of booking deposit and rental payments, and check-in will not be allowed.

18. Binding Agreement, Agency, Warrants and Venue: Your rental agreement is a binding contract between you and the property Owner. The rental contract shall be interpreted and governed by West Virginia law. Any legal action pertaining to your rental must be brought exclusively in the appropriate court within Mercer County, State of West Virginia.

19. Defend, Indemnify and Hold Harmless: As a condition of this rental agreement, to the fullest extent permitted by law, you as Guest, on behalf of yourself, members of your party and all their successors, assigns and heirs, agree to defend, indemnify, and hold harmless the Owner and any of their employees, or representatives thereof, of and from any and all costs, suits, liabilities, damages and/or claims for damages arising from the acts or omissions of any person or which is in any other manner whatsoever related to the rental property and the related property, including but not limited to those arising from any kind of injury to or the death of any person or persons in, on or about the rental property and related property, or from any loss of or damage to the rental property or the personal property of any person or persons in, on or
about the rental property and related property, except that this indemnification does not extend to claims for personal injury actually caused solely by the grossly negligent acts or willful misconduct of the Owner or its employees.

During the ski season, we offer discounted equipment rentals from Ski Celebrations for all of our guests.

The condo sleeps up to 10, great for a large family or a couple of small families with separate bathrooms or for those that just want some space and privacy that you can't get in a hotel. Private deck to enjoy the views from.

- "A great ski-in and ski-out location so that non-skiing family members don't have to sit in the lodge! The condo had all the things we required--comfortable beds, kitchen with things we needed for cooking plus the extras like trash bags, coffee stuff, etc., a dryer to dry out wet gloves during those breaks, and dog friendly. It is not the most modern condo and there were areas that could have been a tad bit cleaner, but the sheets were clean, the towels were clean, and the bathrooms and kitchen were clean. Watch your group ski by on Last Chance trail from the balcony. We'd stay there again!"

Well equipped for cooking if you want. We bought groceries and picked up our skis before heading up the slope and skied for three days! Our dog came with us and had a blast in the snow. You are right off the green slope but do have to walk down the building to get to the slope. Recommend chains or four wheel drive as parking lot was covered in ice and snow and is not plowed. You are 8 miles to glade springs. 15 to little beaver Park, 20 to Grandview. 20 to Beckley. Even though the house is out of the town limits, instacart and door dash are available. Please do note that there are times when you can hear a tractor trailer at the toll booth, but we haven't heard any complaints of waking someone from their sleep.

- "We stayed at Amy’s place for a long weekend of skiing at Winterplace Resort (3 minute drive), and hiking in New River Gorge National park (40 minute drive). The location of the property was near many restaurants, gas stations, and convenient stores. The house was amazing and we had no complaints. Amy even left our pup a welcome basket along with a welcome basket for my boyfriend and I! She responded to any of our needs within 5 minutes every-time! Only thing to note is that there is a highway about 1/4 of mile behind the house and you can hear traffic, but it did not bother any of us and we were able to sleep soundly and have a great vacation. We definitely recommend and we as well will be returning soon!"
