The hosts couldn’t do enough for us and had a welth of knowledge about the local, area, from suggestions of things to do to the best places to eat in town. They accommodated our dietary needs brilliantly and the breakfast room was lovely too. Despite the weather we had a lovely stay and the property is in a great position both for local visits and the town itself. Highly recommended!"

- "Beautiful house wonderfull hosts" - "The property is large and set in a lovely garden, a few minutes walk from the centre of the town. it is spotlessly clean and the owner gave us milk, marmalade, cereal, welsh cakes, a loaf of bread!! The rooms are large enough for two couples to stay or a family of four. parking on the drive" - "Excellent good value accommodation" - "My experience right from the start was fabulous. It is not easy to find a quiet two-bedroom self-catering apartment within easy walking distance of the Royal Welsh Agricultural Society's Royal Welsh Show (held annually during the third week of July) in either lovely Llanelwedd or Builth Wells, and for many years I've looked longingly at The Arches, a 5-Star in-town accommodation which is normally booked at least a year or two in advance for a 7-day stay during spectacular Royal Welsh Show week. But a year-and-a-half prior to this year's Show (2022) I couldn't believe my good fortune when I contacted Mark at The Arches inquiring about availability during Show Week 2022 and found, much to my amazement, that he did indeed have an opening available for a week's stay in their self-catering two-bedroom apartment. Arrangements were made immediately to secure our stay, and suddenly all things seemed possible. And with that week now as our centerpiece for our entire trip, we were able to arrange both the front end and back end of our travels accordingly. The Arches looks perfectly gorgeous from the photographs on their own well-designed website, but I can tell you from our own experience having now enjoyed a week's stay that the photos only hint at just how quiet and beautiful and comfortable and incredibly peaceful The Arches accommodation is in "real life." And what perfectly fabulous hosts Louise and Mark and their young son are for their most fortunate guests! Mark and Louise offered to retrieve us at Builth Station upon our arrival, and as if that wasn't kind enough, they then offered to take us to neighboring Newtown where there was a larger grocery and with that generous gesture, we were now all set for an entire week's stay at The Arches. The apartment is absolutely gorgeous and is surrounded by a lovely lawn with tall evergreens and a mixed evergreen and deciduous hedge, which makes for an elegant setting that is both graceful and calm, with a picnic table and benches from which to enjoy the birdsong. Fresh milk, orange juice, coffee, tea, sugar, a fresh loaf of bread and tasty package of Welsh cakes awaited our arrival. Both bedrooms have beautiful linens and luxurious towels and a perfectly wonderful view of the gardens. The next morning was Sunday and I was delighted to hear church bells ringing for a lovely long time as I listened through my open bedroom window overlooking the lawn and tall trees. Five stars plus!"

A cosy self-contained stone cottage on the south-facing slope of a peaceful green valley below Cefn Llwydallt. We're 1000 feet up and the views are brilliant! The Barn Annexe has a remote and "get away from it all" feeling, but is just three miles from the main A470 road, and a short drive from Hay-on-Wye, Brecon, Builth Wells, and the Brecon Beacons National Park.
The Barn Annexe is perfect for a self-catering stay. Private parking for one or two cars is right by the front door. Downstairs is open plan, with spacious kitchen, dining and lounge areas, and a toilet; upstairs there are two bedrooms and a bathroom with shower and toilet. There's wifi throughout, a picnic table outside, and a grassy lawn leading down to a stream. Have a wander: you are welcome. And there are great walks, literally from the front door!
More information
• Recently converted from a former double garage, the Barn Annexe is roomy, smart, clean and comfortable. And deliberately uncluttered, but with all the essentials for a comfy stay.
• The front door looks out onto green fields with a great view up the beautiful Sgethwin valley. Above us is the common land of Cefn Llwydallt. To the south, Hay Bluff and the rest of the Brecon Beacons are our backdrop.
• It's quiet! Fall asleep to the sounds of sheep and the breeze in the trees.
• There are lots of fine walks, nearby or just a short drive away, along the River Wye and in the Black Mountains and the Brecon Beacons.
• Night-time skies are dark (bring your telescope!)
• It's a good place for bird watchers: crossbill, pipits, wheatear, kites, buzzards...
• Sorry, but we can’t accept dogs (we have cats, and there are sheep nearby).
• Please note that this is a rural location, with access via single-track roads and a track.
Interaction with guests
The Barn where we (Jo and Dave) live is nearby, but not too close. We won’t be in your face! We'll do our best to help you enjoy your stay in our beautiful valley.
- "Fab property, not the easiest to get to but absolute heaven once you are there. Fantastic views!! Situated in the beautiful and picturesque Wye Valley, Abernant House has elegant and comfortable accommodation for up to 18 people.
This impressive Edwardian country house has three spacious reception rooms including a comfortable drawing room, with Bechstein concert standard grand piano, library and an oak-panelled TV room.
The large kitchen, with a four-oven Aga, and dining room at the centre of the house are warm, inviting and great for entertaining. The dining room table seats 14, making it the perfect setting for a special celebration.
There are seven bedrooms, five of them very large with super king-sized double beds, along with two smaller twin rooms. The master bedroom has its own private balcony looking over the treetops towards the River Wye, and three other bedrooms also have balconies overlooking the garden and with stunning views down the Wye valley.
Standing in glorious mature gardens and some five-and-a-half acres intersected by the Nant stream and sweeping down to the River Wye, the house looks east across the valley to the fabled Aberedw Rocks.
The garden is flat alongside the house and slopes down to the banks of the Nant and the Wye, on which there is a private stone beach with listed fishing rights for guests. The garden has a swing on a giant copper beech tree and a stone barbecue shaded by its branches; perfect for summer garden parties and alfresco dining.
The house is only four miles from the market town of Builth Wells, location of the Royal Welsh Showground. Hay-on-Wye, world-famous for its array of book shops and the renowned Hay Literary Festival, is within a 20-minute drive, as is the cathedral county town of Brecon.
The surrounding countryside is some of the most beautiful in the Welsh Borders, with the stunning landscapes of both the Black Mountains and Brecon Beacons in easy reach. There are so many things to do in this Area of Outstanding Natural Beauty: walking, cycling, mountain biking, canoeing, horse riding and pony trekking. The area is famous for its salmon and trout fishing.
During high season (July and August) our minimum stay is seven nights, running from Friday to Friday.
Abernant House has an intriguing history. The previous owner’s grandfather was Lord Caccia who was in the diplomatic service from the 1930s and then ambassador to the USA during the 1960s. He retired to be Provost of Eton College from 1970 to 1977.
Harold Caccia's father was Antonio Caccia, who was translator at the Treaty of Versailles. A rare copy of the Treaty was found in the house about 10 years ago!
- "The owner has been extremely responsive to my questions bearing in mind we booked 15 months ago. Christmas decorations made a world of difference. The VRBO website less straightforward to negotiate. Great difficulty paying the balance. Happy to discuss off line." - "It was a real privilege to stay in such glorious surroundings in this wonderful home.. Three families of 6 adults & 4 children, except for one night, when Dorcas cooked us an excellent celebratory meal. for 3 more family members. Everything you could want is here, stunning well-equipped. kitchen, comfortable beds, library, beautiful garden and the River Wye. The rope swings were a great hit with the young. Abernant House totally made our holiday the success that it was. Thank you Louise for a spotless house & Steve for letting us stay, it was a very special treat. ."
