Getting Around:

The best way to explore Flagstaff and the surrounding Northern Arizona attractions is by car. While Flagstaff does have public transit and ride-share options, many of the area’s highlights—such as the Grand Canyon, Sedona, Snowbowl, Walnut Canyon, and countless hiking trails—are easiest to reach when you have your own vehicle. A car allows you to enjoy the flexibility of mountain drives, day trips, and exploring at your own pace. Streets are easy to navigate, and most destinations offer convenient parking. We do recommend a car with 4WD/AWD during extreme winter conditions.

Other Things to Note:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. Snow & Winter Weather Policy

Flagstaff experiences significant winter weather, and we want to ensure our guests are well-prepared for snow-related conditions. Please read this policy carefully, as it outlines what is covered and what is not regarding cancellations, travel disruptions, and snow management during your stay.

What IS Covered (Eligible for Refunds/Rescheduling)

The following events qualify for cancellation or rescheduling outside of our standard cancellation policy:

1. Government-Mandated Travel Restrictions

✅ If a government agency issues a mandatory road closure or evacuation order that prevents access to the property.

✅ This must be an official order, not just a recommendation or travel advisory.

2. Large-Scale Utility Outages

✅ If a prolonged power, water, or heating outage occurs due to winter storms, impacting the majority of homes in the area.

✅ Minor disruptions or short-term outages that are common during storms do not qualify.

If one of these covered events occurs, guests may be eligible for a refund, rescheduling, or a credit for a future stay, at our discretion.

What is NOT Covered (Standard Cancellation Policy Applies)

The following situations are not covered by this policy, meaning refunds or rescheduling will not be granted unless they fall under our normal cancellation policy:

1. Personal Travel Issues Due to Weather

❌ If snow or ice makes it difficult for you to drive but roads remain open.

❌ Flight delays, cancellations, or rental car unavailability due to weather.

❌ Choosing not to travel because of a snowstorm or potential bad weather.

2. Lack of Proper Vehicle Equipment

❌ Guests are responsible for ensuring they have a 4WD/AWD vehicle and snow chains (when required).

❌ If you are unable to reach the property due to inadequate vehicle preparation, this will not be grounds for a refund.

3. Local Snow Accumulation or Plowing Delays

❌ Our team will ensure the driveway and main pathways are cleared before check-in. However, additional snowfall during your stay is not a covered event.

❌ Plowing schedules are subject to weather conditions, and delays in plowing are not eligible for refunds.

This home backs up to forest service land and is surrounded by majestic mountains, native wildlife, and mature Ponderosa Pine trees. There are easily accessible hiking trails just off the back porch. Our home accommodates up to 4 adults and is perfect for your next getaway!

THE SPACE:
This cozy two bedroom and two bathroom cabin features an open concept layout, loft, front/back porches, fenced in backyard and floor to ceiling windows that truly bring the outdoors in. Located just 12 miles north of Sedona and 12 miles south of Flagstaff, there are endless opportunities to explore the local southwestern culture.

Kitchen: The cabin has a fully stocked kitchen complete with a gas oven/stove-top, microwave, dishwasher, toaster, crockpot, coffee maker, etc. It has plenty of pots/pans, BBQ utensils, and stocked with your basic spices and oils.

*Be sure to purchase groceries before heading into the canyon!

Living Room: A gas and wood burning fireplace centers the room. There is a flat screen TV with YouTube TV for your convenience. Other streaming apps are available for you to use your personal credentials on to view, and there is a library of DVDs. Tucked away is an abundance of board games, cards, and puzzles for hours of entertainment.

Loft: This area has wonderful natural light and a nice library ranging everywhere from graphic novels to encyclopedias. It is a perfect place to sit back and enjoy your favorite morning drink, as you enjoy the morning sunshine.

* Due to the nature of the loft area, it may not be suitable for small children.

Bedrooms: Both spacious bedrooms feature walk-in closets and plush queen-sized beds. There is also an air mattress accessible with a heated mattress topper for those cool summer evenings.

Infants: No need to pack all that heavy infant equipment! We have a pack-and-play, highchair and gate for the stairs to accommodate all your infant's needs and ensure their safety with the loft area of the cabin.

Bathrooms: The main floor bathroom has a walk-in shower but no bathtub. The second-floor bathroom has both a bathtub and shower.

* Linens are provided for all sleeping spaces, as well as bath towels and washcloths for each guest. Body wash, shampoo and conditioner
are also provided for your convenience.

Porch: There are two porches on the property, one leading up to the main entrance and another right off the kitchen. Both have outdoor seating areas for those blissful summer evenings. The back porch also has a gas grill and dining table.

OTHER THINGS TO NOTE:

Guests are welcome to explore the Pine Flats community. If visiting in the winter, 4-wheel drive is recommended. During the spring and summer, the creek passage at the entrance of Pine Flats can occasionally have water running over the bridge from time-to-time, but rarely does this cause an issue. In the event of high water in the creek you may park your vehicle just outside the neighborhood entrance and use the bridge to cross over the creek by foot to access the home.

Your little mountain house is located on a quiet street and backs the National Forest! It is a very cozy, small one bedroom, one bathroom house with a European style kitchen, queen size bed in the bedroom, washer/dryer combo, Jerome claw-foot bathtub, and a sofabed in the livingroom for additional sleeping space. We have a large Yurt in backyard which is a fantastic place to relax after a full day of activities! There is direct access to miles of hiking trails right out of our back yard gate. Our property is located 10 minutes from downtown Flagstaff, 1.5 hours from the Grand Canyon and 45 minutes from Sedona. The Snowbowl Ski Resort and the Nordic Center for cross country skiing are about 30 minutes away.

As you can see from my guest comments, our place is everything we say it is....truly a great cabin in the woods experience. This is not a full time VRBO with the bare minimum like most listings today.This home has all the items you need and have at home.

Completely remodeled cabin includes scraped hard wood flooring, granite countertops, stainless steel appliances, hickory cabinets, tiled showers, two large 'trex' decks - front deck is covered and is 12' x 30' and rear deck is open and is 10' x 33'.

Cabin is fully covered in stained tongue and groove and includes a spectacular stone wood burning fireplace complete with gas line to get it started. Enjoy the relaxing hammock out front and watch the birds and other animals.

During the summer, enjoy the heard of elk that routinely travel through the back yard. Sit on the back deck and enjoy tremendous long range views through the trees - at night, tilt your head back and enjoy the brightest stars you will ever see. Like most cabins in Flagstaff, my place does not have air conditioning, however high temperatures in the summer rarely reach above the mid 80's and we get a tremendous breeze through our home due to the locations of windows and screen doors.

Cabin is located 6 miles south of Flagstaff in Kachina Village - just far enough from the city to be in the wilderness but close enough to enjoy a restaurant, movie, bowling, swimming, ice skating, etc....

Cabin is 30 minutes from Snowbowl and about 1.5 hours from the Grand Canyon and 20 minutes from Sunset Crater. Cabin is complete with a full list of activities and brochures of fun things to do.

I can promise you, you will not find a nicer more cozy and complete cabin in the Flagstaff area.
