You'll enjoy the split floor plan of this private basement apartment. The two bedrooms are separated by an open concept kitchen, dining and living area. Both bedrooms have a private bath and lots of room for extra seating to read or relax. One bedroom has a television. There is a full size, fully furnished kitchen with lots of counter space to create your special culinary creations. The dining area includes a large table to comfortably seat 8. There is cozy seating in the living area to enjoy the 55" HD television. The covered back patio provides more space to spread out around the fire pit or patio table and grill your meal on the large five burner grill. We welcome you as our guest and will do our best to make it a pleasant stay. It is just my wife and I, both semi-retired, that live upstairs so you may occasionally hear the faint sounds of life over-head. We have provided a white noise machine in the "King" bedroom that may help if you're a light sleeper.

Lots of fun games, pool table, and more in the garage. Bathrooms were well stocked with comfy towels and lots of toiletries. Great selection of pots, pans, cooking utensils. Every small appliance we could have wanted in the kitchen. Lots of food supplies in the pantry, and great snacks to munch on. Spencer even supplied the items to make s’mores using the cute fire pit on the backyard patio. The grill was great for bar-b-queing in the backyard. We stayed there with our two adult sons and the house was a great size for the four of us and our son who lives close by. The highest TV in the family room with lots of furniture made it easy to hang out for family time. There are great new TVs in the bedrooms. This home is great for hanging out with family and friends. There are 4 total security cameras on the property all exterior placed for security and are not monitored. One on each corner of the front exterior. Two in the backyard with one facing the RV Gate area and another facing the BBQ Grill and Fire Pit areas.

Other things to note
The neighbors to the North have chickens now I have noticed when up visiting. They aren't overly vocal but you may hear them from time to time.

The neighbor to the West has 2 friendly dogs and may at times cross the property line but the neighbors are good to keep them under control and they are quite friendly.

There were previously 2 interior security cameras that have been taken down. So you will notice plates on the interior that coves the drywall hole from where those cameras previously were placed.
Since Airbnb doesn't allow interior cameras I took them down to comply with their rules.

On the exterior there are 4 cameras. This has been disclosed in throughout my listing. Two are on the front of the house on each corner of the house. Please look at the pictures provided to see their exact locations. Two are in the back yard. One faces the RV gate area and the other faces the BBQ grill area and the fire pit area in case of fire related issues. They are not monitored. Refunds will not be provided regarding this.

The front exterior lights are on timers so please leave those switched on. They are set to turn on at sunset and to go off at sunrise. The patio exterior light above the grill area is also on a timer and operate the same as the others. If you are doing a fire pit night you can turn it off inside the house. Just switch it back on after you done. During holidays these lights may be changed remotely to colors matching the holiday season.

The fire pit area should not be moved! It is placed far enough from the neighbor's property and fences to help mitigate and sparks igniting flames. Keep on the dome to prevent embers from flying away. Guests are provided one fire log, which located in the cushion bin on the patio. Firewood is the guest's responsibility and can be purchased at Fry's Food & Marketplace. If fire risk is too high, which is sometimes is in the summer months, this may not be available for use. I will communicate as far in advance as possible. As of May 15, 2025 no fire burning allowed in all of Yavapai County.

The interior thermostat is on a schedule keeping it between 74 - 80 degrees for AC. Heating will be kept between 72 - 76 degrees during that time of year. If these need to be adjusted for some reason please shoot me a message and I can adjust. The house cools off nicely during the summer months at night if you keep the windows open during the evening hours. There is a screen on the front door that can be put in place to get a nice cross wind throughout the house. Then just close it before the heat starts up in the morning.

I will require a signed lease for stay 28 days and more. All payments will be handled through Airbnb and if you desire to have additional cleaning by my professional cleaners that will be required to be paid by you through the app.

I have a Dell Inspiron laptop, a Dell Docking Station, Logitech Keyboard, Logitech Mouse, USB Hub, and two large monitors I am providing for my guest's use. Please treat it like you would treat your own equipment. I use it when up visiting during unrented periods and expect my guests to treat it with care.

I am also allowing guests to access my streaming services on the TVs at Tranquil. I subscribe to Hulu, Paramount, Disney+, & ESPN. On the first three there are profiles for Tranquil Guest please use that profile for your own viewing pleasure while stay at my property.

Lastly, I do have 2 cars (Jeep Cherokee and a Toyota Prius) that I rent through Turo in Peoria, AZ. If you are needing to have a car to rent I can make special arrangements to possibly pick you up at Sky Harbor Airport and just drop me off on your way then up to Prescott Valley. This property was my parent's home for the past 10 years before they both passed within 13 months of one another. Started offering to Airbnb guests to rent in April 2025. I would expect my guests to treat the property with the same level of respect as they would give their own home or their parent's own home.
