The entire house is lovely but the garden is the standout with a beautiful babbling brook feature, comfortable outdoor furniture and a barbecue with plenty of propane to make dinners. Well-loved house. Please know this is not a new build so you will encounter scratched and discolored floorboards, cracked tiles and older sink faucets. I balance function with aesthetics as I hold a high value of care for our environment. I am on the path of converting appliances and systems from gas to electric to capitalize on clean solar energy, while being mindful to minimize unnecessary waste and harm to the environment.

The house is in a very safe neighborhood on a cul de sac. Sony studios is a few blocks away as well as restaurant row in downtown Culver City.

This is not a party house and everyone is respectful to each other. Please respect the privacy of the long term tenants.

The space
My house is custom built three story Mediterranean style house. Wi-fi available throughout house. I have two dogs, an adorable Cavalier King Charles spaniel and rescue dog. Unfortunately I can't have other guest pets.
Plenty of street parking. Very safe neighborhood and property is located on a cul de sac.

Guest access
AIRBNB guest access to the house involves going through a driveway gate that is to the left of a red brick building at the front of the property. The entrance to the three story Mediterranean house is down the driveway. The front door is never locked . Open it and your room with the name on the door B1 will be on your immediate right.

Common areas include bathrooms on the first and second floor.

The kitchen area and 3rd floor are for tenant use only!

During your stay
No Airbnb guests allowed in kitchen or on third floor. That area is reserved for long term tenants only. Please respect privacy of long term tenants.

You will have one of the rooms on the first floor of a large house in Culver City with an adjacent private bathroom. Outdoor parking, gardens, and deck, right behind Ballona Creek which takes you to the Playa del Rey beach in thirty minutes on a bike (available for use).
You may have the house all to yourself most of the time as I travel/work often though only the bedroom pictured can be used to sleep.

1. There’s a washer and dryer and a patio where we like to hang clothes as well.
2. You will have access to a fully equipped kitchen as I make dinner most of the every day. I eat very healthy most of the time and I love to keep the kitchen/ house as clean as possible. You must clean up after yourself.
3. There are five different major super markets very close to the house.
4. You will be sharing the house with me every day, my teenage daughter half the time. We leave the house around 7:30 and come back around 16:00.
5. Maybe another house mate will be at the house maybe not. She travels a lot.
6. You’ll have your own parking space though it’s not covered.
7. Common areas must be cleaned by you from time to time as well as your own space as needed, especially if you have a pet you must clean after it.

The space
If you are a smoker, please DO NOT book my room. This room is great for guest travelers who don't plan to spend much time in this room except for sleeping. By 8:00 am, the common areas will become noisy which will interfere with late morning sleepers in this room. The room is small, but there is a desk and chair. The High-speed internet in the home can be spotty during certain times of the day.

If you book this room, then you understand that it is small, it is very close to the kitchen area for early morning noises, there is no in-room TV and the high-speed Wi-Fi can be spotty and unreliable at times for work from home guests. I do not promote my home as a “work from home location”. My low daily rates are based on these facts. However, past work from home guests have found it suitable for their minimal needs, (NOT FULL TIME) and you may also hook up your own personal internet router to the Host’s Wi-Fi, for an additional fee.

If you choose to have one (same guest) periodic overnight stay in your room during your short-term stay, your guest will pay a $60 nightly fee after approval by the Host. Other extra overnight guest instructions will be provided at check-in.

At check in, all guests will receive the Guest House Manual Book that will
re-emphasize the MUST follow rules; and orient & guide you through the procedures of sharing my home with the Owner and other Airbnb guests.

In the bathroom, daily clean towel service is provided. Guests must store all toiletries & make up products in the vanity drawers provided for each guest and NOT on top of the counter tops for sanitary safety. Guest must be willing to limit their time in the shared bathroom to allow for emergency use by another guest who may be booked during your stay. This includes showering, grooming, and any other use of the bathroom space. If additional time is needed for any reason, please coordinate with other guests to avoid delays or disruption or notify the Host for assistance.

The condo complex is small but we are very neighborly and friendly to visitors, however, Airbnb guests must adhere to and abide by the condo rules and regulations in the common areas, which the host will share at check in.

My home is located in a very safe, quiet and friendly residential neighborhood that is monitored by a very active homeowner association and is very safe for taking walks or jogging.

Free street parking is on a first come, first serve basis, but there are plenty of open spaces late at night, with limited parking restrictions.

Coin operated washers/dryers are located in the condo building for Airbnb guest access. The machines require quarters (25 cent coins only).

There is an iron and ironing board, a portable room heater and portable cooling fan in your room.

The kitchen is shared with Owner and other Airbnb guests, but is equipped with a gas stove, microwave, refrigerator/freezer w/ filtered drinking water dispenser. Guest must supply and cook your own food but are free to use the Host condiments & spices from the guest cabinet.

A free in-room snack package of fruit, nuts/chips and water/juice will be awaiting you at check-in.

During your stay
Guest may contact Host through text messaging for recommendations, questions or issues related to the guest stay.

The House Guest Guide Book will answer most questions about how to access and utilize areas through out the home or condo complex.

Other things to note
This room was converted from my home office to an Airbnb guest room. This room IS NOT soundproof due to the French Doors, as shown in the photos, but the doors have room darkening curtains. So, if you are a late morning sleeper, this room MAY NOT accommodate your need for quietness during the mornings or early evenings.

Because of the bacteria we all carry from our bodies after using face & bath towels, guests are not permitted to hang their used towels in the bathroom. It is recommended guest use the provided daily clean towels and discard them in the dirty towel hamper after each use. Guests are asked to NOT use the Host’s face towels to remove face makeup, but guests may purchase makeup remover wipes from the Host upon request. ANY damage to face/hand/bath towels from a guest using them for makeup/cosmetic removal or other use causing damage will result in a $5 damage fee, per towel.

During the colder (Nov-April) months, a portable room heater is provided, otherwise radiant heating is provided from the gas fireplace which is sufficient to heat the whole house.

A very comfortable private room w/queen bed and adjacent bath in my home on a cul-de-sac near Sony Studios. Free parking on the driveway. Fast 400 Mbps WiFi. Central location; from here you can head to Universal Studios, Hollywood, Walk of Fame, beaches, Beverly Hills, Malibu, Santa Monica, Venice, Disneyland, SoFi stadium, and Cripto Arena. Please note that due to my severe allergies, I live and work in my home full-time, I am unable to accommodate animals - I have an exemption from Airbnb.

The space
The bedroom door has a keyed entry lock, and you will have exclusive use of the adjacent bathroom, with privacy lock. The room features blackout drapes so it stays very dark in the morning in case you want to sleep in. There is a 43" Smart TV above the desk, an international outlet adapter and various charging cables. NO cable or subscription services, so be prepared to use your own subscriptions. There is a heater and a fan in the room for your personal comfort, the rest of the house varies according to our mild climate, ie NO air conditioning and minimal central heating. Be advised that there may be some traffic noise from the street on the side of the house.

I am also hosting one long-term international guest but she is very quiet, keeps to herself and is out most of the time - she will not impact your stay but you might see/hear her going in/out the front door.

Note that since I wash sheets so frequently I let them air dry to be environmentally conscious and reduce my energy footprint, so please overlook a few naturally occurring wrinkles - they are perfectly clean!

I use unscented laundry soap for guests that are sensitive to scents. Please do NOT use any spray products indoors during your stay as myself and many of my guests have chemical allergies and I like to keep the indoor air as neutral as possible for everyone's comfort. Thank you for understanding.

During your stay
I live here, work from home, and am available to answer any questions you may have, but if you don't want interaction that is fine too because I know you're not in LA to visit me! Please do not ask or expect anything of the one other long-term guest staying in my home, she is a guest like you and not a part of my hosting activity.

Other things to note
Please park on the right side of the driveway (when looking AT the space) behind the sign so that you don't block access to the side gate. Note that the driveway "apron" is steep, see the picture, so BACK onto the driveway if you have a sedan, and pull out slowly at an angle, otherwise your front bumper WILL hit if you pull in frontwards/fast. SUV's and trucks have adequate clearance and don't have a problem.
