Spacious one bedroom luxurious king size bed, one full bath apartment with open modern kitchen, fully stocked, custom cabinets, granite counter tops and new appliances. The coffee maker takes ground coffee and has a cleanable filter, and a disposable paper filter can be used if desired. The living room has a queen size pull out sleeper sofa, and there is a small bonus room with a futon that could be used as an additional sleeping area for small children and/or office space. The laundry room is complete with new stacked washer and dryer. The outdoor area is completely fenced and private with lush landscaping, a concrete patio sitting area and shower to rinse off after a day at the beach. When you're ready to head to the beach, just grab the beach cart and two beach chairs.
We are dog friendly! We have a one-time pet fee of $110 per dog for reservations up to three nights, and $150 per dog for reservations for four or more nights. The pet fee is added once your reservation is confirmed.

We named it the RATHERSHACK because you'd rather be here than anyplace else in the world. We are 'second row' from the beach - which means a 45 second walk for you slow pokes, or 30 seconds for the average beach bum. The cottage we are advertising and scheduling here is the 2 BR 1.5 bath, this one is called the BeachShack. Lots of charm and beach feel decor at no extra charge as this unit has all new beach-style furnishings, flooring, paint, new roof, and new air conditioning installed. All cottages have open floor plans for casual gatherings after your day at the beach. This Unit has a fully stocked kitchen utensils etc with microwave and dishwasher. The 2 BR features a large master with a queen bed and the second bedroom has a full bed, plenty of changing room. Super clean no allergens pet dander etc as we do not allow pets. Units have Free TV, Smart TV and WIFI. Off Street parking for 1 vehicles included. . Gas grill on site available for you grill masters out there. Riding bikes is one of our favorite things to do around around here, and look at all the sugar shacks, moderate homes, and homemade fishing piers plopped right next to the occasional McMansion. Architectural variety on every block. Folly Beach makes no judgment on who you are or where you come from...just bring your flip flops and come as you are.

This 2-bedroom, 2.5 bath lower-level unit of a two-story house combines Folly Beach charm with a modern sensibility. The house was built in the 1930s, but has been renovated to add all of the modern conveniences and a contemporary decor.
The home is ideally located for visitors who want to walk to all of the local attractions. The beach, the pier, and Center St. are within easy walking distance (1-2 blocks).
The Space:
Visitors can lounge on one of two wonderful porches. The shady front porch runs the length of the house and gets a fabulous beach breeze. It is a perfect spot to catch up on your beach reading or to watch the world go by; you can even catch a glimpse of the ocean. The back porch is covered and is outfitted with a table and chairs. It is a perfect spot to have lunch or to play a game after a day in the sun.
From the front porch, step into the main open living area which includes the living room, dinning room, and kitchen. The home's hardwood floors, modern decor, architectural details, and eight large windows makes this space a bright, inviting family area.
There are two lovely bedrooms in the home. The front queen bedroom has a fun decor which combines classic and modern touches. The second queen bedroom is also tastefully decorated with both classic and modern touches. These two rooms share a stylish bathroom that boasts an extra-large stand-up shower.
The kitchen is bright, open, and includes gorgeous granite counter-tops and all of the amenities. Folly Beach is a funky city located on a barrier island about 20 minutes from downtown Charleston, SC. It has six miles of beaches including the Folly Beach Country Park. On the backside of Folly, there are miles of marsh and waterways perfect for kayaking, paddle-boarding, or dolphin cruising.
Downtown Charleston, SC is one of the oldest cities in the country. With a stay on Folly Beach, you get a beach and city vacation all in one.
Getting Around:
The property is within a few blocks of the main Folly attractions. You will only need a car if you are driving into downtown Charleston or going to either end of the island.

The City of Folly Beach has ordinances related to noise, trash & recycling, alcohol on the beach, animals, litter, surfing, dune protection, sea turtles, smoking on the beach, requirements for special events, maximum occupancy, and golf carts. This Rental Agreement reflects these ordinances. Our Business License could be revoked if our guests do not follow these rules. Receiving a visit from Folly Beach Officials concerning any of these ordinances will result in the termination of occupancy
1. Guest responsible for renting the property must be at least 25 years old and must be staying at the property for the duration of the rental period.
2 Cancellation Policies:
A. Cancelation Policy: Reservations that are cancelled at least 60 days prior to arrival will receive a full refund of the deposit. Guests
who cancel within 60 days of check-in will not receive any refund.
B. Hurricane Cancellation Policy: Cancellation due to impending storms, inclement weather or other acts of God are not eligible for
refunds. Only if a mandatory evacuation order is given by the Governor of South Carolina, will any refund be given, and the refund will
be only for the unused days of the reservation.
C. We strongly suggest that you purchase "Cancel For Any Reason" travel insurance. Hurricanes and other natural disasters are
common to our area, and we will be unable to offer refunds for any reason other than the mandatory evacuation order mentioned
above.
3. If booking through VRBO, a deposit of 50% of the total rental cost is due at booking. Final payment will be charged automatically 21 days prior to arrival. If booking through Airbnb, you will be charged the full amount at the time of booking.
4. Guests understand that no refunds or adjustments will be made due to any equipment or appliance malfunction. Hock Homes will make every effort to have the repairs made as quickly as possible. The Guest must allow the Owner or their representative access to the property at any reasonable time during your stay, except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice.
5. Guests understand that the homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. All guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6. Check-in is a 4:00. Check-out is at 10:00.
7. Guests must adhere to the parking policy: There are two off-street parking spots for the unit. Any additional cars, golf-carts, bikes, etc. must be parked on the street. (City of Folly Beach Ordinance)
8. Guests should not move furniture. Moving furniture without returning it will result in a $50 charge.
9. Guests may not have pets in the house.
10. Guests may not have parties. Parties of any kind will result in immediate termination of the rental agreement with no refund issued. Parties include dinner parties, family reunions, or any other gathering that includes more than the maximum number of occupants that the house sleeps. Loud music, screaming, yelling, dancing, or any other noise violations are also prohibited. There are three units on the property, and we expect our guests to be respectful of the guests staying in the other units. (City of Folly Beach Ordinance)
11. Guests must adhere to the maximum occupancy of the property, A=6, B=8, C=4. (City of Folly Beach Ordinance)
12. Guests must follow Folly Beach guidelines for trash and recycling pick-up. (City of Folly Beach Ordinance)
A. Garbage pick up is Mondays and Thursdays mornings.
B. Recycling is every Monday from Memorial Day to Labor Day, and every other Monday during the off season.
C. All garbage and recycling containers must be placed on the street the evening prior to pick-up and removed from the street by 6:00
p.m. on trash day.
13. Guests may not smoke anywhere on the property including the porches.
14. Guests must leave the house clean upon checkout. Your cleaning fee covers the deep clean of the kitchen, bathrooms, bedrooms, and living spaces (dusting, vacuuming, mopping, cleaning, sanitizing, etc). It also covers the washing and drying of the bed and bath linen. Guests are responsible for the following:
A. Remove all items from the refrigerator and freezer; wipe up any spills.
B. Take out trash and recycling to the large green and blue cans in back.
C. Roll cans to the curb ONLY if checking out on the day before trash or recycling day.
D. Remove any clutter and/or trash from the porches and/or yard. You may leave beach accessories if they are in working order. Damaged chairs, floats, and toys should be removed. Leaving damaged items will result in a $50 charge.
E. Run the dishwasher.
F. Put all used towels in front of the washing machine.
G. Do not remove bed linen. The housekeepers will strip the beds.
H. Make sure that the thermostat is set to 78 in summer and 65 in winter.
15. Guests understand that the credit card on file will be charged for any damage done to the unit or any of the contents of the unit. Additional charges may apply for the following reasons:.
A. Failure to follow the check-out day cleaning instructions.
B. Failure to check-out by the specified check-out time (10:00 a.m.)
C. Failure to follow the trash/recycling instructions.
D. Having an unapproved pet on the premises.
E. Disturbing other guests by not following the policies listed in # 10.
By agreeing to these Terms & Conditions, as acknowledged by payment for the booking, the Guest waives, discharges and agrees to hold harmless the Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe at all times.

The quaint coastal cottage kitchen features new appliances, and counter seating. Additionally, Little Daffodil is outfitted with two 55" smart tvs and high speed internet throughout. This clean and airy studio is the perfect getaway for your Folly Beach vacation. Centrally located in town above the Lost Dog Cafe, this unit has many features: a galley kitchen if you have to cook, two comfortable window seats for daydreaming, dining and living area, full bath, stackable washer and dryer and large sleeping area with a king size bed. You will be surprised at how peaceful and quiet it is... Come to Folly and get lost at the Dog!

The official check in is at 4:00 pm at which time the Lost Dog Cafe is closed. There is parking available in the Lost Dog lot and the adjacent lot. Also, you can find spots on East Indian and come in from the back. It is important to remember to always park with all four tires off the pavement and facing in the right direction. The City of Folly Beach is very active in handing out parking tickets across the entire island.

The Tiny Shack
With a little engineering and shabby-sheik ingenuity we turned our old office and storage space into Folly Beach’s cutest efficiency unit with all brand new construction, finishes, and décor. Think small and pretty. If you are an NFL lineman and your significant other is a WNBA star this is not the place for you. It is tiny, yes, but has everything you need for the perfect getaway. You have a full size bed to cuddle close and nap after a great beach day. Watch TV on the flat screen, or prep some snacks in the kitchenette. Your bistro table is more like a corner spot at a cozy Manhattan mini bar, and you can shower in luxury in the brand new tile bath with a modern sleek glass shower that feels more like The Ritz Carlton in Fiji than TheRathershacks on Folly. The main room measures 10ft x12ft- not including the 3ft x 5ft kitchenette, 5ft x 6ft bath, and 2ft x 4ft closet. Outside the front door you have your own dedicated covered patio so you can max relax, all under the watchful eyes of a mermaid and her dolphin friends. You have a small semi-private fenced back yard where there is a grill to channel your inner Bobby Flay or Rachel Ray, and an outdoor shower to wash off the sand and sea of the day. All of this is just a 45 second walk to the beach, and 5 minutes to all the bars and restaurants Folly Beach has to offer. Small is the new big at our latest shack. You will love it!!

Me, You and the Sea…if that’s your definition of the perfect Folly Beach vacation then the Chill Shack is the one for you.
The smallest of our Shacks, the Chill Shack is also the coziest…and some might argue the most charming and romantic as well. There’s plenty of room for two with the Queen sized bed. 2 heartbeats maximum.
The Chill Shack is located right in the middle of all the Rathershack action. Like the other Shacks, you are just a short walk to the beach but you can also sit outside your Shack and lounge in the sun in your private fenced courtyard.
While the Chill Shack is cozy, you will lack for nothing. The open kitchen and living room allows you to interact with your guests while you make dinner in our fully equipped kitchen. Chances are good though that you may prefer fixing your dinner on the gas grill that’s right outside your front door and dining al fresco under the Folly Beach stars.
Don’t let the small size fool you — the Chill Shack has everything you need for a perfect Folly Beach vacation.

The nicely equipped kitchen includes a gas range/oven, large microwave, dishwasher, French door refrigerator/freezer and an eating bar for two views the living area for those quick bites. There is plenty of cabinet space along with a unique little cabinet exclusively for your beverages and an over-sized front loading washer/dryer. Spread out into the separate living/dining area’s double La-Z-Boy couches w/ ottomans or a recliner to relax; or dine in and play one of the board games in comfort at the table... After your done exploring Folly or visiting Charleston, which is only 15 minutes away; wind down and enjoy a night in with the new smart 65" HDTV/Blue Ray DVD. WIFI available. A king sized bed is in the master bedroom along with plenty of storage to nicely house all of your possessions. The 2nd bedroom although smaller in size has a queen sized bed along with providing ample storage as well. Rest assured, since both the mattresses and all the pillows are encased in allergy/bed bug protectors. The linens are freshly sanitized and the beds are already made upon your arrival along with bath towels. Flat screens are also available in both of the bedrooms. There is a quaint little screened in porch off the kitchen and a wrap around deck connecting the front and back doors. Our downstairs flat is a separate unit, SO PLEASE BE RESPECTFUL OF YOUR NEIGHBORS. We named it the RATHERSHACK because you'd rather be here than anyplace else in the world. We are 'second row' from the beach - which means a 45 second walk for you slow pokes, or 30 seconds for the average beach bum. The cottage' we are advertising and scheduling here is the 2 BR 1 bath, the other listing is #3478178. Lots of charm and beach feel decor at no extra charge as this unit has all new beach-style furnishings, flooring, paint, new roof, and new air conditioning. This unit has an open floor plan for casual gatherings after your day at the beach. This unit has fully stocked kitchen utensils etc with microwave and dishwasher. The 2 BR features a large master with queen bed, shabby chic charm. The second bed has a full bed with new pillow top thick mattresses, and plenty of changing room. Super clean no allergens pet dander etc as we do not allow pets. This Unit has cable TV and, WIFI . Off Street parking for 1 vehicles included. . Gas grill on site available for you grill masters out there. Riding bikes is one of our favorite things to do around around here, and look at all the sugar shacks, moderate homes, and homemade fishing piers plopped right next to the occasional McMansion. Architectural variety on every block. Folly Beach makes no judgment on who you are or where you come from...just bring your flip flops and come as you are.

Summary:
This cottage is ideally located. The beach and Center St. are just minutes away. Charleston is less than a 15 minute drive. The cottage has a shady front porch. The main living is open and bright. There are two bedrooms, both of which have queen beds. The front bedroom has direct access to the master bathroom, while the back bedroom has it's own half-bath. The kitchen includes granite counter-tops, open shelving, and all of the amenities.

This Short Term Rental Agreement is entered into and made effective as of the booking date. Guests agree to the following rules and understand that possible termination of occupancy may occur if the rules are not adhered to.
The City of Folly Beach has ordinances related to noise, trash & recycling, alcohol on the beach, animals, litter, surfing, dune protection, sea turtles, smoking on the beach, requirements for special events, maximum occupancy, and golf carts. This Rental Agreement reflects these ordinances. Our Business License could be revoked if our guests do not follow these rules. Receiving a visit from Folly Beach Officials concerning any of these ordinances will result in the termination of occupancy
1. Guest responsible for renting the property must be at least 25 years old and must be staying at the property for the duration of the rental period.
2 Cancellation Policies:
A. Cancelation Policy: Reservations that are cancelled at least 60 days prior to arrival will receive a full refund of the deposit. Guests
who cancel within 60 days of check-in will not receive any refund.
B. Hurricane Cancellation Policy: Cancellation due to impending storms, inclement weather or other acts of God are not eligible for
refunds. Only if a mandatory evacuation order is given by the Governor of South Carolina, will any refund be given, and the refund will
be only for the unused days of the reservation.
C. We strongly suggest that you purchase "Cancel For Any Reason" travel insurance. Hurricanes and other natural disasters are
common to our area, and we will be unable to offer refunds for any reason other than the mandatory evacuation order mentioned
above.
3. If booking through VRBO, a deposit of 50% of the total rental cost is due at booking. Final payment will be charged automatically 21 days prior to arrival. If booking through Airbnb, you will be charged the full amount at the time of booking.
4. Guests understand that no refunds or adjustments will be made due to any equipment or appliance malfunction. Hock Homes will make every effort to have the repairs made as quickly as possible. The Guest must allow the Owner or their representative access to the property at any reasonable time during your stay, except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice.
5. Guests understand that the homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. All guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6. Check-in is a 4:00. Check-out is at 10:00.
7. Guests must adhere to the parking policy: There are two off-street parking spots for the unit. Any additional cars, golf-carts, bikes, etc. must be parked on the street. (City of Folly Beach Ordinance)
8. Guests should not move furniture. Moving furniture without returning it will result in a $50 charge.
9. Guests may not have pets in the house.
10. Guests may not have parties. Parties of any kind will result in immediate termination of the rental agreement with no refund issued. Parties include dinner parties, family reunions, or any other gathering that includes more than the maximum number of occupants that the house sleeps. Loud music, screaming, yelling, dancing, or any other noise violations are also prohibited. 11. Guests must adhere to the maximum occupancy of the property, A=6, B=8, C=4. (City of Folly Beach Ordinance)
12. Guests must follow Folly Beach guidelines for trash and recycling pick-up. (City of Folly Beach Ordinance)
A. Garbage pick up is Mondays and Thursdays mornings.
B. Recycling is every Monday from Memorial Day to Labor Day, and every other Monday during the off season.
C. All garbage and recycling containers must be placed on the street the evening prior to pick-up and removed from the street by 6:00
p.m. on trash day.
13. Guests may not smoke anywhere on the property including the porches.
14. Guests must leave the house clean upon checkout. Your cleaning fee covers the deep clean of the kitchen, bathrooms, bedrooms, and living spaces (dusting, vacuuming, mopping, cleaning, sanitizing, etc). It also covers the washing and drying of the bed and bath linen. Guests are responsible for the following:
A. Remove all items from the refrigerator and freezer; wipe up any spills.
B. Take out trash and recycling to the large green and blue cans in back.
C. Roll cans to the curb ONLY if checking out on the day before trash or recycling day.
D. Remove any clutter and/or trash from the porches and/or yard. You may leave beach accessories if they are in working order. Damaged chairs, floats, and toys should be removed. Leaving damaged items will result in a $50 charge.
E. Run the dishwasher.
F. Put all used towels in front of the washing machine.
G. Do not remove bed linen. The housekeepers will strip the beds.
H. Make sure that the thermostat is set to 78 in summer and 65 in winter.
15. Guests understand that the credit card on file will be charged for any damage done to the unit or any of the contents of the unit. Additional charges may apply for the following reasons:.
A. Failure to follow the check-out day cleaning instructions.
B. Failure to check-out by the specified check-out time (10:00 a.m.)
C. Failure to follow the trash/recycling instructions.
D. Having an unapproved pet on the premises.
E. Disturbing other guests by not following the policies listed in # 10.
By agreeing to these Terms & Conditions, as acknowledged by payment for the booking, the Guest waives, discharges and agrees to hold harmless the Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. Inside each apartment you'll find luxurious furnishings, including a comfy leather queen size pull out sofa for added sleeping space, a flat screen TV and cool vintage artwork to play up our hipster vibe. The open floor plan invites use of the well equipped kitchen with custom cabinets, all new appliances and generous granite counter space, uniting the banquette and living area to make preparing meals and dining in enjoyable. The coffee maker takes ground coffee and has a cleanable filter, and a disposable paper filter can be used if desired. Both bedrooms have a king sized bed with quality linens, bedside furniture with adequate reading light, a flat-screen TV and custom furniture cabinetry.
Outside, the live oaks and magnolias shade the back parking area reserved for you to park one vehicle. The cottage we are advertising and scheduling here is the SANDSHACK listing #4086494, and is a 2 BR / 1 bath just an easy 2 minute walk to the beach. It is at ground level and you will be greeted by the Folly Mermaid mural on the wall outside the front door to remind you where you need to be. You will have the biggest yard on our property and it is fully fenced for your exclusive use to hang out and feel the morning sunshine with your coffee, or relax in the shade after a long day in the sun. It has its own outdoor shower to rinse the sand from your toes and the sunscreen from your back. The yard is great for little kids to play in and be fully contained. And.. you’ve got your own gas grill to fire up and feed your brood after a fun-filled day at the beach. Inside there is lots of charm and beach feel decor at no extra charge as this unit has all new beach-style furnishings, and tile floors. The open floor plan to the kitchen is great for for casual gatherings after your day at the beach and has a separate door to access your back yard. A fully stocked kitchen awaits you with all the utensils etc a full stove, microwave, and dishwasher. This 2 BR features a large master with king bed, local art work, and shabby chic charm. The second bedroom has 2 twin beds for the kids, or in a pinch you can roll them together for a cozy couple. The bathroom has all new tile and marble custom shower, and a true throne motif in play as you step up to the shower. Super clean no allergens, pet dander etc as we do not allow pets. Welcome to Peaches Folly! This beautiful, newly renovated two-bedroom house has plenty of room for a few extra guests. We're just 400 feet from the beach access with a beautiful marsh view off the back porch. You'll be just 20 minutes from downtown Charleston.
We have plenty of amenities for you to enjoy, including an outdoor shower, comfortable front and back porches, a propane grill, and a hammock big enough for two. We are pet friendly, so please feel free to bring them as our guests too.
Comply with the Folly Beach Rules and Regulations. A link to those rules is included in your pre-arrival email and are posted in the vacation rental.
Check In:
1. Early check in or late check out may result in an additional charge to the guest.
2. We will try to meet you at the house on your arrival. You will be emailed the code the week before your arrival.
During Your Stay:
3. Report problems to the manager
4. Propane tank refills are guests’ responsibility.
5. No "Partying" or loud music. Active noise monitoring systems are installed in the house and will alert me if the noise level is above the set threshold.
6. Please adhere to the maximum occupancy for your house. Additional people may
overwhelm the septic system which is sized to the house.
7. Additional guests must be coordinated with the owner prior to check-in.
8. Hurricane policy. If an evacuation for Folly Beach is ordered by a government
agency you may elect to vacate the property. Notify the manager of your intention to vacate.

The open floor plan invites use of the well equipped kitchen with custom cabinets, all new appliances and generous granite counter space, uniting the banquette and living area to make preparing meals and dining in enjoyable. The coffee maker takes ground coffee and has a cleanable filter, and a disposable paper filter can be used if desired. My place is very convenient to downtown and the beach, but also among residents. With funky Folly Beach style, this high-ceilinged beach getaway practically winks at you with sassiness from the get-go. Perched on the highest street on the island, its French limestone steps and dramatic corbels are a nod to this small beach community's eclectic and bohemian style.
Completely renovated but retaining its original structural footprint, this 1950s two-bedroom, two-bathroom bungalow is kid- and pet-friendly, with all the comforts you expect for a beach vacation plus fantastic personal touches. Vaulted ceilings and polished, stained concrete floors are airy and bright. There's a queen-sized leather sleeper sofa and a twin-size-plus daybed in the main living area, where a French ad poster presides over the space with much of the same chic that met you at the door. Each bedroom has a king-sized bed, bedside lighting, ceiling fans, custom wardrobes, and flat-screen TVs with satellite and DirecTV. Pink-painted doors throughout the home will make you smile. Ceilings in the renovated bathrooms were crafted from the original timber floors. Both have walk-in showers with new stone tiles.

Welcome to the "Spirit of Folly", a vacation rental that embodies the long history of the Folly Beach community. This tri-plex, 2 short blocks (100 yards) to the beach and 5 blocks from restaurants, bars, and shopping, was built in the mid 20th century and renovated in 2022. The two-bedroom one bath unit has two luxurious king beds and an expansive backyard with classic old oaks providing shade. For a more spacious shower (small shower inside) use the enclosed outdoor shower behind unit C and shared by both units. Walk out the back yard for direct access to the City Park, with a playground, tennis & basketball courts, and a dog park. The unit boasts a full kitchen and multiple off-street parking spots (front and back). Please note you will need to navigate two steps down to access the property. Not enough room? Rent Unit C to double the size. Owners live upstairs.

Enjoy all that Folly Beach offers, with tourist-heaven Charleston nearby! The Smooth Sailing room features a driftwood queen bed, shuttered windows, comfortable chair, & pirate trunk. Ceiling fan & window AC unit keep it cool. We live on 1st floor, and rent out the two rooms on 2nd floor. Relax under the house, on the marsh. A 10 minute walk takes you to the salty surf, one of many Folly restaurants, or shopping in downtown Folly. Ride bikes to see the lighthouse.
The space
Our 2 story home sits on pilings, just a little closer to heaven! We are in a quiet residential area. The Smooth Sailing Room is one of two rooms we rent on Airbnb. Check out the other one, too: Ocean Melody Room on Folly Beach. The two rooms share a bathroom.
Coffee is available every morning. Thanks to my son, tea is always available as well!

Al is retired; he used to work as a nurse case manager at downtown Roper Hospital, and Heather is a former teacher, home full-time, writing and keeping a cat happy!

The fur babies are Rocket (tabby) and Luna (safari cat). We keep the doors to the upstairs bedrooms closed when not in use so they can't go in. The clean and shiny hardwood floors minimize cat allergy issues. Rocket is sensitive to other animals, therefore NO ANIMALS of any kind are allowed. There are no exceptions to this rule. You will not be allowed to check in with an animal.

One of Folly's Best! Be in the middle of the Folly action! This unit is right on Center St. so is steps from the beach, shops, and restaurants. There is a bedroom with a queen, and the living room has a double sofa bed with premium memory foam mattress to sleep 3 adults or 2 adults 2 kids. The kitchen has a stove, fridge, and microwave for quick meals. The bathroom has a shower/tub combo. One compact parking spot. Not pet-friendly. It is located near restaurants with nightlife that may be heard.

The living room has a connected porch with outdoor seating and a grill that overlooks a tidal pond. The kitchen is fully equipped with appliances and features a dishwasher and wine fridge. There is a half bathroom on the first floor. Upstairs, there are three bedrooms and the washer/dryer closet. The master bedroom has a king bed, Smart TV, and private porch. We are excited to bring you the newest and cutest members of The RatherShacks family: Itty Shack and Bitty Shack. The concept came to us through customer feedback, extensive research, and many drinks. Riding the successful trend of our Tiny Shack and the increased interest in smaller, affordable beachside dwelling, we crafted these twin units just for your enjoyment in their own little compound right in the middle of the rest of our Shacks. If you have been inducted into the Sumo Wrestler Hall of Fame, or your significant other can install the Christmas star atop the tree without a ladder then this is not the place for you. Each of these micro units is approximately 11ft x 12 ft and sport a queen-size bed for your comfort, and brand new tile and glass appointed bathrooms, along with funky ceiling lines and headboards. An eat –in bistro style table or Al-Fresco set of chairs outside will give you the max relax dining experience you have been searching for. A dedicated outdoor shower (one for Itty and one for Bitty) lets you wash away the sand and surf, just in time to grill the burgers at the shared community grill in the back yard. Efficiency style kitchenettes allow you to make a gourmet pot of coffee, toast that bagel, or microwave the leftovers from one of the many culinary gems our island has to offer(oh, and did we mention all this is 15 minutes from the award winning restaurants in downtown Charleston?).

Glass is prohibited around the pool area. Parking: If you park on the street anywhere on island your vehicle must face the flow of traffic and all four tires must be off the pavement. Parking is not allowed in undesignated areas on our properties. Electronic Funds Payment Policy and Collections: I have offered, and Folly's Best Rentals has accepted my credit/debit card or electronic check as payment. I am aware that my card on file will be automatic processed to collect the second payment (if due) will be processed according to the payment schedule. If for any reason the charge is declined, rescinded, or otherwise not funded, I agree to make full payment to Folly's Best Rentals in US funds within 2 business days. In the event funds are due after my stay, I agree to pay those funds within 24 hours of demand in US funds. I agree all legal or civil issues must be resolved by a court of competent jurisdiction in Charleston County South Carolina. I further understand that if Folly's Best Rentals, Inc must file to collect this debt, I may be required to pay all legal and filing fees as well as interest in the amount of 2% per month. One of Folly's Best! Folly Vista is a lower studio of a home that is the perfect retreat for two guests. Only a Two-minute walk to the beach and a 15-minute walk to local restaurants. The kitchenette is furnished with a refrigerator, microwave, and Keurig for your basic meal needs. Curl up on the couch to catch up with your favorite streaming services. Sleep well in the spacious king bed. The full bathroom provides a stand-up shower. Folly Vista is not pet-friendly.

Please review and confirm your agreement with the following information by placing your initials on the line at the end of each statement and returning it to us via email. If you do not agree with any part of this document or find any errors, please call our office immediately. We are holding the property for your use at the exclusion of all other guests. You have 48 hours from booking to cancel this reservation with no penalty. All reservations must be paid in full at least 30 days prior to the check-in date. The following will be the only people in the property. Please list the information for ALL guests Including Yourself: Any guest over the age of 1 counts towards guest capacity. All guests must be at least 25 years of age at the time the stay begins or accompanied by an approved parent or guardian. IDs may be requested for any guest. Name(s) and Age(s) Must be listed! There is a non-refundable fee of $25 per day, per pet. By adding a pet to this agreement, you agree that you are responsible for all damage caused by your pet. No pets over 100 lbs. will be allowed in any property. You are responsible for your pet's behavior at all times and agree to keep pets off the furniture and bedding. Properties with pets that shed excessively or that are allowed on furniture may require additional cleaning and therefore additional cleaning fees can be charged. Any pet in a non-pet-friendly home or undeclared pets found in a pet-friendly home will result in immediate termination of your occupancy without a refund. Travel insurance is offered through Folly's Best Rentals and sold by Red Sky Travel Insurance. The cost of Red Sky Travel Insurance is 6.9% of the total stay amount. Cancellations: You have 48 hours from booking to cancel your reservation with NO penalty. After 48 hours the following policy is strictly enforced: Notice of cancellation must be in writing. Cancellations received more than 60 days prior to arrival will receive a refund. Refunds are not given outside of the cancellation window of 60 days or more. Refunds are not given for inclement weather, road or airport closings, late arrivals, or early departures. Changing a reservation in any way, such as dates or property, is considered a cancellation and the same terms apply. Hurricane Policy: If a mandatory evacuation of the island is ordered by a Governmental Agency, refunds, minus the 7% cancellation fee, will be prorated based on the nights of your stay covered by the order. Only the nights specifically covered by the mandatory evacuation are eligible for a refund. If a hurricane occurs prior to your arrival, and we are unable to provide you with accommodations, refunds will be issued to the reservation holder. Smoking: Smoking inside any property is strictly prohibited. This includes vaping and all other forms of inhaling substances. Some properties prohibit smoking anywhere on the premises, including on the deck. If evidence of smoking in a property is found I agree to pay Folly's Best Rentals or their selected contractor to remove/repair any damage because of smoking. Accidental Damage Waiver: This waiver does not cover intentional acts that cause damage or any deliberate violation of the stated Folly's Best Rentals policy. The damage waiver covers up to $1,500 of damage per stay. All damage must be reported to our office prior to your departure to be covered under the accidental damage waiver. Folly's Best Rentals will assess the nature of the damage and respond accordingly. If damage is not reported, this waiver is void. The accidental damage waiver is non-refundable. I agree to pay Folly's Best Rentals, or their contractors, to repair any excess damage not covered by the accidental damage waiver. Linens & Towels: We provide bed and bath linens including 1 sheet set per bed, 1 towel set (bath towel, hand towel, and washcloth) per person listed on the agreement, and 1 dishcloth. We take pride in providing high-quality linens. We ask you to do your best to prevent staining linens with makeup, doggy paw prints, etc. MOST properties have a washer and dryer for your use and we supply washing machine pods for you. Check-In Procedure: Check-in begins at 4:00 PM on the day of your arrival. If you intend to arrive early we recommend requesting Expedited Cleaning. An Expedited Cleaning will accrue a fee so please let our office know if you'd like this added to your reservation. Because most of our units utilize Wi-Fi locks, there are no keys and no need to physically check in at our office. If your property has a hard key instructions will be sent on the day your arrival just prior to check in. Check-Out Procedure: Check-out is at 10:00 AM on the day of your departure. Please vacate the home and all parking spaces by 10:00 AM to allow us time to prepare the home for the next arrival. If you are interested in a later checkout, please contact our office to see if a late expedited cleaning is available for a fee. Prior to departing the rental, please load and start the dishwasher (if available); remove all food items and trash and place it in the exterior trash containers. I understand that failure to depart on time, return all furniture to its original place and/or follow check out procedures will result in a charge which I agree to pay. If applicable, I agree to return any access gate card, gate fob, and/or pool key; if I fail to do so, I understand it will result in a charge of $50 for each item not returned.
