There is central air throughout as well as ceiling fans and walls of bright windows if you prefer the fresh air. The house has multi zone audio and three flat screen HD T.V.’s. High speed Wi-Fi is available as well. There is a well supplied kitchen with all of the tools and pantry items a Chef could appreciate. There is also a renter contributed wet bar available to compliment your cooking. Outside we have an outdoor gas grill and gardens for you to help yourself to with a variety of two dozen different kinds of seasonal fresh herbs, fruit and vegetables. We have several bikes for your use, two beach cruisers, one vintage rat bike cruiser and a Schwinn tandem. For the beach there are beach chairs, umbrellas, coolers, beach bags and beach towels.

The bottom floor has an open room design connecting the sun room, dining room, living room, bar and newly remodeled kitchen. Reclaimed barn wood is used on most of the walls with 12 foot high ceiling in the living and dining rooms. . The master bedroom and bathroom are also downstairs at the back of the house away from the street. By the back door are the laundry room and pantry.
The Master bedroom has a queen sized bed, mid-century dressers, closet, sliding glass door to a private porch, ceiling fan and a ceiling dropdown flat screen T.V. The newly remodeled downstairs bathroom has a real beach feel with stone and tile walls, glass shower and aromatic steam room.
Upstairs there is the second bedroom with full size bed, vintage dressers and closet in addition to the loft with office, sofa bed, more closets, T.V. area and sliding door to private balcony with outside steps down to the deck below. Between the loft and bedroom is a large full bathroom.
The decks and gardens are relaxing and large enough for a variety of "feels". There is music, lighting, several chairs and benches, umbrella table and a long reclaimed 19th century butchers block table.
We have off-street parking on the driveway with a converted carriage house for storage of fishing and surf gear.

Communication with owner was excellent and helpful. And while we were there for a sad occasion, my heart (since childhood) belongs to Manasquan. This home is so close the the beach (near swings) and the Manasquan inlet, we were able to center ourselves with the sand and beautiful sunsets. Only regret was it was never warm enough (late April) to take an outdoor shower- and I love me an outdoor shower! Obviously the weather was NO fault of the owner. This cottage is close enough to the beach that you will walk back for a drink or to use the bathroom! When we had infants the convenience to walk back to change a diaper or get a fresh bottle was the best thing about it. You will love the cedar outdoor shower, the classic pine floors, the under-counter ice machine, central air, and stainless steel grill, and outdoor deck that catches the last of the setting sun. This house is truly the perfect beach cottage - the pictures tell the story!

Our unit is on the top level. To enter, you simply walk to the front door to on right of the building. Punch in the code and walk up the stairs to unit 2.

All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra.

The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc.

**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 4 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.

SMOKING POLICY:
Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.

PET POLICY:
We do not allow pets here, sorry! There will be a $300 fee for failure to notify us of a pet present in the property.

CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.

CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.

CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.

Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you. However, please note that a $25 shipping fee will be charged for this service. Additionally, we kindly request that you refrain from ordering packages during your stay. If you do choose to receive any packages, please request that a signature is needed so you assure you get your package! Thank you for your understanding.

Interaction with Guests:
We live off-site but are available via text/call/Airbnb messenger 24/7. We have a property manager and maintenance team in place, ready to address any and all of your needs in a timely manner!

- "The property is exactly as described. Looks like it has been newly renovated with new furniture. The beds are comfy, a nice welcome for a restful sleep after being outdoors on the beach all day. The kitchen is fully stocked as is the coffee machine. Also, included some tea options which was a perfect way to warm up after walking the beach. The hosts are very responsive to questions and very accommodating, before and during the stay, even provided an outdoor grill in the off season. We did not end up grilling as it was too cold and windy during our stay. While the unit is steps from the beach there is a house behind the unit that you will need to pass to get to the beach. Once on the beach it is beautiful and restful. Enjoyed our short stay!"

This is a charming 5 star hotel-like room has no living room with a full kitchen!. Renovated bathroom and kitchen and high ceilings, sky light and fireplace! Your outdoor space is the open front porch for morning coffee or tea. No bbq allowed. The yard and driveway is for the front house guests only. Plenty of Free parking on the street. This is for couples or one person. no gatherings or parties or more than 2 guests without permission- strictly enforced. No sublets. Our charming town 1 block away has tons of shopping, health food store, restaurants, delis & salons, yoga, pilates and more. Nice bedding and bath towels. Verizon wifi. NO SMOKING or VAPING INSIDE. Pet on approval. Bikes have locks, Air pump and baskets & are available for minimum maintenance fee. Enjoy!
