Casa Ave del Paraiso is located in Real de Conchas Chinas, a small, private, gated community just north of the Conchas Chinas development in Puerto Vallarta. The villa gives guests the freedom and serenity of being in an isolated, secure location from away the hustle of many other neighborhoods in Puerto Vallarta without sacrificing the convenience of a short taxi ride into Old Vallarta and its famed Romantic District known for its dining and nightlife.

In the street/entrance level, you will find the common areas: powder room; living/dining room; open and covered terraces; outdoor breakfast area with barbecue; laundry; a spacious fully stocked kitchen with the best quality modern appliances, including an island that seats 6 people comfortably; a heated pool, with a bench and wet lounging area; water jets that spring out of the pools infinity edge.

Descending from the main level, you will find the guest suites, home theater, and wine cellar. This level has three bedrooms, each with a bathroom en suite and walk-in closet. The rooms share a large terrace and have panoramic ocean views. The fourth bedroom is a Mother-in-Law suite. It features its own bathroom, small kitchenette, and double bed.

Below the Guest Suite level is a 3-bedroom Apartment with two en-suite (king beds) bedrooms/bathrooms and a smaller third bedroom/bath with twin beds that can be converted into a king-size bed if needed. The apartment has a small-equipped kitchen and a small pool and terrace (ocean and lush tropical views). It can be accessed within the villa or sealed off with a separate entrance.

There is plenty of parking for the home including a large covered and secure garage that fits two cars and an outside parking ramp next to the house accommodating up to two additional vehicles.

The Home Theater may also be converted into an 8th bedroom if needed for additional cost.

The rental rate includes housekeeping service and breakfast preparation (food and beverage not included). Breakfast is served between the hours of 8:00 - 10:30 AM. There is only one service for the entire group of guests.

- "The overall property was stunning, all the doors open up on almost all the bedrooms (6/8) and the living room space opened up too, to the most beautiful view of the ocean. Dinner time with the chef was our favorite, because it was always at sunset, with the most delicious meals. This was a very special trip, and they even had sunscreen and bug spray out for everyone to use. Planning and prepping was made very easy with Derek, and the house staff Sandra and Louise were so kind and helpful. They even made breakfast and lunch for us all. One thing I want to suggest is a reminder to close ALL doors/windows right after the sun sets, because the bugs all come out (flying beetles) :)"

Welcoming you to our beautiful vacation home is a 'story book' cobble stone road on the south shore of upper Conchas Chinas. The home features luxury, privacy and unlimited views. Casa Suenos del Mar is a beautiful combination of traditional Mexican charm, inspired architectural elements and modern luxury. Designed and built by a renowned local architect, the villa won awards for best single family home design. The villa was lovingly renovated in 2019 with interior design by Gasca Disenos, all new furniture and furnishings, custom artwork, and a host of modern conveniences including Lutron lighting, Sonos sound system, electronic locks, and more.

You will enjoy total privacy in this secluded villa just minutes from Los Muertos Beach and the Romantic Zone. The villa has over 6500 sf of interior living space and an indoor/outdoor feel throughout. You will find you'll spend most of your time hanging out on the large terrace. The infinity salt water pool is highlighted by a dramatic waterfall from the second story balcony while the lions fountains sit regally framing the spectacular views. The ocean views extend all the way to Los Arcos at Mismaloya and there are many birds flying through the trees, including parrots, frigates, pelicans and macaws. For refreshments, the villa boasts both an indoor wine bar as well as the outdoor terrace “Berto’s Cantina” and BBQ, both equally enjoyable for day or evening entertaining. The cantina has outdoor dining and bar stools, perfect for enjoying poolside cocktails and meals in the tropical air. Due to ocean breezes, there is very little concern for mosquitoes so you can enjoy fabulous sunsets in comfort.

Music is enjoyed throughout the villa via a SONOS sound system which you will be able to personalize using your own smart mobile device. While very little TV is watched by most guests, the television room has a large flat screen TV with a wide selection US standard and premium channels plus Netflix, etc. TV is also available in the master bedroom. Of course there is fiber optic WIFI throughout the entire villa and outdoor areas. The house features ceiling fans in addition to full air conditioning throughout for your comfort. The water is filtrated with a UV system and is safe to drink.

Each bedroom has it’s own personality and are all equally desirable, all with king size beds, ocean view balconies, and en-suite marble baths with dual sinks. This home is perfect for couples and friends traveling together as all rooms are private and equal in amenities.

Jungle bedroom - This festive room is so named for it’s unique stained glass windows and tropical painted armoire. The decor incorporates authentic items collected from travels both locally and abroad. This bedroom is on the main floor and has direct pool and patio access. Perfect for those with mobility issues as no stairs are required to access it.

Flower bedroom - The lily stained glass window is the inspiration for the floral decor. This cozy room features a gorgeous private balcony and garden with vistas looking directly towards the jungle, mountains and bay including the famous Los Arcos rock formations at Mismaloya beach in the distance.

Ocean bedroom - The decor here is an ocean palate of sand and the sea. The curved balcony is the perfect place to soak in the views of Banderas Bay, Conchas Chinas beach and the pool from above making it a guest favorite!

Romantic bedroom - This room is a slightly larger than the rest so it is considered the master suite. Cupid will watch over you as you sleep restfully in a room incorporating custom made Mexican artisan furniture with a rustic vibe. The room also has a wonderful view balcony with seating area for enjoying the ocean or reading a book.

Take advantage of the winding stone path leading from the courtyard down to the newly installed garden and palapa below. A work in progress (just created in 2020), this area is being planted with fruit trees, shade palms and native flowers to hopefully be enjoyed many years to come. A fun place to grab a cocktail and sit in the swinging chairs under the palapa.

Our concierge will help arrange airport pick up, greet you, and familiarize you with the villa and staff. He is available for anything you may need during your stay. This includes anything from in-house massages/pedicures, to many types of outdoor activities, including sailing, whale watching or snorkeling excursions. We can also arrange in-house wine or tequila tasting. He will be in contact with you prior to arrival to pre-stock the refrigerator, obtain your flight information and inquire about any special occasions. Villa Jazmin is a perfect place for adult friends, family or special celebrations. This property is not appropriate for loud events such as spring break or bachelor parties in consideration of our neighbors. We require guests to bring down the noise level by 10:00pm. The maximum guests is 8 persons. Additional overnight guests not pre approved will be subject to removal from the home. Approved overnight guests are subject to a $50 per night charge per person.

Established area of multi million dollar villas, we are located 5 minute by taxi or Uber from old town, and 15 minutes to south beaches. It is very safe and there is security outside and inside the villa. The villa is located on the hill, allowing for amazing unobstructed vistas. You can walk to the beach below (10 minutes) or walk into town (20 minutes). Or easily taxi/Uber where you need to go. There is a boutique hotel three doors away (Ochos Cascadas) where taxis are readily available. The bus line is on the hwy at the neighborhood’s two entrances.

“Villa Jazmin is superb, perhaps more than the pictures suggest. It is located in a community of luxury villas in the heights of the Conchas Chinas district. Downtown Puerto Vallarta is a three-minute drive away. Several very beautiful beaches are near the villa. The neighborhood is quiet and very safe. The villa is spacious and very well appointed. You quickly feel at home. Everything is there: the swimming pool, large and clean (and the water is very hot!), The terrace, large and well appointed (and there are very few mosquitoes, which I really appreciated), the bedding, very comfortable and the kitchen, complete for cooking. The air conditioning works very well. In the evening we would relax watching a movie or listening to music. The staff are efficient, discreet and charming. I recommend this villa without hesitation. Most of your time will be spent on one of our many spacious terraces either lingering over a leisurely brunch while admiring the incredible ocean and mountain views or sipping margaritas from the infinity pool while watching the sun set over the ocean.

Each of the 9 ocean view bedrooms has a private ensuite bathroom, brand new pillow top mattresses, top of the line linens and individual air conditioning units.

Villa Alexa comes fully staffed so you don't need to lift a finger while enjoying your vacation.

Villa Alexa Staff: work daily 9 am to 7 pm. If you would like them to them to stay later, that can be arranged at an additional cost, please arrange this request with your concierge.

Meal Schedules:
Breakfast is served on or after 9 am
Dinner is served by 7 pm
Late Dinner service is available for an additional fee

Chef & Assistant: Oversees Meal Service for 2 meals plus snacks per day including all shopping, preparation, serving and cleanup.

Housekeeping: Housekeeper responsible for making beds, changing linens and towels, and cleaning bathrooms. Housekeeping service is from 10 am to 3pm. No service after 3 pm. No personal laundry.

Shopping Fees: The staff at the villa will go shopping before and throughout your stay for groceries for meals and whatever additional snacks and beverages you would like to have at the villa. They will present you with the receipts for reimbursement; there is a 10% shopping fee based on the total of the receipts presented from the stores. Reimbursement can be paid in cash (pesos or dollars) or via credit card (which has an additional 3-5% transaction fee based on the credit card company).

Tipping: We hope you are happy with the service; we are often asked for guidelines for gratuities in villas of this type. Tipping is customary in Mexico; however, it is a personal choice & is based on quality of service. The suggested amount is $20 USD per Each Guest per each Night of Stay. The communal tip is to be given to the chef, and he will distribute to the staff evenly.
(Ex: 4 night stay x $20 USD = $80 USD x 12 guests = $960 USD to be given in one envelope to the Chef to distribute $960 USD / 6 staff = $160 USD to each staff member).

Concierge Services:
We also provide full concierge services to every group that stays at the villa. Your concierge is here to help with planning all aspects of your stay, including arranging airport transportation, assisting with arrival meal planning, grocery pre-stocking, booking tours, activities, and spa services.

Guests have access to the common areas of the villa and the bedrooms that they are renting. We use a tiered nightly rate system so that smaller groups who don't need use of all of our bedrooms will pay a discounted rate. We will rent with a minimum of 5 bedrooms. Villa Alexa is a private villa so even if a group does not rent all the bedrooms, no other guests would stay there at the same time. Due to limitations in the VRBO pricing system, they may not present an accurate quote so please refer to the chart below for correct pricing.

-- If you're traveling with small children or infants, 5 of the bedrooms open onto the pool deck so parents need to be vigilant at all times.
-- All noise and/or music shall be maintained at reasonable levels during the day to accommodate quiet enjoyment of neighbors and authorities. No excessive noise or amplified music is permitted between the hours of 1am and 8am.
-- For safety and security of the villa, guests and staff , no outside guests are permitted in the villa at any time.
-- We do not rent to bachelor type groups or spring break groups.

- "My wife was completely overwhelmed (I had kept this a huge secret for the last several months). We celebrated Debbie's (my wife) remission of cancer for 5 years! Who knew how much we needed a break from the Covid crisis? The home and grounds and the Puerto Vallarta landscape defy the proper words for an accurate description. Clean, safe, gorgeous, relaxing, astounding are all insufficient. The staff is the heart of the home with chef (Mario) who is an expert in the culinary arts! His creations are beautiful and bursting with flavor. Carlos is the concierge and our server for all the wonderful things that came out of the kitchen or bar. He makes great margaritas! Lucia kept our clothes laundered and our rooms in perfect order. She is lightening fast and rarely seen but her smile lights up the rooms! Every need (i.e. toothbrush left behind, constant ice water for hydration, your favorite music or mixed drink or smoothie) is anticipated and granted. Our conversational skills got better as we learned many new words and phrases in Spanish! The bed(s) were so very comfortable and the air conditioning felt great at night. Dolphins were sighted in the bay and fireworks at night seemed to be made just for us! Our excursions were simple and inexpensive: we walked to the beach and the Malecon. We visited the beautiful church and went shopping for souvenirs at the flea market which was colorful and felt very safe. Casa dos Cisnes is THE most elegant yet comfortable villa we have ever stayed in with priceless artwork and furnishings. The pool was refreshing after our walks and the chips with guacamole/salsa were wonderful every day. Debbie had a great massage as I spent my time with a relaxing read. The WiFi is exceptional and there are enough TV's to satisfy anyone with Netflix and satellite reliability. The Bose music system can also keep you entertained throughout the 10,000 square feet of living space. The gardens and plants provide many opportunities for photos and are kept healthy by the talents of the excellent gardener, Raymundo. We can't thank Nicole enough for EVERY prompt response to our many questions. She helped my wife recover her iPhone we left in the taxi! Pure seemless efficiency every step of the way! Building Security- Check-in for our specific unit is contactless, however arrival to the building does require a check-in with our private security for access to the building. Security will ask for your identification, and will expect payment by credit card or cash at the day of departure for any food/beverage from the bar/ restaurant. If you would like help with your luggage please ask they are happy to help. I usually give them a couple of dollars for that assist. While security is neither a property manager nor concierge they are working 24/7 and always on hand to ensure your safety and comfort. They are able to arrange Taxi for you and some may have other recommendations for activities or other if requested.

We have 36 units, multiple pools with lounging areas, offering relaxation and rejuvenation as the sun dips below the horizon, casting its golden glow upon the landscape, watch the backdrop come alive, a beacon of warmth and hospitality in a world filled with endless possibilities.

** Our rooftop pool is undergoing a little TLC, slated to open again in the last week of May. While our roof pool is closed, the lower pool, which underwent a stunning transformation in 2023; boasts one of my favorite spots.

Though part of Calle Santa Barbara experienced flooding in 2021, access to Old Town/Romantic Zone remains enchantingly possible via Costera Abara de Navidad or our oceanfront beach access door (many stairs required).

While the tap water here is perfectly safe for many, we understand the allure of bottled water. Simply dial 141 from our landline, and our security team will deliver a 5 gallon bottle of drinking water for you. Each 5 gallon bottle is about 40 pesos, which will be added to your bar and restaurant tab for your check out day payment.

Rick & Ricki Ungar are pleased to present Casa La Cima, a breathtaking residence situated above it all in La Cima III, only minutes from many of the best restaurants, boutiques, beaches, and amenities in the city. This is a quiet 24 unit building that has been designed for privacy and is located away from the beach commotion but within an easy walk or taxi ride. We do not rent often and are highly selective to protect our unit and retired neighbors.

This is a modern complex with luxury condos and penthouses that offers tremendous views of the city and Banderas Bay. It is a highly secure building with remote control electric gates for vehicle entrance, internal surveillance cameras, covered parking, infinity swimming pool, entertainment area with sundeck, built-in serving area, wet-bar (palapa), beautiful tropical landscaping and gardens, Mexican contemporary style balconies, terraces, and red tile roofs. There is a 24-hour front desk concierge.

La Cima III-A features three large bedrooms with king-sized beds in each, room darkening blinds, plus three full bathrooms and a deluxe powder room all recently updated. The master bedroom features a panoramic view of the bay and city and an ensuite bathroom that was remodeled in 2021, plus a huge walk-in closet. Bedroom 2 includes an ensuite bathroom as well. The showers in bedrooms 1 and 2 each feature a rain shower head plus a handheld showerhead, both with individual controls and. Bedroom 3 shares a full bathroom with the rest of the unit. A reading den is also featured and comes with a beautiful custom-made metal sculpture. All bedrooms feature digital safes and alarm clocks that include USB charging ports.

The recently remodeled and upgraded island kitchen is a great place to gather and have a drink. It is fully equipped and perfect for the gourmet cook with a new GE dishwasher, UV water filter, granite countertops, 5-burner gas cooktop, full-sized refrigerator-freezer with ice and water in door, full supply of pots, pans, plates, glassware, silverware, and other containers, toaster oven, toaster, KRUPS, Keurig, and Nespresso coffee machines, a blender, and other kitchen tools. Our local property manager, who checks you in, is happy to help you make arrangements to enjoy a personal chef-cooked meal, boat and fishing trips, or at home massages.

Both the living room and master bedroom feature floor-to-ceiling glass sliding doors that disappear into the wall so they don’t obstruct the view and open fully to an over 40 foot long covered balcony with ceiling fans, barbecue, refrigerator, and wet bar. Dine outdoors or relax on your private terrace to watch the nightly fireworks and city lights, parasailers, cruise ships, jet skiers, hydro-shoe enthusiasts, whales, and unbelievable sunsets.

- "Everything about this place is simply THE BEST!! While the pictures were amazing, it is even MORE incredible in person. Ismael is the most professional and nicest person that was there to help us with anything we needed and knew just the right time to bring out a round of snacks and drinks, let alone welcome us with fresh margaritas on arrival!!! Julia, the chef - made the most amazing, fresh food that will rival any of the top restaurants anywhere - it was absolutely delicious! We only went out to eat once the entire trip and so glad that we got to enjoy her wonderful food the rest of the time. (It was very economical also for the amount and quality of the food and to be served right at home?! Just amazing.) The rest of the staff, service, views, layout, location, absolutely everything - is just as good as it gets! Bravo and THANK YOU all for the most wonderful, beautiful, fun, delicious and happy time we've ever had! - "The Villa is amazing and the staff exceeded our expectations from the moment we arrived. I've been coming to Puerto Vallarta for over 30 years and have stayed all over town. I commented many times how the views didn't look real. If we can gather a group in the future, I would work around any booking schedule to stay here again. Ismael, the house manager took care of our every need, and Gabriel, the chef, prepared some of the best meals we've had in Puerto Vallarta. My only complaint is that we couldn't stay longer and I should have had them prepare a few more meals for us! You can't go wrong with this Villa. What you don't see in the pictures is the house has a Media Room and also a bar next to the pool. It is walkable downhill to head to the beach for those who are in shape. However, going up is not for the faint of heart. Uber's were cheap and typically available in 15 minutes."
