The other great thing about the tennis court is that it slows the game down - great if you are playing mixed doubles. What makes this tennis court unique is that it has an ocean view! Try not to get distracted by the pelicans flying by as you play the game. Or play at night with the lights and when it is cool.

Our VILLA DE VISTAS is truly one of the most special places in San Pancho that makes itself available to guests. The VILLA is 8200 sq. feet with three complete and unique homes. Each home has its own kitchen, grill, sitting area, and distinctive character.

Furthermore, it was built so that there would be ample space for groups to gather and also plenty of spots for intimate conversations or even solitude. The living room and the media room are both generously spaced. The dining room and an area right outside on the terrace can easily seat a substantial number of persons for dining.

The pool, which is perfect for young children, even infants, is also comfortable for adults. There is plenty of space for conversation, games, jumping, and splashing.

A Brief History of our experience of San Pancho-

In 2000 San Francisco was a precious little fishing village with about 4000 Mexican citizens, most of whom had lived here for generations in relatively modest homes “in town.” It also had approximately 250 expats. All homes were built in “the old style,” which required lots of laborers and masons and stone workers, carpenters and iron workers, artists and painters.

In 2006 when we (Melissa and Bill) arrived, San Pancho still had about 4000 Mexicans and 250 expats. It also had one hotel, five restaurants, no internet, few houses for sale, and lots of parking spaces. In less than a week, we fell in love with the village. So, we bought land and began to design and build a home for our family – in “the old style.” It took three years.

Sometime in 2007 the area north of Puerto Vallarta was declared an Economic Development Zone and re-named the Riviera Nayarit. (The first EDZ was the Maya Riviera, extending south from Cancun). Economic Development Zones are advertised as a place for developers to come and invest. Eventually developers did come, bought property, and began to build, but in “a new style.”

The difference between the old style and the new was dramatized to me (William) one day. When “our men” were adding finishing touches to our home, we drove into town and for the first time, we saw a cement truck and a pumper blocking the road. They were pouring concrete for a house or hotel, a condo or apartment complex that would soon be completed and ready in a matter of months to bring the ROI (return on investment), that made San Pancho attractive to investors. Before long, our precious little fishing village became a bustling beach town. What does this history lesson mean for you as you consider where to rent?

Well, if you mostly want to go to the beach during the day and relish the nightlife in the evening– and do so for a super cheap price, and experience a cramped, pressured, loud version of San Pancho – it makes little sense to consider renting our home.

On the other hand, if you wonder what it might be like to stay in a gracious, expansive Mexican villa that was built in “the old style,” check us out. The Villa de Vistas is a home, built with love and care, with art, tile, and crafts sourced from all over Mexico.

San Pancho might be divided into three areas.

EL NIDO DE LA TORTUGA (The Nest of the Turtle) is a little casita nestled into the hillside and cozied up under the Big House (LA CASA QUE CANTA -- The House the Sings). When you enter the courtyard of the property you need to go down two flights of stairs to get to EL NIDO.

It is located just a few steps away from the Family Pool, which was designed to be both safe and a constant delight to children of all ages. It has a complete kitchen, a small but comfortable sitting area inside, and a sunny one outside. It has two bedrooms -- the master bedroom has a king-sized bed; the other room is a bunk room with a set of bunk beds. Its bathroom has dual showers.

You might wonder what makes EL NIDO special. The initial inspiration came from the fact that San Pancho is a turtle sanctuary and we wanted to honor the great work of Grupo Ecológico de la Costa Verde. Keeping with the sense of a sanctuary, we wanted our NEST to be small, safe, distinctive, and like any self-respecting turtle's nest, grounded.

In keeping with that initial inspiration, our architect/interior design team created a tropical forest motif for the bathroom with its two showers and timbers providing the supply of water and lighting. The bathroom sink is onyx. The marble gives evidence of the antediluvian past with all kinds of crustacean fossils. A couple of stone turtles will share this most intimate part of the NEST, the double shower.

Likewise the bunk room feels like a tree house.

The sitting area and the kitchen are filled with Mexican artifacts -- tiles, masks, wall hangings, carefully and expertly carved pine furniture.

We have also recently made some upgrades to the property. This includes adding a generator, in case of power outages. We now have 2 different wifi services (fiber and Starlink satellite) and a switch that will toggle between them if 1 goes down. We also have an expansive mesh wifi network ensures the entire property with fast wifi. You are guaranteed to have power and internet connectivity.

EL NIDO DE LA TORTUGA is one of three houses in this complex. LA CASA QUE CANTA is above the NIDO. A second home, the CASITA CELESTIAL is further down the hill. The entire property has purified water which means it's not necessary to drink bottled water. If you look at the photo of the back of the property, you can see the entrance to EL NIDO on the lower left side, on the same deck as the pool. It is very private, a five minute walk to the beach and another 20 to town. You will not hear the sounds of any other guests, but you will hear the beating of the surf and the rustling of the palm fronds. You will also hear the singing of the birds and the cackling of the Chachalacas.

SAN PANCHO is a haven. It is 50 minutes north of the airport in Puerto Vallarta. It has about 2000 to 2500 Mexican Nationals and a moderate presence of Gringoes, but is now growing rapidly. There is a high level of respect for the Mexican culture among those who have chosen to live in San Pancho. The restaurants are excellent. The beach is beautiful and not overloaded with people. There are many activities available-- from attending polo matches to going on birding walks (we are a bird sanctuary), to being present when the infant turtles are released into the perils of the ocean. And, of course, the weather is ideal.

- "Villa Papelillos was everything I thought it would be a and more. I have stayed in multiple places in this area and this is by far my favorite. The villas are perfect for multiple families. We were traveling with another family and a single and we all had plenty of quite and privacy while also having perfect communal spaces. The two villas are nestled in the jungle overlooking the ocean and it is so peaceful to wake up to the sounds of the waves and birds. Each villa comes equipped with a full kitchen with nice gas burning stove and stainless steel appliances. All of the furniture and bedding is clean and bright and exactly as pictured. The upstairs have two rooms with king beds the middle ground has the kitchen and living room and access to the pool and the floor under that opens to the jungle and has a room with king bed and a room with two single beds. ALL of the rooms have their own bathrooms which is soooo nice. The villas also have filtered water throughout so, you do not have to be concerned about drinking or cooking with it. Its about 5 mins past San Pancho and so you are close to town but away from all the noise. Carlos and his staff were amazing. We arrived late in the night with tired babies and they had done all our grocery shopping and had an amazing dinner prepared for us. It was by far the best meal we had on our vacation. We wish we would of arranged for two or three more meals and skipped eating in town a few times. Carlos speaks perfect english and responded so quickly to all of our inquiries. Our last day we arranged for a massage at the villa which again exceeded expectations and was so reasonably priced. The massage table was positioned outside and it was so relaxing to hear the ocean in background. The villa sits up on hill/mountain and is a good 15 degrees cooler than in town so we never had to use the air our entire trip. It was really important for me to be able to find a place that we could let two one year olds roam and play without being completely stressed out that there were going to hurt themselves. The villas are perfect for families. The doors to the stairs close so we never had to chase them up and down them and the back doors open to a small patio and then soft grass. Because of the open design it was easy to keep an eye on them from anywhere which allowed us to really relax. The rooms also have really good insulation and both of our babies napped and slept through us visiting and hanging by the pool. We will be back!"

- "We had family ranging from 10yo to teens to adults and we all had an incredible time! The view is out of this world, the beach is a dream. The property is beautiful and comfortable and very special. The Chef, Mario, and staff were so great and the food was amazing. Yesika (property manager) was super helpful and knowledgeable about all the things. The wifi was out and we had no cell service, which was a little anxiety provoking but ended up being a nice shift with our group as nobody was on their phones. This could be problematic if you actually need access to the internet. One thing to note is that washer and dryer are listed under amenities; however, you can't do your own laundry on property but Yesika will take laundry to town to have done. We would absolutely go back."

La Casa Ortalis & Casita is a picturesque and unique villa located behind a private, gated driveway on the north-end bluff over looking the San Pancho beach. Our BIG HOUSE at Villa de Vistas is truly one of the most special places in San Pancho that makes itself available to guests. The VILLA is 6200 sq. feet. A Brief History of our experience of San Pancho-

In 2000 San Francisco was a precious little fishing village with about 4000 Mexican citizens, most of whom had lived here for generations in relatively modest homes “in town.” It also had approximately 250 expats. All homes were built in “the old style,” which required lots of laborers and masons and stone workers, carpenters and iron workers, artists and painters.

In 2006 when we (Melissa and Bill) arrived, San Pancho still had about 4000 Mexicans and 250 expats. It also had one hotel, five restaurants, no internet, few houses for sale, and lots of parking spaces. In less than a week, we fell in love with the village. So, we bought land and began to design and build a home for our family – in “the old style.” It took three years.

Sometime in 2007 the area north of Puerto Vallarta was declared an Economic Development Zone and re-named the Riviera Nayarit. (The first EDZ was the Maya Riviera, extending south from Cancun). Economic Development Zones are advertised as a place for developers to come and invest. Eventually developers did come, bought property, and began to build, but in “a new style.”

The difference between the old style and the new was dramatized to me (William) one day. When “our men” were adding finishing touches to our home, we drove into town and for the first time, we saw a cement truck and a pumper blocking the road. They were pouring concrete for a house or hotel, a condo or apartment complex that would soon be completed and ready in a matter of months to bring the ROI (return on investment), that made San Pancho attractive to investors. Before long, our precious little fishing village became a bustling beach town. What does this history lesson mean for you as you consider where to rent?

Well, if you mostly want to go to the beach during the day and relish the nightlife in the evening– and do so for a super cheap price, and experience a cramped, pressured, loud version of San Pancho – it makes little sense to consider renting our home.

On the other hand, if you wonder what it might be like to stay in a gracious, expansive Mexican villa that was built in “the old style,” check us out. The Villa de Vistas is a home, built with love and care, with art, tile, and crafts sourced from all over Mexico.

San Pancho might be divided into three areas.

From the parking level of Casa las Piedras multiple steps lead to the ocean view pool terrace along with the main 2 bedroom/2 bathroom house. This terrace level encompasses a full kitchen with breakfast bar, outdoor dining patio, living room, den, guest bedroom and master bedroom. The 3rd bedroom is part of a separate and private casita which is located on the parking level. This casita is equipped with a kitchenette, queen bed, full bathroom and outdoor garden dining.

Casa las Piedras hosts custom wood, extensive rockwork, multiple outdoor living/dining terraces and lush landscaping that encircles the entire property. The en-suite king bedroom opens onto the ocean view pool terrace. The guest bedroom includes two twin size beds that can be easily made into a king; perfect for a couple or a family. The enclosed den is equipped with a flat screen TV/DVD and pullout queen bed. The outdoor pool terrace fronting the casa with comfy pool lounges and BBQ provides the perfect place for all to enjoy meals, lounge in the sun and/or watch the famous San Pancho sunsets!

Modern-beach house, lots of daylight, private, quiet, behind the main square, two blocks from the beach, beautiful jungle views, pool, garden, funky and comfortable.
We filled up the space with different items to make you feel comfortable surrounded by art and nature. The pool and the main patio with pergola are like magnets to chill-out.
Located behind the "plaza", and beside the golf-court / gated community "Las Olas", the neighborhood is really quiet, the house is on an alley for about five properties. When you reach "Villa Esperanza" turn left over the alley, a few more steps and you're home!
Please keep in mind San Pancho is a small town in the middle of the jungle. Sometimes services are not that fast as in the cities, also there might be power outage situations, specially in the rainy season since heavy water pours or hurricanes get close to the area.
If you're in a situation, please try to be calm, let me know what's going on so that I figure out something or make a report to the power company, then try to enjoy the experience!

- "Our family of four was very pleased with this property. The accommodations are as the pictures depict: very spacious, clean, comfortable, secure and private. With the high ceilings and fans the house stayed remarkably cool and there was often a nice breeze (plus AC if you need it). All the amenities are there. The large plunge pool and top balcony hammock were especially delightful spots to relax. The location in San Pancho is perfect - tranquil but a very short walk to restaurants etc. Homero was welcoming, understanding and extremely helpfully- very responsive to our queries. - "We had the most delightful stay at Michelle’s lovely property. Perfectly located in the middle of town but a bit off the main strip.. peaceful, comfortable and practical. San Pancho is our favorite destinations in Mexico and this rental is perfectly set up to enjoy all ‘ Pancho has to offer. We had an issue with the water going off on our street. Michelle immediately had it resolved by filling the cistern with extra water. Within 2 hours, the issue was resolved. Things happen on vacation, we were so grateful for our responsive host. - "This property is stunning and has a very new & clean feel. The location was great - about a 15 min walk or 5 min drive to town, which we liked because it is very quiet. It is so close to your own section of the beach that was not crowded at all, so it feels almost private. We met the owners a few times while they were walking their dog and they were really caring & kind. The property manager, Barbara, was also very helpful and good at communicating with us about when the cleaners would come. Love the heated pool! Great wifi. The power did go out in the neighborhood one day, and since I had to work, we ventured into town to a great cafe: Cafe Paraiso, which we highly recommend. Also highly recommend Ikan Cocina Marina if you're looking for a nice dinner out. We also enjoyed cooking in - all the cookware is nice and new! One quirk about this place is it is listed as 1 bedroom but there are two bedrooms. Upon check in, you choose which bedroom you want and the other one gets locked up. I suppose there is a way to rent both, but perhaps the price goes up? We had noticed the two bedrooms in the picture but it was indeed listed as 1 which we thought was an error. We didn't need both the bedrooms, but were just surprised by that little quirk. We loved our stay and hope we can come back sometime soon!"

- "This house absolutely made our stay! It is in a nice quiet part of town beside a great little bakery and cafe. It is extremely comfortable for a big group to be by the pool, in the dining area or in the living room. It’s really nice to lounge around the house during the day if you need a break from the beach or exploring. There’s tons of room to spread out. Wifi is solid except it’s a little weak on the top floor. The cleaning crew is very sweet and thorough. We would absolutely stay here again and again."

Casa Flores is tucked away on a quiet street just a block off the main street.

It is a recently-constructed 2-bedroom, 2-bathroom home that is modern, clean and comfortable. Beautiful backyard heated swimming pool; backs onto open space, overlooking a peaceful jungle field with horses and many species of birds (binoculars provided for bird-watching enthusiasts).

Medium-sized combination safe with room for laptops, cameras and personal items accessed by your personal code or a credit card; comfortable lounge chairs on back patio by the pool; outdoor gas grill, and table and chairs out on the patio for outdoor dining. Air conditioning throughout the house and filtered drinking water from a tap at the kitchen sink. We also have upgraded internet, with speeds of up to 100Mbs and Guest Netflix account for the television.

It is just a 5-minute walk from Casa Flores to the beach, past local restaurants and shops. It is just close enough to town and the beach for a flat, easy walk, but just far enough away that you don't get the roosters, dog-barking and late-night music to keep you awake at night. San Pancho is a delightful village. It is peaceful and safe, but big enough that there are plenty of great restaurants and shops. It's easy to get here from the Puerto Vallarta airport, just a 45-minute drive through a beautiful tropical jungle corridor, to our little beach town. Beyond all the high-rise, all-inclusive resorts, you will find all the best of Mexico. The beach here is never crowded except for holidays, and the three little beach bars offer a perfect vantage point for enjoying the stunning sunsets you can see daily. San Pancho is a great community of friendly people who value the opportunity to meet new people, and they will welcome you with open arms. San Pancho is a place that will stay in your heart forever.

There is a small apartment upstairs that is occupied only by the owners - they may or may not be there when you rent. You can be assured that they are quiet, respectful, and stay out of the way - unless, of course, you need help or advice, in which case they are happy to do so.

The villa is two kitchens and pool and a palapa with enought room for up to 16 peoples you will spend a lot of time inside the Villa Kuali. The main street is just two blocks from there.

- "I stayed here with my family and friends for a total party of 6 adults and 4 children and we really enjoyed the stay. The property is 6 individual Casitas each very clean, spacious with private bathrooms in each and decks/patios for each unit. A large group could comfortably fit here. The property was even nicer than the pictures!!! The pool area and game room were spacious and provided endless hours of fun for everyone. The kitchens are basic but provide the function you need with refrigerator, toaster, oven and furnished with the basic utensils, cookware and dishes. Ivan kept the pool area and outside in fantastic condition. The house is about a 10-15 minute walk from the beach and a car maybe helpful with smaller children. We truly enjoyed the hospitality of Ramiro, Ivan and the rest of thier staff and would love to return sometime."
