On site paved parking for six cars. This new three story home has new bedding, furniture and kitchen utensils . The spacious kitchen has an eat at island that seats 10. The fully equipped granite kitchen is ready to cook and entertain. The kitchen/living room over looks the lake on the main level. The foundation level has a large lake side room for entertaining. There is also a full bath with a 30" x 60" shower and laundry room. Plenty of room for several air mattresses too. The marble family bath has a 36" corner shower. The driveway is surrounded by a dry stacked limestone wall and landscaping. The main floor features an open concept living arrangement for easy entertaining and expansive lake views. A gas fireplace was recently installed to keep you warm during the cooler weather. The kitchen is brand new with granite counter tops, stainless steel appliances, dishwasher, microwave, electric stove. The dining room table seats 8 people and 4 additional people at the breakfast bar located at the island.

The lower level features 2 bedrooms, a full bathroom, laundry room and a common area. In the common area, relax and watch tv on the 55" flat screen smart tv or play video games on the Xbox 360 on those rainy days. The common area offers a sliding glass door that leads out to a covered outdoor seating area and to the lake.

This house features 66 feet of level beach, a dock, kayaks and a paddle boat for your use. Grilling is a treat with the brand new grill on the deck overlooking the lake. Have a peaceful campfire with family and friends near the beach. Dock is removed from water Mid October through April.

Our family bought this cottage 10 years ago, so that we can make memories at the lake together. Unfortunately, there are a lot of times we are not using the lake house due to life getting in the way. We want other families to have the opportunity to experience the magic of being on the water and make memories that will last a lifetime!

Great for families (multiple) to rent year round to enjoy all seasons and activities that go along with them. Included in the property....Swimming (water mat included), fishing, kayaking (2), paddle board, (2), pedal boat tube for your boat, water skis, inflatable rafts, beach toys. BOAT and JET SKI ARE NOT INCLUDED. Private dock will be in by May and taken out in October. There is room to tie up a boat if you choose to bring your own or rent. Also and extra jet ski hoist. Enjoy beautiful fall foliage around the lake, and cozy up by the fireplace in the winter after ice fishing or duck hunting. The lake house also includes a large deck for dinners and entertaining, which includes an outdoor TV, outdoor dart board, and grill. There is also a firepit with chairs and area for lawn games. If the weather isn't cooperating no worries there are lots of board/card games to play!!!

Looking to get out a bit? Conesus lake has lots to offer...Deer Run Winery, coffee shops, local shops, bars, breweries, golf courses. There are two restaurants that you can boat up to as well as drive to (Beachcomber & ). Minnehans fun center (go-carts, miniature golf, batting cages, arcade, food, ice cream). You can also take a quick car ride into Geneseo, NY. This town provides lots more restaurants, shopping , Wegmans, Walmart, movie theatre, bowling. Letchworth State Park is also a close drive to go hiking and check out the falls.

Lake-Level Walkout:
One level down, the walkout lake level offers a cozy living space with a TV, a dining/game table that seats 6, and Bedroom 3, which includes a queen bed and a bunk bed. This floor also has Bathroom 3, featuring a standup shower, and a laundry room. Step outside onto the brand-new covered patio, designed with a knotty pine ceiling and fans to keep the summer air circulating. Whether rain or shine, this space is perfect for enjoying the super views of Conesus Lake. Just off the laundry room, you'll discover a game room equipped with darts, a shuffleboard table, and an additional queen bed. The game room boasts a garage-style door with a screen that opens up to even more spectacular lake views.

Third Floor:
The top level is home to two spacious bedrooms. Bedroom 1 is a luxurious master suite with a private sitting area, a full bathroom, and an additional room with a futon for added flexibility and privacy. Bedroom 2 features its own private bathroom with a full tub/shower.

- "We were in Livingston County for a family funeral and decided to rent a lake house so we could all stay together. The weather did not cooperate (and the smoke from Canada) but we had such a relaxing time in spite of it. The water level was great for the little ones but the bigger little ones loved jumping off the end of the dock. Maria and Mark gave us use of the kayaks and canoes which were great fun. The house is on 3 stories so it was perfect for having alone time or being all together. Clean, spacious and even better than the pictures. We hope to make this a yearly family adventure."

Wishin' and Fishin' has 3 levels of living space that encourage fun and relaxation for your lake vacation. The main level includes a fully equipped kitchen with all cooking utensils and dishwasher, an indoor and an outdoor dining and grilling area that can accommodate large groups, a wrap around deck with different social spaces, a full bathroom and a cozy living room with an air conditioning unit. The lower level of the house has a bedroom with a full size bed and a beautiful view of the lake. The lower level also has a three seasons room with a hot tub, beach towels and tons of toys for the lake, including floats, kayaks, a stand up paddle board, life jackets, fishing supplies and a water mat. The hot tub, dock and all lake toys are not available in the winter and spring.

We have tons of water toys! Our old trusty pontoon holds nine people and is very easy to drive. NY State requires an online boat safety course to get a boat license. We also have two adult kayaks, a kids kayak and an adult SUP. We have tons of blow up floats and a water mat. We have corn hole and various yard games for your pleasure and relaxation.

This is Friday to Friday rental or Saturday to Saturday (if available) in the summer. Check in is at 3pm. Check out is 11am. In the off season (September through April), check in is any time on Friday and check out is anytime on Sunday. In February and March, this is an excellent place to ice fish. Please ask around or call about the conditions.

There are two grassy areas - one fenced in area along the road that is perfect for a corn hole game and another newly expanded flat grassy area along the lake which includes a sandy shoreline, a firepit and many lawn chairs. Please do not climb on or walk across the retaining wall.

The Aqua Thruster is connected to the dock and it has a propeller that circulates the lake water to prevent seaweed from building up. Please do not adjust it or turn it on and off. There is a safety guard around the propeller so it's not dangerous to swim near.

There a three parking spots on the street in front of the house. There is also room for off street parking across the street in our own lot for several cars and boat trailers and a large yard great for walks or soccer games (1 acre). There is a kayak, a paddleboard and a kids kayak for your use. The dock has chairs and space to lounge and fish. This is an excellent spot to catch, bass, sunfish and perhaps the infamous Conesus Lake pike or walleye. The swimming area of the lake has a weed mat to control the seaweed and aqua thruster to push the seaweed away from the beach.

There are no dogs or pets allowed in this property, starting in 2023, without permission. We have had screens ruined, doors scratched up and furniture chewed up and it's just more work than we can manage ourselves. Sorry!

Wishin' and Fishin' in located about half way down East Lake road. It has excellent views of the sunset and is about a ten minute drive from restaurants, gas stations and shops. Be sure to check out a nearby Conesus classic for food, supplies and vintageness - Shoreless Acres and Serious Food. A public marina is a 2 minute drive away.

We have been renters on the lake for 35 years and this is our fifth year as owners. If there's anything we can do to make your stay more enjoyable, please let us know. We are able to split payment up into two or three payments, just ask!

There is also a kid friendly mattress stored under the bunk for a couple of younger guests in a pinch. A fully equipped kitchen includes a refrigerator, oven, stove, microwave and dishwasher. Air conditioning in the living area and fans in the two bedrooms. For your convenience the home's amenities include a full size washer and dryer. Barbeque on the gas grill and dine at the picnic table or enjoy kayaking with our 2 single and one double kayak along scenic Conesus Lake. Unplug and unwind - no tv, no wi-fi, no phone. (Cell service is great!)

Swimming and boating are a breeze off the new state of the art dock which provides bumpers and cleats to tie your boat. Stairs allow easy entry into the water. You will enjoy built in chairs and an umbrella! 4 kayaks are available for your use.

Welcome to our Lake House!! Our house is a 4 bedroom, 2 full bath, 2050 sq foot home, with amazing double decks outside with breathtaking views and waterfront access on Conesus Lake. Once you enter the home, you will be taken aback by the beautiful views of the lake as the living room and 3 season room boast large windows and sliders with easy access to the 1st level of the amazing decks.

Decks:
We have 2 levels of decks that display amazing views of the lake. The deck space is very large and great for entertaining and enjoying time with friends and family. We have multiple seating areas which are perfect for talking and catching up. The upper deck has 2 dining areas. One is a picnic style table w/ bench seating which is right outside the kitchen making entertaining a breeze. The other is an outdoor table that seats 7. We also have 2 conversation areas and an outdoor TV. Additionally, this level has a propane gas grill. This deck is a covered deck and also has ceiling fans for those who would prefer some shade. On the lower deck, we have multiple sun chairs as well as a propane fire pit. It's a perfect place to so sit back, relax, and enjoy each others company. From this level, you will take 1 flight of stairs down to our private dock. We have 2 chairs that sit at the boat house and are perfect for watching the sunrise and enjoying a cup of coffee. The dock is perfect for fishing, swimming, floating, or just relaxing. Depending on your stay, our boat hoist may be available for an additional charge. If you are interested in using the hoist, please contact me to discuss further. Additionally, we do have a kayak as well as inflatable floats for use in the summer.

Kitchen:
The kitchen is fully stocked and has everything you need to prepare and enjoy your meals. Included are dishes, silverware, glassware, storage containers, cooking utensils, measuring cups, serving bowls, pots/pans, toaster, microwave, hand mixer, and nutribullet all to make cooking easy and effortless.

Laundry Room:
In the laundry room is a utility closet you can use for pantry storage. Additionally, this room has our washer and dryer for personal use. We also have provided an additional refrigerator to accommodate larger group stays.

Living Room:
Very spacious with brand new furniture, a 75 inch smart television, and gas fireplace (available upon request). Unwind from the day in this comfortable room with the sliders open and enjoy the fresh lake breeze. In the winter, this is a great spot to cozy up by the fire after a long day of ice fishing or skiing at our local ski resorts. Inside the console unit near the sliding glass door, you will find family games which is another great way to spend an evening.

3 Season Room:
This room is very convenient as it is right off the living room and is another point of access to the decks. Inside this room is a bar table and stools which is another great conversation area. There is also a mini fridge in this room which makes grabbing a drink super easy. In this room we also have extra water shoes for the kids if you need them while in the water. Please just let them dry outside before bringing them back into the house.

Bedroom 1:
Unwind, relax, and enjoy in this master retreat. It is located on the 2nd floor.
Upon entry you will notice the large windows providing amazing views of the lake. This room has a brand new king sized mattress with a Tempur-pedic topper for maximum comfort. Additionally, there is a dedicated workspace in this room allowing you the ability to work remotely while enjoying the lake harmoniously. A bonus feature to this room is the coffee bar! There is a Keurig coffeemaker so feel free to bring your favorite coffee and enjoy a cup while just waking up in bed, reading a book on the luxurious oversized chair in the room, or while you are working. This room also has a smart TV, dresser, 2 closets, iOS phone chargers, alarm clock, and a sound machine for personal use.

Bedroom 2:
Rarely you will find 2 primary suites in a lake house, but luckily, this house boasts another!! In this room, located on the 2nd floor, you will also be taken away with the breathtaking views out of the large windows. This room also has a king sized bed with a brand new mattress as well. If you need a break from your busy day, sit back and enjoy reading a book in the glider chair in this room. This room also has a smart TV, dresser, 2 closets, room darkening shades, and alarm clock for personal use.

Bedroom 3:
This room is a fantastic room for the kids!! It is also located on the 2nd floor.
This room provides 3 sets of bunk beds. All mattress are brand new. Inside the closet there are also a bunch of games and puzzles available for the kids to play. This room also has a smart TV, dresser, closets, room darkening curtains, sound machine, and alarm clock for personal use.

Bedroom 4:
This bedroom is located on the 1st floor and is great for those who may not want to do as many stairs. Additionally, there is also a 1st floor full bathroom which is perfect for the guest who is staying in this room. Upon entry, you will find another set of bunks. The top bunk is a single and the bottom is a double. This room also has a smart TV, dresser, sound machine, and alarm clock for personal use.

Bathrooms:
We have 2 full bathrooms, one on the 1st floor and one on the 2nd floor. All showers are stand up units and are very easy to get into. Each have bath towels, cleaning supplies if needed, and a "starter kit" of toilet paper. The upper bathroom is very large with a spacious counter and 2 oversized mirrors which makes multiple people getting ready a lot easier.

Boat Rentals/Hoist:
There are multiple places to rent a boat at the local marinas. There are daily and weekly rates. If you are interested, I can provide you with the marina's contact information. Additionally, depending on the week of rental, our boat hoist may be available for an additional fee. If you are interested in using our hoist, please let me know during the initial booking process so I can see if it is available.

Kayak/Floats: Available after Memorial Day weekend until mid-September. Floats are inflatables for relaxing in the water. These are located in the large tubs on the lower deck. You may want to bring a pump to assist in blowing up floats. Renters and their party assumes all risk with using the Kayak and inflatables.

Our docks to the water come in and out of the lake as our lake does freeze. This is a fantastic opportunity to do some ice fishing if that is something you enjoy. You will see lots of fishermen/women out there making some great catches of the day! Because our lake freezes, our docks need to be taken out. Our docks typically go in at the end of April or early May, and are generally removed by mid-September as we have a company that does it for us and timing is out of our control.

Quiet Hours: Our home is very close to our neighbors. We expect our guests to be considerate of the neighbors in regards to noise and property. Sound carries very easily on the lake and we ask to please keep noise levels down especially in the evening out of respect. We would like to respect our neighbors by having quiet hours from 10 p.m to 8 a.m. Thank you.

Please Note: At certains time of the spring and summer season you will encounter bugs that are common around the lake. We would just like to make you aware of the natural insects and wildlife. We have had the property sprayed for pest prevention but you may see some here or there.

Please take note that this property does have a steep driveway to walk down and a lot of stairs inside and around the property. There are also 2 steps from the living room to the kitchen. You must be able to negotiate stairs at this property.

Lastly, we would like to inform you that we do have a Ring Doorbell camera that is used for security/safety that is located on our main door.

Enjoy our perfectly imperfect lake house, with stunning sunsets every night! Although we welcome families with children, we want to be perfectly clear that this is a 100+ year old house, and is not child proof. It has steep stairs, with 3 of the 4 bedrooms on second story. Must walk across the street to access lake. We love the charm of our old house. Long stairs in house may not be suitable for all. In garage behind home lives full time tenant that is aware of privacy of your stay. :)

We love the character of our old colonial farmhouse on the lake! We love being in the east side of the lake, enjoying magnificent sunsets every night, and an extra hour of sunshine at the end of the day. We love being on the north end of the lake, close to town for dining and supplies. We love being just right up the street from the famous Shoreless Acres general store from yesteryear, and the yummy options at Serious Food. We love our morning coffee on the front porch while enjoying the view of the lake. We love the coziness of our lakeside lot, and walking the hill behind our house for extra special views of the entire lake!

DISCLOSURE:
Families with small children welcome, but please know this property is not the most suitable for children due to steep stairs, road that needs to be crossed, and break wall.
DISCLOSURE:
Although this house is large enough to fit more guests, we are adamant about only renting to small groups. Absolutely no parties or get togethers on property, guests only. Please respect our disclosure, if we see large groups of people we will ask guests to leave and deposit will be forfeited.

Lake life is the best! Especially on the northeast side of beautiful Conesus Lake! Lazy relaxing days, bonfires, boating, fishing, swimming, cookouts, everything that forever memories are made of!

The house was spacious, spotless, and well-stocked with essential amenities. It was a delightful family weekend, and we look forward to a return visit. Minutes to Letchworth state park! An hour and a half drive to the iconic Niagara falls! Private backyard with patio and awesome firepit. Plenty of driveway parking for vehicles, boats and RV's. Large heated garage connected to house with full game room coming soon! Stay as long as you would like here at The Cozy Cabin!
