Beautiful Keuka Lake!
Located in the Heart of the Finger Lakes Wine Country - the top destination in the finger-lakes due to the water clarity and incredible views.

Our home is perfectly located ½-way between Hammondsport (awarded “America’s Coolest small town”) and Branchport NY. This lake has amazing vistas and tons of restaurants right on the lake – both accessible by car or boat!

Our home was just built in 2014, directly on the water in a protected cove. The property is flat with only three stairs – from the driveway to waters’ edge. (the huge deck has 2 steps, with 3 more to the dock). Check out the photos of the beautiful, brand new dock with attached sunning area. Your family & friends will love this spot for swimming, fishing and sunning. The dock has a boat whip provided for your boat (can accommodate up to 26’). The lake is 16’ depth at the end of the dock.

This property has 75’ of lake frontage and plenty of grass for family games. A beautiful 20' fire-pit built into the landscape with plenty of seating for those evening s’mores.

There is plenty of off-street parking, again, with no steps into the house. Unlike most other houses on the lake, your vehicle will be completely off the street and have easy access into the house.

There are three first floor bedrooms: one with a king sized bed and two with queen beds, closets and dressers. The three rooms share a forward designed bathroom (or “buddy bath”), three separate sinks, toilet and shower all with separate doors to accommodate up to 4 people at a time.

The first floor also has an additional half bathroom and complete laundry room – tons of space. The brand-new kitchen is absolutely beautiful and the kitchen table can accommodate 10 people and 2 more at the breakfast bar.
The entire house is air-conditioned with a 2 zone GEOTHERMAL (green) system! First floor family has gas fireplace with fieldstone facing, hardwoods throughout with plush carpeting in the bedrooms.

The best view in the house is from the 1st floor, 2 story sunroom – gorgeous views from 180 degrees. 3 sets of sliding glass doors open onto an expansive deck with outdoor furniture seating area, fire table, and dining table, built in deck seating along with a gas-grill which is plumbed in so you’ll never run out of gas in the middle of cooking your steaks!

The second floor includes two bedrooms. The master has a king-sized bed and it’s own full bath with a walk in shower and double sinks. It also has it’s own balcony- wake up on the lakeside to the sunrise every morning. The second bedroom is over 20’ long and has three twin beds and a double futon along with huge windows to let the air & light in on those breezy lake days.

Wait till you see the “secret room” on the second floor – hidden by a moveable bookcase… another huge room with table, chairs and couches for reading & relaxing.

Go fishing from the huge dock or take either of the provided kayaks or canoe out for a ride (life jackets are provided and mandatory)- you’ll fall in love with this lake.

There’s plenty to do on Keuka. Many of the local restaurants have live music on the weekends, award winning wineries and even some micro-breweries are popping up.

The second floor is rounded out with another bathroom & shower, as well as a built-in wooden desk & chair, all overlooking the lake & bluff!
The “Cooks” kitchen is complete with beautiful Cherry cabinetry, granite counter tops and stainless steel appliances, and will allow you to cook up the “catch” of the day or just allow for some great appetizers to be prepared. Enjoy your meal on the deck, the patio, or lounging on the HUGE DOCK, which will definitely allow you to unwind and forget about your worries. If you don’t feel like being in the kitchen take a short two minute walk to Lakeside Restaurant and allow them to do the cooking for you.

We spent a lot of time here in the mornings and evenings eating our meals and reading. It was so quiet and peaceful. A step or two down from that is another uncovered deck with lawn chairs and two kayaks for guest’s use. The hosts were great, very informative, but not intrusive at all. Delia sent a message prior to our arrival asking us what kind of wine we liked and honored our reply that we were not drinking alcohol at this time. We did trail hiking in state parks and rented bikes to ride on the Keuka Outlet Trail that connects Keuka and Seneca lakes and then rode around on some the country roads in Dresden. Also went to Watkins Glen, Corning Museum, Curtis Museum, and spent an afternoon in Ithaca. Had a lot of fun! There are lots of things to do within a reasonable driving distance. Would not hesitate to recommend this place."

Located on Keuka’s only natural beach just below the bluff, this brand-new cottage was built to replace the 104-year-old predecessor that was in our family since its initial construction.

Located in the heart of the Finger Lakes wine country, and centered on the east side of Keuka, our cottage is perfectly positioned for exploring the wineries, distilleries, and craft breweries of both Keuka and Seneca Lakes.

We are within comfortable walking distance to 4 wineries, including Ravines, which is consistently one of the highest rated wineries in the region and has featured frequently in Wine Spectator’s Top 100 List.

You will also find great hiking trails for an afternoon wander and plenty of options for bicycling, kayaking, and other watersports nearby. "Wine Down" at a Wine country retreat with Amazing views of Keuka Lake, all the way to the Bluff and beyond. "Wine Down" is an Early 1900's modernized farm house, sitting on 35 partially wooded acres, just minutes from Historic downtown Hammondsport.
"Wine Down" boasts 6 bedrooms, 2 full baths and 1 half bath, Chef's kitchen, Dining room, Living room, Family (game) room, 1 acre pond, fire pit area and a Beautiful outdoor double deck with hot tub and Breathtaking views of Keuka Lake.

The Space

This house has a beautiful double deck with access from both levels. There is plenty of seating on top, with 2 table and chair sets, 3 loungers and 2 chairs surrounding a firepit. The bottom level has a comfortable dining set, in addition to 2 rockers and a grill for those delicious outdoor dinners. Then, there is the hot tub to sit in and relax with a nice glass of wine from one of the many local wineries surrounding the area.

The main entrance is under a covered porch right off the parking area. There is plenty of parking offered out front of house and also on the side of the house. Once entering the house, you will be greeted by a nice Seating area with wood burning fireplace connecting you to the large Living room overlooking the Lake. In addition to lake views and back porch access, the Living room offers plenty of seating and large television for your entertainment needs.

Just off the Living room to your left, you will find a huge Family Game room, fully equipped with pool table, games, seating, television and full bath. Naturally lighted with the many windows surrounding the room, including lake views.
Walk back into the Living room and straight into the Dining room with large expandable dining table and plenty of extra seating. The large Dining room is attached to the beautifully open Chef's kitchen, fully equipped and boasting stainless steel appliances (stove, microwave, dishwasher and refrigerator). The large farm house sink is placed in direct view of the lake. Enjoy those stunning views while making dinner or having a glass of wine at the island. The kitchen has plenty of storage and access to the back deck for even more entertaining possibilities. Adjoining the kitchen is a Mud room and half bath.

The second floor stairs are located right next to the main entry and go up into a hallway. To your left, you will find very spacious bedrooms 3, 4, 5, 6 and a full bath, to your right you will find spacious bedrooms 1 and 2, as well as a laundry room.

Bedroom 1 is to your right, offering a spacious layout, with a Queen size bed, two dressers, night stand, closet and tv. Also has a double door access to the top deck to enjoy those amazing lake views, even from the bed.

Wine Down is located right along a main county road and is easily accessible with only 5 minutes to Hammondsport and 15 minutes to Watkins Glen. This house sits on 35 partially wooded acres, including a 1 acre pond with fishing and kayaking access. The only negative I can think of and it’s negligible is the fact that you can’t sit out back during a rain storm, we’re going to come up with a plan for that next year. We rented a pontoon boat at Keuka water sports , staff is friendly and helpful. Don’t forget to stop at the bakery (Vern’s) in Hammondsport for the most incredible cinnamon buns you have ever tasted,get there early they sell out quick! Keuka Villa sits on the edge of the lake and the cottage has stairs that take guests from the road to the 2nd level. There is a set of exterior stairs that then go directly to the dock/ cottage front and an interior set of stairs that go from the sunporch to the first floor sitting room. We welcome pets and children but want of all our guests to be comfortable and safe; so please be aware of the many levels and stairs.

- "Our stay was great and it was so easy to walk to downtown and enjoy the shops and restaurants. We were so happy with the house and location. Definitely recommend staying here and visiting Hammondsport." - "My husband and I enjoyed our stay here. I truly feels like someone's home. I loved the small, efficient kitchen and it's well stocked with equipment. There were plenty of hooks and closets to put your things away, and lots of fans. The air conditioners hadn't been placed in the windows yet, but even with humidity and a few warmer days we were comfortable with the abundance of fans. There's also a great record collection. The problems we had aren't deal breakers for us. There are foam mattress toppers and microfiber sheets on the beds that made us sleep hotter than usual. I'm usually cold at night, but was uncomfortably hot. I'll plan on bringing cotton sheets when we stay here again. The black bed frame has some wood supports under the mattress that are too narrow and fell out twice when my husband sat on the side of the bed. As others have mentioned, there is a strong odor in the single bed room. We didn't use that room and kept the windows open upstairs so it didn't affect us. I love a clean, cozy, and efficient home and this place fits the bill. We will definitely stay here again!"

This owner-built lake house is a treasure in itself with fine woodworking showcased throughout every room of the home, each of them with unobstructed lake views.

✧ THE BUILDING: Three bedrooms — each with beautiful views of the lake — accommodate up to six people comfortably. The main level has a full bath with walk-in shower and washer/dryer, a well-equipped kitchen and dining area, a cozy sitting room with TV, and a bedroom with a queen bed and spacious closet. In colder months, the cozy wood burning stove can be used with owner's approval. Step outside to enjoy the lake view from the wrap-around deck, complete with an Adirondack Glider loveseat and gas grill. Beginning in summer of 2025, the deck will be extended to include an outdoor kitchen with a built-in gas grill and a full dining set— all overlooking the lake! The big primary bedroom has a king bed, TV, double door closet, and twin daybed. There is a dedicated home office space adjacent to another full bath, as well as a third bedroom upstairs with queen bed and ample closet space. Also upstairs is a walk out balcony for your sunset-viewing enjoyment. With central air conditioning, our cottage is comfortable year round.

✧ THE PROPERTY: There is room for up to four cars to park in the gravel spaces across from the house, just steps from the 2nd-level main entrance, so unloading luggage and groceries is a breeze. Stairs from the main-level deck take you down to the lakeshore where you will find a fire pit with Adirondack chair seating and owner-maintained raised flower garden. Feel free to bring your own boat or rent one from one of the various nearby boat rental shops, and you can leave it safely tied to our dock when you're not pleasure cruising Keuka Lake. You will also have access to our THREE kayaks, paddle board, row boat, and life jackets stored in the ground-level basement.

Keuka Cottage can be enjoyed in all four seasons.

☀ Stay with us in warmer months for swimming, sunbathing, water sports and boating. Visit in the fall for stunning fall foliage and harvest events at the local wineries.

❄ In winter and early spring, the cottage is your warm and cozy cabin retreat with views of snow covered hills across the icy lake. There's cross-country ski trails nearby, and you're just a ~50 minute drive from Bristol Mountain ski resort. Most of the wineries, breweries, and distilleries stay open year round.

During the popular summer months of July and August we have a 7-night minimum stay, check in and out only on Saturdays. Select an available Saturday in the calendar menu and you will see the following week is available. The rest of the year we have a four night minimum stay, and you can check in any day of the week.

• At present, there is not a dishwasher in the kitchen, so guests must hand wash their dishes.

• Guests that plan on swimming in the lake should bring their own water shoes as the lake bed has many zebra mussels that can cut your feet.

• In 2021 we installed a state of the art, whole house water filtration and UV sterilization system, and we regularly have our tap water (which is pumped in from the lake) tested for potability— it remains pathogen free, so we drink it.

• Four beds in three bedrooms sleep up to six people comfortably. There is also a small twin daybed in the primary bedroom, and a sofa in the TV room.

• The north side of our boat dock has two mooring pilings so renters can securely dock their owned or rented motor boats with a 4-point tie off system.

The Champlin House was once owned by Charles Davenport Champlin. In 1860, Mr. Champlin started Pleasant Valley Wine Company, the very first winery in the Finger Lakes region! It still stands today, two miles south of the Village of Hammondsport. The winery is best known for Great Western Champagne.
