Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests as well as all children including infants.

- "This cottage is RIGHT ON the water. It was perfect for a couple's getaway. The kitchen was well stocked and I enjoyed sitting in the sun porch with a cup of coffee in the morning and a glass of wine in the evening. The docks and deck were nice for fishing and for just sitting to enjoy the lake. And because the cottage is about 35 steps down from the road it was VERY quiet. My only complaint is with the management company and the fees. The listing said that linens and towels were included, but we were charged a linen service fee. And on top of that was the processing fee, reservation fee, non-refundable damage insurance fee, the cleaning fee and pet fee. So the advertised price/night is VERY misleading. With taxes it ended up being almost double. This was a last minute getaway so we did it, but I'm not sure I would say that this cute little cottage was worth that much. I emailed the management company regarding the linen fee and some maintenance items that needed attention, and did not get a reply from them."

The Green Duck is simply an easy house to be in. At the end of a private road, you'll find our charming 1 bedroom lake house- which includes a full kitchen and living room area with a bathroom (standup shower only). We have just added a luxurious cedar wood-fired hot tub for the 2025 rental season -we have tried it and it is divine! The house is equipped with washer and dryer! We like to keep all the screened windows open all summer and let the breeze keep the house cool, but if you need it, theres AC in the bedroom and the sun room that cools the whole place. There is working WIFI, DVD system, TV channels, but save that for a rainy day. You'll be spending most of your time outside on the deck or down on the beach and/or swimming dock. There are 2 kayaks for your use as well as some extra life jackets. Plenty of deck chairs for sitting or laying out in the sun. A great place for bird watching (bald eagles!) and fishing right off the dock! 2 fire raised metal fire pits (one on the beach and one in the yard) for those nighttime bonfires! This property is unique as we get both Sunrise on the lake and sunset over the hills of Fox Run Winery! One last thing - a charming and historic train runs next to the house. The train seems to have no set schedule, but seems to run very infrequently. Sometimes not coming for days on end and other times passing by up to 3 times in one day. We see this as part of the charm of the place- the train goes slow and the conductor will even sound the whistle for you if you wave at the train! All in all - this is the perfect house for a quiet, get-a-way - full of fishing, swimming, laying around, working on your new book, or a just a romantic rural experience! Oh, and if it gets too quiet - Historic Downtown Geneva is a 15 minute drive. There you can find gift shops, a cinema, The Smith Opera House, grocery stores, Linden Street, full of shops and great farm-to-table restaurants and a lakefront park.

*** This is a year round rental. We spent last winter here and made some great memories. I must say the place is stunning during all four seasons. We do ask the guests DO NOT use the wood stove (for safety reasons). The house is well insulated. There is electric heat (Thermostat), as well as some very advanced, high-end space heaters for the areas that don't heat up as well. If you would like to see some photos of the place in winter time, just ask and I will email them to you.

A full pantry is available for your personal food. Dining area includes room for 6 or serve dinner on the deck while enjoying the amazing lake view. The living room is spacious and has comfortable seating. On a cold winter's night, cozy up in the rocker, turn on the fireplace and watch the snow gently falling over the lake offering an entirely new experience!

Sheridan House- The Suite apartment is a fantastic spot with a high city feel in a small town. Located in the historic Main Street business district in Penn Yan, this second floor walkup apartment has been completely renovated and has all the modern amenities while keeping that historic charm.

The street entry door opens to a flight of stairs shared by the Sheridan House Studio and the Sheridan House Suite. The Suite has an open living concept with the kitchen, dining, and living room space all open to each other, graced by high ceilings.

The kitchen is fully stocked with cookware, dinnerware for 4, and a coffee maker, and has a large Island with counter-height seating. The dining room table comfortably seats 4 if you'd like the pleasure of a sit-down meal. The sitting area has a comfortable couch, arm chairs and a dedicated desk area.

The large bedroom is connected to the main living area by a set of pocket doors that opens into the sitting area and boasts a beautiful king size canopy bed. This studio apartment is located in the 19th century commercial district in Penn Yan. Asecond-floor walkup studio apartment, the Studio has been completely renovated and offers modern amenities while maintaining its historic character.

The street entry door opens to a flight of stairs shared by the Sheridan House Studio and the Sheridan House Suite. We were glad to meet them and help contribute to their ambitious plans by staying at the home. Access to the property is quite private and is literally at the end of the shared drive. There is a train track behind the property, but there were only 1-2 trains per day and they were short and not bothersome at all. Another unique feature: a tiny creek drains from the hills and comes right beside the cabin. The trickling sounds of the creek are an asset to the whole ambience of the place. We recommend this home and wish the owners the best as they continue to make this home such a cozy place to stay!"

The Loft apartment is a beautifully restored second floor apartment in Penn Yan. Located in the historic Main Street business district in Penn Yan, this apartment has been completely renovated, turned into a lovely Industrial style loft apartment, and has all the modern amenities while keeping that historic, old world charm.

Originally constructed in 1880, this historic property offers a fully open floor plan, with the full kitchen, dining area, seating area, and sleeping areas all contained in one loft space.Walking into the apartment, you'll get that perfect blend of industrial and farmhouse vibes. The ceilings have been removed to expose the beautiful old rafters and tall, arched windows grace the front of the apartment and offer views of Main Street.The first floor below the apartment houses an operational storefront, which is currently an office space maintaining office hours. There is a significant acoustical separation between the Loft and the storefront below.

The street-level main entrance opens to a flight of stairs leading up to the Loft. The full kitchen is large and has windows offering views of the rear parking area and adjacent streets and buildings.The kitchen is fully stocked with cookware, dinnerware for 4, a full-size dishwasher, and a coffee maker. The dining area has a large table that comfortably seats 4 and is a fantastic spot for a sit-down dinner or game night.

The seating area has a large comfortable couch, large TV, and two twin day beds.The main sleeping area includes a king size bed, dresser, large wardrobe, and has tall, arched windows offering views of Main Street.There is a folding divider to offer a bit of privacy to the bed area, from the rest of the studio apartment.There is a dedicated desk/workspace adjacent to the main sleeping area--a great spot to sit if you're traveling for work.

The full bathroom contains a tub/shower and adjacent to the bathroom there is a stackable washer and dryer.

Our Seneca Room is a brand new apartment with 2 bedrooms, 1 bath (sleeps 4 + sofa bed for additional 2) Located in the heart of downtown Penn Yan. Apartment is Walking distance to Keuka Lake outlet trail and local shops, restaurants etc... Centrally located for wine tours that can be organized by experts or venture on your own following the wine trail signs. Please see our other aptartment located in the same building and floor near each other. (Keuka Room # 490646). Both Rentals share a laundry room and is a great spot for large groups or families to be close...

No pets or smoking allowed.

Time Peace is a cozy little cottage with a great view. Located right on Seneca Lake with 48 feet of pebble beach lakefront and a nice dock that you can tie your boat to or just lounge on to take in the Seneca Lake Views.

Cottage has one parking space that walks down a few steps or along a sloping driveway to enter the wrap around deck where you can BBQ and have meals while you watch ducks, passing boaters, sunrises or the light show on the lake from the sunsets.

The cozy cottage is studio style with full kitchen, bathroom with stand up shower, low roost type loft. A full sized bed is downstairs along with a couch that pulls out into a full sized bed. The loft space is 2 twin beds that can be pushed together into a King.

Wade in waterfront is perfect for swimming or floating in the waters of Lady Seneca.

The cottage is right off the Seneca Lake wine trail with many wineries within minutes. In addition to the wineries and the lake, we have breweries, hiking, and shopping.

This cottage has a sister cottage next door, "A Time for Us". Larger groups may consider renting both cottages for more space.
