In addition to the excellent location, the studio was remodeled perfectly and equipped with top of the line amenities... better than any hotel! Our pup enjoyed it as well, and she must have been comfy because she didn't wake us up all three nights we were there... which is rare for her! The only downside was the stairs were rough for her, so we had to carry her up & down (she is a 14 year old beagle & we wanted to be cautious). But I wouldn't have changed our choice of location. We have just added a luxurious cedar wood-fired hot tub for the 2025 rental season -we have tried it and it is divine! The house is equipped with washer and dryer! We like to keep all the screened windows open all summer and let the breeze keep the house cool, but if you need it, theres AC in the bedroom and the sun room that cools the whole place. There is working WIFI, DVD system, TV channels, but save that for a rainy day. You'll be spending most of your time outside on the deck or down on the beach and/or swimming dock. There are 2 kayaks for your use as well as some extra life jackets. Plenty of deck chairs for sitting or laying out in the sun. A great place for bird watching (bald eagles!) and fishing right off the dock! 2 fire raised metal fire pits (one on the beach and one in the yard) for those nighttime bonfires! This property is unique as we get both Sunrise on the lake and sunset over the hills of Fox Run Winery! One last thing - a charming and historic train runs next to the house. The train seems to have no set schedule, but seems to run very infrequently. Sometimes not coming for days on end and other times passing by up to 3 times in one day. We see this as part of the charm of the place- the train goes slow and the conductor will even sound the whistle for you if you wave at the train! All in all - this is the perfect house for a quiet, get-a-way - full of fishing, swimming, laying around, working on your new book, or a just a romantic rural experience! Oh, and if it gets too quiet - Historic Downtown Geneva is a 15 minute drive. There you can find gift shops, a cinema, The Smith Opera House, grocery stores, Linden Street, full of shops and great farm-to-table restaurants and a lakefront park.

*** This is a year round rental. We spent last winter here and made some great memories. I must say the place is stunning during all four seasons. We do ask the guests DO NOT use the wood stove (for safety reasons). The house is well insulated. There is electric heat (Thermostat), as well as some very advanced, high-end space heaters for the areas that don't heat up as well. It is small with few amenities but clean and in a great location. We enjoyed being able to walk right to the outlet rail trail each morning to get a few miles in before we hit the wineries. We did not spend much time at the property itself, but the grounds were taken care of and the owners provided lawn activities & a nice fire pit. While the bathroom & shower are outside of the cabin, they are clean and were not an inconvenience to us. The cabin is near a “main road” but we barely heard/saw any traffic. It was very quiet. The listing’s pictures and descriptions are very accurate…what you see is what you get. The owner was very responsive & made sure we had everything we needed."

The upper deck, off the main floor, has gorgeous views of the lake and beautiful sunsets. Plenty of lawn chairs, a picnic table, and a gas grill make this a great location to hang out at dinner time. This deck also gets great afternoon sun for those looking to bask in the rays.

The lower deck is covered, has sun shades, and also has plenty of seating with several lounge chairs. Great for when you need to get out of the sun or rain or just looking for a peaceful place to enjoy your morning coffee.

The 65' of lake frontage is perfect for swimming, fishing off the dock, or heading out on the water in your boat. Dock your boat just steps away from the house. The seawall steps lead directly into the shallow water making it perfect for the kids (and adults!) to go swimming right in front of the house. A fire pit is also located along the seawall to roast marshmallows and enjoy the nighttime lights around the lake. Also provided are a paddle boat, 3 kayaks, life vests, and water toys.

This property is also on city water and sewer. No need to deal with septic, well, or lake water issues.

Sheridan House- The Suite apartment is a fantastic spot with a high city feel in a small town. Located in the historic Main Street business district in Penn Yan, this second floor walkup apartment has been completely renovated and has all the modern amenities while keeping that historic charm.

The street entry door opens to a flight of stairs shared by the Sheridan House Studio and the Sheridan House Suite. The Suite has an open living concept with the kitchen, dining, and living room space all open to each other, graced by high ceilings.

The kitchen is fully stocked with cookware, dinnerware for 4, and a coffee maker, and has a large Island with counter-height seating. The dining room table comfortably seats 4 if you'd like the pleasure of a sit-down meal. The sitting area has a comfortable couch, arm chairs and a dedicated desk area.

The large bedroom is connected to the main living area by a set of pocket doors that opens into the sitting area and boasts a beautiful king size canopy bed. LOCATION
Located approximately 7 miles South of the Village of Penn Yan, the Yurt sits just off the main route on a wooded 6-Acre parcel of land on the East side of Keuka Lake. This lot is located on the side of a hill and approximately 1/4 mile from the lake. This property does not have access to the lake. The lake can be seen from the end of the driveway. We fall in the middle of the Wine Trail between Rooster Hill Vineyard & Weis. We are approximately 17 Miles from Watkins Glenn State Park, 7 Miles from the Keuka Lake Outlet Trail & 14 Miles from the Keuka Lake State Park.

AMENITIES / DISCLOSURES
The Yurt offers all the same comforts of a hotel room & more. The Yurt is a canvas tent built with the snow package for the interior installation, keeping the Yurt warm in the winter & cool during the summer. It is heated with a Mini Split (forced air heat/AC) that is temperature controlled with a remote control. Temperature is always set to 70 degrees before your arrival and you can adjust it as you need during your stay.

The Yurt is plumbed for the kitchen & bathroom. The water source is from a Well that contains sulfur only noticeable when hot water is running. We supply basic cooking materials such as pots, pans, cups, plates, silverware. The kitchen has a sink, cupboards, a mini refrigerator, oven & stove top.

Guests will have access to WiFi during their stay. The Smart TV will already have Netflix logged in for you.

The couch is a small futon. The second queen bed is not a physical bed and is described just as it's showing in the pictures as an adult-size bean bag chair that will fold out into a queen size mattress.

Coffee is provided for you. The Keuirg will have the coffee pods, sugars & creamer all located in the drawers beneath.

Full bathroom with a shower, sink & toilet. We provide shampoo, body wash and towels. If you require special soaps please bring your own.

We are pet friendly, which means that other guests who have stayed have brought their pets here. We don't charge additional pet fees. We have an excellent cleaning crew but if you are sensitive and have pet allergies, this rental may not be for you.

We have the Yurt professionally treated by a local pest control company two times a year. Once in the spring & once in the fall. Although we are proactive in treating the Yurt there is no perfect solution for a Yurt in the woods. If you can't handle the site of insects this rental may not be for you. Guest who stay during the winter, when it gets cold out the mice will try to get in. We do place traps out and remove anything we catch. Occasionally, that process happens while a guest is staying. If mice frighten you, this rental may not be for you.

Wood is not provided for the fire pit. There are several of near by stands you will pass on your way to the property. Buying wood from our neighbors helps keep them happy!

The Wagon is plumbed via a well. It offers a full bathroom with a shower that includes shampoo & body wash (if guest require special kinds of soap we recommend your bring your own) toilet & sink. There is a built in moisture barrier between the bathroom & the main wagon with a vent built in just like an average bathroom.

A mini fridge & toaster oven is offered to guests during their stay along with a coffee maker. The coffee maker includes coffee, sugar & creamer.

SMORES BAR! Yep, we got one. Located on the exterior of the wagon facing the fire pit is a wooden box that is attached to the bottom of the wagon. Inside it you will find the supplies needed to make your S'mores

WiFi in a covered wagon! Password is provided to guest upon check in. We have already connected the smart TV. The TV is designed for you to input your check in and check out date. Feel free to log into any of you accounts such as Netflix, Hulu etc and the TV will automatically log you out of all your accounts so you don't have to.

Crows Nest is located on the Keuka Lake wine trail. It is next to Red Jacket Park and Morgan Marine on one side, Seasons on Keuka Lake on the other. Very close to Penn Yan/Yates County Airport and between the Main Deck restaurant and Route 54. The property is NOT water front. Keuka Lake is accessible thru Red Jacket Park and visible from the property, but not directly on the water. There is a sidewalk from the property to town for Guests who prefer to walk, approximately 1 mile to Village center

The space
Nice, large backyard for your relaxation with lots of shade. 1/2 mile + walk (1 mile to town center) to the very interesting and historic downtown Penn Yan...antique stores, taverns, restaurants, art galleries, and unique boutiques. Directly next to the apartment, at Red Jacket Park there is swimming, weather providing, and is pet friendly. Red Jacket also has picnic tables, benches, volleyball court, and nice views of the Lake and Marina. Yates County Airport is less than a mile away.
The apartment is located on the second floor with a private outside entrance. The door lock is keypad entry. There is a full kitchen and the bath/shower is equipped with a whirlpool tub. Parking is off street.

The Tiny Home is supplied water from a well, this means we do have “hard water”. The water runs through a filter and water softener but you will notice a hard water smell.

For your comfort during the winter months, we provide a space heater to keep you cozy in cold weather. The tiny home also features a mini-split unit in the loft, which circulates warm air throughout the space.

We’ve recently added a new mini fridge, which may occasionally make a light noise when the temperature rises. The motor runs briefly until the fridge reaches the desired temperature.
Please note that we conduct weekly maintenance on the tiny home. You may occasionally find the door sticks slightly due to natural ground settling, which can cause the front to be slightly off-level.

2016 Cabin borders the Keuka Lake Outlet/Trail. The Keuka Lake Outlet is the waterway that runs from Keuka Lake to Seneca Lake. The Outlet trail is a 6+ mile walking/biking trail with great views, waterfalls, etc. Cabin has heat/A.C, microwave, refrigerator, coffee pot, USB charging outlets for cell phones. Outdoor cook grill and fire pits for campfires. If more sleeping capacity is needed let us know ahead and we can park our camper there for you (added fee)

While we’re about 1/4 mile from the lake, please note that direct lake access is not available. But don’t worry—you’ll still enjoy a lovely view of the water from the end of the driveway! We're perfectly positioned right in the heart of the Keuka Lake Wine Trail, between Rooster Hill Vineyard and Weis Vineyard, offering a perfect opportunity to explore the region’s best wineries. Looking for even more adventure? Watkins Glen State Park is just 17 miles away, and the Keuka Lake Outlet Trail is only 7 miles from the wagon! No need to sacrifice comfort when nature calls! The full bathroom features a shower, toilet, and sink. We provide shampoo and body wash, but if you have a favorite soap, feel free to bring it along. We’ve also included a mini-fridge, toaster oven, and a coffee maker, stocked with coffee, sugar, and creamer for your convenience. Start your mornings right—grab a cup of coffee, and you’re ready to go!

Since the wagon sits on wheels, we’ve never had any significant issues with insects or mice. However, ladybugs have been spotted on occasion, so if you’re not a fan of any bugs, please keep this in mind when booking.

Hot Water: We have finally fixed the hot water issue after trying multiple different water heaters. If you do notice the hot water is not working, there is a cabinet next to the shower head where you can power on the water heater. The water heater does have a shut off and enters power saving mode after 24hrs of not running. You can find the hot water heater in the cabinet next to the shower heat. Pressing the power button will turn it back on and give it about 2 minutes to run through its checks. With on demand water heaters they tend to struggle with high demand of water so please use one head at a time.

Electrical: In the kitchen, a light flickers (turning off the night switch stops the flickering), and we are waiting for all-new smart switches to arrive. I ordered these switches a month ago, but they need to be programmed prior to shipment due to their specific type. Every switch that isn’t functioning has been labeled "out of order," and you can use the iPad (Tuya Smart App) to control the entire house.

Due to code enforcement and local regulations the exterior lights are only aloud to be on from 17:00-21:00. We do apologize for that limited time and are still working on getting that time frame lifted.

The Carlin Cottage sits on the private, beautiful, and picturesque East Bluff of Keuka Lake — it's the absolute perfect getaway for a couple, small group of friends, or a family! Our adorable cozy cottage sits right on the lake and has all you need for an amazing time — a fireplace, a sun porch overlooking the lake, a deck for lounging or outdoor meals, a bonfire pit, grill, kayak, and more! The lake also has amazing restaurants, wineries, and breweries all around, so you'll never get bored!

The space
The living room has a large flat screen TV, working gas fire place, accent chair and couch that pulls out to a full bed.

The bedroom has a full bed, as well as a twin trundle under the bed if needed.

The sunroom has a daybed with a twin trundle as well — can be used for lounging, but can also be used for sleeping when weather permits.

The kitchen counter seats 4 comfortably and the dining room seats another 6 comfortably — plenty of space to cook, eat, and enjoy!

There are plenty of places to work comfortably and we have very strong and fast WiFi, making this an awesome getaway for working remotely as well! As for cell phone service, AT&T and Verizon get full service; however, Sprint does not get very good service. Additionally, while our cottage gets good cell phone service for the most part, a lot of areas around the lake do not so keep this in mind when you travel to the different sites, restaurants, etc. around the lake.

Things to do in the winter - there are a few ski resorts within 40 minutes to an hour and 15 from the cottage!

Unfortunately we can only guarantee one parking spot as spots are shared with neighbors.
