Tucked away at the edge of downtown near the water, Trinity Lane Carriage House overlooks the Seneca River and Trinity Chapel.
Don't let the rustic entrance fool you, comfort awaits at the top of the stairs in the spacious loft.(This is an old carriage house, with the original stairs. Eight steps to a landing and eight more steps to the door.)
Walk to dinner and enjoy a leisurely stroll back to relax on the porch.
Take a morning stroll along the river with your cup of coffee. Or, pick up a cup downtown or Cafe IXX(across the river). You'll need to drive for Dunkin Donuts, 3/4 mile.
Watch the sun rise from the porch or dining table.
Whether a personal retreat, gals/guys weekend, couple's get-a-way or family vacation, a GREAT PLACE TO LAND after a day of fun.
Whether relaxing in one of the recliners, lounging on the sofa, cooking in the kitchen, or sitting at the dining table, the open floor plan allows everyone to socialize with each other.
- "My girlfriend and I stayed here for two nights as we had a friends wedding to attend. The house was very clean and comfortable. Plenty of space to hang up our clothes and right on the water for a nice view. Parking was very nice and backing out onto the street was never an issue. Close to town and easily walkable to everything around. This would be a great stay for those interested in exploring the finger lakes as we did some hiking in the morning before the wedding and before leaving."

This new apartment on Cayuga Lake is in the middle of New York's famous Finger Lakes. Seneca Falls is a quaint, quiet community surrounded by dozens of wineries, scenic trails, parks, boating and fishing - a vacation paradise, and home to the National Women's Hall of Fame. Your private deck overlooks the lake, plus there's a private pool (open Memorial Day through Labor Day), deck and grill. Tile and hardwood floors throughout, huge modern kitchen with granite counters stocked with cookware and spices, two bedrooms (queen in one, two twins in the other), a fully tiled full bathroom, high speed Wi-Fi, hi-def TVs in the living room and bedrooms w/free Netflix, Prime Video, Disney+ and YouTube Premium (no commercials!).
Other things to note
1. The apartment is on the second floor and the pool deck is four steps up, so neither is handicapped-accessible.
2. The pool is open Memorial Day weekend through Labor Day weekend. If weather is exceptionally warm it may open earlier or close later, but no guarantees!

What an amazing property, view and living space. Every morning we could see the sun shining right off the front balcony, hence the diamonds. Pool was ALWAYS available for swimming, which for the 4 & 8 y/o meant the most important part of the trip. The finishing touches in the house were impeccable and the owner was always a text away ready to assist if/when able. Definitely looking forward to a return trip.

The property was beautiful and lake front. The owners were very sweet and went above and beyond especially when we found out the day before the trip the pool had sprung a leak so we were not able to use it. They worked very diligently to try and fix it before we left. Super clean and absolutely beautiful place to stay!

Property was exceptional overall. Impeccably decorated with modern furnishings and appliances. You can tell owners have attempted to cover all the bases when it comes to any single creature comfort you may desire on your stay. There are 3 smart TVs which have several apps such as Hula and Netflix pre-installed so you would have no problem finding something to watch. Kitchen has any type of accessory you could possibly need...blenders, mixers, Keurig, Mr. Coffee. Many nicer than the ones I have in my own home. Kitchen is open, granite tops and very functional and leads to a deck which has a beautiful view of the lake to enjoy. The pool outside is pretty much your own to enjoy. They had several floats for us to use. Owners are very humble, gracious and accommodating. They are available if you need them but are pretty much invisible for the most part. You can tell they take personal pride and desire to provide a perfect stay which is heartfelt and not based on money or fear of a bad review. You have to take a short walk to the lake but it is peaceful and serene. At the lakeside there are 3 Adirondack chairs and a fire pit. My daughter wanted to make smores and to my surprise the owner had a water proof container with newspaper, kindling wood, and lighter. There was also plenty of free firewood to enjoy as well. Doesn't seem like much but when on vacation especially short 3 day stay like ours you don't need hassle of going to the store to get things you may have not had for-site to bring. As far as location there is a real cool restaurant within walking distance. We only had take out because of COVID but it looked like it would be a blast in the summertime. Would highly recommend this property for your stay. Owner wanted me to come up with something which would make the stay better and as much as I wished to honor his request I couldn't come up with anything. Book it now-you won't be disappointed!!!!

We were very impressed with this new apartment which was immaculately clean and beautifully done. They thought of every last detail to make it a comfortable place to stay; from Tupperware to extra blankets and games. The apartment has a beautiful view of the lake and you can walk down the driveway across a very quiet road to sit by the lake. We understand beds are very subject but they were a little too soft for us. This was the only thing that could have made the stay more comfortable for us, but I am a high maintenance sleeper! The owners were very nice and waved hello in the driveway and made sure we had everything we needed. We have been coming to the Finger Lakes annually for over a decade and have struggled to find “our spot” but I think this is it! I would really love to come back here so I am hoping everyone else takes good care of this place! Thank you again!

This beautifully appointed apartment is spacious and immaculate. The view of Cayuga Lake is a definite plus as well as the seating by the lake and access to the pool. The modern kitchen is well stocked and having a washer and dryer was very helpful. The furniture is very comfortable and the three Roku tv’s were enjoyable. Peggy and Scott are very pleasant hosts that provided us with great info on the surrounding area. This is a perfect location to explore the Finger Lake region!

The apartment was quiet, clean, and comfortable. The host was very communicative, e.g. telling us when the pool was going to be briefly closed for cleaning. The kitchen is well-equipped. There are two restaurants nearby, although groceries, etc. require driving into town.

We stayed with 2 kids under 12. The apartment is gorgeous, spotless and fully appointed. Evening swims in the pool and morning lake views with our coffee were just what we needed. Owners are very sweet, as is the location. This will be the first property we check when we are in the area again.

This location is a gem in the Finger Lakes district! This beautiful 2 bedroom apartment is very spacious and immaculate with wonderful modern amenities and is beautifully decorated. The balcony over looks Cayuga Lake and the beautiful sunrises! The pool was so refreshing since the weather was so hot and sunny! Scott was a great host who was able to tell us about the area, the local restaurants (Wolffy's was great fun!), and attractions! We look forward to our return again next year! Thanks Scott and Peggy, you have a beautiful and Welcoming place! Norma & Dale, Cathy & Bill
- "We had a wonderful stay in this beautiful property. The apartment was immaculate and exactly as shown in the pictures. The pool made the property extra special. The owners were lovely and went out of their way to add little touches that made this truly feel like your home away from home. I highly recommend this property!" - "We (a couple) were just looking to be away from the norm and connect for a night. comfy living space to visit as a family or 2 couples. we took a bike ride along the lake (6 mi round trip, low/no traffic); if you wanted to swim at the state park beach on cayuga lake, this is a great place to stay. kids would love the state park playground. we stopped at the bar with music, walking distance from the place and had a drink in a lively outdoor atmosphere. beautiful, completely equipped kitchen was great place to prepare our meal and some drinks. we ate outside on the balcony/deck looking at the lake on a cool evening. Watched some TV (great picture and sound bar), slept in the VERY comfortable queen bed; had coffee in the swimming pool before packing up to leave. Price for the place/size/location fair. Cleaning fee of $99 is steep for a night (altho we understand there are some fixed costs in turnover, this might need to be more sliding scale depending on length of stay). We had everything we needed without any prep (except for our food, of course -- they even had some cooking oil and spices as well as every utensil you could want!). Loved it! Thank you Scott & Peggy"

Spacious clean lake home is on the west side of the Cayuga Lake and on the wine trail. We are just over 2 hours from the Niagara Falls. Close to hiking trails. Great lake for fishing. The 3-bedroom ranch house is about 1,900 sq. ft. on a 0.5 acre property. Enjoy the sunrise and sunset throughout the year as the fire flies and occasionally swallows perform. Look out for the Blue Herons, eagles and ospreys as they dive and swoop up a fish for their meal. You may even find the resident mink running along the lake front. Breathe in the fresh air and unwind in a comfortable outdoor patio after a day of hiking or wine tasting. Relax around the fire-pit. Enjoy the morning quiet as you seep your coffee or tea. Easy access to the lake. Two kayaks available. Amenities: full kitchen, large laundry and dryer, central air and heater, fireplace, gas grill, 4 parking spaces. Lots of room for cookout and outdoor eating. There is a dock for boats. 3 bedrooms, 2 with lake views. Queen-sized beds in all 3 bedrooms. There is another queen-sized sofa bed in the year-round sunroom. Fenced-in yard for house-trained canine guests. Accompanied children always welcome. Most vineyards and restaurants with outdoor seatings are dog-friendly. Enjoy local bands/singers performance while you dine in the various wineries in the Cayuga Wine Trail.
- "We stayed on Lake Cayuga for a week in August and had a great time. Margaret was a phenomenal host. Any questions we had were answered very quickly. The house was very clean, and had everything you needed to enjoy your stay. The beds were very comfortable. The showers had great water pressure. Most all of our time was spent on the backyard Patio and in the sun room, plenty of room for the four of us that were there and our dogs. You can easily fit 6 people. We started our days off paddling around, using the provided kayaks, and finished it with a fire in the fire pit overlooking the lake. We would stay here again"

OUTSIDE, EVERYTHING YOU NEED TO RELAX AND HAVE FUN ARE PROVIDED: BBQ grill, kayaks, paddle boards and inflatable rafts. THE LOCATION CANNOT BE BEAT. A four and a half hour drive from NYC and 45 minutes from two major airports (Syracuse and Rochester). The house is minutes from all the Finger Lake wineries, the town of Seneca Falls (where “It’s a Wonderful Life” was filmed and the home of the first women's rights convention), and a newly constructed women’s history museum. The house is also not far from the popular and charming Skaneateles. Smoking is strictly prohibited inside the house and within 15 feet of the house. Although the house is not child-proof, children are welcome. Occupancy is limited to 6 maximum, but with prior notice, can sleep up to 8. The house offers parking for 3 vehicles. Note: there is a flight of steps to get from the parking area at road level to the house at lake level but when you see what LIVING ON THE LAKE offers, it is completely worth it.
- "My husband and our 4 adult children spent a lovely few days at this home. It was comfortable and cozy and right on the water. Kelly/ Claudia handled all the details seamlessly and made this vacation so easy. The kitchen was well equipped and the house was set up with plenty of things to do. I loved sitting on the porch listening to the water. I would definitely return." - "I booked this house for my family of five, my kids are older, young adults and we were thrilled with the accommodations. There was plenty of room and most bedrooms are generous. The house is well stocked and I found that I overpacked. I didn’t need to bring all the towels, bedding and kitchen supplies that I thought we would need! There was also plenty of floats and lake toys to play with, my kids had a ball. It is also close to town with restaurants, wineries and shopping nearby. The lake is literally steps from the back door, we spent so much time just enjoying the views from the porch. Be aware of the bugs, but they come with any summer time lake property and the bonfire at night kept them away. I also appreciated the available wood pile for the fire. Thanks for a great week!!"

Highly recommend the Corning Museum of Glass it is amazing. Watkins Glen is a short distance away if you need a place to stay during the racing season. The apartment is charming beautiful spacious living and eating area. Spotless and well maintained - the all important water pressure is excellent. - "We like to vacation Seneca county. Wii stay at this place when ever we are up there." - "The serenity of the area, the cleanliness of the property, and the attention to detail of the home and the grounds stood out for me. I felt immediately relaxed here. It is a sensation that is difficult to relate: I live in a small city on the rural border, but staying at this beautiful home was an experience. Sometimes I would just put a chair out in the yard at dusk, bring a book and read in the quiet under the Japanese maple. I witnessed sunrises and sunsets that had me scrambling for the camera. The owner was responsive to queries, and generous in hospitality. I've been working my way slowly westward, vacation-by-vacation, to bike the Erie Canalway Trail and so have had little reason to revisit my prior stopovers, but this is a different category - a destination in itself and I will return."

- "This was perfect for our needs. I know the entire home will be adorable when they complete the remaining apartments. The town has so much to offer." - "Very cute and clean. It says 2 bedroom and literally these are 2 bedrooms and kitchen with dining nook. So if you are thinking there is a living room - there is no living room. This was not a problem for us but some guests may be thinking there would be a couch or so that could sleep another person and there isn’t. The apartment fits max 4 people."

Lots of special touches and lovely decor. Beds were extra comfy and owner was very pleasant and accommodating. It is on the third floor so not great for folks with mobility issues. Launch your wine tasting group from the Gould Swaby Estate and at the same time enjoy the once in a lifetime chance to actually live as though you own the entire Gould Pumps Company, for in fact you are about to rent the entire original mansion owned for nearly it's first 100 years by the same Gould's that built the pump company located on Millionaires Row and at 24 Cayuga Street. Every bedroom and the living room is wired for streaming entertainment and the living room even has a sound bar for your entertainment enjoyment. The house also has 5G Wireless throughout and there's a dedicated computer so you can stay fully wired yet be in yesteryear. You can eat out at one of many enticing restaurants or dine in and make your own culinary magic using the mansion's fully stocked pantry with baking products to make your own decorated cookies with dozens of cutters in every size and shape imaginable, just go into the pantry, turn on the shiny red kitchenaid and mix your own magic if you decide to dine in. It's your escape your way. In a town famous for women's rights this is a home which has the unique distinction of passing title from it's inception in 1870 to women, so stay in the touchstone to the women's movement. Even Elizabeth Cady Stanton was a frequent visitor and is listed in the obituary of Amelia Gould Swaby (the home's first title holder) as a "close personal friend". Don't just see history, be part of it. For the first time in 150 years the estate is finally open for guests. Be one of the few to enter the Belle Epoch of travel in Upstate New York.
The original mansion's first two stories are available as a separate residence. Myself a separate unit with separate entrance and if not already booked by another guest you can include another four in your group with their own entrance and efficiency kitchen. (it's listed on Airbnb as the Paris Apartment) so ostensibly if it's not already booked and you could have a group of 16 under one roof. I am available by text and sometimes when I am home my home is the old ballroom attic, my writing atelier. So if I am here and you want a guided tour of the mansion I am happy to oblige.

Scott and Peggy’s place was beautiful, spacious and cozy with a gorgeous view. I wouldn’t hesitated to book their place again. We are looking forward to staying here in the summer to enjoy the water and pool. It’s a great place to come home to after wine tasting. Love the spacious kitchen and big tv. It was nice to enjoy a cup of coffee and enjoyed that view in the morning. Also, they are very hospitable and generous hosts.. lots of great suggestions. We made memories there as a family.

October 2020
Everything was perfect and exactly as described. All of the kitchen supplies, furniture, bedding, etc. felt brand new and perfectly coordinated. The house was sparkling clean. Scott was very responsive. We loved that wood was provided for the firepit, which was gorgeous right along the lake. The deck, grill, and pool are connected to his home so those are definitely "shared" amenities, but everything else felt very private. You can see the lake from the balcony and it's a quick 1-2 minute walk down the driveway and across the road to the water. The lake is beautiful and being so close to the water is the only way to stay when you're visiting the Finger Lakes! Perfect view of the sunrise!

Gorgeous view, clean and comfortable home, and close to many things to see/do/enjoy. The kitchen was great and had all the pots and pans we needed to cook a few meals at home. The deck view and the lakeside fire pit area were definite highlights. Scott was very responsive and helpful with any questions that came up. My partner and I had a lovely anniversary get-away in the Finger Lakes. We would recommend Scott and Peggy’s home for anyone looking for a relaxing weekend away. Thank you

"We loved Scott and Peggy’s place. It was clean, very comfortable well furnished, and the amenities were great. We only wished we could have stayed longer to enjoy their place more, 3 nights was not enough! Scott was very responsive and helpful with our questions and needs. Location was good, close to lots of wineries and we enjoyed sitting out by the lake. I particularly enjoyed how the dining table was set when we arrived, it was a nice touch. Also it was great having all of our streaming needs (Netflix, amazon, Hulu, Disney +) , when we wanted to wind down after being out and about all day made it feel like home! Would highly recommend staying here and we are already trying to plan another trip there for next summer!"

The apartment is spacious, immaculate and has every amenity you could need. The pool is beautifully maintained and the proximity to the lake made for easy morning fishing. Everything we wanted to go to was easy to reach. Scott was a wonderful host. He replies super fast and has tons of tips. We can’t wait to stay again!!"

"Scott and Peggy are superb hosts! They are very accessible and more than happy to help. Their home is beautiful, spacious and so well appointed with extras that really make a difference. We spent two weeks with our elementary school-aged children which included daily swimming and near nightly campfires at their fire pit by the lake. I particularly enjoyed walking along the lake on their quiet road. We hope to return!"

"Scott had the perfect finger lake place for our family of four. The space was clean, well organized, secluded, and graciously laid out for our arrival and entire stay. The pool wasn't ready the day we arrived as it was getting refilled so he gave us money back which was very nice and unexpected! We loved having coffee out on the private deck, the kids loved the pool access, and the lake at the end of the day right across the street with a fire pit and wine was perfect. State parks, restaurants, and other fun family activities were so close which made it more than ideal too. We will definitely try to stay here again!"

October 2019
"My husband and I spent three nights and didn't want to leave! Scott and Peggy are great hosts and have created an incredibly beautiful, relaxing and modern space. They we're very accommodating while still offering the perfect amount of privacy. The apartment was immaculate and we appreciated the attention to detail and tasteful decor. I was thrilled to find a full length mirror, extra blankets, fluffy towels, washcloths, and an iron - we can't think of anything that was overlooked. The kitchen was well stocked with dishes, glasses, utensils, pots and pans. Everything about the apartment was perfect but the very best part was the view! We enjoyed a beautiful waterfront bonfire two out of three evenings (wood was provided) and the moon's reflection on the lake is exquisite! A close second was the sunrise over the lake. The porch is a perfect place to enjoy a cup of coffee in the morning and take in the view. We took a daytrip all the way around the lake and stopped at wineries, waterfalls, beautiful lookouts, great restaurants and even a suspension bridge. If you're thinking about a trip to Cayuga Lake this is the perfect place to stay!"

September 2019
"Scott is a great host! Really cute place above the garage, looking right onto the lake. Easy check-in process. Very nicely updated, modern kitchen, updated bathroom, comfortable furniture. There was a group of 3 of us visiting and there was plenty of space for all of us. We also enjoyed the games that are available and access to Hulu and Netflix. The sitting area in the front yard right on the lake was so nice and a beautiful spot to watch the moon come up in the evening. Great location right on the lake and walking distance to a nice waterfront restaurant. Just a short drive to the area's fantastic wineries too. Would absolutely stay here again."
