Beautifully appointed 2 bedroom apartment with private entrance and private outdoor gazebo centrally located. Less than 3 miles from the Baseball Hall of Fame and 5 minute drive to Dreams Park. Wood floors throughout, 65" TV for your use plus air conditioning and heat, which you control for your own comfort. Both bedrooms have Queen beds, plus there is a Queen sized pullout sofa bed in the den. Bathroom has a full tub plus shower. The apartment is much bigger than it looks online! The only thing I would say is that you should note that it is in the basement of their home so you might hear people walking around on top of you, but you get used to it after a while and if you’re there for CDP, you’re not gonna spend much time inside anyway! We have two guest rooms in our home, side by side. Each room has its own designated patio with two comfy chairs and a small table for that first morning cup of coffee in the sun. There is no access to a full kitchen, but your room is equipped with a small refrigerator, coffee maker and microwave, which we hope will provide you with what you need for a convenient, comfortable stay!

Surrounded by green pastures, quiet mountains and grazing horses, your lovingly furnished bedroom in our renovated barn has a private entrance, private bathroom and across from the patio, there is a shared fire-pit. Stroll the peaceful paths that wind through woods & fields or pack a lunch and dine al fresco at the picnic table by the river!

In the bedroom you'll enjoy a comfy queen-sized bed, plenty of drawer space for your clothing and accessories, plus shelves, hanger space and all the bathroom amenities. (**Please note that the room is designed to be spacious and comfortable for 2 people only. We are unable to accommodate extra guests in the room, whether adults or children.)

Your private en suite bathroom is stocked with towels, soaps, shampoo, conditioner, a hair dryer and other small considerations that we hope you will enjoy.

If you delight in fresh air and nature, there are acres and acres of lovely winding trails for you to explore. Enjoy the peaceful vistas of the Leatherstocking Mountains, wander through our ancient thorn apple orchard, make yourself at home in the grassy fields bordering Cherry Valley creek and out at the very edge of the property pause for a moment, have a seat on a fallen log, and enjoy the cool, dark silence of the hemlock forest.

Enjoy picking your own apples and berries? You are in luck! We are conveniently located right beside the area's premier U-pick farm, Middlefield Orchard. Just head up the road a half a mile or so and Willie and his crew will welcome you to peruse their delicious array of farm fresh vegetables, baked goods, syrups, honey, jams, pickled vegetables, cider and - of course - apples and berries in season! A few minutes farther up the road Jerry at Bob's Country Store will be happy to offer you a quick fill up, a deli sandwich, and any other standard fare you might expect from a top-notch rural general store.

Take a rather stunning 10-minute drive over the mountain and you will pull into the beautiful village of Cooperstown, approaching from the east and thereby avoiding the business and bustle of Route 28. Here you will find delights too many to mention. From unique bars & restaurants, local shops, a bustling Saturday farmers' market and local breweries & distilleries to nationally acclaimed museums and arts organizations such as the Baseball Hall of Fame, the Fenimore Art Gallery and Glimmerglass Opera Cooperstown is truly the small town that has it all.

Our crown jewel, of course, is glorious Otsego Lake. Located right in the heart of the village, its beauty inspired James Fenimore Cooper to nickname it “Glimmerglass” in his renowned series of novels, Leatherstocking Tales. Boating, kayaking, lake tours on the Glimmerglass Queen, an evening glass of wine on the verandah of the magnificent Otesaga Hotel...the only thing better than visiting Cooperstown is living here!

This is our first year renting the farm space on VRBO and we are excited to begin welcoming guests! Our gardens and outdoor areas are still under construction, however, and the aesthetics of our outdoor spaces are not yet where we would like them to be. We hope the inexpensive nightly fee will compensate our guests for this.

Our home is heated with a state-of-the-art Geothermal System that does not burn fossil fuels. Ask to see our system and find out how it works!

***AT&T service works well but VERIZON and T-MOBILE CELL PHONE SERVICE CAN BE SPOTTY OR NON-EXISTENT! PLEASE BE PREPARED TO USE WIFI CALLING! Personally, we use Cricket Wireless, which utilizes AT&T towers, and we have never had a problem getting a strong signal. However, if your cell phone provider utilizes Verizon towers you will likely have spotty service, if any. We are as yet unsure how reliable the T-Mobile service is. Instead, connect to our wifi to easily utilize WiFi calling and messaging.

BASEBALL PARENTS: Please be aware that we are unable to squeeze a 3rd person into the room, even for a night. If you are unsure when your child will be leaving the baseball barracks or if there is a chance they will finish a night or two early, you will be better off booking larger accommodations or a hotel room in order to avoid a last minute scramble.

***Our TV is Roku rather than cable, but the convenient smart screen feature enables our guests to connect to whichever streaming services they prefer.

The Federal House Apartments are duplex style, there are two apartments each is 2 floors sharing only one wall in the center. The apartments were built new in the mid 2000's and thoughtful constructed to host rental guests. Each apartment has hardwood floors throughout an open floor plan with lots of natural light and easy access to the outside including a balcony off the bedrooms on the second floor. Each apartment is private and has 2 bedrooms, 2 bathrooms. The back deck and laundry room are shared only amongst the 2 apartments. The apartments are offer for rent individually. The Federal House main house has an in-ground pool shared with all three units during the summer months only. The pool is open from memorial day - labor day.

The Federal House is a perfect location. For those playing at Dreams Park you will have everything you need within a short distance. The house is only 1 mile from the park and a block away from the grocery store, McDonalds and more. The Village of Cooperstown, The Baseball Hall of Fame, The Farmers’ Museum, the Fenimore Art Museum, restaurants, and shops are all just minutes away. It is also conveniently located near the famed New York Beverage Trail, with Brewery Omegang, Red Shed Brewery and Cooperstown Brewery all located within a 4 mile radius.

- "Stayed here for a week in July while my son played in Cooperstown. Cabin is just across the street from the main entrance of the ball fields. It is spotless inside and has everything you could need. Beds are comfortable and AC and ceiling fans were great as it was pretty hot when we were here. Loved having the washer and dyer just steps away and the pool was great for the kids! The owners were very responsive and helpful! Would definitely recommend staying here!"

- "The location was wonderful. One minute after we dropped her son off after move-in at dreams park, we were parking at the apartment. Nice fenced in pool out front. This apartment is up a staircase to the right of the building. Upon walking in, we were greeted by Fresh smells of a recent deep cleaning. It was perfect for my wife and I and our nine year old daughter, there is a small kitchen, a table for three, a comfortable loveseat, and a queen bed in the living room. Leading back to the master bedroom, there is a small office, which was perfect for us to store all of our bags out of the way. The bathroom was small but adequate. There was a great deck off the kitchen where my wife and I had breakfast and coffee each day. My wife was able to do some work remotely out there as well. Internet worked perfectly. Apple TV was available. Free laundry facilities beneath the staircase, leading up to the unit. There was also a great outdoor sitting area with propane grills and a fire pit. Unfortunately, we were so busy we did not utilize these but it was a nice touch. We would definitely stay here again if we come back. Immediate communication with the owner for check-in and checkout, which was a breeze."

Susquehanna House - Completely renovated kitchen and bathroom in 2019. Susquehanna House apartment is very conveniently located in the heart of Cooperstown just two blocks from Main Street restaurants and shops and the National Baseball Hall of Fame. It is less than a 10 minute drive to the Cooperstown Dreams Park. This apartment is located on the second floor a charming Victorian home. The owners live on the first floor and are nearby if guests need assistance.

The home is in the perfect location if your son is staying at Dreams Park! It’s only a 12 minute drive. Downtown Main Street is only 8 minutes away. It was honestly perfect and I’m so glad we stayed here. The home itself has all of your basic needs. If I were to critique anything, I would maybe say get a bigger sofa for downstairs and more comfortable pillows on the beds, but I would stay here again in a heartbeat! "

The space
Historical neo-colonial Greek revival built in 1868, guests will enjoy the hardwood floors throughout, original woodwork, updated kitchen and bath, as well as a large yard with a brook at the back of the property.

The room is 15 X 15, with a closet, 3 windows that provide cross ventilation, a ceiling fan and a window unit air conditioner. An antique vanity doubles as a desk for laptop space and free wifi is provided. The separate guest bathroom is down the hall. There is a flat screen TV in the room as well as a dorm fridge. Coffee and tea are always available downstairs. (Keurig).

Please note accessibility: the room is up a full flight of stairs.

Guest access
Guests will have access to the bedroom and bath on the second floor, and most rooms on the first floor including the large living room, the study, the kitchen and dining rooms as well as a screened-in porch, where we eat meals in the summer. My wife or I will be home to meet you and provide keys and instructions.

During your stay
My wife and I have lived here for over 30 years; I am a retired educator and she works in a neighboring school district. We know the area well and will be as much or as little help as our guests desire. We both enjoy meeting folks from other areas and will be glad to orient our guests to Cooperstown.

We have provided an extensive list of restaurants with their phone numbers in your room, but please feel free to contact me beforehand for suggestions if you like.

Other things to note
Our off-street parking is a requirement during the winter months (also a great time to visit) and a bonus when the streets are filled with cars during "the season." IMPORTANT: If you are coming because your son/daughter is playing at Cooperstown Dreams Park, we're the place, HOWEVER, if he/she is playing at Cooperstown All-Star Village, that is 25 miles away outside Oneonta,NY, and you would be closer to the ball park staying down there. Just a warning.

Stunning, spacious, brightly sunlit bedroom; minutes walking distance to the Baseball Hall of Fame, the Fenimore Art Museum, the Fenimore Farm and Country Museum, the Clark Sports Center, Main Street shops and restaurants. This guest suite has all the comforts of home. It's a comfortable walk or bike ride to the Hall of Fame, historic downtown, the Farmer's Museum and beautiful Otsego Lake. A 24-hour grocery store is around the corner and we're close to the trolley that will take you all over Cooperstown in the summer. And it's only a 10 minute drive to Brewery Ommegang.

Please note, there is no TV or cable in the suite. Just Wi-Fi.

The space
The guest suite is in the back of my house, and is modern and comfortable. There are double-locking doors separating the apartment from my living area, so you have full privacy. There is also a full deck with a gas grill & table out your door for you to enjoy. I'm here to help, so please let me know if there's anything I can do to make your stay more comfortable!

Conveniently located 3 miles from Main Street Cooperstown, this fresh 1-bed apartment has plenty of light and charm. The cozy queen bedroom has two windows—feels like you've stepped into nature—with blackout shades as needed for a restful night's sleep. Both spaces have ceiling fans.

You'll love the view, the quiet, and the easy access to the local area. Four miles to Main Street, the Baseball Hall of Fame, and Otsego Lake. Five to twenty-five minutes drive (depending on traffic) in varying directions gets you to the Fenimore Art and Farmer's Museums, Fly Creek Cider Mill, Brewery Ommegang, Glimmerglass Opera, etc. At the house, your friendly host, Diane, may wave (or chat), but truly the goal is to respect your privacy. Feel free to enjoy the main house front or back decks. And of course if you need anything, just text or knock. We want your Cooperstown stay to be seamless and enjoyable.

Separate entrance with keyed lock. A long, shared gravel driveway has only three homes, well-spaced. There is no through traffic. Private property with easy parking.

Other things to note
1. Central NY weather is variable, so we usually kick off our shoes at the door—think Japanese when you come! If you forget fuzzy socks or slippers, we have extra. Thank you!

2. Starlink provides our internet. There are two signal boosters, but if you need serious high speed internet, the Village Library and Stagecoach in town offer access.

3. A washer/dryer is available IN A PINCH in the main house. Currently there is NO washer/dryer in the apartment itself.

4. Absolutely NO smoking is allowed in the apartment. No candles or any flammable items, for safety. Smoking (cigs, cigars) is allowed on the front deck.

5. We have filtered well water, treated with chlorinating tablets. It's perfectly potable, but a Brita Pitcher and a few bottled waters are also provided in the fridge.

6. This is an ABOVE GARAGE space so you may hear the electric garage door quietly rumble at times, but never later than 9PM. We'll park out in the driveway!

7. No unauthorized overnight visitors, please.

8. Your host, Diane, is a Licensed M.T. with a home office at the other end of the home. She may receive a client during your stay—or it could just be you (wink)—but you'll likely never know it.

Welcome to your retreat in beautiful Cooperstown, NY!

Tucked away in a private enclave on the first floor, the guest suite offers a sanctuary of tranquility, which includes thoughtful details, modern comforts, warmth and style.

Inside, discover a cozy yet spacious layout, adorned with beautiful furnishings and soothing decor.

The bedroom is furnished with a Queen size bed, dresser and nightstand. Plenty of hooks for your convenience and a large closet in the hallway for coats, suitcases, etc.

The comfortable living room provides a quiet spot for conversation, catching up on TV, or curling up with a good book. Listen to vinyl records or enjoy a CD on the stereo (fun selection to choose from). Enjoy the coffee station, equipped with a coffee machine, microwave, toaster and mini refrigerator. (Ground coffee & sugar included)

Outside, enjoy the enchanting views of 27 acres of countryside and woods from the private gazebo. The home is walking distance to 630 acres of State land.

The main entrance to the home is shared between both spaces, but once inside the front door/hallway, each space has it's own locking door for privacy.

There is one parking space allotted in shared driveway for guests.

There is a inviting, furnished gazebo on the side of the house for guests to use. It offers beautiful views of the many acres of land and woods.

Please note, that the home-owners live upstairs. We are often outside enjoying the outdoors, riding our ATVs or gardening.

The entire home is powered by a Generac in the event of a power failure!

Guests are NOT permitted to bring pets.
