Leave your cares behind and enjoy the beautiful Catskill mountains as you relax in your “Stream side Sanctuary,” a beautifully renovated two bedroom house just outside of Phoenicia, located on the lovely Stony Clove Stream.
The view from the property is wonderful year round, with the autumn colors being especially spectacular. We also have a terrific stream side patio and seasonal fire pit. It's available April through November and is fueled by propane. No wood needed and a great flame! (see photo)
The house has a fully equipped kitchen, spacious dining room that looks out at trees and flowers from a bow window, living room with gas fireplace and large screen TV, modern bathroom, two bedrooms, each with a queen size bed, air conditioning and heat throughout making it a cozy, comfortable retreat year round! The house has a phone, cable TV and wifi. A car is not necessary as the house is located just one mile form the bus station in Phoenicia. You can walk to town, eat in one of several restaurants, visit the quaint shops, or go fly fishing. A little over a mile will bring you to the Tanbark Trail and/or the trail up Tremper Mountain, both very popular spots, or walk about 2 miles to the Phoenicia Diner for a hearty breakfast or lunch. With a car, there are many sites and activities nearby. The Emerson complex has interesting shops as well as a restaurant, spa, and the world’s largest kaleidoscope! A short drive will bring you to hiking trails, lakes, ski centers, concerts, and other nearby towns to explore. Come and enjoy “your vacation home” without any of the work or responsibility

The house is tucked away at the end of a private road with just a few other houses nearby. The town of Phoenicia has shops, a flea market, a farmers market, farm stands, and foodie destinations like the Phoenicia Diner and Woodstock Brewery. Near hiking, skiing, fly fishing, and more. The Menla Mountain Retreat center with Dewa spa is right up the road. Besides dipping your feet in the stream, the house is within walking distance of a few swimming holes.

The Woodland Valley Lodge (in Phoenicia) is among the finest accommodations in the Catskills. Shandaken Township STR License #: 2023-STR-AO-122.

A 1900 craftsman ski/fishing lodge with all the warmth and charms of a stone fireplace, wood beamed ceilings and douglas fir floors, but fully updated with the modern comforts of home including two remodeled (2024) full bathrooms. The interior Lodge is nestled in spectacular Woodland Valley – a short two hour drive from New York City and just down a two lane road to one of America’s coolest towns, Phoenicia.

Ground Floor:
You enter the Lodge into the Main Lodge room where you'll sit and chat for hours as you solve the world's wonders from two leather sofas in front of a river stone fireplace which is constructed from our own Woodland Valley Stream stones. A new propane furnace keeps the Lodge toasty in winter, and an iron, sealed, Danish, wood burning fireplace adds ambiance and mad charm!

The Lodge decor is themed on the great western US National Parks, and of course on New York’s own Catskills Park (since we are located in the middle of Catskill Park!). Think Pendleton wool blankets for color! The Yellowstone master bedroom and the Rainier bedroom are downstairs off of the Main Lodge room, and each sleeps two in queen beds. The Screening / Reading room, also located off of the Main Lodge, is another cozy spot to sit and read or binge Netflix on a leather sofa there with your feet on the ottoman. There is a newly remodeled (early 2024) full bathroom - iron soaking tub and rain shower - as you walk from the Main Lodge room to the kitchen. Entering the kitchen, you'll face the Wolf range and feel the natural light flooding in from windows on two walls of the kitchen. The breakfast table seats 6-8, and 2 more can eat at the countertop nook on two counter stools. Walking through the kitchen then past the other modern Bosch and Samsung appliances, you will enter the Catskills dining room. This table is set for 6, but we seat 10 there at holidays. Here you can sit drinking your coffee either at the large stone topped table or in one of the two lounge chairs with lambskin padding and watch nature through the windows on three sides. In summer, listen to the bucolic bubbling of the Woodland Valley Stream as you drink your coffee, and in winter watch the snow fall as you still hear the faint creek sounds through the windows. The Catskill dining room is also perfect for board games.

Music love is also fed at the Lodge as we included Sonos One players in both the kitchen and the main Lodge room. You can stream from Spotify or any music app on your phone or device.

Second Floor:
The Glacier bedroom is at the top of the stairs upstairs and also sleeps two in a queen bed, while the Yosemite bedroom across the hallway sleeps four (2 on the bunk beds and another 2 - if under age 16 - in separate twin beds). The upstairs bathroom was also recently remodeled (early 2024) and your little ones will LOVE the Bear Cave which is a hidden kids hangout upstairs!

The scenery surrounding the Lodge is spectacular and just outside your door. Mountains are on all sides. Watch deer with their fawns below you from the Catskill room as you drink your morning coffee or play board games or cards. Fish for brown, rainbow, and brook trout, or enjoy a refreshing swim in the creek. Hike or snowshoe the many nearby trails. Sit around the firepit at night in six black Adirondack chairs listening to the wood crackle and the creek passing just feet away.

The Lodge brings the US National Parks to you two hours from the city. Come spend some time - relax and energize with nature all around you.

Whether you come in a car or get off the bus, getting here is easy. Park in my driveway or take the block long stroll from Main street where a Trailways Bus comes and goes to NYC several times a day. Once inside you may want to chill and make a cup of Espresso in the fully stocked kitchen or just leave your stuff and head back to the heart of the Hamlet. Plenty of food and drink there! Depending on the time, you may end up having breakfast at the famed Phoenicia Diner or enjoy happy hour at the Sportsman’s Alamo Cantina or dinner at the Phoenicia Steakhouse. Or you might choose to grab some groceries at the local supermarket and head back to do some cooking. All is just a short walk even with a couple bags of groceries. I’ve done it many times, even in a snowstorm!
Since a picture is worth a thousand words I’ll let the images of my house do most of the talking, but gotta say that its cozy, cute and cool. The retro living room is a great hangout with a smart TV, vintage stereo and healthy stock of Vinyl and books to choose from. And the layout is set up so you can stay in touch with others in the Kitchen or zone them out if anyone needs solitude.
Upstairs things get a little more country with a comfy queen size bed in the main bedroom and a full size one in the guest room. A couple of Tivoli Radios are up there that you can hook your phone to and the strong wifi signal will get you Spotify or whatever streaming you like. Otherwise it’s quiet up there and great for napping. You’ve got full use of the dressers for your stuff and a large closet to toss your luggage in.
As nice as the house is, Phoenicia itself is the real star of any stay. For skiers, Belleayre and Hunter Mountain are only 15 minutes away. Like to hike? There are trails that start not far from the front door. A stroll along the cleaned streets and sidewalks will be fun and romantic and may lead you to the Hamlets outskirts where the cool Phoenicia Diner and unique Woodstock Brewery sit. I should mention the Phoenicia Playhouse since you’ll be walking past it quite a bit. Several times a year they produce great live performances of small dramas by Mamet to big musicals from the likes of Sondheim. They bring lots of live music to town too.

The outdoor deck offers seating, a brand new hot tub, and a gas grill where you can relieve your stress away under the stars. There is also a fire pit for long evenings.

The Space:
This is a private house with parking included in front. The two bedrooms offer comfortable accommodations for up to four guests, and the full kitchen has all of the basics you may need, coffee included!

The wooded backyard is at the base of a mountain offering beautiful scenery and privacy. The deck is a great place for grilling and relaxing in the hot tub after a day of exploring the Catskills.

We are minutes away from Phoenicia and about 25 minutes away from the famous town of Woodstock, where you have access to fine dining, shopping and some amazing art displays. We are about 25 minutes away from Hunter Mountain and Bellearye Mountain ski resorts. We have a bit of everything for varying taste and interest, depending on the time of year, there is always something different to do. Our WiFi is very strong we have had many guest work remotely on multiple devices with NO issues.

Guest Access:
Guests have full access to the house and yard. Feel free to explore the beautiful grounds!

The Neighborhood:

The Shankdanken Dog & Agility Center is a great dog park just a four minute walk down the road if you're bringing your four-legged best friend along for the trip.

Getting Around:
There is no mass transit readily available, so a vehicle will be needed for distance exploring. For trips in and around town you may be able to get an Uber, but not guaranteed.

Other Things to Note:
Please note we do have a pet fee of $50 per pet under 50 lbs. Advise how many along with type and weight. Pets are not allowed on beds nor furniture; any signs of pet hair as such will be assessed an additional cleaning fee. Also any furniture that is moved around and not placed back to original location will be assessed additional fee.

We also provide one bundle of firewood per stay. Each additional bundle is $15.

Please read the house manual thoroughly.

Our check out time is at 10 am. Any late check out will be assessed $100 fee per hour, as our cleaning staff are on a tight schedule and need the allotted time to deep clean and sanitize for the next guest. We may be able to accommodate an early check in or late checkout for $25/hr if arranged ahead of time.

We ask that you not leave food outside or on the grill as we do have very curious animal neighbors.

This property is off a main road with parking directly in front of the house and a few steps up to the front door. If you do have animals or young children, please use caution near the roadway.

Hey upstate lovers, come hideaway! Just a few hundred feet from the wildly picturesque and trout filled Esopus creek, you'll find a special spot where lasting memories are made. The Hideaway is 100% LOCALLY owned and operated by your host Amy (yes, also proudly woman owned too!) and is equally ideal for romantic getaways, (congrats to the couples recently engaged here!), family vacations, gatherings of friends, or solo adventurers. This is a place where the pressures of daily life can be left behind, a place very well suited for relaxation, but near every wonderful recreational activity the Catskills has to offer. Countless guests have complimented the house's coziness and comfy vibes, along with its quiet and private nature, thanks largely due to the trees and mature hedges surrounding the perimeter of the property, surrounding a very beautiful and lush park-like yard. It is so relaxing to sit outside on one of the swings or chaise lounges, or to open up the windows and listen to the sounds of nature and the roaring creek. The house’s decor has a little retro flair, but with a clean and stylish contemporary feeling, exuding warmth and homeyness. Natural light fills the house, adding to its airy nature. Families also seem to appreciate how much room there is for the kids to spread out, and that it is very safe, and how even the family dog is welcome to join the fun! If romance is in the air, how about blazing a fire in the wonderful smokeless Solo Stove in our fire pit under starry skies after dining al fresco in the gazebo? The well-stocked kitchen is a joy to cook in, and coffee lovers, since life without good coffee is not a life I can imagine at all, you'll find waiting for you good beans, a grinder, a French press, as well as a traditional drip brewing pot. Have it outside, or in the sun-filled dining room. New for 2023: inside we have added a gorgeous Hunter green enameled cast iron gas fireplace, making the already cozy ambience even more warm and inviting.

The Hideaway is full of modern amenities like a Level 2 electric car charger, a full house automatic generator, and super high speed wifi and a large screen 65 inch smart TV where you can log into Netflix and such with ease, but also has lots of sweet little homey touches too sprinkled around the house. For some old-school down time, make sure to check out my extensive collection of classic board games and large library of books on the Catskills and Hudson Valley. There’s also a great vintage style record player and an expansive and eclectic collection of LPs for your listening pleasure. You'll hopefully find my place to live up to its name and a special place you can recharge and reconnect, with nature, yourself and with others. The bridge leading to the storied and very beautiful Woodland Valley area is nestled just steps around the bend. You'll also have lovely mountain views in almost all of the windows from the house. Relaxing and fun at any time of the year, this is without question a four season retreat!

Please note that the sleeping arrangements are as follows: The primary bedroom has a comfy queen bed and the second bedroom has a comfy double bed. A queen air mattress is available for use in the living room, this must be specified in advance.

Doggie guests welcome too, if they are 60 pounds or less each, limit of two. They need to be crate trained for when their mommies and daddies leave the house. Crates and all other supplies must be brought, and there is a fee of $60 per stay per doggie guest. The property is a great place for them though, with lots of room in the yard and open space in the house making it well suited to have them being part of your holiday!

If you're heading to town for a wedding, the Hideaway is just ten minutes to the Emerson, Foxfire House, and Mt. Tremper Arts, and convenient to many of the other area popular wedding sites.

This is also a very good place for a quiet retreat. Menla and the Zen Mountain Monastery are nearby. I'd also be happy to recommend good local spots for yoga, acupuncture, massage or a spa day, and I'll gladly share my most meditative walking spots, just ask. Some of them are heavily wooded old carriage roads where you can walk in the footsteps of John Burroughs.

Good news skiers, Hunter Mountain, Bellayre, and Plattekill ski areas are all short drives from the house, and Windham isn't that much further. Lots of options around too for snow boarding, snow shoeing, cross country skiing, and winter hiking.

Hikers will be in paradise. Some of the finest trails in the Catskills are close by including Slide Mountain, Giant Ledge, Pantherkill, Devils Path, Mt. Tremper, Overlook, and so many more. Phoenicia is home to an easy to moderate short hike, the Tanbark Trail, that leads to an idyllic vista of our town. More experienced hikers may wish to check out the the local trailhead for the famed Long Path, only about a ten minute walk from the Hideaway, and the famed hiking trails of nearby Woodland Valley are about a ten minute drive.

And there are countless other outdoor recreational options. You can walk just two minutes from the house to the mighty Esopus, one of the major tributaries feeding into the New York City water supply system, and find access right there off the bridge for swimming and world class fly fishing.

If you're coming up to check out the area's amazing food scene, the house is close to some of the finest dining in the Catskill Park region including the Peekamoose, Phoenicia Diner, Tavern 214, the Pines, Bear Cafe, and many more. Breakfast lovers, are you in fora treat with the Diner so close by, but also Sweet Sue's and their legendary flying saucer-sized pancakes are two minutes away and also not to be missed. My guide book will also lead you to some of the most insanely good cooked-to-order donuts imaginable.

Two wonderful craft breweries are also close by, Woodstock Brewing and West Kill Brewery. If you're interested in checking out the local spirits scene, outstanding local vodka and cider distilleries are not too far afield either!

Phoenicia has shops and restaurants galore, but you can take day trips to the other happening towns in the Catskill and Hudson Valley regions too. It's also just a 20-minute drive to the most famous small town in America, Woodstock, with its quaint village green and live music scene.

Make sure to check out our outstanding local theater, the Phoenicia Playhouse, and our fantastic art gallery, home of regular art parties and openings. Book far ahead for the amazing Phoenicia Festival of the Voice held held the first weekend in August where you can hear gorgeous operas under the stars. And there are countless other opportunities for culture in the region.

Are you into live music? Woodstock and Kingston both have several venues and a great scene of songwriters and musicians following the traditions of greats like Dylan, Neil Young, and local heroes The Band.

The cottage is thoroughly cleaned and disinfected after every visit. We use natural products on food prep areas and for insect control. Your health and ours is what matters most.

Built in 1890, Bear cottage is well-maintained and has beautiful hardwood floors, light filled rooms with local art, comfortable furnishings, and a nice selection of books and music to enjoy during your stay.

The living room has a cozy gas fireplace, and flows from the entry hall and into the dining/library/music room, which is perfect for entertaining, listening to music, playing games and being together. The country kitchen has everything you need for meal preparations, including an electric stove, coffee maker, dishwasher, and microwave.

There are two bedrooms, each with a queen sized bed and antique dresser, as well as hooks for hanging clothes.

The bathroom has a bathtub with shower.

Bear Cottage is perfectly suited for 4 guests. No more than four adult guests, please. (Babies and toddlers are not counted.)

If you need more space, we have a separate VRBO Listing- “Phoenicia 1890 Bear Cottage that includes the renovated attic with two additional bedrooms, a second bathroom and mini kitchen. Message us for more information.**The upstairs area is never rented out separately.

Parking: per township rules, there is no on the street parking. The driveway is long and will accommodate four cars parked end to end.

Although cell service is poor in Phoenicia, the cottage has Internet, Smart TV (Netflix ready if you have an acct.), DVD player, CD/Aux player, music, books, and movies for guest entertainment. There is no cable at the cottage, but you won't miss it.

We have a large backyard with a picnic table, front and back porches with rocking chairs, where you can enjoy a cup of coffee in the mornings.

Bear cottage is located in the beautiful hamlet of Phoenicia. Phoenicia is small, but incredibly charming and there are wonderful shops and restaurants, including the famous Phoenicia Diner. Try the incredible pancakes at Sweet Sue’s, wood-fired pizza at Brio’s, and chips, guac and margaritas at Alamo Cantina. Time your visit just right and you may be able to buy unique and cool stuff at the Phoenicia Flea. Local boutiques, hiking trails and the Esopus Creek are all nearby within walking distance.

Come to hike, fish, ski, canoe, tube, and connect with nature. Take your dog for a ramble, explore nearby hamlets, or have a spa treatment. Phoenicia is the perfect spot to escape city stress. ***Please note, this being the countryside things are a bit different. The cell phone service is poor in some areas. We have wildlife and insects. Phoenicia gets a lot of rain and there are three creeks within three blocks of bear cottage, so there is moisture. And last, but not least our all volunteer fire dept is activated by a loud siren that goes off every day at noon and as needed for emergencies. Dear Guest, I hope that you have a lovely drive to Phoenicia and a wonderful visit. Please let me know if you have any questions or need anything at anytime. The cottage has been closed up between visits, so it may be a bit stuffy/musty when you first arrive. Leaving the kitchen door open and just using the screen door often does the trick. I have a dehumidifier running on each floor and an air purifier in the entry. Being so close to three bodies of water and in a place that receives a lot of rainfall makes everything green and lush, so the positive outweighs the negative as far as I’m concerned.

The cabin features 3 bedrooms and 2 bathrooms, perfect for accommodating families or groups. The open living area boasts reclaimed heart pine floors, hand-hewn beams and panels, and a wood-burning fireplace for cozy nights in. Relax in the adjacent reading and TV nook, enjoy a coffee or glass of wine at the dedicated station, or cook up a feast in our fully equipped kitchen with a warm, inviting vibe. Each bedroom offers new beds with premium 100% linen and organic cotton bedding for a restful night’s sleep:

-Black bears frequent this part of the Catskills - please be mindful when outside. Do not leave food outside and properly dispose of trash in the bear-proof bins.
-We allow pets, limited to one well behaved dog. A $50 pet fee will be incurred.
-You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. All accidental damage from a guest is covered unless specifically excluded such as but not limited to, normal wear and tear, infestation, or prior damage.
-Routinely scheduled maintenance by Home Sweet Hudson team members may happen during your stay. This includes property maintenance, garbage pick up, linen pickup, and hot tub service.
-Smoking is not permitted anywhere on the premises. Weapons are strictly prohibited.

- "Overall we had a great stay! We loved our quiet weekend in the catskills and thought this was a good option for us while we stayed. The positives: The property is tastefully updated and backed up to a beatiful stream. The check in was seamless and the host was responsive to a question we had pre-check in. The location is great, close to hiking, fishing, breweries, restaurants and just about any outdoor activity you could hope for. The kitchen is perfect- fully stocked with great appliances. The privacy screens and fans made sleeping cozy and comfortable. Decor was lovely and the furniture was comfortable. A couple things that could be improved: -The water pressure. Not sure if something was up with the well pump but the water pressure dropped significantly after something like a toilet flush and a hand wash. It was very low most of the time but had dropped to nearly nothing on one or two occasions (dish washing or a shower). We were only 2 people and were outside a lot so it wasn't a huge hindrance, but should probably be looked at for larger groups/longer stays. - The septic. This house has septic which is totally fine, but it seemed to leave an unpleasant almost eggy odor that was particularly strong in the hallway restroom. We just used the en suite which didn't seem to be impacted, but again, this might be unpleasant for a larger group."

Decorated with Adirondack, cabin and farmhouse style furnishings, Grandview Cabin is a perfect sanctuary from the noise, crowds and distractions of city life.

The town of Woodstock is a short trip 20 min, Hunter Mtn, Kaaterskill Falls, hiking trails and so much more. Dogs are allowed in the camper, but please limit to ONE pet. Thanks

There is a BBQ gas grill ready for use, a fire pit and tiki torches, beach chairs to use in or out of creek, We have horseshoe toss,, books and a badminton game and volleyball net, wiffle ball, card, and coloring books and crayons for kids.

Other things to note
The Esopus creek is a few steps away. The creek is wonderful for tubing, fishing, kayaking or just getting your toes wet. Please be sure to bring "creek shoes" not flip flops in creek for your safety.

The space
Grandview Cabin is a short walk to Woodland Creek and its swimming holes, 5 minutes drive to Phoenicia with shops, restaurants and vintage stores, 20 minutes drive to Woodstock with its legendary music venues and great restaurants and shopping, 30 minutes drive to Hunter Mountain and Belleayre ski resorts and the quaint town of Tannersville. All this is just a 2 ½ hours drive by from New York City.

The cabin is the perfect retreat for an individual, a couple, a family or a group of friends. It has 2 cozy bedrooms, a full bath with tub shower, an open plan living / dining area and updated kitchen. It has a beamed vaulted ceiling, hardwood floors, and a Yotul wood stove. The many windows and large open deck with a propane grill and table and chairs allow guests to enjoy dramatic Catskill mountain views in every direction. A fire pit surrounded by Adirondack chairs at the side of the cabin lets you enjoy the outdoors to the fullest.

The cabin has 3 ductless heat pump units that heat and air-condition the whole cabin, a propane hot water heater, a drilled well and a full septic system.

Decorated with Adirondack, cabin and farmhouse style furnishings, Grandview Acres is a perfect sanctuary from the noise and distractions of city life.

The cabin is most comfortable for four people - two couples, a couple and two single adult, or a couple and two children.

The internet may not be used for illegal activity or downloads.

No business involving the public or unauthorized guests is permitted.

Close and lock all windows and the front and side doors when you leave the cabin.

Don’t leave the lights on and the doors to the outside open or the cabin may attract insects, rodents or the neighborhood cats.

There are plenty of waste baskets around the cabin. The toilet is not one of them. Help prevent serious plumbing problems and septic tank issues by not putting wadded Kleenex or feminine hygiene products in the toilet.

Follow all Federal, NY State and Shandaken government and public health regulations and guidelines concerning Covid-19 or other serious illnesses.

The High Catskill Mountains are home to many animals species including deer, coyotes, bears, bobcats, racoons, foxes, squirrels, chipmunks, etc.
Regardless of how cute they might look, they're still wild animals. They should be treated with great caution, avoided and left alone.

The Hudson Valley and surrounding areas also have insects that should be avoided – mosquitos, bees, wasps, and particularly ticks which can cause allergic reactions or carry serious diseases, like Lyme Disease. Be aware of how such diseases are transmitted, wear appropriate light-colored clothing when outside, and consider wearing clothing containing Permethrin and use insect repellent with DEET. Carefully inspect yourself and your children for ticks at the end of the day if you've been outside or hiking on the many trails in the area, know the symptoms of Lyme and other tick-borne illnesses and act accordingly. Consult a physician or specialist if anyone in your group has been bitten or stung and you think it’s appropriate.

ABC Pest Control will come once a month to spray essential oils around the exterior of the cabin to keep insects under control.

During your stay at Grandview Cabin, there may be individuals or small groups of workers who come from time to time to maintain the property. They mow lawn. In the winter, they plow the driveway and shovel snow and scatter salt on the pathways and thresholds to make them less slippery. From time to time, we may need the services of a professional plumber or electrician to fix a particular problem inside the house. We will work with guests to be sure that such visits are scheduled in advance and done with respect and with care for health concerns.

This chic cabin is the perfect get-a-away for those looking for a change of scenery. The cabin is set on an acre of land which sits directly on the Esopus Creek in which you can see and hear from inside and outside of the cabin. The property also has two other one-bedroom cabins (which are also available for rent through our profile!) as well as a main house where the owners often stay but is designed to be your own private oasis.

Steps from the Esopus River, renters can enjoy their coffee on the deck of the cabin while looking out at the stream or sitting on their private Adirondack chairs while making a fire. Each cabin also has their own private picnic table and grill.

The cabin is one of four homes on the property. There are 2 other guest cabins to the right and left (can also be rented out on airbnb) which may be occupied by other renters as well as a main house about 50 yards from the cabins in which the owners may be staying. The property is designed so that each structure is private and its own mini oasis. It is well set up for social distancing with each cabins' own parking space, fire-pit and chair set up and picnic table and grill.

Aside from otherwise needed, we do not interfere with our guests' stay. However, we may be outside in the yard or by the stream with our dog.

Other things to note
The fireplace is gas but the outdoor fire pits are wood burning.

The property is located on Route 28 so you can hear some cars passing when in the backyard, but it is often drowned out by the sounds of the creek.

Lovely main room and two bedrooms, tons of windows and light. This quiet property has mountain views from the kitchen window and a large grassy yard.

Want to book only one night? I allow that if it's 1-2 days ahead, and the price is $225 for one night. I know that the calendar may say a lower price, but that is the price for adding on nights after the first night, and there is no way to show this in the calendar.

I offer 2-4 night stays within 2 weeks and before that I have a 5 night minimum. Turning the place over is really expensive, so that is why we try to limit the turnover unless it's last minute.

Spend cozy evenings reading beside the fire or listening to the sounds of nature through the many windows of this beautiful, rustic cottage. Fish for trout just down the hill on Woodland Valley creek or the Esopus River a mile away. Just down our road is a beautiful hike with 25 mile views.

NOTE -- This property can be booked with the cabin next door -- you can just walk over to see your extended family and look for frogs at the cabin next door and roast marshmallows at the fire pit. It is also bookable with that property as a spot for tiny weddings.

The Wi-Fi is quite sufficient, and will handle all your needs, to include Wi-Fi calling and the space is air conditioned..Main room and bedroom is equipped with Amazon firestick streaming tv and movies.

Meet our tiny shack:
Our cabin doesn't not have interior running water. We do, however, have an outdoor shower which is connected to a water pump directly behind the cabin (see special instructions on how to turn the water pump below). Our bathroom is an outhouse in the property a few feet away from the cabin.
We acknowledge this may not be for everyone. But, it is truly an experience that we cherish and want to share with those who see in the same manner.
Think of us as an upgrade to your standard camping (aka glamping) with the comfort of a dry and clean space with a bed and clean sheets.
We typically keep water in the beverage center and we welcome everyone to it. But, we suggest you bring your own drinking water just in case. You are welcome to the water, but don't drink my beer ; )
The same goes to the coffee and the tea. Please help yourself to it.

We have a large property that borders State property with plenty of privacy, but we asked our guests to be mindful of loud noises at night time. Just use common sense.

Other things to note
We don't charge a cleaning fee in order to keep cost low for our guests, but we ask that everyone leave the space exactly the way they found, if not better.

- Unplug all the appliances when you leave (coffee maker, hot plate, mini-split ***leave the refrigerator on)

- Fire pit perimeter lights are turned on/off directly at the plug where light plug connects with the orange extension cord. Just unscrew the green cap and plug them on/off.

How to turn the water pump:
- The water pump is located directly behind the cabin with the inlet hose pulling water from the stream.
- You will need to prime the water pump with water. There is a small water bottle you can use to fill in the stream next to it. The prime valve is directly on top of the pump with a black cap. You will need to fill the primer chamber until it overflows. That's what creates pressure in the pump. If that's not completely filled with water. It won't work. There is no need to disconnect any of the hoses.
Once that is done. You can hit the power button.
- It takes about 5-10 minutes for the shower unit to fill it with water for showering, but its a lot quicker if you are just using the faucet.
- This needs to be done every time you use the water pump.

The space
Loft bed is cozy and fun, however we do not recommend it for kids under 6 due to the ladder.
Adults enjoy sleeping there too-- be aware that there is limited headroom-- if this is a problem you may opt for the full size futon bed on the ground level.
We love kids, but they must be supervised at all times. (They are not mountain goats!) Yard is not fenced and there are some steep areas and water. Please let us know if you are bringing children, and how old they are.
Not appropriate for pets, please do not bring any.

Phoenicia does not have cell service, but we have a Verizon wireless extender, so if you have a Verizon cell phone it will work at our house. We also have a landline phone which guests can use, and Wi-Fi calling is easy on our Internet service. Nearest full cell signal is in Boiceville --a short drive away.

Our well water is filtered and delicious, so no need to bring any!
We provide a selection of coffee and tea and fixings, and a Keurig brewer and electric teakettle.
Microwave, Toaster, and Induction hot-plate are available for your use. Year-round outdoor propane grill is next to the guesthouse.
Full bathroom with all new fixtures, marble shower with rainfall shower head, and a heated bathroom floor!
(For longer stays, ask us if you need to use the washer/dryer in the main house.)

Lots of seating nooks and picnic areas on site, guests are welcome to use the family areas also. We love company! Let us know how much privacy you want, and we will accommodate.
Fire pit up on the hill behind the guesthouse. Steve will help you use it--safely, of course, and wood is provided.

Grocery/deli in town, mid-size supermarket in Boiceville a few miles away. Several terrific restaurants close by. Rail bike rides in Phoenicia, recommended to book way in advance.
Theater in town for plays. Charming little shops in Phoenicia, and a 20 minute drive to Woodstock for lots of shopping, restaurants, and music venues.
Mt. Tremper hiking trail is just a short walk up the road, and the Tanbark trail is one mile away in Phoenicia (great views!) The Esopus Creek right across the street is world-famous for trout fishing. The Ashokan Rail Trail is a short drive away, with awesome reservoir and mountain views! The Catskill Visitor Center is good for trail information, and they have a real fire tower to climb.

The guesthouse is comfortable all year round, with a quiet mini-split heating/air conditioning system. Lots of windows, cool evening breeze down the mountain is refreshing in the summer! (bring extra outdoor clothing for evenings) Well insulated in winter, short driveway, road is plowed.

Park in the driveway and walk a short distance up to the guesthouse. Can accommodate 3 cars. No stairs to climb, walking paths are gravel and slate (so wheelchairs and walkers are possible but not easy). Stone and wood-chip walkways up on the hill with sturdy wood railings.

We do not exclude anyone due to race, ethnicity, religion, or sexual orientation. All type humans are welcome! We only require that you be as considerate as you would wish your own guests to be. Let us know what would make your stay the best possible for you--we aim to please!

The original house was built in 1809 as a fishing retreat making it one of the oldest fishing retreats in America. We purchased the property in 2018 and named it the Greenwood Inn after our old Brooklyn neighborhood. We have been lovingly renovating and restoring it ever since.

My cabin is a very special place! It's really a slice of heaven yet not too far from town. But it's rustic! Simple kitchen with all you need but nothing fancy, cute bathroom has shower and tub, but simple! It's paradise if you like to get away from your regular life but not if you are looking for a renovated modern place.

I allow one family or two couples at my cabin. If you want to book for a bigger party, you can sleep up to ten people by adding my cottage to your reservation; just ask for more details.

My price is by number of nights, just ask and I can price it for you. I'm usually fielding a lot of queries and might have already sent someone an offer. So please don't submit a reservation request, just a query, to start.

Spend cozy evenings reading beside the fire in our spacious living area - or listening to the sounds of nature on the front porch of our beautiful and rustic log cabin. Some of New York's best trout fishing is just down the hill on the creek - which feeds into the Esopus River a mile away. And another mile up the road are some of New York State's best hiking and camping trails.

My place is cozy, homey, magical but not fancy or renovated! This is a perfect spot for nature lovers who want true serenity and the glory of the mountains and sunshine all around you. No matter the season, you will find your soul restored after a stay at my cabin!

A mini split in the main living space provides cooling in summer and heating in the winter.

I love dogs and cats as long as they don't scratch or pee or munch things in my cabin. They will thank you for taking them to this little piece of heaven!

The space
Renovated home on very quiet road with everything one needs, including fast Wi-Fi for those working remotely. Enjoy the greatest food and drink available just steps away. All you need is right nearby whether it's gas, groceries, ATM, even a Pharmacy. As for work space. Yes. Some people have written plays here right at the table. Others prefer to hang in the back yard on a lounge chair and video conference thanks to the strong Wifi signal that hits hard outside and in. Those who want solitude and a quiet work environment can use the desk upstairs.
The living room is a quiet, gentle hangout with a large smart TV, easy to use vintage stereo and healthy stock of vinyl and books to choose from. GAMERS have noted how much fun it is to play when they make the easy switch to run the game through the stereo. And the OPEN LAYOUT is set up so you can stay in touch with others in the fully stocked and roomy EAT IN KITCHEN.

The large bathroom beckons you with a refreshing, high-pressure rain shower and the calming scent of imported jasmine oil plus some additional NEW UPGRADES for your added comfort. And our lush towels don’t disappoint!

Sit on the carpet and drown yourselves in vinyl! Choose one, spin it and read the album cover. That's the way we did it back in the day when listening to records was the coolest. And let me let you in on a secret. Phoenicia has fast become the best place to stay when visiting the Catskills to ski. The scenic byway path from here to Hunter is a glorious 15 minute ride through wilderness, making the trek to a ski day feel like you are entering a different world. DITTO BELLEAYRE. Plus, Phoenicia is one less thruway exit to skiing if you are coming from downstate! When you return to THE HEART OF PHOENICIA after your day you can literally walk to GREAT FOOD AND DRINK. Don’t let others fool ya into thinking their place is “In Phoenicia." Our Village is small and if you are in my place you are in the center of it.

Almost forgot. My town issued rental license number is 2022-STR-023. If you don't see a license number in a Phoenicia listing be careful. It might be an illegal location. No point in getting kicked out mid stay!

Once settled in make some Espresso in your fully stocked kitchen or just leave your stuff and head back to the heart of the Hamlet. Plenty of food and drink here! You may end up having breakfast at the Phoenicia Diner or enjoy happy hour at the Sportsman’s Alamo Cantina. Or choose to grab groceries at the local supermarket and head back to do some cooking. All is just a short walk even with a couple bags of groceries. Being a dog lover I offer my home to folks with crate trained dogs too! When making your reservation let me know who your dog is and we can discuss if my house is the right. If it's a go a $75 per night, per pet fee will be added as an adjustment to your reservation. Fur bearers are not allowed on the furniture and bed beds unless you agree beforehand to bring your own linens and blankets plus something to drape over the sofa so Fluffy can enjoy greater comfort. One more thing: they may not be left alone in the house unless crated so plan on bringing them along on your adventures if you don't use one. And when outside, please clean up after your pet. I don't hate cats, but those and other pets are not permitted.

Other things to note
Phoenicia itself is the real star of any stay. For skiers, Belleayre and Hunter Mountains are only minutes away. Hiking trails start not far from the front door. A stroll along the clean streets and sidewalks will be fun and romantic and may lead you to the Hamlet outskirts where the cool Phoenicia Diner and unique Woodstock Brewery are. I'll mention the Phoenicia Playhouse too since you’ll be walking past it quite a bit. They produce great live performances from small dramas by Mamet to big musicals from Sondheim. They have lots of film and live music too.

The cabin is privately located in one of the most sought after areas in the Catskills. Admired for its peacefulness, beauty and the river running through it.
We have completely renovated and lavishly decorated our cabin to ensure an elevated comfort and offer a true escape. The WiFi is strong if you wish to bring your laptop as there is no television. While we recommend it for a couple looking for a peaceful retreat, it can work for any pair who would be comfortable enjoying small cozy quarters together. One bedroom has a Queen and the other a Full.
We are happy to host a well behaved dog, there is an additional pet cleaning fee of $50.00 regardless of breed or size.
We provide weekly cleaning services and is included as the one time cleaning fee. This is to provide guests with the comfort of a maintained healthy environment, care for our home and address any repairs as needed, It may scheduled on a routined weekday agreeable for both parties. It includes, vacuuming, moping, dusting and full bathroom cleaning. Guests are responsible for doing their own laundry, dishes, along with reasonably keeping the house in good condition throughout their stay.

There is an indoor Gas Fireplace Stove for cozy nights and also an outdoor fire pit with log stools located in the back meadow. The kitchen is fully equipped including a dishwasher and laundry. There is a grille outside at the foot of the front deck.

Windows: The windows are left curtain free to enjoy the 360 outdoor views. While we have never felt any privacy issues. nor have guests expressed concerns but we like to ensure guests are aware of this detail.

We provide a ton of welcome info/home details so a fully private and uninterrupted stay may be enjoyed, but we are available if needed. We also have caretakers that live near by and are also available, especially for emergency needs. Their contact info is provided as well.

We always encourage guests to inquire for any specific recommendations beyond what we naturally include in our welcome Guide :)

Woodland Valley is filled with wildlife, please protect them and yourselves by keeping it slow on the local roads. Sliding Door Room:
Capture stunning nature views in this brightly lit room. Lay in the queen-size bed and watch the fog fall over the mountain as you hear the morning bird call. This peaceful room will keep you in bed longer than you would think. The sliding door allows easy access to the yard for you to enjoy an afternoon hammock nap.

Twin Bedroom:
Smallest of the three rooms, it's also the most cozy. At bedtime, roll out the trundle bed that sits underneath the single bed, making this little room ALL BED, and easily stow it away in the morning. This space can turn into a kids' bunk room or a single's den.

Stocked with the essential cooking utensils, prepare a meal from your store-bought ingredients. Gas Stove, Microwave, Dishwasher, and Refrigerator are all available for your use.

Dining:
Appreciate views of the Catskills while eating your meals. The large table can seat 6 comfortably when expanded. Start a fire in the wood stove to take off the chill.

Laundry:
Behind the bifold doors in the kitchen area you'll find everything you need to do a load of laundry after a day outdoors.

Deck:
Grill burgers or your catch of the day, on the deck. Stainless steel table provided to clean your catches. Sink into the teak chairs and immerse yourself in the natural beauty.

Please note the lawn ends at a rock wall that drops about 6 feet to the riverbed. Young children would need monitoring.

We have various maintenance folks helping around the property from time to time. When we are alerted to their arrivals we also provide guests a heads up. Not everyone is able to tell us when they are coming however.

There is also a VHS library and Atari in the bunk room that is a hit with kids and adults. Unplug and relax! It’s a rewarding retreat from the pace of modern life.

This fully renovated house provides walking access to the town of Phoenicia. You can look out of the enclosed back porch and see the local eateries and bar. It’s a country house, but close to town with a private back yard. It’s a great town settled equidistant between Belleayre and Hunter Mountains. Ski or attend festivals at either mountain. There is a stream across the street for swimming, experienced swimmers and supervision is highly recommended. In the summer you can rent an inner-tube and float down the stream. The brilliant home has all new appliances is fully equipped for you to enjoy. We are constantly updating the house to make it a more enjoyable stay for our guests.

Pack your hiking shoes in spring, summer, and fall and take advantage of the many hiking trails nearby.

Don't forget your ski or snowboard gear in the winter months, as our home is just a 20 minute drive to Belleayre Mountain and a 25 min drive to Hunter Mountain.

After a day out in nature, warm up by the wood-burning fireplace or unwind in the hammock or on the covered balcony. Perhaps roast some marshmallows at the outdoor fire pit. Better yet, break a sweat inside our brand-new cedar sauna with a specially-designed electric stove from Finland.

Choose among many books and board games or cozy up in the TV rooms upstairs or downstairs (note: upstairs TV room also doubles as the 3rd bedroom), both of which feature smart TVs. Use your favorite streaming service login, sample our DVD collection (including kid-friendly titles), or bring your favorite movies.

The Woodland House also offers a kitchen well-stocked with the tools you need to prepare a great home-cooked meal or morning coffee/tea, a cozy dining area that comfortably fits 6, outdoor picnic and coffee table, a fire pit, laundry room, and more. Coffee lovers, take note -- we have a burr coffee grinder in case you bring your favorite whole beans, as well as a stainless-steel French Press, and an electric kettle.

There are also two great nearby farm stands on Route 28 offering seasonal produce, locally-sourced meat and dairy products, pasture-raised eggs, fresh seafood, and other meal-prep essentials (Migliorelli Farms is our favorite), as well as two supermarkets within a 10-15 min drive.

Alternatively, if you want to stay out of the kitchen on your vacation, enjoy great dining out options within a 5-to-10-minute drive.

For example, visit the popular microbrewery, Woodstock Brewing, on Route 28, just 7 minutes away by car, for a terrific lineup of craft beer, wine, great bar food, occasional musical performances, board games, and a large outdoor seating area with a fire pit.

Up to 2 dogs are allowed and a pet fee of $150. Must be leashed due to location and must be cleaned up after outside. Internet speed is 200mb cable also provided. The wood-stove is for looks only and under no circumstances to be used.

No cell signal in the immediate surrounding area, however, there is an excellent WiFi coverage area in and around the house. Please ensure to activate WiFi calling prior to arrival to the property.

Being in the woods means you may encounter wildlife and insects—it’s all part of the natural beauty here. Occasionally, small critters like mice may try to find their way inside, but we take proactive measures to keep them out. Some guests prefer traps, while others don’t; if traps are set, they’re discreetly placed. As for bugs, they are a part of outdoor life—bug spray is recommended from spring through fall, and ticks are present year-round, so always check after spending time outside. If you’re bringing a pet, please ensure they are on a preventative treatment.

Weather here can be unpredictable, with snow, ice, rain, and mud. We do our best to keep paths clear, but nature sometimes has its own plans. Rock salt helps in winter, but in extreme cold, ice can refreeze. The driveway is plowed after 3-5 inches of snow, but timing depends on road conditions and the plow schedule.

If it’s icy or snowing a 4 wheel / all wheel drive car is needed for the driveway. Easily accessible. Key will be left for you. You can arrive at any time after check in. All is OK for late arrival.

Mobile coverage is spotty in this area. Also you can forward your calls to your mobile
Phone. If your phone is set with wifi calling that is another option to be connected (if you want to be ) it's a great place to unplug so if you don't want to be connected you can tell your friends "no cell coverage."

Though a mid century charmer from 1959, the house was thoughtfully renovated later on, with the addition of enormous arched picture windows, some high vaulted ceilings, and a contemporary kitchen. Shimmering natural lght fills the house, adding to its airy, cheerful nature. You will love the sparkling original blonde oak hard wood floors running throughout the entire house, and the mountain views enjoyed from most windows. This is an extraordinarily comfortable and welcoming home full of good vibes and harmony that make it easy to take it easy!

Wanna bring your furry monster? Good news, bringing one is possible. Please send details of breed, weight and age upon booking to make sure it sounds like a good fit - they nearly always are. Doggie guests tend to love walks in the neighborhood, or a run in the nearby dog park. We are also close to a marvelous rail trail system that is dog friendly. We do not host other types of pets, sorry.

HIKERS: You will be in paradise here. Some of the finest trails in the Catskills close by include Slide Mountain, Giant Ledge, Pantherkill, Devils Path, Mt. Tremper, Spruceton, Diamond Notch, Overlook, and so many more. Phoenicia is home to an easy to moderate short hike, the Tanbark Trail, that leads to an idyllic vista of our town. More experienced hikers may wish to check out the the local trailhead for the famed Long Path, a mere ten minute walk from the Hideaway, and the famed hiking trails of nearby Woodland Valley just a ten minute drive. Easier walking trails are also around, including the magical Ashokan Rail Trail, with its Boiceville trailhead just ten minutes from the house.

ANGLERS: The Esopus Creek is a world-famous trout creek and is just across the street from us. A two-minute walk will take you the bridge and easy public access. There are a great many other choice spots in the creek, the fun is in finding your own favorite. The fly fishing is much lauded here. The Esopus is well known for rainbow trout in the spring and its native brown trout in the fall. There’s even a fly fishing tournament every spring (visit the Phoenicia Supermarket for details). Newbies, licensed guides are around the area to help you out as well. Inquire at the visitors center in Mt. Tremper. Insiders tip: Don’t miss the anglers parlor at the Phoenicia Library, with vast local info and lore on display.

SKIERS: Hunter Mountain, Belleayre, and Plattekill ski areas are all short drives from the house, and Windham isn't that much further. Lots of options around too for snow boarding, snow shoeing, cross country skiing, and winter hiking. And - our convenient location on a town maintained street with good proximity to Route 28 will insure your ease of getting out on snow days!

OTHER NEARBY RECREATIONAL OPTIONS: You can walk just two minutes from the house to the mighty Esopus creek, where you will find easy access for swimming, wading and fishing. The super fun Rail Explorers rail bike attraction is also a stone's throw from the house, advance reservations strongly recommended. Wanna BEACH it? Stunning Belleayre Beach aka Pine Hill Lake is just 15 minutes away, and is very family friendly with a lifeguard, boat rentals, concessions, picnic tables, and much more! Two other nearby lakes of note are North South Lake and Lake Colgate. For the more intrepid types, there is great joy in discovery of our area swimming holes and water falls, which so abundantly dot the Catskills. And, for anyone craving an indoor swim in an Olympic sized pool and use of a terrific gym, the area has an excellent rec center with day passes available!

HEY FOODIES: If you're coming up to check out the area's exploding food scene, the house is central to some of the best dining in the Catskill Park region including the Peekamoose, Foxfire House, the Pines, Oliver’s, the Deer Mountain Inn, the Shandaken Inn, Silvia, Good Night, Cucina, Urban Cowboy Lodge, the Prospect at Scribners, the Phoenician, the Red Onion, and many more. We are also central to renowned destination dining spots such as Brushland Eating House, Casa Susanna and Inness. One of the most famous diners in America is a few minutes away too - the marvelous Phoenicia Diner. It’s as good as they say. Another favorite breakfast, lunch and coffee spot right in Phoenicia is Bettina, an adorable farm-to-table spot with the best cortados and pastries in town, and a divine front porch with views. Phoenicia’s delightful farmers market is held on Sundays. It is a true delight, often featuring live music. Midweek visitors can hop over to Woodstock’s farmers market, held on Wednesdays. And if you’d care to work from a welcoming cafe, Bread Alone is the place, a carbon neutral local hotspot for work and meeting up with friends that is bright, airy, and utterly delicious. Another terrific coffee house is Fellow in Hunter, housed in a beautiful, lovingly restored Victorian, a former Odd Fellows Hall! Also in the area, farms you can visit that have dining and bars on site. There’s plenty of pick your own places too, for apples, cherries, blueberries, peaches, flowers, pumpkins, and much more! For the intrepid sorts, a day trip to the restaurants at the Culinary Institute of America (CIA) is a tasty and memorable option where you can also walk the same hallowed halls as Anthony Bourdain!

HEY BEER LOVERS: Two CRAFT BREWERIES are also close by, Woodstock Brewing and West Kill Brewery. If you're interested in checking out the local spirits scene, outstanding local vodka and cider distilleries are not too far afield either.

ARTS SCENE: Make sure to check out our outstanding local THEATER, the Phoenicia Playhouse, and our fantastic ART GALLERIES, often the sites of fun openings. There are countless other opportunities for culture in the region. We have great ROCK VENUES too, from little dives to the iconic Bearsville Theater and the Levon Helm Midnight Ramble, known to us locals as The Barn. Midweek guests won’t want to miss the weekly Weds. music nights at The Pines, a great local spot minutes from the Hideaway.

WEDDING GUESTS: The Hideaway is less than ten minutes to the Emerson, Foxfire House, and Mt. Tremper Arts, and is also convenient to the Full Moon Resort and many of the other area popular wedding sites.

SHOPPING AND SIGHTSEEING: Phoenicia and its neighboring towns have excellent SHOPS and ATTRACTIONS, but for more you can take day trips to the other happening towns in the Catskill and Hudson Valley regions too where there is no shortage of museums, working farms, historic homes including the FDR and Vanderbilt estates, and so much more. Festivals of all kinds are abundant here, along with parades and other reverie. We are also just a 20-minute drive to the most famous small town in America, Woodstock, with its quaint village green and vibrant live music scene.

If all of this isn't enough, FARM STANDS and ANTIQUE STORES can be found dotting Route 28, along with no shortage of fab YARD SALES from spring through fall. Our delectable small town FARMERS MARKETS are held year round. The community here is also fantastic and full of fine, interesting people who have been drawn to our inspiring wild and rugged beauty. Enjoy the good life in this spacious vintage cottage featuring one-level living! You will have full access to the entirety of the house and property during your stay!
- Open concept floor-plan that flows from the generous living room to the kitchen and dining area.
- Primary bedroom with comfy queen sized bed, large dresser and a 43-inch HD smart TV, and the second bedroom has a comfy full sized bed, and a large closet for your use, along with a 32-inch HD smart TV.
-A queen size air mattress is also available for use in the living room, by advance special arrangement and request only.
-The living room with its huge sectional with room for everyone has a large-screen 65 inch smart TV.
-Well stocked kitchen and spacious dining room. There is also a cute desk off to one side of the dining room for anyone wishing to do some work from home. Best of all perhaps, it is here you will find our delightful fireplace and record player and collection!
- Recently renovated bathroom with excellent water pressure! A very cheerful space!
- Private and nicely landscaped yard with grill, chairs, tables, garden, fire pit, Solo Stove, and gazebo for al fresco dining
-You'll also have access to the washer and dryer, located in the basement.
- Room for three cars in the driveway

For guests with any mobility issues, please note that the few stairs needed to access the house are not steep and have a hand rail. To enter the house, there are two wide steps that lead to a landing where the coat closet is. Then there are three more that lead into the living space. The only other steps in the house go to the basement and only needed if you are staying long enough for laundry need. No steps are needed to access the bedrooms or bathroom. This is classic mid-century single level living at its finest!
