- "What an incredible oasis to slip away to with the family. There is fun for all ages, between the pool, playset, playroom, arcade and movie room! The property is extremely well kept and easily rooms a full family (we had three grandparents, two kids, and two furry friends along with us.) You can enjoy lovely restaurants in several towns that are just a short drive away, or cook and grill in, with the sizable kitchen and large propane grill. An absolutely perfect place to set up camp for a family respite!"

PROPERTY

The property features over four acres of forest bordered by Stony Creek. In the center, there's an open meadow with a pond. We placed a beautiful, custom, cedar picnic table there, right next to a second fire pit. It's a wonderful place to watch nature and enjoy beautiful days.

If you walk along the creek you will get to two different spots where you can access the water. One spot has a pebble beach with a semi deep spot where you can dip in. The other entrance features a third fire pit. We have placed a small wooden platform by the creek, ideal for meditating, practicing yoga or just watching and listening to the water.

Our house neighbors the Barn. Occasionally, when we travel, we rent it out to 1 or 2 couples. Both structures are private and sit around 75 feet away from each other and 100 feet away from Broadway.

Guest Reviews:

- "Tucked in nature. Everywhere you look is beauty. Quiet and serene." - "We loved the barn, it’s setting, attention to detail and the sweet town of tivoli. Bruna is an excellent communicator and has done a beautiful renovation of the barn. Lovely walks, drives and towns nearby. We would easily return!" - "The owner was easy to work with and the barn was just as described. We loved how isolated it feels while still being so close to Tivoli town center and easy access to Hudson and Rhinebeck. The barn itself is perfect for a close group of friends and full of Instagram-able moments. The back yard is vast, with a lovely stream, fire pit, yoga platform and a small swimming hole which was too low for us to really use in mid-June. We had a great campfire one night, used the high-quality propane grill, and enjoyed the hammock. Would definitely stay here again!"

"COUNTRY HOUSE IN GERMANTOWN"
Judith S. 5/5 stars

We had a wonderful month in Clermont at Lyn's beautiful home. What standouts for me now that I'm back in NYC? The property is gorgeous with exquisite farmland views on all sides. The house is well equipped for a delightful stay in a beautiful area. Another positive is how well the air conditioning works throughout all the rooms.

I was also impressed with how responsive Lyn was throughout the time we rented. One night an intense storm knocked a tree branch on a power line. She helped us through what to do about it within minutes. I would definitely stay at Lyn's house again.

Guest Reviews:

- "This property was the exact home we were looking for. Comfortable, quiet, and very cozy. The amenities were plentiful and the rental process was easy-peasy. Thank you for a wonderful experience." - "LYN's home was truly in the country--away from the noise and busy life. The screened in porch on the back of the house has a beautiful view of horses, trees and a lovely garden. Each day we had our meals and hung out on the porch taking in the atmosphere. The bedrooms upstairs and living room were very comfortable. The kitchen was modern and had everything you would need to cook. Our group needed high speed internet to work and play video games and it performed well. We had a great time and would stay in this house again."

Guest Reviews:

- "Great location in a great little hamlet, close to great restaurants and very quiet and relaxing" - "Check in process, acquisition of keys, and cleanliness all top notch. Quiet neighborhood. Modern appliances in kitchen with plenty of cookware, silverware, and dishes. Ideally located within easy walking distance of Tivoli restaurants and shops. Easy driving distance to trails, historic sites, parks, and other towns. Two things to consider; house has only 1 AC unit located in small upstairs bedroom, although there is a brand new unit waiting to be installed in the master BR. It was a hot and humid weekend during our stay so the lack of AC was really noticeable especially upstairs. Also, there is a hydrogen sulfide issue with the tap water. Very noticeable when running the shower and didnt dissipate. This is a nice house and Tivoli is a great small town; would consider staying here again if the above two issues get addressed."

- "Had a nice trip! House was clean and in good shape. Living room / kitchen area was large and comfortable for our large group to hang out in. Owners were quick to respond when we had any questions! Hot tub was a plus." - "Our family of 6 adults enjoyed a comfortable stay at this house. Easy check in and close to the Catskills and Olana." - "We stayed here for a week at Hits in Saugerties. It was our first time staying on this side of the river. The location took a little coordination given we had to cross the bridge every day. However, the house and little town of Tivoli made it worthwhile! The common areas of the house were wonderful and the bedrooms were quite. Everything worked and was in good shape. We would definitely stay here again."

- "A wonderful family vacation! Great location, clean house, wonderful hosts!" - "The house is spacious and bright. The large in-ground swimming pool is excellent and well-maintained. Beds were comfortable and bathrooms were clean. It's a short drive to Germantown and nearby Tivoli, Red Hook, and Rhinebeck, and to Bard College with its Frank Gehry concert hall. Communication with the owner was easy, but neither VRBO nor the owner initially provided essential information about access, WiFi, or trash pick-up, so it was necessary to call -- not a big deal, but a check-in package with information would have been helpful. The host quickly provided information about local sights on request, though we are accustomed to having a list available at check-in. More kitchen utensils, and particularly glassware would have been useful to our large group. If there was an electric water heater/teapot, we missed it. On the whole, the house was excellent for our large group, which included a three-year-old."

Guest Reviews:

- "This house has a lot of potential to be a nice rental, but it didn't feel quite ready for anyone to stay there. None of the windows have curtains, and we found quite a lot of bugs. We also had a run-in with a rat (or very large mouse) -- it ate a bunch of our packaged baked goods overnight and knocked over a vase. We collectively heard a lot of scratching and rustling noises at night. There also wasn't an outdoor light, and that plus the lack of curtains felt a bit creepy, especially when it was dark. There's also an old trailer and generally some outdoor junk outside. With a bit of work this place will be great. It's large and has some beautiful old house features. The owner was also very responsive when we had problems with the heat, and got it fixed immediately."

Tentrr Signature Site - Vista Valley Pond Campsite 1

Walk softly on the trails and you may see the baby fawn and its mom, they have been spotted several times. 2 hours from NYC, 10 minutes from Taconic Parkway, 20 minutes from NYS Thruway. Within minutes of Tivoli Bays; over 2000 acres state land where campers can access the Hudson River to hunt, fish, kayak or hike. Close to shopping, hiking, sightseeing, mini golf and many historic state sights.

The Space:
Private wooded camp site right next to a semiprivate pond/swimming hole ( not a cement swimming hole)
With your own private floating dock access.

Guest Access:
This is an exclusive Tentrr Signature campsite. Tentrr partners with farmers, ranchers, and other property owners to offer unique outdoor accommodations on beautiful private land. Our campsites are off-the-grid which means they generally do not have access to electricity, wifi, or modern plumbing. Instead, they offer the chance to relax, unplug, and fully experience nature! You'll have the entire campsite to yourself, as you'll be the only Campers enjoying this piece of paradise.

Each campsite includes a 10'x12' safari-style canvas tent on a raised platform, and you'll find a queen size bunk bed with 2 air mattresses. Larger groups can also use the extra 5-person pop-up dome tent that’s provided (you’re welcome to bring your own camping gear too). You'll also have a 6-ft picnic table, outdoor fire pit, 2 Tentrr Adirondack chairs, and a heating source to keep you warm and toasty at night.

What you should bring:
-S'mores supplies & any food you'd like to eat
-A cooler to keep your grub from spoiling
-Bedding and pillows
-Lanterns and lighting
-Firewood for the campfire
-Water

Toilets: Every campsite is equipped with a camp toilet (we call it the Tentrr Loo). This is a simple wooden box with a toilet seat and a bucket inside. Line the bucket with a CleanWaste bag supplied at the camp (or another appropriate plastic bag) prior to use. Afterwards, simply tie the bag up and place it in a trash bag. We got this idea from bathrooms used on NASA spaceships, and we've used the Tentrr Loo countless times ourselves- don't worry!

Showers: Every Signature campsite comes with a Coleman Sun Shower. The sun shower has a reservoir that holds up to 5 gallons of water, potentially enough for multiple showers. It's constructed of heat-locking material that warms the water when it's left in the sun, even on cool days.

Other Things to Note:
Local wineries and distilleries are aplenty in our area. As are pick your own farms, offering a variety of fresh produce.
We at Vista valley sites strive to make sure your camping experience is the best it can be. When you book at Vista valley we ask that you keep the noise level and or music level at a peaceful and pleasant level so not to disturb other campers so they can all have a relaxing and tranquil stay to recharge and get back to what they do.

Interaction with Guests:
Upon check out, you should leave-no-trace of your stay and be sure your campsite is returned to its natural glory! While Tentrr does not charge a cleaning fee, we do expect campsites to be left how they were found. After you check out, take everything you brought in and be sure to leave your trash at the designated location.

If a Tentrr Host submits an incident report after your stay that details evidence of trash or damage to the campsite or the host's property, Tentrr reserves the right to charge a minimum cleaning fee of $50. Just make sure to follow the Camper Manual posted at your campsite and you'll be set!

Reservation Modifications/Cancellations: Please note the terms of the cancelation policy as they are outlined in your reservation confirmation on Airbnb. Your Tentrr Host is unable to change or cancel your reservation on your behalf, and they are unable to waive any cancellation fees (if applicable). If you have any questions regarding your reservation, Tentrr Customer Support can be reached at (888) 798-9093 or at hello@tentrr.com.

- "Nice property, nice location. All was fine except so many mosquitos, including in the tent due to many gaps and openings. Drove around for an hour searching for mosquito repellent, but couldn’t find any. Should have better read the prep list."

Guest Reviews:

- "We had a great time at this property. The house interior has been beautifully renovated, and the owner plans to re-do some repair and renovation on the exteriors. The kitchen and baths are gorgeous. The furniture and furnishings are comfortable, if a bit spare. (A larger TV is a must!) The pool and surrounding patio are great, with plenty of outdoor furniture and huge umbrellas to provide respite from the sun. The sunsets over the Catskills were a joy to behold. And the house is centrally located just 10 or 12 minutes from the charming nearby towns of Tivoli, Red Hook and Germantown...a bit further to Rhinebeck...and just an hour or so from Tanglewood and the Berkshires. As gardeners, the one thing we'd encourage the owners to tackle is landscaping. There are endless opportunities for plantings that would truly enhance an already wonderful experience."

Guest Reviews:

- "We had an incredible time here for a girls' weekend enjoying everything that is wonderful about the Hudson Valley in October. The home is beautiful, comfortable, and endlessly interesting with the art, decor, and styling to admire. We could not find potholders or napkins, and so ended up using towels and paper towels respectively. We did use the oven regularly for preparing our meals and also had to look up the owners manual online to figure out how to turn the oven on - these were the only things we struggled with during our stay "

Lovingly renovated with the work of numerous local artisans, surrounded by gardens and green, a 4-acre oasis with a pond, stream, small yoga deck, 3 fire pits, and picnic table by the pond. The Barn is a fun, charming, rustic shelter and provides a totally unique experience for friends and family. It's a communal space that brings people closer together. In the cold months, it heats with a highly efficient wood burning stove supplemented by 4 mini splits. We provide all the wood. The Barn will be fully heated once you arrive!

In the Summer the Barn cools down with 4 efficient mini splits and you can cool down at the spacious, private outdoor shower while gazing at the trees and sky.

SLEEPING LAYOUT
The Barn sleeps 5 guests in 4 beds; 1 king, 1 queen, and 2 twins. The 4 beds are distributed on 2 different levels; the second floor and the loft.

All sorts of books - I am sure you will find something curious. Enjoy it on the hammock in the summer or by the wood-burning stove in the Winter.

OUTDOOR SHOWER
Open May to October
Wonderful, spacious, private shower on the deck! In the summer you might find yourself taking multiple showers throughout the day.

FIRE PIT
The fire pit located in the Barn's backyard is for your exclusive use.

PROPERTY
The property features over four acres of forest bordered by Stoney Creek. In the center, there's an open meadow with a pond. We placed a beautiful, custom, cedar picnic table there, right next to a second fire pit. It's a wonderful place to watch nature and enjoy beautiful days.

If you walk along the creek you will get to two different spots where you can access the water. One spot has a pebble beach and a semi-deep spot where you can dip in. The other entrance features a third fire pit. We have placed a small wooden platform by the creek, ideal for meditating, practicing yoga, or just watching and listening to the water.

The Barn neighbors the Cottage, used as the homeowner's second home. You will often see the homeowner's car but no interaction is necessary. Both structures are private and sit around 75 feet away from each other and 100 feet away from Broadway.

Take in the arts, music and fine dining the Hudson Valley has to offer.

Guest Reviews:

- "This home is very nice with a beautiful outdoor space and solar heated pool. We appreciated the privacy and the location just outside of Red Hook. This is a perfect location for walking on the Bard College trails and for exploring the restaurants in the surrounding town. I would have given it a 5 star rating but the place left a lot to be desired in terms of cleanliness. We were greeted with fruit flies and a bad odor in the kitchen and upon contacting the owner she told us there was food in a cabinet. It was rotting and we had to clean it out. We also found a piece of broken glass on the kitchen floor. There was no room in the fridge or on the MBR shower shelf; the owner told us after our stay that she left condiments for our use. To her credit, she is very responsive but I was disappointed that she didn't try to "make right" by us."

The space

There are pick-your-own farms for apples, berries, asparagus and pumpkins within a mile or two of the house. A few minutes drive will take you to Olana, the home and studio of Frederic Church, and several Historic Livingston houses , like Clermont, which are open to the public. Light-filled guest cottage
Bed & Breakfast
Tivoli

This bright, airy and rustic cottage has long been a favorite getaway in Tivoli. The cottage is part of our rural homestead on 10 acres, within walking distance of the village yet secluded at the edge of town.

The space
The cottage sits on a roundabout at the end of a long driveway, surrounded by fields and woods. There are two main spaces: a ground floor living/kitchen and an upstairs bedroom with a private deck. There’s a little bathroom with a toilet and a sink on the ground floor. There’s a claw foot tub with a handheld shower in the upstairs bedroom (**no enclosure for showering standing up). It is equipped with a small kitchenette for simple meals, a cozy soapstone gas stove for chilly nights, and is simply furnished for a quiet Hudson Valley getaway.

We have two children and live full time in our home, down the hill from the cottage.

Please be sure to note that this property is in a country setting. We hope you will enjoy the sounds of the katydids as you gaze at the stars, the beauty of fireflies and monarch butterflies, but also understand that while we are proactive, some critters (field mouse or ladybugs) may still find their way into the cottage from time to time.

Guest access
Guests have access to all areas of the cottage. There is a shed attached to the side of the cottage that we may access occasionally for tools and bikes. The driveway leading to the cottage is shared by the main house.

Other things to note
Our children love to play outside. You can expect to hear them during the day.

The claw foot tub is in the upstairs bedroom and has a handheld shower attachment but no enclosure to shower standing up. There is no separate shower room.

We have well water that is filtered and treated and good for drinking; occasionally there is a slight sulfur smell.

There’s a fan and AC unit in upstairs bedroom and an AC unit downstairs.

We have several beehives, chickens and two cats on the property
