Located in the Hudson Valley, the Hammock Hill House is just 10 minutes from Rhinebeck, NY. This area boasts a myriad of unique restaurants, shops, outdoor adventures and other attractions.
Some of our favorite things to do include the Helsinki Hudson, a farm-to-table restaurant plus live performance venue, New York Zipline Adventures, or Upstate Films Rhinebeck movie theater.
Our can’t-miss favorite restaurants include aroi Thai restaurant in Rhinebeck, Le Canard Enchaine for incredible French cuisine, the Bartlett House, a cafe and bakery in Ghent, NY, and Gaskins, a romantic date-night restaurant.
Getting Around:
You must drive everywhere. There isn't really uber or lyft. Schedule taxi's in advance especially when arriving outside of normal work hours. We recommend a vehicle with all wheel drive during the winter. The home is on a hill with a gravel driveway.
Other Things to Note:
12min drive into Rhinebeck where there are famed restaurants, shops, bakery, markets, and more. Even closer is Red Hook, with its own community charm. Enjoy hikes, historical sites, fairgrounds, and farm stands right in the local area.

Unique 1840's 6 bedroom farmhouse with rocking-chair porch, original wide floorboards, oak beams, comfortable bedrooms and a 1100' modern, octagonal, airy, chef's kitchen. Please let us know if you'd like to be connected with our team of provate chefs for an exquisite dining-in experience. The house sits atop a knoll overlooking 20 acres of rolling pasture, barns and swimming/fishing pond. An additional cottage for up to four can be rented additionally if needed. The barn residents are currently chickens, goats, and a friendly farm dog. They all enjoy visitors. And you can have fresh organic eggs for breakfast.
The house has an automatic backup generator, so that even power outages will not stop the fun. The grounds are carefully treated against ticks.
A perfect getaway for family and friends, the house features a fully equipped, 1,100 sq ft. octagonal gourmet kitchen, complete with professional 8-burner stove, double oven, and an extra steam oven. An espresso machine, Italian tiled floor (radiant heating) and dining table for twelve. If outdoor cooking is more your style a large stainless barbeque gas grill sits waiting for you out back, along with a giant trampoline, and granite ping pong table. A quiet yoga room and a peloton bike are available.
In the house, If you ever leave the kitchen, you will find a living room with cozy couches, perfect for conversation or watching one of the hundreds of channels offered by a second Spectrum TV. Separate library for quiet time, with built in bookshelves, pretty desk, easy chair and queen size sleeper sofa and a propane fireplace. There is a pool table and plenty of games and puzzles for all ages, and a digital piano.
All six bedrooms come with fresh linens and comforters. There is even a bedroom on the ground floor, with a bathroom, for those less excited about stairs.
The house is part of a unique farm, with an old Broadway summer stock theater no longer used professionally. Professional musicians can rent the space, or ask to practice the 9' Boesendorfer on the stage there. Mostly, though, this is a peaceful place for bird and wildlife watchers. Acres of manicured lawns lead you to private groupings of Adirondack chairs perfect for a morning coffee or watching the sunset. There are plenty of places to stroll – perhaps a walk around the pond to see how the kids are making out on their fishing expedition… a cocktail in the vegetable garden… a game of bocce on the back lawn… poolside picnic… or a relaxing evening in the private 4-person hot tub.
In the warmer months (JUNE, JULY, AUGUST) enjoy the fifty-foot fenced in in-ground swimming pool. The pool house is fully equipped with a bathroom, a refrigerator, and plenty of seating and toys for long days of relaxation.
There is a granite ping pong table open all year, and a huge netted trampoline in the fenced in back yard of the house. A pool table is located inside our home, as well. From Spring through Fall, there is a volleyball/badminton net set for a fun game or two
The ¾-acre pond is a great place to fish, swim, or paddle across in the 3-4-person rowboat. We provide fishing rods and tackle. Sitting beside the pond is a stone fire pit that is just waiting to roast all the marshmallows you crave. In the winter, if the season is cold enough, bring your ice skates and travel on the pond.

Dogs are allowed, but you must notify us before bringing them, including whether they shed. Some guests are allergic to dog hair, and this requires special cleaning. 2 dogs is the maximum for a reservation. If you bring more, there will be a fee. They cannot be permitted on the beds, and the yard has to be cleaned after them -- we supply doggie bags. If we have to clean up after your dogs, we will have to charge you for this.
The property has a resident dog, a young, child-friendly, silly Irish Setter who will want to play. There is an invisible fence that prevents him from approaching the guest house.
There is absolutely no smoking inside the house! Receptacles have been provided on both sides of the house for proper disposal.
Only the guests that the reservation is made for are permitted to sleep in the house. An additional guest cottage with two bedrooms is available. Please inquire.
You will find a guide book in the house that lists all restaurants, shops and amenities in the area. We are not a hotel, but concierge service is available as an additional expense, paid directly to our property manager. She can arrange restaurant reservations, assist with directions, appointments, catering meals, at a charge of $50 an hour. She will be happy to help.

Nestled in the heart of the Hudson Valley, Rhinebeck has something for everyone. Two hours from New York City by car or by Amtrak, the village has a small town feel with cute shops and a wonderful vibe. With the Culinary Institute only 15 minutes away, the whole region is peppered with great restaurants, farmer's markets and local meat and produce shops. There are countless parks where you can take a casual stroll over looking the Hudson or do some of the most serious hiking and rock climbing on the East Coast. Rich in history, the Hudson River Valley has historical sites, mansions to tour and old towns and villages, some dating back three hundred years. You can get a taste of country life with a hayride or pick-your-own farms or explore nearby places like Woodstock, Hudson, Millbrook and Kingston. For the kids, there is the Old Aerodrome, which has antique airplanes on display and air shows. For older kids, horse farms, sportsman’s clubs, golf courses, and dozens of streams and lakes for fishing surround Rhinebeck. Bard College and the Fisher Center for the Arts is only ten minutes away.

Living Spaces
We often hear about the “WOW” factor in particularly spectacular homes. When you walk into the Hammock Hill House, you’ll experience it first hand.
Walk into the sun-dappled living room, with its soaring ceilings, two-story windows, and a floor-to-ceiling rock fireplace and that “WOW” factor comes to life.
Sink into one of the two facing modern sofas or side chair, kick off your shoes, switch on the fireplace and find yourself both mesmerized and calmed by the dancing flames. Or maybe you’re ready to tackle the book you’ve saved for vacation from the comfort of the hanging egg-chair. Or even better, you just want to absorb your surroundings in one of the Acapulco chairs facing the endless view.
Later, slip downstairs to the lounge for a game of pool, or darts, or even a board game, as you sip on your favorite drink. Then stream your favorite show or movie on the HDTV as you relax on the cozy sectional sofa.

This gourmet kitchen will make even the pickiest of chefs proud. This generous space offers Wolf and Miele appliances in stainless steel, a beautifully tiled backsplash, abundant counter space for food prep and enough cabinets for all of your groceries. A Keurig coffee maker is provided with a selection of coffee pods.
In keeping with the open concept theme, the dining room is adjacent to the kitchen, with an extended table that seats 8 comfortably. This space overlooks the deck, providing lovely natural light and views of the outdoor scenery.
Sleeping Accommodations and Bathrooms
The Hammock Hill House has 4 bedrooms and 3.5 baths, comfortably accommodating your group of up to 10.
The spacious primary bedroom is located off the living room and features a king size bed, with dual nightstands and lamps, a full-length mirror and ceiling fan. The en-suite bath has a soaking tub and separate walk-in shower.
Upstairs, the first guest room offers soaring ceilings with beam accents, a queen bed and two twins. The second guest room also offers soaring, beamed ceilings and a queen bed. The upstairs bath features a tiled walk-in shower and is fully stocked with towels and soaps
On the lower level, just off the lounge, is the last guest room with a king bed, dual nightstands and lamps. The lower level guest bath offers a tub/shower.
Outdoor Amenities
Imagine yourself sitting comfortably on the wrap-around deck, breathing in the sweet mountain air, as you smell your dinner cooking on the gas grill. Enjoy that meal al fresco, at the dining table for 6.

The Neighborhood:
Located in the Hudson Valley, the Hammock Hill House is just 10 minutes from Rhinebeck, NY. This area boasts a myriad of unique restaurants, shops, outdoor adventures and other attractions.
Some of our favorite things to do include the Helsinki Hudson, a farm-to-table restaurant plus live performance venue, New York Zipline Adventures, or Upstate Films Rhinebeck movie theater.
Our can’t-miss favorite restaurants include aroi Thai restaurant in Rhinebeck, Le Canard Enchaine for incredible French cuisine, the Bartlett House, a cafe and bakery in Ghent, NY, and Gaskins, a romantic date-night restaurant.
Getting Around:
You must drive everywhere. There isn't really uber or lyft. Schedule taxi's in advance especially when arriving outside of normal work hours. We recommend a vehicle with all wheel drive during the winter. The home is on a hill with a gravel driveway.
Other Things to Note:
12min drive into Rhinebeck where there are famed restaurants, shops, bakery, markets, and more. Even closer is Red Hook, with its own community charm. Enjoy hikes, historical sites, fairgrounds, and farm stands right in the local area.

- "This was the perfect base for our Hudson Valley family getaway. The house is every bit as stunning as the pictures and has beautiful green views in every direction. We loved the surrounding forest and the home’s seclusion (note: so secluded that Waze had a problem finding it; but Google Maps was great). We enjoyed outdoor activities in the general area and visiting some of the sweet nearby towns. We also loved just hanging in this *gorgeous* home, cooking family meals (the kitchen is incredibly well-stocked), dipping in the hot tub, and playing some pool. Only minuses were that the downstairs bedroom had a couple of big problems at the time of our stay. And the tap water (well water that is apparently safe to drink) had a strong odor, and we preferred to buy and drink bottled water."

This three bedroom, three bath home sits on a quiet cul-de-sac, just 7 minutes from the center of Rhinebeck is where you'll find this spacious and private property. Perched on a hill with a long curved driveway, the expansive front yard is dotted with mature trees giving the feeling of having your very own private park. The main level is bright and spacious with a wood burning fireplace, bookshelves, and a big picture window.
The Space:
Upon entering, the great room has comfortable seating, a crackling wood burning fireplace and large windows to help bring the beauty of the outside in. The great room includes a couch, an ottoman, sitting chairs and a work table. There is an additional media room with a couch, two chairs, coffee table and Smart TV that you can log into your streaming apps such as Netflix, Hulu, amazon Prime, etc.
Well stocked open kitchen with stainless steel appliances and gas cooking. Includes all the necessary cooking and serving items, including cookware, pots, pans, plates, bowls, glasses, and mugs. The window and skylight makes this kitchen bright and airy. Bar seating for five and lots of counter space make preparing dinners easy and fun. Coffee lovers will enjoy the drip coffee pot.
There is a separate dining room with seating for up to eight guests with the extension and an additional four seat table in the screened-in porch will make it easy for guests to enjoy those home cooked meals.
In total, there are three bedrooms to accommodate guests during your stay, for easy planning, here are the bedroom layouts:
Master Bedroom (2nd floor): King size bed, ensuite master bath - bathroom has skylights and dual sink and vanity seat with mirror. View from the master suite is amazing
Third Bedroom (1st floor): Queen size bed with a great view of the front of the house.
2nd bathroom (1st floor): Queen size bed with full bathroom. One of the chairs are amazing and so comfortable for some alone time with a book and a glass of wine.
This home boasts three full bathrooms. The ensuite located off the master bedroom on the first floor has luxurious cabinetry, double sinks, soaking tub and shower. The second ensuite located off the additional bedroom on the first floor with a tub/shower enclosure and new vanity with a glass sink. The third bedroom located on the second floor has a stand up shower with glass doors.
Outside, the backyard is serene, with a very cool Buddha statue, allowing you to relax and find your zen. There’s impeccably done landscaping, stone walls, and seasonal views of the Hudson River. These views are even more spectacular when the sun rises in the front yard and sets in the back. The wonderful screened in back porch is the perfect place to enjoy the evenings. Recently renovated front porch has the best sunrises on the property. If you're not ready to relax, head outside and have some fun playing a game of pickleball!
Other things to get excited about:
-Pulling up to this home you will find the long private drive with 2 parking spots in the garage, 2 on the side of the driveway, and approximately 5-8 on the driveway.
-Inside the home, you will find beautiful brick flooring as you walk through the door. The rest of the home there are hardwood floors, tile in the bathrooms, kitchen, dining area and plush carpeting in the master bedroom.
-Bedroom on the first floor, perfect for guests with limited mobility.
-Forced air heat to keep you cool and window air conditioners in upstairs bedrooms

The Neighborhood:
This home is also nearby to so much! Just a 7 min drive will have you in the center of Rhinebeck, 11 minutes to Red Hook, 20 minutes to Kingston, 30 minutes to Millbrook or Woodstock, and 40 minutes to Hudson. Not to mention plenty of hiking and cultural events at venues like the Fisher Center at Bard. The Amtrak line is just 12 minutes away in Rhinecliff and a 1 hour and 45 minute drive will have you in NYC!

A car is necessary. The Rhinecliff Amtrak station is a 15-min drive for additional guests arriving by train. We recommend all-wheel drive cars for the winter season.
- Guests must climb one flight of stairs to access the main living space.
- The entrance is through the garage and then up one flight.
- We recommend having a 4WD or AWD vehicle with snow tires in the winter months as the driveway can be challenging with the snow and ice.
- Unfortunately, this property has a strict no pet policy due to severe allergies.
- We have efficient mini-split heating and AC units in each room. Each unit has its own remote control.
- The Nest thermostats control the baseboard heating which is never needed as supplementary heat, so please keep them off.
- The dishwasher at this property is not usable.
Other Things to Note
- Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings.
- Parking shall be allowed solely in the designated parking spaces
- Smoking is not permitted anywhere on the premises.
- Weapons are strictly prohibited
- Please adhere to safety instructions for fireplaces, firepits, etc.

- "We loved our stay at the Chalet! Close to Rhinebeck, where we eat 3 nights. The house is secluded off road so was peaceful. Gym in basement was bonus. Thanks for lovely fun stay!" - "The property was pretty run down. It was also infested with ants, way beyond what one would find in a house in the woods. The bathtub was full of large ants which were also all over the curtains and sofa. The house felt very stuffy and our nanny who suffers from asthma was having a very hard time because of it (felt like mold). The kitchen gadgets and cabinets were all very dirty and we had to wash everything we used by hand. The beds were comfortable and the rooms generally clean. The gym, grill and firepit were nice features. Overall we didn't end up wanting to spend much time indoors because of the issues we noted. While the property management company was responsive to our texts, they did not do anything about it. "

The village itself is both historic and beautiful - with the reputed Beekman Arms inn, fantastic dining, and an old style sweet shop owned by 3 prominent celebrities, it also has 3 spas making it the perfect getaway for almost any event.
Rhinecliff Amtrak station is also conveniently located just 12 minutes away. The entire property is available to you, if you need to use the laundry, please ask us for the code. I will be available on the phone, or messages for any issues but otherwise you'll have total privacy to enjoy the home.

Surrounded by nature, on a quiet road, this newly furnished home is a unique 3 bedroom, 3.5 bath in Hudson Valley ideal for families with small children looking for the space to reset, work or play.
The main floor includes a sun-drenched living room with two walk-out patios, an enclosed patio for meditation and exercise, a dining room that seats 8, a fully stocked kitchen, and two bedrooms. The primary bedroom includes a king bed, walk-out patio and en-suite bathroom. Our guest room is set up for littles with both a Bloom Alma crib and Oeuf toddler bed.
Downstairs is our creative suite, designed for work, reading, music, tv, and play. The downstairs living room, often used as a home office, includes a daybed that turns into a king bed. This floor also includes a play room, additional bedroom with a full bed and full bathroom. (Note: this bedroom does not have windows, which some guests have preferred. If you prefer windows for a third bedroom, we recommend using the king bed in the creative suite.)

The space
INDOOR LIVING SPACES
The open concept design of the house allows for entertaining with multiple indoor and outdoor living spaces which is optimum for private hosting and gathering.
Entry foyer leads you to the formal living room fitted with elegant white furniture, gas-burning fireplace and a baby grand piano. This room provides tranquility when guests seek serenity, peace and quiet. Adjacent room is an informal great room which features a 75" television and entertainment center. The sofa in the family room is wide and deep which makes bingeing on Netflix or HBO shows incredibly enjoyable. Adjacent dining area seats eight comfortably to cater to our guest's sumptuous meals. The dining space is ideal for formal entertaining, group conversations or simply lounging at home. Contiguous to the dining area is a generous and spacious open gourmet kitchen equipped with top of the line appliances. The kitchen is full of gadgets and tools to assist in achieving epicurean meals.
From the entry foyer to the right, guests will find a yoga room for the enthusiast practitioner or simply the room could be utilized as a refuge space to meditate and find calm and tranquility. Space has ample pillows and floor poofs to ensure absolute relaxation. Adjacent to the Yoga room is a mud room to hang coats, leave shoes and a central location to tidy up should guests require immediate faucet from exploring the forest, frolicking by the patio or gardening. Next room is a strategically located laundry room with modern stackable washer and dryer. For additional convenience, laundry room has iron and ironing board. For ease of access from the back entrance, a marble powder room is readily available without having to trek throughout the rest of the living spaces.
OUTDOOR LIVING SPACES
Just steps from the dining area is the entrance to a sizeable deck which features lounging furniture and houses a grill. The deck has views of the front and back of the property- perfect for breakfast, cocktails or informal relaxing dinners. Backyard lawn has stone steps that will lead you to a Bluestone patio with groupings of Adirondack chairs perfect for morning coffee or simply a conversation gathering place while enjoying the heat from the fire pit. Across the patio our guest will find a sweet hammock tied to two trees where one can enjoy serene moments and absorb the essence of country living. The garage has space for one car but is currently not available for use.
BEDROOMS AND BATHROOMS
There are five bedrooms in the house, four on the second floor and one on the first floor. Each bedroom has unique furnishings and character.
The Master Bedroom has a queen size French provincial bed, an en-suite floor heated marble bathroom with tub, a separate shower and a double sink. The second, third and fourth bedrooms on the second floor enjoys midcentury full size beds with four pillows each. All three bedrooms share a very charming floor heated bathroom with claw tub and shower.
On the first level, there is an additional Master bedroom with Queen size bed connected to a fantastic en-suite bathroom with an oversized steam shower and a large ceiling rain shower.

Lovely retreat far from the city, in the forest! This 3 bedroom, 2 full bath log home is tastefully furnished and ready to be home. Located less than 15 minuets from TSP in the town of Rhinebeck. Feel your cares melt away as you enter the long private drive leading up to your personal retreat in the treetops. Perched on a hilltop overlooking a private pond, this newly renovated home has been designed with peace, serenity and comfort in mind. Surrounded by the natural beauty of the Hudson Valley, only 5 minutes from the Omega Institute and just over 10 from the town of Rhinebeck, you will find nature trails, quaint towns, and fine dining in all directions.
THE SPACE
The Pond Overlook retreat has been designed as a personal oasis, providing everything needed for a peaceful and relaxing stay in nature.
Meticulously curated with the comforts of home, the retreat is a three bed two bath sanctuary in the heart of the Hudson Valley. We're located in Rhinebeck, NY, just two hours north of NYC.
Convenient to of the local shops and restaurants of the surrounding towns of Rhinebeck, Red Hook, Hyde Park, and Millbrook. Each town has its own culture and character, from local wineries, to boutique shops, fine dining, and cultural landmarks.
THE OUTDOORS
The pond and wetlands is a haven for birds, and we have all kinds of animals visiting us here. There is a large fire pit, grassy area for play, wide path leading to a small hilltop with bench overlooking the pond, and woods to explore below the covered porch in front of the wetlands.
The long covered porch is the perfect blend of comfort and nature. It's raised so you are seated in the treetops, on a beautiful white sectional, and just surrounded by nature. With three hummingbird feeders you are guaranteed an amazing show. It's my favorite place for a cup of coffee in the morning, or to curl up at night and enjoy the energy of a thunderstorm.
BEDROOMS
All three bedrooms are nestled in the treetops with lake and woodland views. They have floor to ceiling blackout and sheer curtains, 100% cotton sheets, extra pillows and blankets, and an Echo device for sound. All three beds are super comfy, one King is a pillow-top and the Queen is adjustable. Each bedroom has a generous closet, a chest of drawers, and luggage racks.
KITCHEN
Our kitchen is newly renovated and well-stocked with everything you need to prepare a delicious meal away from home. Spices, oil, and vinegar, are provided, as well as coffee, tea, and Keurig pods. There are plenty of pots, pans, baking sheets, bowls, as well as a toaster oven, blender, rice cooker, many other small appliances. For your perfect brew, there is a drip coffee maker, Keurig, French press, coffee grinder and Espresso machine.
LIVING ROOM
Get cozy on the large L-shaped West Elm sectional. It is so soft! The living room is the heart of the home, with an open plan through to the kitchen and dining room, as well as a view through to the family room. Curl up on the sofa with a good book in front of the fireplace, or gather around the coffee table for a game with the family.
FAMILY ROOM
The perfect place to play! There is a large game cabinet chocked full of puzzles and board games of every kind - well over 100 different options includes something for everyone! The Roku TV is ready for your use, and will reset on check out so no need to remember to log out of your accounts. There are three large recliners for TV viewing, one individual and two in the sofa.
YOGA ROOM
Flooded with natural light, the multifunctional yoga room is the perfect space to reconnect. Yoga mats and gear are provided, with just enough space for two to workout together. There is a meditation pillow, small well-stocked bookshelf, and a hanging chair in the corner to reflect in. The laundry machines are tucked away in the opposite corner, hidden behind sheer curtains when not in use. There is also a sturdy folding desk stored behind the door, for when you need an office. The door to this room closes and locks for privacy.
BASEMENT
There is an unfinished but clean basement set up with a ping pong table and a few larger games. There is a section blocked off for personal use around the equipment area, and the rest is available to you. There are glass doors leading to backyard, facing the path to the pond.
Other things to note:
Please note, that while the space itself is private we do have a few nearby neighbors, and it's important to respect their privacy and property boundaries. The covered porch, which faces the pond and wetlands, is completely private, and faces only my acreage. The neighboring homes are on the other, smaller, side. I've added a small fence, and over the summer the foliage provides additional screening for privacy, but over the winter you can see through the woods a bit to their property.

The Space:

Outside you can enjoy the huge bluestone patio, gas grill, fire pit, hammock, surrounding yards, and of course, the heated saltwater pool. Upstairs is where you’ll find the sleeping quarters, with all four bedrooms, three full renovated baths, and laundry. The house also has high speed Wi-Fi - the ideal country retreat and family home in the perfect location.

Getting Around:
A car is recommended to the get the most of your time in the Hudson Valley, but the center of the village of Rhinebeck is one-mile away from the house, easily accessible by bike or a nice walk. The Amtrak station in Rhinecliff is also 7 minutes away (the train is an hour and a half to Penn Station, trains run regularly), and frequent taxis and Ubers available any time.

Welcome to Cabin in the cottage! Our lovely cottage is just a 5-10 minute drive from the Rhinecliff Amtrak station and the Taconic State Parkway (90-mile trip from NYC). We are 5 minutes outside the beautiful town of Rhinebeck NY with mouthwatering restaurants, lots of unique shopping and wonderful activities. The cottage boasts 3+ bedrooms, 2 bathrooms, covered gazebo with dining area, another outdoor seating area and fire pit. You'll find the master and another bedroom with two twin beds on the first floor, along with a full bath. Head on upstairs to find another queen size bedroom and full bath as well as a big den area that can serve as home office or kids’ playroom with TV, books and lots of toys! The property also boasts a swimming pond, a small furnished cottage (if guests would like to be even closer to nature, aka there is no electricity or running water) and acres of hills and forest land where there is lots of wildlife (birds, deer, foxes, rabbits, you name it!).
The house is an ideal getaway where you'll enjoy true tranquility and fresh air -- any time of year. But you're still in the heart of Hudson Valley activity, so whether you enjoy wine tasting, art galleries, golf, fishing, skiing, great farm-to-table restaurants or much more, you're never far from the action.
It would be best if you had a car, but there is a train station within 5 miles. We hope you will enjoy our beautiful one-of-a-kind home and all that it has to offer. Weekly or monthly rentals preferred.
The house is filled with original works of art and pottery, so I ask for guests to be careful of this and, overall, to treat the home as their own and enjoy all that the house and surrounding property have to offer!

House instructions are provided in the manual. This includes instructions on use of the wood stove, sonos, hot tub, shower and grill. Please review prior.
If you've never used a wood stove before, please pay very close attention to the instructions and don't try to wing-it. They are a bit tricky. If in doubt, enjoy without a lit fire.
Use the coat closet for your clothes. This is a private residence, so please refrain from rummaging through our things, which should be easily out of your way.
We typically have some liquor and wine in the utility closet; you're welcome to enjoy, but please replace with similar before departure.
Property address: 100 Rocann Dr, Rhinebeck, NY 12572. From 199 or Salisbury Turnpike, take Brooklyn Heights Rd then turn onto Rocann Drive. Drive to the end of the Rocann Drive cul-de-sac and continue on the unpaved private driveway. You'll see the mailbox for 100 Rocann. The driveway curves to the right past a small pond, then up the hill to the left toward the black Cabana. There is a turnaround just past the cabin; do not continue on past the turnaround. NOTE: GPS can somtimes route to a location on Brooklyn Heights Rd; this is incorrect -- Rocann Drive is a turn off of Brooklyn Heights Rd.

Enjoy a peaceful retreat in the heart of the Hudson Valley, surrounded by beautiful meadows and hiking trails, while still a short drive to the best restaurants and shopping.
Our 3-bed 3-bath home comfortably fits a larger family, two smaller ones, or a small group of friends. The second floor has three bedrooms and two bathrooms, but there is also a pull-out couch in the first floor family room, and a full bathroom downstairs as well.
The Primary bedroom features a King bed, a workstation facing the best views of the property, an ensuite bathroom, as well as a small porch and direct stair access to the backyard and outdoor spa. The 1st Guest bedroom has a Queen bed and the 2nd Guest bedroom has two bunk beds (i.e. 4 twin beds). The two Guest bedrooms share a full bathroom that opens into the hallway. We also have a full-size crib which we can set up in either bedroom upon request, and every room has a sound machine.
The first floor has an open concept living room and dining room, as well as a cozy reading nook in front of our wood-burning stove (much more energy efficient than a fireplace, and less smoke too). The kitchen has beautiful terrazzo countertops, an electric stove and hood, dishwasher, and everything you need to cook, as well as multiple coffee makers for both drip and espresso because we are coffee lovers ourselves. This floor also has a laundry/mud room, and a large TV/family room with a pull-out couch that converts to a queen bed, and plenty of privacy and curtains. The family room also has an additional workstation with a writing desk, and reading/playing nook for the kids.

The house is close (<15-min drive) to Rhinebeck village, where there are tons of restaurants and stores, and an easy drive from other beautiful Hudson Valley towns, including: <30 min from Germantown, and <40 min from Hudson, Woodstock, and Saugerties.
Unfortunately we do not allow any pets, smoking, parties, or unregistered guests. No exceptions.
Please be advised that as is true of all properties in upstate New York, there are ticks, especially along the tall grasses and meadows.

For a big adventure in the Summer, go tubing on class III rapids in Phoenecia. More relaxing are the multitude of nearby historic homes which you can tour (Vanderbilt, Olana, Roosevelt) and the Dutchess County Fairgrounds, with dozens of popular events throughout the year, including the Dutchess County Fair, The Country Living Antique Fair and the NYS Sheep & Wool Festival.

You will have a private entry, bedroom and bathroom. The shower has great water pressure but it is a slender unit. The bed is a Queen size and extra blankets are available. The listing is in a walk out basement. It has no direct heat but since it is partially below ground it is usually not cold. There is an awesome space heater. I usually provide something to eat but it varies. There are great views of the Catskill Mountains and a small private outdoor seating area.

The space
This cozy suite features a queen size bed, sitting area, work desk, and kitchenette with fridge, coffee maker, and microwave. The bathroom has a tiled shower and fresh fluffy towels. The suite has its own entrance for total privacy and there is plenty of parking space. There is a large television with Netflix and Amazon, and there is WiFi so you can surf or stream to your hearts content.
Word of caution: the ceiling height is fairly low so the space may not be as well suited to the more vertically blessed among us.
We adhere fully to Airbnb’s strict COVID-19 cleaning protocol, and sanitize the suite with a UV light before each reservation.
Please note, we have a window air conditioning unit that’s installed throughout the summer (not shown in photos). We remove it in the fall once temperatures drop to let more light into the suite.

Please note that we live in a relatively rural area, and cell phone reception may be spotty, depending upon your carrier. WIFI service is available, and we have a landline should an emergency arise.
As is common in the country, I have a very long dirt driveway, steep at the beginning then leveling off as it meanders through the woods, and my house can't be seen from the road.
I would also like to also make you aware that the apartment is cooled by a ceiling fan. Window fans are also available. The large windows and French doors provide great cross ventilation. We have chosen not to have air conditioning in our main house as well, as we find most summer nights to be delightfully cool.
Lastly - I have a small border collie mix named Sage who lives in our main house. He comes to work with me regularly and is rarely unattended. Also, as a courtesy to our guests, he is not allowed into the apartment. However, on the chance that you may have any pet concerns I wanted to alert you to his presence, and feel free to discuss your concerns before you book.

We have designed what we hope is a calm oasis. Perfect for those visiting The Omega Institute who need a bit more pampering... OR for a family or group of friends looking to relax and take in some peaceful moments.
We live next door to Slow Fox Farm and Brewery (lucky us!) and walking distance to The Golden Russet Cafe and Market, with pretty much all of your grocery needs and best selection of hard ciders in the area. If you are a wine connoisseur, we have the really lovely Milea Winery 8 minutes away.
With fall and winter approaching, we are excited to share our fireplace and on site sledding and snowshoeing. Catamount Resort is our favorite ski resort, only 45 minutes away.
As we are right next door it is likely you might run into/see us. We are happy to engage (we love humans) or give you your space.
We have included some lovely extras, books, games, coloring and you are more than welcome to roam our woods and and use our fire pit!

Set in the rolling hills of Dutchess County farm country, this 19th-century cottage offers beautiful views. Relax with your family/friends in the open kitchen-dining-living room on the 1st floor. In summer, BBQ outside on the (small) patio with table & chairs. The cottage is filled with funky antiques, and sheepskins from the farm next door. You might occasionally see and hear roosters and hens.... As for other sounds, you will be on a country road with some traffic. There is Wifi but no TV. A/C is in the living room, master bedroom and 2nd bedroom but not the 3rd bedroom. There is no central A/C.

Summer months: A/C units are located in the living room, master bedroom and 2nd bedroom but not the small 3rd bedroom, which has fans. There is no central A/C. Fall/Winter months: the cottage is fully insulated and heated. Also, the farm next door is home to many animals: sheep, hens, geese, dogs and cats. These are fenced off from the cottage, but occasionally some chickens and a cat or two might roam near the cottage. However, no animals are allowed inside the cottage. Anyone with a cat allergy, please take note.

The space
Welcome to our lakefront retreat! Our newly renovated ground floor apartment sits on the tranquil and beautiful Long Pond Lake. The 2 room apartment features a master bedroom with a queen sized bed and an open living area with kitchenette. This apartment comfortably sleeps 2 in the master bedroom, however there is queen sized air mattress and/or pack and play available should have have children or additional guests. There is a kitchenette with a fridge / freezer, sink, microwave, electric burners and it's stocked with all the basics, including coffee, tea, milk and snacks. You will have everything you need for a comfortable stay but if you have any specific requests, please let us know and we will do our best to accommodate!
The apartment is steps away from the lake where you can relax and unwind. We have two lovely kayaks, a canoe, peddle boat and stand up paddle board and life vests for you to explore the lake. You can sit back and watch the sunset on our adirondack chairs, or toast s'mores in the outdoor fire.

There is plenty of parking on our road next to the front entrance of the house and you have your own entrance at the ground level. There is a keypad on the door and the entry code will be disclosed upon booking. Check-in is after 3pm. Check-out is at 11 AM. If you need more flexibility, please ask and we'll do our best to accommodate you!

The space
The guest house is part of a 3 houses property but is independent and is the only rental, the main house and the studio is for family use only.
The bedroom is on the second floor with a king bed, the first floor has an open plan with views of the lake, small kitchen and bathroom.
Opens to a large deck with BBQ, table, chairs and umbrella to enjoy the views.
The dock is a short walk from the house.

We are 15mn from the Amtrak station, 25mn from Metro North. There is not buses or public transportation, but we have a local taxi company and Uber and Lyft are also available and should be planned in advance to avoid waiting around.

We have a generator and it will seamlessly turn on if we loose power.
If you wish to fish on the lake you will have to register for a NYS fishing license, it is very easy to do on line. (we have a couple fishing pole and a tack box you can use)
We have a large house dog called Nora and an orange cat, they are very friendly.

The kitchen has all basic cooking utensils, pots, pans, baking sheet and rice cooker. Nespresso and pods, French press and coffee.
Outside you’ll see the garden, shared with us, your very own patio equip with fire pit, and many animals.

Our separate and private cottage is nestled on the edge of our property with it's own private circular driveway for ultimate privacy.

The kitchenette has no stove and is not designed for high heat cooking. If you are looking for a space requiring indoor high heat cooking we suggest you look for an Airbnb that has a full kitchen. The description below will tell you more about what is included which most guests have been more than fine with.
We are located on a main road so there will be some noise of passing cars. When the leaves are not on the trees you can see the road. If you are looking for complete wooded seclusion, unfortunately Acorn Hill Cottage may not be for you.
This is a NO SHOE house so please take note.

This is a studio open floor plan with no stove and no handicap access. All is clearly listed.
We thought long and hard about whether to have a full kitchen or not and ended up opting not to. The space is not large and with an open floor plan we didn’t want guests to deal with smells of the last guests' cooking. The hot plate we provided for a while quickly showed us it was a bad idea. Rather than being used to warm a pot, elaborate meals complete with oil splatters and heat damage soon occurred. For this reason you will see in the house rules that hot plates or portable cooking stoves are NOT ALLOWED.
Cottage is up a hill located on a main road so there is a bit of traffic noise that most guests don’t seem to mind. If you want complete silence this is probably not for you. In the winter when the leaves are gone it is less secluded than other times of year.
Cancellation policy is strict so be sure you have read through and know exactly what you are booking as we are not responsible for any bookings mistakingly made due to not properly reading the listing.

Breezy Point is truly a private Lake Retreat. With 3 1/2 acres and 1000 feet of Lakefront, a tranquil spot to get away. The south facing house sits perched above the Lake w/ 2 Bedrooms, a multi-use Den and 2 full Bathrooms on one level. There is a fully equipped Kitchen, Dining area for 6. Enjoy a cup of tea + a book on three season porch with glorious views of the the Lake or a sunset dinner at the lakeside screened in porch.

We built a brand new screened in boat house with Wifi and a generous dining table for sunset dinners! Great for some quiet time with a great view or an intimate napping spot.
There are two single kayaks and a two-person paddle boat for use. The floating dock is available in the Spring, Summer and Fall. Fantastic Bird Watching including a local Bald Eagle and hawks that nest nearby. Fishing is also popular at Breezy Point. Adult and kids poles available. Lakeside seating, hammock, picnic table, bbq and fire pit. Croquet and Bocce. Tandem bicycle for use.
Indoor activities:
Ping Pong, Foosball and a cabinet full of board games for use.

The house is stocked with linens and paper goods. Washer, Dryer and cleaning supplies available.

We respectfully ask you abide by the checkin time of 4:00 pm and checkout time of 10:00 am. Early arrivals and late departures are subject to a FEE of $500 for early access arrival and late departure times. No exceptions.
There is a doorbell Ring device at the front door as well as a back deck ring camera to ensure safety and insurance requirements. We have an ADT security system equipped inside the house. There are no indoor cameras anywhere inside the home. There are motion sensors on the windows in the main bedroom, in the main living area front and back doors. The house should not be armed during the stay and the panel shall not be accessed either.
There is no smoking on the premises, inside or outside. Violations result in a $500 fine.
Heating availability during March, April and October.
Cooling availability during July, August and September.
Heating months offer temperatures between (60-68). Increase temperature requests will result in a one time $100 up-charge fee per stay.
Cooling months, the home is set between 70-78. Decreases in temperature requests will result in a one time $100 up-charge fee per stay.

BBQ Grill Use: propane tank is property of the rental home. It is responsibility of the guest to refill the tank if it runs out during your stay. Please forward us the receipt and we will refund the cost through the app (once per reservation).
We offer a cleaning service for hire during your stay. The service includes general areas like laundering bedding & towels, kitchen & bathroom cleaning and vacuuming and mopping. The price is $75 per clean. Please contact me if you’re interested.
Damage to household items such as mattresses and linens including; towels, mattress pads, sheets, bedspreads, blankets, pillows, etc., resulting from the use of body oils, make-up, shoe-polish, etc., will result in a charge for the special cleaning, repair or replacement of the damaged article.

The Blue Door cottage is located in one of the most beautiful roads in Rhinebeck, just two miles from Rhinebeck village and 1.5 miles from the Rhinecliff train station. The historic Wilderstein mansion and its trails are a walking distance, and the area is perfect for walking or biking. The cottage has a large green area that can be used to relax and enjoy nature. We offer high-speed internet, full kitchen, 2 smart TVs, a bike and a large selection of books.
The space
The cottage contains a combination living and dining room with a woodburning fireplace and a small closet with a washer and dryer. There is a small but efficient "U" shaped kitchen, a newly refinished bathroom, and a 12ft by 23ft large bedroom. Outside is a brand new 10ft by 20ft bluestone terrace.

Other things to note
The airbnb has its own private entrance and was the original school house. The homeowners have built an attached second residence on the other side of the deck-- rest assured the airbnb is only rented when the homeowners are out of town to ensure TOTAL PRIVACY.
Guests will not have access to the second residence during their stay. Please refer to the floor plan image.
The upstairs bedroom suite is up one flight of open stairs (like an attic) without a bedroom door.
The bathroom has a door. Please note the bath tub has a hand shower for rinsing off.

Perched on a hill, this 1930’s cape with a facelift sits just over a mile from the center of Rhinebeck.
The first floor is open between the kitchen, dining area and living room. Two private bedrooms and one full bath are also on the first floor.
The master suite is up on the second floor with a huge master bathroom featuring a jacuzzi and glass shower.
On the hill you’ll experience tree top views and a wonderful countryside experience.
The space
Open floor plan but all bedrooms are very private and removed from the living areas. A 6 person hot tub brings your relaxation to the next level and truly elevates your experience on the hill. Luxury robes and slippers are provided to every guest.
Guest access
Guests also have access to the back yard where there is an outdoor table set & fire bit. The back yard is partially fenced in. Guests do not have access to the basement or the barn or the two car garage or the tiny house.
Other things to note
Throughout winter the owner will clear the driveway and shovel all necessary snow.
The owner also occasionally visits the blue barn/ his work shop on the property which is private and secluded from the main house.
