- "We came to visit for Antique Week in Madison-Bouckville. The cottage was an ideal location and a straight drive to the event. My boyfriend and I travelled with our one year old. The cottage is in a cute, quiet neighborhood. It was fully stocked and very nicely decorated. The property is not ideal for a one year old, but they state that it’s not baby proof on the listing—they aren’t lying. We did a little baby proofing of our own and made sure to put things back where we found them. We were rarely there, so it wasn’t a big deal for us. The host was very responsive and helpful in suggesting places to eat around town. There is a really cute coffee shop a few blocks away that I visited every morning for coffee and a scone. It was a great stay!"

Looking for tranquility, privacy, and gorgeous lake views? For a place where time slows down and families and friends can reconnect? The Lake House awaits.
Originally built in 1940 by a Syracuse industrialist as a family summer camp, The Lake House remains in the family and has been loved by four generations. The house is set on expansive grounds with huge shade trees, a private dock, two tired deck, an outside fire pit, outdoor eating areas, and plenty of room to spread out.
The Lake House offers a gracious, relaxed layout for both quiet escape and lively connection--- perfectly sited for sweeping views of the lake or surrounding meadows. Considered very modern when it was built in 1940, the house has been largely preserved in its original form. Most of the cabinetry, countertops, and fixtures in the kitchen and baths date from the ‘40s. In practical terms this means that you will not find the granite counter tops, large bathrooms, and fancy detailing you might expect in a house of this size and location if it were built today. What you will find is a gem of the period, a comfortable, well-equipped house with great living spaces that encourage families to linger, talk, slow down and enjoy one another’s company. What it lacks in modern extras, it makes up for in retro charm and period detailing, such as the original wide-plank wood flooring, brick fire places, and original draperies in some rooms.
The kitchen has everything you need for preparing meals, large or small, and the dining room and several outdoor tables have hosted countless animated family dinners over the years. The dining table seats ten, and there is plenty of tableware and serving dishes to accommodate large groups. The dining area is open to the spacious living room, creating the perfect space for casual meals and gatherings. An extra table and set of chairs are located in the one of two front foyer closets. Both areas overlook the lake, with floor to ceiling windows in the living room perfectly framing the view. A large whitewashed fireplace warms the space on cool evenings.
The Lake House has five bedrooms and three baths in the following configuration:
Main Floor:
The main bedroom offers a queen bed and a fireplace. In the same wing, the guest room has two twin beds and lake views. These two bedrooms share a bathroom with a good-sized bathtub and shower. Both rooms feature the original built-in drawers and bedside tables.
Also on the ground floor, the back bedroom has a queen sized bed. This bedroom is smaller than the others but boasts a newly redone, private bath with tub/shower. Guest's enjoy a view of the lawn, towering trees, and adjoining garden.
Upstairs:
“Nan’s Room” has a king sized bed (can be separated into two twins) and the original built in desk, drawers, and bookshelves.
The “Boys’ Room” features a bunk bed (full on the bottom, twin above) as well as a twin bed. These two rooms share a bathroom with tub/shower. Please note: to access Nan’s Room or the bathroom, you must go through the “Boys' Room.” Thus, these rooms, especially the “Boys’,” are best suited for kids or families rather than couples who require full privacy.
As of 2018, the house was equipped with new mattresses in most rooms. Linens and towels are regularly replaced.
If you are looking for a house that offers privacy, a large yard and grounds, a great dock for swimming, kayaking, paddle boarding, canoeing--- and the feeling of being away from it all within a few miles of downtown Cazenovia—look no further. Our family and our guests love the property because of its timelessness. The tranquil environment encourages visitors to slow down and enjoy being together.
Welcome to The Lake House!
Grounds
The grounds are very large and totally unfenced.
The dock and lake are accessed via a stone and wood staircase. There is a canoe, two kayaks, two paddle boards and a paddleboat for guest use. We also supply many life jackets, children's water shoes (essential for all) and yard games.
There are no stairs leading into the house, but the main floor does have a couple of steps between the entrance/bedrooms and living room/kitchen. There are two working indoor fireplaces (in the living room and the master bedroom).
There is one covered parking space (carport, not garage).
There is a charcoal grill for guests to use.
Discounts may be available for extended (multi-week) stays. Please let us know what you're interested in.
- "What a wonderful three days! The house and grounds are amazing. The adults loved the quiet seclusion and the kids loved fishing and swimming off the dock. Canoeing and kayaking to WBYC was a fun bonus. Originally we planned on this as "overflow" accommodations for our children and grandchildren that we didn't have room for at the family house, but it became an even better center of activity for a long weekend that we all enjoyed. Thank you Claire for making everyone feel at home!"

This time it was all adults for a long-awaited sibling reunion after the pandemic. We enjoyed meals at the big dining room table, walks to the lake and into town for food and ice cream, and the overall relaxing atmosphere of the house and town. Hoping to lure my kids and grandkids back here next year!"

I came across this house and had no idea what to expect. It ended up being the best gathering place for our family. The lake is gorgeous! We sat on the deck and enjoyed the view. My girls kayaked and swam in the lake. Everyone enjoyed their time at the house. We will be back!"

This full one level home is located near the Finger Lakes region of Central New York with a plethora of activities to do. Such as vineyard tours, hiking, waterfall viewing, skiing, snow tubing and horseback riding all within a stone's throw. More specifically, the home is located in the village of Cazenovia which is located on U.S. Route 20 with many quaint shops, restaurants, history, and more! Every store in the village meets a variety of needs, from the late-night convenience store to a fast-food fix just up the hill.
Walking distance to town, this three (3) bedroom two (2) bath home is ready to accommodate a family of eight(8) or a group; in stylish rooms and beds. The Eat-in kitchen will comfortably accommodate all, with a cozy area for the furry family member to patiently wait for leftovers. An additional eating area off the kitchen will comfortably seat four (4), whether that is for a game of cards or a quiet space to work while away from home.
With several different sitting areas in the home, a family has the ability to safely "gate" the children in the den with ample activities to keep them busy; while the parents attempt to read a book or magazine without interruptions. No children, no problem! Toys are neatly hidden and if you are not thinking like a kid, you are sure to look over their camouflaged location. Furthermore, this house comes with full use of the washer, dryer, garage & driveway parking for those snowy or rainy days. Finally, an extra "play" space in the basement.
Scoping out colleges...we have you covered! We are a short 20 minute drive to Colgate, Hamilton, Morrisville & about 30 minutes to Lemoyne College and of course the famous Syracuse University and Carrier Dome. Traveling from the west, be sure to stop and see Elmira College, Scranton University, Stroudsburg University & Binghamton University.

This modern country home is two miles outside quaint Cazenovia village and Cazenovia Lake. In winter, it's cross country skiing at local county and state parks and downhill skiing at several area resorts. This home is perfect for couples and families with lots of room and comfort, rain or shine. It's set in the rolling hills of Madison County. Syracuse is a 30 minute drive and it and surrounding towns offer sports, theatre, and an additional wide array of restaurants and outdoor activities. The home has an open, modern design with spacious kitchen and dining area, family room, two large and two smaller bedrooms, and a deck with hot tub. Now powered by solar with eV charger in garage.

Large, private property, nestled at the edge of our own forest, a natural pond in our expansive front yard, spectacular valley view. Our isolated location is perfect for social distancing. Our house is great for a family winter vacation, within a short drive of several ski resorts and other winter activities. Our wood stove and fireplace make the house cozy & warm. We welcome everyone: all races, nationalities, LGBTQ, families with children. If we left anyone else out, we welcome you too.
The space
Our house is completely renovated inside; all the carpets, walls and ceilings are new. We have beautiful furniture including antique Vietnamese and African pieces as well as some of the best American designed and made furniture. The whole house is decorated with African and Asian art that we have collected on our travels around the world for the last 46 years.
Close to historic Cazenovia & Chittenango, not far from Syracuse. Close to Chittenango Falls & Cazenovia Lake, a winery, a brewery, a distillery, a zoo, a buffalo ranch & many great restaurants. We welcome everyone: all races, nationalities, LGBTQ, families with children. If we left you out of this list we welcome you too. We speak Spanish, French & Portuguese.
All 3 bathrooms have toilets with washlets (what some call bidets and others call Japanese toilet seats): the seat of each has a washing function, controlled by remote control, next to the toilet. The temperature and other aspects of the spray are all controllable by each user. The seat is heated, if you want; this is controllable too.
We say that our house accommodates 14 people. It is important to note that when we have no guests we occupy the house ourselves; there are only 2 of us. For 2 it's a very large house. With 4 people it is still spacious. We consider that 6 people can stay in our house comfortably for a period of time shorter than indefinite. We ALLOW groups over 6, not because we believe our house is perfect for groups of such a size but because we have had groups as large as 13, including children, which have been happy all to be together in the same house, presuming it's only for a short time. Since we have 4 conventional beds: 3 double and 1 single that would argue that our house would "sleep" 7. We also have 3 sofa beds/sleeper sofas each of which "sleeps" 2. We have 2 sofas, other than the sofa beds. For a large close family our house is perfect for a short stay, but only if you understand in advance what the limitations of that are.
Parties:
It is policy that parties and events are NOT allowed.
Our property is very large: 30 acres (12 hectares). Our house is nestled at the edge of our own private forest and we have a vast green front yard with a small natural pond. There is a fantastic view from our house across the valley.
Although our pond is not a lake, we do live within a very short drive to several lakes. Cazenovia Lake is just 10 minutes from our house. Tuscarora Lake aka Erieville Reservoir is 15 minutes away by car. DeRuyter Lake is a little further away than that, as well as Eaton Brook Reservoir. It takes 30 minutes to get to Oneida Lake; Skaneateles Lake is less than an hour away.
Guest access
When you rent the entire house we welcome you to every part of our house and invite you to use everything including the kitchen and laundry room, the front deck and all the outside space which is very large. We want you to feel as welcome as possible all over our house.
We have a Keurig coffee maker for which we supply coffee capsules. We also provide a Sodastream soda maker for your use, including flavor drops, if this is your preference.
Other things to note
Here's a summary of the more exhaustive list, below:
Just upstream from Chittenango Falls State Park is the Chittenango Creek NY State Public Fishing Stream area. Those are practically in our back yard. Additionally we have other beautiful state parks close by: Green Lakes, Pratts Falls, Highland Forest. Right in Cazenovia, founded in 1793, is Lorenzo, also a state park and fascinating museum, the first major house built in the area in the early 19th Century. The museum focuses on the development of the region immediately after the Revolutionary War and the involvement of the Holland Land Company. The Cazenovia Public Library has a small museum featuring an authentic Egyptian mummy, among other things. New to the Library is a lending service of fishing & other recreational equipment for children.
There are 3 breweries in the area, 2 in Cazenovia & one in Manlius: the newly reopened Meiers Creek Brewing Company just outside of the village of Cazenovia on Route 13 South, & a short distance down Route 13 from there is Critz Farms, a winery/brewery and farm with facilities for children to play as well as tours of the brewery. The Seneca Street Brewery in a remodeled church is in Manlius, 9 miles from Cazenovia, on Route 92. Owera is a winery at the north end of Cazenovia Lake; they also have a very nice, but small, restaurant. The Madison County Distillery makes its own vodka and gin and may, by the time you read this, produce other adult beverages. They also have a small restaurant. There is a kayak rental company, Morse Kayak Rentals; their kayaks can be used on all the many lakes in the immediate vicinity. There are hiking trails all around Cazenovia, including in and around the Stone Quarry Art Park, one of the largest such parks in the US. More information about all there is to do in the Cazenovia can be found online.
There are golf courses and ski resorts. There are plenty of restaurants including some of the best that can be found anywhere, i.e The Brewster Inn and The Lincklaen House, among many others. In Syracuse is Syracuse University and Lemoyne College.
Here's my more comprehensive list of activities. Please see photos corresponding to this list in the photo section of this listing.
Of course, Cazenovia is on the southern end of Cazenovia Lake, the most obvious focus for all your waterfront activities. There are several places on this lake where you can enjoy it:
There are two small parks on the southern end of the lake: one is just a parking area where you can launch a kayak and there are tables for a picnic. The other is called Gypsy Bay where you can swim and launch kayaks too. Both are on the other side of the street from Lorenzo, an historical house and museum. Lorenzo is the best place in the area to get a great overview of the history of the immediate area.
In the village of Cazenovia is Lakeland Park where you can swim and just enjoy the sun; it’s a large grassy area to play frisbee, etc.
In Cazenovia there are candy and chocolate shops as well as at least 3 pizza restaurants: Caz Pizza, Owagena Pizza and Due Passi. We especially like Owagena because they have $1 slices before 3 PM on weekdays.
The center of the village is pretty small but there are some nice shops and restaurants to visit as well, including 20 East, where you can get a range of food and Cazenovia themed items. Among the items we like best at 20 East is the fresh bread from Pastabilities, a Syracuse restaurant, fresh every Tuesday and Friday.
There is a small park along a stream behind the library in Cazenovia. The library itself has a small museum featuring a real Egyptian mummy that an earlier Caz resident brought back from Egypt.
Just on the way out of the village going north, on the east side of the lake, is Lakeside Park, primarily for boat launch, picnics and they have baseball diamonds.
Further north along that same east side of the lake is McNitt State Park, another place to launch a boat and I think you can swim there too.
Driving south out of Cazenovia on Route 13 you’ll find Critz Farms. This farm has pick your own blueberries, a playground for kids, cider (I don’t know all they have but I drive by it regularly)
There are several really nice hiking trails all around Caz:
The closest trail to our house, practically in our back yard, is the Gorge Trail, the trailhead for which is at the end of Bingley Road, just before it hits Route 13. Actually the trail crosses Bingley Road there; you can go either way on it. There’s another access point to what I think is the same trail going down Cary Hill Road, just up the street from our house.
Right in the village there is the Carpenter's Pond Trail.
Not far from that trailhead, on Chenango Street, leaving the village, is another called the Link Trail that goes to the Art Park, another beautiful destination, filled with art in nature.
Just south of the village of Cazenovia is another trailhead, the South Trail, on Ballina Road, that goes to New Woodstock, a small village south of Cazenovia.
Very close to that trailhead, on Burlingame Road, are the Cazenovia Preservation Foundation Burlingame Gateway Trails.
Not too far away from that, on Stone Quarry Road, across from the Cazenovia Transfer Station, is the Nelson Swamp Unique Area, another trailhead.
Right outside of Cazenovia, close to these trailheads is a farm that sells raw milk. We love their milk. They have a self-serve milk sales area with a small farm museum. It’s Ju-Vindale Holsteins, on Ballina Road.
Very close to our house is the Chittenango Creek, that ends up going over Chittenango Falls, the centerpiece of Chittenango Falls State Park, practically in our back yard. You can fish in the creek as well as wade or just play in it. There is a parking area along the creek on Route 13, very close to our house. You can picnic in the park and walk down to the base of the falls and all around the park.
Also very close to our house is the Empire Buffalo farm where you can see a small herd of American bison and buy buffalo meat. There is also a goat farm very near our house where you can see goats and buy goat cheese. There are several farms in the area where you can buy beef, pork and lamb. - "The check in process is very easy and quite personal: David was there to greet us in person. " - "Lovely visit to my past. I’m a CNY native. Used to work in Madison county. Ancestors lived here. People and family so important. Here for family reunion on ancestral farm. It’s my heart place. " - "This was the perfect property and location for our annual "girls" weekend (three of us all over the age of 55). This is such a lovely area, especially for someone who loves nature and wants an opportunity to enjoy the peace and quiet. The house is beautiful, decorated with a plethora of African art. The hosts are incredibly thoughtful! We were provided with homemade bread, a bottle of wine, and many other extras. Fantastic communication and easy check-in/check-out. We had a wonderful time! Thank you!"

Very quite in the evenings, with only the sounds of nature. Drifting through the open windows? The loft itself was very comfortable and had everything we needed. Will definitely be back!" - "Paul was a wonderfully host. Our stay was wonderful and will definitely go back. Lay out of the land is beautiful. The falls, our so close you can hear them at night. - "The property was a great gathering place for our family. We enjoyed the pool, the bonfire, the back yard patio, the short walk to the falls and hiking trail. I would rent this property again." - "Our group was there for a weekend celebration. The location is great for privacy and provides tons of space." - "We rented this house to host our wedding party for the weekend and to have a place to hang out after the reception was over. The house and the property are perfect for wedding parties. Loft A is huge and was used by the bride and bridesmaids to get ready for the ceremony. We chose not to see each other the day of the wedding before the ceremony and Loft A was the perfect place for the bride to 'hide'. Loft B was used by the groom and groomsmen to get ready. The house itself was very clean and the 5 bedrooms (and Loft C) were used for the rest of the wedding party. The backyard is a great hangout spot. Great patio, amazing view, pool, fire pit and a huge yard for games. Chittenango Falls is right across the street! Go see it, it is really cool! The owner Paul was very friendly and helpful. When we first arrived the AC was not working in Loft A and he had it fixed within a few hours. All that being said, there were a few quirks to the house. 1. Parking was a bit restricted. Paul did not want the driveway blocked up and no lawn parking. We were able to fit about 10 cars at the house using several of the garage spaces. He also allowed us to park on the road directly in front of the house fitting about 5 or 6 cars. 2. This is stated in the listing, but be aware the initial price of the house is only for 16 people, even though it lists it can sleep 26. We were charged $40 per person per night for the extra guests. Paul did allow people to set up tents and camp in the yard and we were charged an extra $10 per person per night for the campers. 3. There are 2 outdoor dogs and 2 outdoor cats on the property. Paul will feed them if you wish, but you can chose to feed them yourself if you want more privacy. You also have to make sure they don't get in the house or on the patio and are put in their pen at night. Not a huge deal, but just something I would prefer not to worry about when renting a house. 4. Paul offered to build a large bonfire for an extra $25. When we arrived there were 4 small wet logs in the fire pit. Luckily, we brought our own wood and built a small fire. 5. Keep track of the room keys! We accidentally lost one and were charged an extra $10. Also, if you have hair dye, don't use the towels! They will stain! We had to pay for a few towels and pillowcases. These were, of course, our fault and we were charged reasonably. All in all a great house for hosting a large amount of people. Would probably rent it again."

- "My family and I went to visit my daughter at college. The location was absolutely perfect. The space was very nice as well. Being that it’s a two family home you could hear everything from the other unit. Including the phone ringing, conversations, etc., but we weren’t there that much for it to be an issue. Beds were comfortable and the house was well-equipped. When they say one appliance running at a time, that means one! I blew a circuit while running the microwave when the coffee pot was on the warmer. The owner was very quick to fix the issue. He also went above and beyond to let us know of places to eat and their availability. The chimenea out in the backyard was very relaxing. The place was on the pricy side, but we very much enjoyed our stay."

We moved to Cazenovia in Fall of 2024 and are slowly working on landscaping and gardening. We are working on wildflower meadows and an orchard. We are doing everything ourselves so the process is slow but rewarding.
Our property is secluded but is very close to the town of Cazenovia which offers a small but vibrant downtown and a wonderful farmers market on Saturday mornings.
The suite itself is dreamy and color-drenched in pastel paints. The windows in the bedrooms offer lots of natural light. Ayesha drew inspiration for the suite design from her time living in the English countryside. Many of the furnishings in the space are antiques or have sentimental value. The bedrooms have an English cottage aesthetic imbued with a South Asian touch.
