A cozy, spotless, well kept two bedroom home (2 queen beds), a fully equipped eat-in kitchen with new stove, new refrigerator, new microwave, coffeemaker, toaster, large island which seats four, and houses a washer and dryer. Dishes, pots, pans and more are provided, the bathroom includes a bathtub w/shower. Linens are provided, as well as bath towels. **Please bring your own beach towels.**

The living room/dining room has a sofa, chair and entertainment center with a 50" smart TV and Wi-Fi on one end, and a beautiful oak dining room table to seat six on the other end.

The enclosed porch overlooking the lake has a leather love seat sofa and chair on one end for reading or napping, and a table and chairs on the other end for eating or playing cards and games. Adirondack chairs and a picnic table, as well as two grills one gas and charcoal are available for your convenience to enjoy the beautiful views of Seneca Lake!

The partially shaded 55 foot private beach is stocked with 5 plastic Adirondack chairs, three kayaks, a canoe, 12ft row boat, and a brand new permanent 98 ft. dock installed June 2021. Nearby marinas (2 miles) are available for boat rentals , docks or slips. Fire pit on beach!

- "You cannot beat the views from this property. We vacationed here to escape the traffic and noise of home! Exactly what we got. Being on the lake was so peaceful. Gorgeous sunsets. Unfortunately couldn’t use the kayaks water was a little too rough for my comfort but relaxing on the dock was great. Sitting on the deck with my coffee in the morning and just enjoying the view was perfect also. Inside the home you will find everything you need. Paper towels, TP, sheets blankets etc… Very clean inside and comfortable. This home was very comfortable for the two of us!"

Drift Away is located in the heart of the Seneca Lake Wine Trail, just 10 minutes from downtown Geneva, Hobart and William Smith Colleges, Roy’s Marina, and Port’s Café. The home sits just below another property but remains peaceful and private. This is a quiet area with year-round residents, so we kindly ask guests to observe quiet hours from 10 PM to 7 AM.

Getting Around:
A car is highly recommended for exploring the area. Private taxis/car services and private wine tours are available.

Other Things to Note:

➡️ A Pack ’n Play is available BY REQUEST ONLY and provided free of charge. Please let us know in advance if you’d like one so we can have it ready for your arrival.

Water’s Edge is rented as a whole-home lakefront property—you’ll never be sharing the space with other guests. Both units are completely private and have separate exterior entrances with no interior access between them. You’ll have full access to the entire home, both floors, and all outdoor amenities, including the fire pit, dock, kayaks, grill, and beachfront area. It’s the ideal setup for groups who want to be together—while still enjoying their own space.

The Neighborhood:
Water’s Edge is tucked along a peaceful stretch of the Seneca Lake Wine Trail, surrounded by quiet lakefront homes—many of which are owned by full-time residents. While the setting is scenic and private, you’re still just minutes from Roy’s Marina, Port’s Café, downtown Geneva, and Watkins Glen. It’s a serene home base with convenient access to wineries, hiking, and everything the Finger Lakes has to offer.

The historic "Skylight Studio", one bedroom apartment located in downtown Geneva, New York. This recently renovated 3rd floor space was once a photography studio at the end of the 19th century and beginning of the 20th century which was the home to J.E. Hale who photographed famous suffragist leaders including Susan B. Anthony. The space was featured internationally in 2021 when a secret hidden attic was discovered which housed photographs and equipment belonging to J.E. Hale.

The space

The Skylight Studio is located on the 3rd floor (top floor) with views of Seneca Street, Geneva and Seneca Lake. The space features one large bedroom with original wood floors (refinished), a queen size bed with 2 night stands and a 5 drawer dresser. There is a closet for storage and clothing as well in the bedroom, complete with bookshelf and smart TV.

The main room has a large kitchen with an island with Trillium countertops, there are two stools underneath the island for seating. The kitchen features a Keurig coffee machine, is fully stocked with with cooking equipment, utensils, spices and oils for cooking. There is a 4 seat dining room table for eating or working on your laptop, and a storage dresser with games, cards, candles and other guest amenities. The seating area has a smart TV with a moveable mount so you can watch the TV from anywhere in the space. There are two reclining chairs in the space.

The bathroom is large with a stand up shower and guests are provided bathroom essentials such as shampoo, conditioner, a first aid kit, cleaning supplies, and more.

There is a door which leads out to the rooftop overlooking Seneca Lake to the left and the famous Geneva Row Houses to the right. The rooftop is secured with a railing and there is a fire escape ladder accessible through a gate in the railing. Guests can enjoy the rooftop area and patio seats are available.

The entire space is recently remodeled and features original stone walls exposed, original wood flooring (partial), and the original wood banister.

This space was a Skylight Photography Studio from approximately the 1880's through the early 1900's, and was occupied at one time by J.E. Hale who photographed famed suffragist leaders including Susan B. Anthony. J.E. Hale took the photograph which was her official photo in the Library of Congress. In 2021, the new owner of the building discovered a hidden attic that had not been known to previous owners and uncovered a treasure trove of photography materials, cameras, photographs and an original print of the famed Susan B. Anthony photograph that personally belonged to J.E. Hale. The story made international headlines and information about the find is displayed in the space. We AirPlayed onto the TV but you could also have signed in with your accounts. Key code entry makes for easy check in. Bars and shops are right on your doorstep, as well as the lovely lake and state park. Rooftop deck has a great view of sunsets. The designated parking in the back is very helpful. It isn’t a problem for us, but for those with mobility considerations - there are two flights of narrow stairs to get up to the top floor of the building, and being an older building the floor is not level. There is a no-smoking policy, but the neighboring apartment had definitive cigarette / incense smell which did come up into our apartment, so we had the windows open most of the time. Other than that it really is a great place to stay."

- "Beautiful property, unique and picturesque- will be back! " - "My family and I travel to so many different areas and stay at all sorts of different places. This one was BY FAR the most unique, serene and smile inducing. My horse crazy family felt right at home with the equestrian themed home and the horses truly right out of our kitchen window. This is the most attention to detail I’ve EVER seen. Just a heads up, there’s no oven, so plan accordingly. There is a hot plate so we made some delicious stir fry. All there pots and pans, silverware, dishes and pretty much everything is brand new. (Also, there’s a backyard area that’s pretty much fenced in for your pup!) I will be coming back in the spring so that we can take full advantage of the wood burning hot tub, the hammock and also the lovely patio. Thank you for helping my family with this core memory. "

Hamilton House was recently purchased by our family as a primary residence. The whole house has been recently renovated, blending old home appeal with modern amenities. Your spacious guest suite (attached to host's main home) features a separate private entrance, your own living room, bedroom and full bathroom.

The living room offers a comfortable respite with a full leather couch, flat screen TV with free WiFi streaming atop an electric fireplace console for extra warmth on chilly nights or extra ambiance.

The bedroom boasts large closet for clothes and other items, a comfortable gel memory foam double-size bed, small chair, small TV with streaming services, Free WiFi as well as a small electric fireplace.

In the hallway you will find a microwave and mini-fridge stocked with complementary water. There is a single-brew coffee maker with a variety of complimentary coffee and tea for you to enjoy. Help yourself to snacks such as microwave popcorn and granola bars.

The spacious bathroom is clean & bright, offering fresh towels for each guest, a hairdryer, shampoo, soap & a few extra amenities just in case you forgot something at home.

The moderate mostly fenced in back yard is for your enjoyment as well. We have corn hole available, as well as croquet and can jam. Adirondack chairs with small fire pit are also available. (please make arrangements to use prior). Directly behind our house is Jefferson Park (pictures included). Playground, swing sets, basketball court and a walking path that is approx. 1/2 mile around the whole park. Great for kids and dogs!

Please note: The room is ideal and most comfortable for 2 guests. This works well for a small family who don't mind all sleeping in the same room, or a group of friends just needing a place to crash. There is 1 Double bed (sleeps 2). There is a couch that can sleep 1 in the private living room to the suite.

Welcome to our charming, comfortable guest suite in the heart of Geneva NY and the Finger Lakes wine region. This is a separate suite - entirely private and secure - located in the back of our home. It is connected to our house, but you will never see us!

Our space is perfectly located for graduation weekend and visiting the region's best wineries.

The space
The East Wing suite is located in our family home, in a separate suite with a private entrance. The suite holds 4 distinct spaces: bedroom and reading chair; living room; bathroom; and porch with lounge chairs (in the warm months).

As you enter, there is a small living room with a couch, TV, mini fridge, dresser and coffee table. The windows face the backyard with ample sunshine.

The bedroom is through the blackout curtains that provide excellent privacy, warmth and sleeping conditions. The bedroom is serene with a queen size bed and reading chair.

The en suite bathroom is extra comfortable with a large tub, separate shower and separate toilet/sink area. Extra linens are provided.

This space is not meant for cooking or meals as it is carpeted and best suited to be treated like a hotel. It's meant to be comfortable, cozy and restful. There is no kitchen table or chairs for this reason. A mini fridge, water filter, hot water kettle and glasses are provided.

Guest access
Guests will enter the suite through the private porch in the back garden.

The space
The Cupola Suite two bedroom (1050 Sq. Ft.), 2nd floor apartment with 3 beds, has hardwood floors, tall ceilings, and many Victorian features, including the original clawfoot tub. The apt. has vintage decor and a bohemian-themed bedroom. It also has modern amenities such as a smart HDTV, WiFi, strips/adapters for smart device charging, in the summer- AC units in the rooms and a fully equipped eat-in kitchen with Keurig coffee maker (we supply both coffee and creamers for you). There is also a drip coffee maker available in case you want to bring your own coffee.

It’s a 10 min drive to local wineries, a 3-minute drive to the Hobart and William Smith Colleges, and a short drive to Watkins Glen State Park, and the village of Montour Falls to see the She-Qua-Ga Falls. The Cupola (please see Sunroom photos in phototour) is thought to have been used to look out to Seneca Lake for returning ships. It is functionally called a belvedere, since it’s not strictly ornamental and you can go into the space and see expansive views of Geneva and Seneca Lake. The cupola was also thought to allow facilitated Victorian air-conditioning to have hot air pulled to the top of the house to be released from the cupola windows. The style of the house is Italianate and the belvedere is an important architectural feature.

Built in 1893, located in the Historic North region of Geneva - it is known locally as the Chacchia house. It was a residential property and was also used for an insurance company founded by Daniel Chacchia, which is still in existence. You can still see his name on the front house door. Daniel Chacchia was born in 1881 in Foggia, located in the Puglia region of Italy, and immigrated to the US in 1901. He got married in Geneva in 1905, raised a family, and in addition to being a leader in the insurance and real estate industries, he was a city hall and court interpreter for 18 years.

The entire apt is available with private access to the house cupola with 360 views of Geneva City and Seneca lake - one of the Finger Lakes district’s major lakes. There is a keypad for self-check-in for the entrance to apartment 2. If you would like to use the free on-site basement washer and dryer, please let me know and I will tell you how to access them.

The apt has 3 beds that can sleep upto 5 people. There are extra fees if more than 4 people stay in the apt. There is a laundry room in the basement and an outdoor area. There is also a pack and play crib available. Please let me know ahead of time if you’d like to use any of these.

Seneca Lake boasts itself as the "Lake Trout capital of the world!" - so when you drop a fishing line off the dock, large mouth bass, trout, perch and northern pike are plentiful. The calm waters of Glass Factory Bay make for the perfect spot to paddle out and enjoy some time on the lake. Enjoy the on property canoe or bring your own kayak.

Relax and indulge in a glass of wine, as White Springs Winery is directly across the street! If wine isn't your flavor, a short walk up the hill will take you to the new brew house overlooking LOV and Seneca Lake, or walk down the road to Big Alice Brewery!

The Finger Lakes Railway runs between the Lake Orchard View and to the path to the beach, and if you're lucky you may have the opportunity to wave to the conductor as the train slowly rolls by a few times a day.

This guest apartment has recently been remodeled to a 1 bedroom space. The spacious bedroom has a queen size bed with a new mattress along with a fireplace insert on the wall for you to warm up after a long day out and about. The bathroom has a new stand shower with a closet. The kitchenette space is new as well, with a full-size fridge, 2 top electric burners, and more. There is a Mitsubishi heating and cooling unit throughout. Additionally, there is a table with seating for 2 and a Roku TV along with wifi throughout the guest space. You will also find a microwave, toaster oven, Keurig with k-cups, creamers, and sugar along with all utensils, plates, and glassware.
There is a comfortable seating area with two swivel cushioned chairs, a couch, and a few games for a fun night in. Outside is a grill and table set with two chairs for exclusive use during your stay.

Bungalow renters have their own parking space listed in the parking area and access to the entire apartment and portion of the lawn where there is a table and chairs and grill set up for your use. The larger home on property is rented to guests also, those guests have full access to all of the waterfront, decks, firepit, and etc. The only shared waterfront area is the dock. It will be shared with the renters and families of the larger home also. Please be kind to all our guests during your stay.

We are on a Septic system. This system does not allow for anything other than toilet paper to be flushed down the toilets and no food should be put down the drains. During your stay
Linda and I live in this BnB all year round. We have had hundreds of guests from all over the world. We enjoy interacting with guests but always give them space as needed. It is a big house with massive decks and easy to find a "corner of your own."

We are a registered bed and breakfast which means that we adhere to all public safety and health codes required by Seneca County. We cater to couples getting away for a quiet and romantic weekend, whatever the age.

The space
Standard 3 BR, 1 BATH 1/2 house with off street parking and a small porch. Features a living room with a work desk, stocked linen closet, full kitchen & bath downstairs. The upstairs has 3 bedrooms; all with extra linen avail, a dresser & televisions. Listing sleeps 6-8 comfortably. WiFi available.

Twin sized roll away bed also available with notice, please no sleeping on the couch.
Accessibility — listing is about 5 minutes away from downtown Geneva, within walking distance. close vicinity to all wineries in the area.

Suite 1 has lake views, is on the first floor, and has a large private sitting room, with sleeper sofa, armchair, writing desk, and comfortable queen-sized bed. The en - suite bathroom has a walk – in shower with bars and fold - down seat. This room is ADA accessible.
The house's shared living room has plentiful seating with 2 sofas and a chair. The spacious shared kitchen is BRAND NEW with brand new stainless steel appliances, fully stocked and ready for cooking. Dining table seats 8 with 4 bar stools at the island. Plenty of room for everyone!

Whenever possible, we will meet you at checkin to familiarize you with the house and answer any questions you may have. We are available by text, email or phone during normal business hours. Let us know if you need anything!
