This house is located on the Eastern face of Stid Hill offering picturesque views of nearly all of Canandaigua Lake. Set on 9 uber private acres, our home has all the modern amenities, an open floor plan, and an inground pool. Three bedrooms on separate floors with a private bathroom for each bedroom. An additional powder room is on main floor.
The amazing views from the living room blend seamlessly into the updated modern kitchen and oversize dining room - all with breathtaking views of Canandaigua Lake. Deck is accessible via sliding French doors from main floor bedroom as well as from dining room. After grilling on deck, walk a few feet away from the house down to the gated in ground pool. Our newly installed pool heater makes swimming in Upstate NY extremely enjoyable for all ages-especially while taking in the views. We are excited to offer a hot tub as well! Soak your muscles and enjoy the peace and quiet of our property!
Stay cool indoors with central air. Chilly nights? The fireplace should warm up the entire home. Laundry on main level along with plenty of linens- new, clean towels and sheets as well as pool towels!
Our proximity to Bristol Mountain makes this home, more affectionately known as the Eagles Nest, the perfect year-round retreat with skiing/snowboarding available in winter and zip lining /treetop adventures available in the summer/fall.

The bedroom/bathroom layout is as follows:
one Queen bed (Serta Edgebrooke Eurotop) in basement / walkout level. There is a full bath with full size stand up shower directly across a short hallway. On the main level, the Master Bedroom, there a Queen bed (Serta iComfort Hybrid Series) with attached bathroom with dual sinks and a full size stand up shower. On the upstairs loft level, there is a Full bed (Allswell Hybrid) and bathroom with full (stand up shower insert). All our beds and pillows have mattress/pillow covers for hygiene and peace of mind.
We do want to mention that the steep gravel driveway is not lit. We encourage that you arrive during daylight hours as the secluded nature of the house can make it difficult to find at night if you’re not familiar with where to go. Unfortunately, a recent guest with a small sedan and insufficient tire tread had trouble navigating the driveway and received assistance from our neighbors. We want to ensure everyone's stay goes smoothly. Therefore, we now require all guests have 4WD or AWD and with the interest of everyone's health, safety and privacy at top of mind, we respectfully INSIST that you strictly maintain social distance and do not interact with them - even if any neighbors should approach you voluntarily.
We love kids and dogs and are happy to accommodate both! We have a highchair, booster seats and pack/play at the house. We also have dog bowls. Your dogs must be well trained as we do not allow dogs on the furniture or in the pool or hot tub! (limit of two dogs within pet fee)!
Since purchasing the home in July 2018, we have added a water purification system for filtered drinking water, an +6 person indoor dining table, an +6 person outdoor dining table, an additional picnic table to overlook the view, pool furniture along with pool umbrella, new pool filter, a pool heater, a HOT TUB and recently landscaped the yard.

The Cabin comfortably sleeps 4 people. There are 2 bright comfortable bedrooms all situated on one level to provide a perfect location for a weekend vacation.

There are 2 bedrooms and 2 full bathrooms. In the loft, there is a separate seating area with a pull out couch. Although this is a large unit, we only allow a maximum of six guests.

Come enjoy this beautiful timber-frame cottage on the quiet, dead-end, South Lake Road. The property is approximately 2 acres backing onto South Hill. There are beautiful views of Canandaigua Lake from the vaulted ceiling Great Room and truly spectacular views from the 'Eyebrow' balcony above the front door.
The kitchen is fully equipped and is open to the great room and dining room. The great room has beautiful timberframing, a stone fireplace and couches that are great for napping or enjoying the view of the Lake. There is a screened in porch off the great room to enjoy sunsets over the lake while eating dinner. Completing the main level is a master bedroom and bath (lake views of course), a den/bedroom, full hall bath and mud room. On the lower level there are two more bedrooms; one with 2 sets of bunk beds and the other with a Queen bed - both bedrooms have lake views. Completing the lower level is a full bath, a family room area with TV, ping pong and games as well as a garage.
You have 150 feet of private lakefront to enjoy including a permanent dock and buoy for your boat. There are about 20 steps down to the lake. The water depth at the end of the dock is about five feet dropping off to about 10 feet another 20 feet out. There is a refrigerator, picnic table, chairs and a fire ring for your use Lakeside. Also included are two kayaks and a small rowboat for your fun. The lake front beach is screened from the neighboring properties creating a very private feel.
The house is located at 1003 South Lake Road, about 1/2 mile south of Vine Valley (probably 4-5 miles north of the south end of the lake on the east side). The house is located across the road from the lake which is typical on South Lake Road. South Lake road is a narrow, dead-end road with very little traffic. Many people from the neighborhood enjoy walking, biking and jogging along the road as it has great views of the lake and many interesting houses.

The Space
You will enter this cozy studio cabin through the kitchen where you will find a sink, stove, and several appliances to provide you the comforts of home in this rustic retreat. From the kitchen, you will enter the living area complete with a small dining table, TV, luggage storage, and a queen size bed facing directly out towards our amazing lake view. From here you can make your way around to the reading nook featuring a comfy loveseat to enjoy while spending time indoors. The cabin features a full bathroom with sink, toilet, and a stand-up shower. Climate is controlled with a window air-conditioning unit and wall mounted heater to ensure comfort year-round. Guests may also access our full deck from the living area where they will find an outdoor seating area featuring a grill and propane fireplace to enjoy alongside the breathtaking views of Canandaigua Lake!
Guest Access
A short, steep, gravel driveway must be driven up to access the cabin but can be climbed by any road-worthy vehicle. Those who do not feel comfortable driving up this may park at the bottom and make the short walk however, refunds will not be offered for this. No more than 2 cars may be on the premise at any given time. Once at the cabin, guests will use a smart lock with keyless entry to gain access. This is an entire home so no other guests will be on the premise during your stay. Either a short set of deck stairs or a small hill must be climbed to enter the cabin which may make it difficult for handicap entry.
Other Things to Note
While we aim to provide many luxury amenities to make you feel at home, this space is truly a cabin at heart. With that, there are a few aspects that all guests should note.
• We have close neighbors who enjoy the serene area full-time. To comply with their requests and local guideline, noise must be kept to a minimum beginning at 8PM. Any violations received for failure to comply with this will be the responsibility of the guest.
• The property has well water and a septic system which can results in a sulfur smell. All water goes through a two-stage filter providing clean drinking and bathing water for the entire cabin.
• This cabin’s proximity to the woods provides an amazing wildlife to view during your stay. With this, comes potential for unwanted insects or critters for some. We have deterrents set to keep away these unwanted guests outside only, but the cabin’s nature may allow the occasional bug or critter in from time-to-time if doors or windows are left open.
• Please note that for safety reasons there is one security camera facing the stairs & driveway away from the cabin. We have complete respect for our guest’s privacy and do not have any cameras facing or inside of the living space.
• We will not offer any refunds for inclement weather or storms out of our control. The area receives precipitation year-round and we request that guests plan accordingly.

This cabin is absolutely breathtaking in the winter months with amazing views and close proximity to Bristol Mountain and cross country skiing locations.
This cabin features a short, steep driveway approximately 100ft in length that can get slick in snowy conditions. We keep the driveway clear of snow & salted in the winter months but highly recommend that guests have four wheel drive or all-wheel drive with snow tires to climb the driveway. Those without these options can still be accommodated but may have to park at the bottom of the driveway and make the short walk up.
We will make every effort possible to assist you in the event of severe snow before, during, or after your stay but still ask guests to plan accordingly and ask any curiosity questions ahead of time. We do not offer refunds for inability to climb the driveway.

This Lakefront home is on the South end of Canandaigua Lake, in the heart of the Finger Lakes/Wine Country, in the quaint town of Naples, NY - home of the Great Naples Grape Festival. This home is the last house on a private road, in a cove with very distant neighbors to the North, and no immediate neighbors to the South, offering unparalleled privacy and solitude. There is ample parking and loads of privacy. It boasts 450+ feet of beach front with beach entry swimming, huge 2nd story deck with views, boat dock, 2 kayaks, 1 canoe, 2 paddle boards, hammock, fire pit, gas BBQ, picnic table, life jackets and everything you need for great summer fun at the lake or any time of year! Also pet friendly upon approval. This home has great beach level access- No stairs or elevator! Shale entry for swimming great for all ages and pets. You can bring your boat. The huge 2nd story deck along the entire front of the house provides stunning lake views up the entire 15 mile long lake. The best views on the whole lake - maybe in all of the Finger Lakes! Canandaigua Lake is one of the best the Finger Lakes has to offer with pristine waters for swimming and great fishing with very little boat traffic at the South end of the lake. Gorgeous peace and solitude.
The home is 2000 sq feet with 3 levels. The lower beach level has a large family room with foosball table and pull out sofa. There is a private bedroom with queen bed and full bath on this level with walk out to the lower deck/hot tub and the beach. Upstairs is the main level with living room, dining area (seats 8) and full kitchen. Also a master bedroom with queen bed and full bath. This level walks out to the large 2nd story deck with BBQ, outside dining table and the best views ever! One more level up is the large loft with a king bed, two twin beds and great views of the lake.
There are two full bathrooms; one with tiled walk in shower and one with tub/shower combo. Lower level game room has smart TV & foosball. Also smart TV in FR on main level. Bristol Mountain for skiing (Alpine & Nordic) in the winter and Arial Adventure in the summer (opens May 1). Ontario County park for hiking, sledding and cross country skiing. Grimes Glen hiking/waterfall (only when it's warm, as you will be hiking in the stream much of the time) in the town of Naples. It's a stunning hike. Kinda feels like you're in Hawaii. I grew up hiking these falls. A sweet place. Also Watkins Glen Falls hike is a spectacular hike (about an hour drive).

We saw a variety of critters - Eagles, geese, Wood, Mallards and Merganser ducks, rat snake, Lake trout (jumping out of the water), deer, and fox and very few bugs! Enjoyed the firepit and sound of the lapping waves through the window at night. We docked our 23" boat on the pier with the newly installed mooring whip and it worked great. Our family home is located at the quieter end of Canandaigua lake and yet is only a 15 minute drive from the City of Canandaigua and from Naples. This allows a combination of relaxation and activity to suit each guest: Canandaigua offers Roseland Water park and Wakeboard centre as well as historic sites and the Finger Lakes Wine and Culinary Centre whilst Naples is at the heart of the Grape tourist scene. A short drive provides access to wineries around Canandaigua and also around neighboring Keuka and Seneca lakes to the east. The Bristol Mountain aerial adventure course is a short drive to the western side of Canandaigua Lake and further west is the white water rafting centre in Letchworth State Park.
The house is maintained to a high standard because it is our family vacation home. Therefore it is only available for rent for 4-5 weeks per year. A wraparound deck allows you to enjoy the views and to move in or out of the sun as the day progresses. The house comprises four large bedrooms and three bathrooms. One King and two Queen bedrooms are on the second floor with the open plan kitchen/dining/living area and two bathrooms (one en suite); the kids' room is on the first floor with one bunk bed set (sleeps two) and one twin bed set plus the den/entertainment centre area and third bathroom. The plot is fairly level and allows access to main living area via two steps at rear and access to the permanent dock and boats by one step.
The 100 ft of flat lakefront is the best around. The lake is shallow within the confines of the dock area which is attractive to kids but deepens quickly from the edge of the dock. Water depth reaches three feet approximately 15 feet from shore, dropping off quickly to six feet at front corner of permanent dock and 20 feet at furthest point of dock. Good fishing can be had off the dock (subject to NY licence) and stories of 'the one that got away' abound by the lakeside camp fire. Wood is provided at the beachfront for the camp fire. Beachfront chairs are provided.
The wraparound porch allows the sunset to be enjoyed whilst dining outside; also enabling activity at the lake front to be observed. Sun or shade can be accessed throughout the day in the different seating areas on the deck. 'Lake toys' include a kayak and various inflatables/noodles. Boat whips allow mooring of renter's boats.
The house is located at South Lake Road, about 0.75 miles south of Vine Valley. The house is located across the road from the lake but there are no houses between our house and the lake. There is approximately 100 feet x 45 feet of beach between the road and the lakefront, and it is partly grassed and partly shale beach. The narrow road is a dead-end road with approximately 30 houses beyond ours and is used by walkers, runners, and cyclists.

**The reception in the general area of Naples, NY can be very spotty.** There are a couple of neighborhood dogs (a German Shepherd and a Chocolate Lab) that like to visit the property and look for there buddy that moved away a while back. They are very sweet dogs. The owner has assured me she will try to keep the dogs off of the property but I cannot guarantee they will not show up. If you go left out of the driveway away from Naples, NY and toward Italy Valley, NY there is about an eight mile stretch of road that has no service. If you go right out of the driveway toward Naples, NY there are no serious reception issues. I have never personally had issues with reception at the house or on the property (I have Verizon) however, I have had a couple workers tell me they had a difficult time with reception (they both had AT&T) while inside the house. It seems to vary from carrier to carrier. Also, please note the floors are uneven in some places and may not be suitable for those with mobility restrictions. This house is on well water and there should be some expectation of a sulphuric smell. Do not drink the water

Enjoy a 2BR 2BA newly renovated ranch in Naples. Surrounded by our 24 acres with views of the hills to the south and west, enjoy our open concept kitchen, dining, and living area. The master suite includes a queen bed, sliding barn doors, a full bathroom with a large closet, double vanity, and walk-in shower. The 2nd bedroom has a queen bed, large closet and a full bathroom in the adjacent room. Laundry facilities are on site. Kitchen includes oven, microwave, refrigerator, automatic dishwasher, and island with 2 stools. We have a coffee nook with a Keurig, included K-cups, and 2 comfy chairs. The dining table has 4 chairs. The living room has 2 sofas, an electric faux wood stove with flames for ambiance, coffee table, and Roku TV. Sit outdoors in our Adirondack chairs and enjoy fresh air and amazing views.
Primarily a stay for clients of Wren’s Roost Wedding & Event Barn on weekends May through October, this is a great location for skiers in the winter as it’s situated between Bristol Mountain and Hunt Hollow Ski Area. Whenland is the name of this extraordinary 3 acre wooded property nestled in the hills of Naples, NY.
Feel like roughing it, but don’t want to get too rough? Nestled back away from the road you'll find a fire pit, a small wooden handmade log bridge, repurposed material sculptures, and a wood stove heated tiny house from a repurposed trailer.
This place has solar energy only, no running water and a composting toilet outhouse.
Wine country, hiking, lakes, gorges, nature rich earth abound!
The space
A converted camper with small kitchen stocked with pots and pans, utensils and a propane stove. There’s also a wood stove for chilly nights. Lighting and electricity come from a simple solar setup, enough to charge phones, etc.
There are two double beds and one single. The shower is outdoors but private. It is what’s called a “solar shower”, which is basically a 5 gallon bag of water with a shower spigot. Our composting toilets are basically outhouses with no running water.
Get ready for the camping experience of a lifetime!

Unplug- and recharge- in our rustic converted school bus. Swim in the pond, meditate in the garden, pick raspberries and see some of the best night sky viewing around. Visit with the farm animals and tag along for chores if you want. This skoolie is far from the swanky, expensive ones you've seen on social media- this is a simple, rustic and very old bus that we were lucky enough to live in with our kids while we looked for our perfect farm, and now we're happy to share it with you!
The space
The bus is off grid- so bring your headlamp and lantern. This is a simple, affordable place to stay with few amenities- use an outdoor composting toilet, and bring your own solar shower if desired. We will provide potable water in Spring, Summer and Fall. The sink empties to a gray water jug that may need emptying occasionally. There is a space just outside the bus where you are welcome to have a camp fire, and there is also a fire pit and picnic table down at our pond. For colder weather, you can build a fire in the woodstove inside. Bring your own firewood and kindling, etc. Bring your own cooler and ice, and you can cook on a vintage Coleman camping stove. There is no oven, just two burners. A full bed and a twin bed will be freshly made with sheets and blankets. There is also a top bunk without a mattress, an extra guest may use this with your own camping mattress and sleeping bag. If you have a bigger group, you are more than welcome to put up a tent outside the bus.

This is a family farm with two apartments and one house. You'll have access to everything besides the three living spaces- walk around the garden, walk through our pastures to the pond and spend the afternoon in the shade, swimming, fishing, canoeing... Please be very conscientious of gates and not letting livestock escape!

NOTE ABOUT WINTER MONTHS!!! The bus is unheated except for a small wood stove, and not insulated like a house. In the winter months only, we will provide firewood but not water. It will be quite cold when you arrive, and it will get quite cold again when the fire goes out. Bring warm layers, warm slippers, warm sleeping bags to layer with the blankets, and please only book the bus if you are familiar with building and tending a fire and camping in the cold. We lived in it in the winter and it was so fun and cozy but takes a lot of work! If you book it and the forecast dips below what's comfortable for you, or for any other reason you aren't up for dealing with the fire/snow/cold/frozen water, please let us know and we'll refund you even if it's last minute- we want our visitors to be cozy, comfortable and safe. Message us with any questions.

This is basically a bedroom in the woods with some simple solar electricity. The bathroom has two composting toilets and is made partially from a salvaged truck cap! You’ll find all kinds of interesting, repurposed structures all over the property, and maybe you’ll be lucky enough to see a family of deer pass right by your place…

you’ll have access to parking, tiny house, picnic bench and composting bathroom and a fire pit for campfires. Almost like camping, but way comfier than a tent!

I moved to NY from Colorado in early 2019. Wanting to settle in a location that reminds me of home, I stumbled upon Naples, a total gem.
I live in the main house upstairs. I do not have human kids, but do have furry kids.
My typical schedule Sunday through Thursday is up at 7am and in bed by 9pm. You can expect to hear foot traffic upstairs from 7am to 9pm. Friday and Saturday's, my schedule is usually up by 9am and in bed by 11pm.
Please feel free to stay up as late as you like, I just ask that you keep quiet after 10pm if you are spending a late evening on the patio.
**If you are highly sensitive to pet hair, please note I have a cat that lives upstairs in the main house. I don’t usually allow her in the AirBnB rental, however she has been known to sneak down when the rental isn’t occupied. I keep the unit clean but want you to she may have walked through the unit in between renters**

The entrance to the apartment has mats for shoes or boots and hooks for coats and backpacks. The bedroom has a queen size bed and full bath with a tub and shower attached. There has been a smart tv added to the bedroom wall since the pictures were taken. On the garment rack there are extra pillows, linens and a fleece blanket for your convenience. The living room has a half bath, “Murphy “bed and furniture to relax or watch tv. The kitchen is small and equipped to prepare simple meals.
The space
The bedroom and living room can be separate and private by closing doors to the entrance way. I have placed a coffee cart there so as not to disturb each other in the morning. The apartment is centrally located in the village of Naples and within walking distance of restaurants, gift shops, wineries, breweries, hiking and a grocery store. Also a very short distance to skiing, boating and golfing. Cycling is popular here but not for an amateur. Naples is in a valley and the only way out is up. These are the Bristol hills.

Parking for guest is in front of the apartment at the curb or in the village parking lot next door. The apartment is centrally located one block away from Main St and a brewery, early day cafe and restaurants are within walking distance.

In keeping with reducing energy use, there is no AC. The unit is super insulated and shaded, so adjusting the windows and window treatments, usually results in it staying very comfortable.
Proper footwear recommended due to usual hazards of rural land, woodchuck holes, rocks, fallen branches that may not be visible or when walking in the more wooded edges of the property.
Do not feed or try to interact with wildlife. You will hear different peaceful critters at night from the hills or woods when sitting out at the campfire. Feel free to help yourself to pine cones, acorns or black walnuts.
Campfires are to be used only when air is still & should be extinguished before leaving the area.

This tiny house is surrounded by forest and ponds, just out of Naples. You will have private access to a pond and 15 acres of forest. In winter you are minutes away from Bristol mountain ski resort and Hunt hollow ski resort. For cross country skiing there is Cummings nature centre down the road.
This property is in a prime area with lakes to kayak or fish on, many hiking trails including Grimes Glen, and the wine routes and arts and crafts the finger lakes are known for.

The space
Turtle Pond cabin is an open space with a gas fireplace, seating area for 4 (with a couch that can be converted into a double bed), a kitchen area fully stocked with cutlery, crockery, and cooking utensils. There is a propane fridge with a freezer, and propane cook top.
There is a shower and toilet indoors.
On the upper level there is a loft with a double bed and beautiful views from the bed out onto the pond.
There is a deck in the front of the property overlooking the pond, with rockers and there is an outdoor picnic table and fire pit area.
In the shed there are tubes and toys for the ponds, lawn games, bats and balls, kites etc for adults and children.
Kayaks and life vests, fishing rods, snowshoes etc are available onsite for rent.

You will have private access to the upper 15 acres of forest and two beautifully sized ponds for swimming or fishing.
The tiny house is located on a working organic subsistence farm which is on the lower 5 acres. We have goats, ducks and chickens and a food forest.
Depending on the length of your stay and our schedules, you can arrange to spend some time with the animals, join us in feeding them, learn to milk, fetch eggs or learn about the herbs and plants we grow. Depending on the time of year the girl goats can be taken for a walk or hike with you.

We live in a restored Grape/Hay barn built in 1901. You will stay in a large, sunny, studio apartment on the first floor with a separate entrance from the upstairs. There is plenty of off-street parking.
The studio apartment sleeps 4 people. Children welcome! There is one queen bed and 2 twin beds. The bathroom is newly renovated. The apartment has a brand new full-service kitchen with mini-fridge, a microwave, coffee maker, hot water pot, and a dining table for four. Our bathroom has a brand new renovation! While there is no A/C, the stone-walled barn keeps the apartment cool in the summer with auxiliary heating in the winter. Walk the forest paths behind the house and enjoy the view from the front garden.
Many great restaurants are a short walk away - offering great personal service and great prices. Ice cream is a great treat just next door!

The Little Red Cabin in the Woods is a place to explore, celebrate, retreat, work or disconnect to reconnect. Surrounded by woods and next to a seasonal bubbling creek and cascading waterfall, the cabin is snuggled into a private setting, offering a place to experience peace and serenity.
The space
Part of the year the creek and waterfall go dry but the almost two acre piece of paradise is still a great place to explore nature’s beauty. Woodland wildflowers including trillium, jack in the pulpit and wild blackberries abound along the forest’s edge. The side deck is furnished to relax and dine outside and an old corn crib has been repurposed into a unique fire pit area. Bug spray, citronella candles and tiki torches are provided for comfort and ambience.
The cabin itself is a bit rustic and a bit luxurious. Inside the tiny space is a first floor open area including living, dining and a full kitchen. Although the kitchen is small, it is fully equipped for guests who choose to cook or bake while there. Coffee, tea, condiments and spices are provided. The first floor also boasts a full bathroom with shower, organic and all natural shampoo, conditioner and soaps and high quality towels.
Upstairs is a loft bedroom with a queen bed outfitted with a Nectar mattress, organic bamboo sheets and a variety of pillows and blankets for a restful night’s sleep. A sitting area under the eaves provides a cozy reading or work nook. Other amenities include two bathrobes, two yoga mats and two neck warmers.
Although the cabin is most ideal for two people and is not childproofed, there is a double sofa bed downstairs with a new extra thick gel memory foam mattress and a twin floor mattress topped with a memory foam layer for added comfort.
As much as possible, we have made an effort to use eco-friendly and sustainable products for the comfort of all guests. In addition to enjoying the simplicity of nature, there are plenty of games and puzzles for memory building opportunities. A Weber table top grill is available, however propane cannisters must be purchased.
There is an outlet near the driveway for charging EV’s, however guests must provide their own adapter. Access to the cabin is with a keyless smart lock and the entire property is available for your use. For safety purposes, there is a security camera focused on the driveway.
Within minutes of the cabin is the charming village of Naples with a variety of restaurants, Artizans Gallery, Joseph’s Wayside Market, Lynnie Lou’s Ice Cream, Bristol Valley Theater and wineries and breweries. Grimes Gully, High Tor Wildlife Management and the Woodville Boat Launch on Canadaguia Lake are nearby and Bristol Mountain Ski Resort, wine trails, Canadaguia, Penn Yan and many other Finger Lake attractions are within a short drive.
To keep the property comfortable and clean for all guests, we ask it to remain pet free, smoke free and inside the cabin, shoe free. Thank you for your understanding.

Peace and quiet, discovering nature and resetting yourself. Life has been a challenge and it is good to step back sometimes. Our peaceful retreat is centrally located near many parks and waterfalls. There have been at times a mouse in the cabin. I suggest that you keep food off the counters to avoid attracting it. You can put food in the microwave or frig. I do not like to put out poison because of kids and pets at the cabin. I am in the process of trapping the mouse. So please be as understanding as possible due that the cabin is in the country and boarders the woods.

Timbers' Edge is a newly renovated, country cabin, located in the scenic Italy Valley area, with a rural vibe, but centrally located between Canandaigua, Seneca and Keuka Lakes. The cabin offers modern amenities and is close to many activities including; wineries, ski resorts, seasonal festivities, museums and New York State land & parks.
The space
The cabin has a main bedroom with a queen Nectar mattress, the second bedroom has custom built twin bunkbeds, and the living room has a full sized sleeper sofa. The bathroom has a step in shower. The cabin offers a full kitchen with ample supplies. The cabin sits on a 70 acre wooded lot, behind the main property home, with a large mowed area, and viewing access to the small waterfalls that run to Flint Creek in the spring and fall.

The space
Our home has a fun history fact. The house looks like a stick built home but originally built as a church barn in 1847. It was later moved nearby to be used as a barn. One of the original owners lost his home in a poker game and had to turn the barn into his family residence. I can not imagine how his family felt about that! When we purchased the barn home it was in need of much updating . We have since remodeled it all.
The upstairs was still a barn with nothing but barn walls. We added 1500 sq ft upstairs. 950 SQ ft is now a beautiful rental suite with the rest as my private art studio and husbands hobby room. We do not use that space during guests stays .We ask our guests to please respect our wishes and do not enter the art studio without our approval. We plan to add another staircase to lead directly up to the art studio, for now a barn door separates the two spaces for our guests to have total privacy.
When adding addition, we left barn beams exposed allowing for a true barn experience. We are pleased with the outcome and look forward to hearing reviews from our guests.
With years of experience managing vacation rentals and owning another BNB in the past we believe we know the importance of offering a clean, spacious, enjoyable private space for guests traveling through our beautiful Finger Lakes area. We selected the name Seasons of Life because of all the various seasons we have experienced over our lifetime . Since we moved to Naples area we have been blessed to own three different homes. All various styles carrying great history. We have remodeled each one. Two times relocated thinking we would like to settle in other states only to find there is nowhere quite like Naples. So here we are since 2017 in our current home. Once again, remodeling and updating another quaint house. This one is definitely unique and we love having the opportunity to share it with others.
We added two very comfortable twin size rollaways for extra guests. Between the king size bed and comfortable cots a three or four girl getaway is definitely an option. Or if mom and dad have a child the barn suite could accommodate them comfortably.

Guest access
Guests will park car in driveway where you see the sign "guest parking " on the left side of newly installed sidewalk. Only a few steps from there leads to the back deck where guests can step up to see two entrance doors. The second door leads to upstairs private loft. There is a lower deck arranged for our guests to sit a spell and if choose to can use the grill provided. The sidewalk is well lit at night. The private door enters into our laundry room/mudroom . From there guests will see a stairwell that leads upstairs to the very private 950 SQ ft barn suite. There are 14 steps up and includes railings and two landings with a bit of a spiral turn but easily accessible to the second floor.

All our guests receive a continental breakfast with a variety to pick from . We ask our guests to let us know before they check in what they prefer. The choices of different juices, bagels, muffins, fruit ( fresh in season) , yogurt, cereal hot or cold. Coffee and tea as well as bottled water is always provided. Expresso, cappuccino or Latte coffee from our Casabrew machine ready to brew when you are.
We recently added two very comfortable cots to accommodate additional guests staying in the loft. We can now host up to four guests per stay. There is a 50.00 extra charge per person after first two guests. The loft is 950sq ft and plenty of room for all.

The space is suitable for a max of 6 adults, no children. Smoking is prohibited inside the home. No animals of any kind allowed with the exception of registered service dogs.

The bedroom 2 closet is used as a water utility space which can not be used. Also the water softer within the this closet will go through a backwash cycle at random times which will produce a humming sound for a period of time. Bedroom 3 has the softener tank located in its closet, have of its space can still be used for storage.

Once arriving to the shared driveway, which is approximately 800ft long you will come to a sharp turn on the right which is another 100ft. The house is directly to your left with the house number on it. There is ample parking in front of the house.
Other things to note
The home is located in a very rural wooded area and certain aspects of the country might be unfamiliar to some guests:
• The property has well water and a septic system. Avoid running the shower, washer and dish washer at the same time. Do not put any thing down the toilet other than number 1 & 2 tasks and the required toilet paper for clean-up. Be conservative please.
• Staying in the woods comes with the potential for encountering wildlife and critters. We have deterrents/ mouse traps in place to keep away unwelcome or bothersome critters and insects, but we ask that guests do not leave food or trash outside, clean up indoor messes promptly, and strongly recommend the use of bug and tick spray whenever outdoors.
• Please note that for safety reasons there is one security camera on the property. It faces the driveway and is on at all times. Please do not block or tamper with the camera in any way. We have the utmost respect for our guests' privacy and there are absolutely no other security cameras inside nor outside the home. There is also an indoor security alarm which will be deactivated upon arrival and reset upon departure.
• We do not provide refunds due to early departures, insects, inclement weather or natural disasters, which are out of our control, such as extreme snow or ice, high winds, electrical storms, power outages, flooding, etc.

The space
Set back in the woods you will find our newly built cabin on an acre of land. The house has an open concept living space with two large bedrooms and a large bath. The maintained outdoor space offers plenty of room for outdoor games and your pets to enjoy the freedom.
*We have well water! The sink and shower will have a sulfur smell! It is a chemically treated safe system. We have invested in a treatment system to ensure it is safe to bathe and wash. You must bring your own drinking water.
*During the summer heat and dry weather the river does turn over and become stagnant. Both upstream to the left under the walking bridge and downstream to the right under the road the water clears up. Fishing is great regardless!
*We have a large dog that lives next to us. It is very well trained and is contained by an electric fence.

The space
This is an older (and a bit dated) split level ranch style home. The main floor offers a sitting room, large family room with deck access, television, gas fireplace and ample seating. A kitchen with island and dining table. The upper level contains a bathroom with a tub shower. Three bedrooms, one with a king size bed, one a queen and one with three twin beds. The lower level of the home has a day bed with trundle- offering another two twin mattresses. Lastly, there is a laundry room/bathroom with a standup shower.

You will have access to the main house and bedrooms according to how many guests in your party- please make reservation for correct amount of people staying this is a safety concern in case of emergency as well as a way to let our housekeepers know what bedrooms to prepare. Access to the garage and a locked closet downstairs are restricted. Please respect locked doors.

The space
When you walk into Lake's End Lodge you will enter the kitchen. Our kitchen is fully stocked for cooking and baking, and a fully stoked coffee bar for both ice coffee or hot coffee lovers! Complementary k-cups, creamers and sugar.
The kitchen island is mainly used for dining, directly off the kitchen is our half bathroom. Washer and dryer are conveniently hidden behind pantry doors with detergent. Bringing your pets? We got you! We have dog bowels, mat, dog towel for those wet feet and pet waste bags.
Our living room is complete with a pull out sleeper sofa, smart tv and electric fireplace for the perfect cabin ambiance. Chess, board games and puzzles are on the book shelf!
Sliding door in the living room will lead you to our large deck with grill, picnic table and chairs to enjoy those beautiful days and nights in the valley. We have a large outdoor fireplace, always stocked with split firewood. Everything you will need for a delicious treat by the fire can be found in our s'more station in the kitchen.
Upstairs is the Master suite. Our cozy master bedroom offers a king size bed and also has fully adjustable wall mounted smart tv so you can stream shows from bed or even from our home office. Extra linens are located in the bathroom closet.
Who wants to work while on a vacation? Probably, no one- but we do have a home office that offers ALMOST everything you will need to work remotely! Desk top monitor, printer, office supplies and charging cables are. (BYOL- bring your own laptop!)
The master bathroom is always stocked with fresh towels and wash cloths, shampoo, conditioner, body wash, tooth brushes, tooth paste, and blow dryer. Extra towels are stored in the bathroom closet.

The space
This home is located on a parcel of a third-generation farmland that was established near the year of 1902, as a small dairy of approximately 150 acres. The farmland grew to 350 acres over the decades. This home was built in 1991, on what was once a cow pasture of my youth. After 30 years of currating spaces, both interior and exterior, I am excited to share it with guests.
Your dwelling is a fully private apartment on the lower level of the home where the owners reside. You have a private locked entrance through a game room that is also perfect for storing any of your outdoor/sports equipment. There are two climate control zones in your apartment.
The mini kitchen is equipped to make simple meals and you can BBQ outside on the patio that also serves as an excellent venue for your morning coffee or star gazing where you are sure to see the Milky Way and shooting stars on a clear night.
You have access to marked trails that go both up and down hill and offer beautiful photo opportunities and many tranquil memory making moments.
The owners are available to meet with you at your request most of the time and offer any helpful tips for your stay here in the gem of the Finger Lakes.
Within 15 minutes you will drive down the winding roads to find fine dining, casual dining, breweries, wineries, distilleries, and shopping. During the Summer and early Fall months you are able to drive over the hill to the Honeoye Hills to the well known Harriett Hollister Park.

Other things to note
While we aim to provide many luxury amenities to make you feel at home, this space is truly a cabin at heart. With that, there are a few aspects that all guests should note.
• We have close neighbors who enjoy the serene area full-time. To comply with their requests and local guideline, noise must be kept to a minimum beginning at 9PM. Any violations received for failure to comply with this will be the responsibility of the guest.
• While the property has many modern luxuries, it is truly a cabin at heart. This said, occasional insects may be found indoors, particularly if food is left out or doors are left open.
• The property has well water which results in a sulfur smell that certain guests have found undesirable while others find it to be no problem at all. Feel free to ask any questions about potential concerns with sulfur before booking your stay. All water goes through a two-stage filter providing clean drinking and bathing water for the entire cabin.
• Please note that for safety reasons there is one security camera facing the stairs & driveway away from the cabin. We have complete respect for our guest’s privacy and do not have any cameras facing or inside of the living space.
• We will not offer any refunds for inclement weather or storms out of our control. The area receives precipitation year-round and we request that guests plan accordingly.

This cabin is absolutely breathtaking in the winter months with amazing views and close proximity to Bristol Mountain and cross country skiing locations.
This cabin features a short, steep driveway approximately 100ft in length that can get slick in snowy conditions. We keep the driveway clear of snow & salted in the winter months but highly recommend that guests have four wheel drive or all-wheel drive with snow tires to climb the driveway. Those without these options can still be accommodated but may have to park at the bottom of the driveway and make the short walk up.

The space
Nestled in the woods overlooking Canandaigua Lake, this charming pine-walled cabin has a fully-equipped kitchen, a dining area, two unique living areas, a small office workspace, and half bathroom on the main level. Off this level there are two decks including an all-season hot tub where our guests can relax and take in the fantastic lake views. The master suite is located on the lower level and includes a laundry for guest convenience and a private patio. For those chilly evenings our guests can enjoy a fully-stocked fire pit that further enhances this unique and special experience that is Hawks Landing Cabin.

TOTALLY PRIVATE 5 ACRE PROPERTY!
The cabin is located in its own private 3 acre property! The cabin property is entirely surrounded by private property! Please observe all posted signs, etc. and respect our neighbors’ privacy!
ACTIVITIES NEARBY!
In the warmer weather months, there are lake access, golf and walking trails within a short 5-20 minute drive from the cabin by car. Rent a boat or kayak from Smith Boys, lake swimming at Deep Run, West Lake School House District #9, Kershaw & Onanda Parks, golf at Reservoir Creek or enjoy a ropes courses and zip lines at Bristol Mountain, etc. Of course, everyone loves viewing the beautiful Naples valley vistas full of fall foliage in September and October!
NO LAKE ACCESS!
There is NO lake access directly from the Hawks Landing property. No swimming, boating, etc.
SKIING AND SNOWBOARDING
In the colder weather months, downhill or cross country ski at Bristol Mountain or Hunt Hollow Ski Club.

Hawks Landing provides a full kitchen for you to use in the cabin. However, if you would like to dine out, you have many choices in the Naples area…

TECHNOLOGY
The cabin is equipped with high speed Wi-Fi (no password required) and USB-A and USB-C charging in the office workspace and at the kitchen table areas.
SAFETY & SECURITY
There is 1 door entry on each level of the cabin. The downstairs is locked at all times, while the front door is keypad protected on the second floor for your convenience. Fire extinguishers are located on both floors.
PETS ARE ALLOWED
One pet (under 45lbs) is allowed, however, they must NEVER be left in the cabin alone… even left alone in a crate. Pets are NOT allowed on the furniture (day-bed, queen bed, etc.). You are responsible for cleaning up all messes caused by your pet and any damage to the cabin, contents and surrounding area.
OUR 4-LEGGED AMBASSADORS: Please know that your host has two Weimaraner puppies - Milo (4 years old) and Zoey (7 months old) who may want to greet you when you arrive. They are both very friendly! They like to say hi and then come right home. If you have any issues with them visiting, please let your host know!
ALL LOCAL LAWS (SHORT TERM RENTAL AGREEMENT, ETC.) ARE IN EFFECT AND FOLLOWED CLOSELY!

Guest access
The Cabin has its own private, all-season hot tub, fire pit, kitchen, dining/living areas, front/back decks with beautiful views, 2 bathrooms, bedroom and laundry.
When you arrive at our driveway, do you want to stay to the right and go up the hill. This cabin will be on your left at the top of the hill.
PLEASE NOTE: HAWKS LANDING LAKE VIEW CABIN IS ENTIRELY SURROUNDED BY PRIVATE PROPERTY! THERE IS NO PUBLIC LAKE ACCESS FROM CABIN. ALL SURROUNDING TRAILS ARE ALSO ON PRIVATE PROPERTY!

COMPLEMENTARY (FREE) COFFEE:
Enjoy free coffee at the cabin anytime! If you feel like some special coffee and a great breakfast, go to Caruso’s Cafe from 7:00am-2:00pm Tuesday thru Sunday (closed Mondays). Mention that you are staying at Hawks Landing and you can get two (2) complementary local fair trade organic cups of coffee on me! (One time per stay only)
DAYBED:
Daybed can be utilized as 2 twin beds or one queen bed
1. use metal levers to raise up the trundle portion of bed
2. sheets, pillows, and quilt for daybed are stored in bedroom closet
GARBAGE PICK-UP:
Please put your garbage bags in the garbage cans provided in the garage (through the door marked PRIVATE) below the cabin. There is no charge for this service!
TWO NIGHT MINIMUM:
A two night minimum is allowed.
PRIVATE GARAGE:
The garage below the cabin is private and it will be used by the owner only! It (the garage) is totally separate from the cabin so your complete privacy is assured. However, this is where you put your garbage when you leave!
WINTER MONTHS:
STEEP DRIVEWAY- During winter months, we make all attempts to keep the driveway plowed, however, guests may need an all-wheel drive vehicle to get to the cabin. When there is a lot of snow or ice, please use the house driveway and not the cabin driveway.
ROMANTIC GAS STOVES - The cabin has free standing gas stoves in the living area upstairs and bedroom downstairs. They make the cabin very cozy and romantic!
Thermostats for the stoves are on the hallway walls near the stoves. Electric heat is also provided on both levels.
SUMMER MONTHS:
AC - A window air conditioner AC and a large ceiling fan are located in the living area upstairs. A new window air conditioner AC and a ceiling fan are located in the bedroom downstairs.
UPDATED COVID-19 INFORMATION:
Make sure to stay at home if you experience any of the following:
1. Covid symptoms: fever, cough, difficulty breathing, fatigue, body aches, headache, new loss of smell or taste, sore throat, congestion, nausea or diarrhea
2. A positive Covid-19 in the past 14 days
3. Contact with anyone who has tested positive for Covid-19 in the past 14 days
It has been mandated that people traveling to New York from states with high Covid outbreaks quarantine for two weeks upon arrival. Therefore, if you are a guest traveling from one of the following states, you will be required to quarantine for two weeks before staying at the Hawks Landing Cabin (or anywhere else in New York State):
