The living and dining area are furnished with beautiful and comfortable furniture, stained glass lamps and artwork. There is a fully equipped gourmet kitchen with marble counter-tops and a lovely view of the garden. The bedroom has an oak bedroom set with plenty of closet and drawer space. The back sun room looks out over the lovely garden and can be used as an extra bedroom with folding couch bed.

The highlight of this lovely accommodation is the botanical garden with perennial beds, rose gardens and a forest garden. For those with an interest in botanical gardens, there are many species of garden and medicinal plants. There is a lovely screen porch overlooking the garden and walking trails on the property as well as hiking trails nearby.

- "We just left and I am literally sitting in the airport writing this review. This is our second summer in a row our son played at All Star Village for Cooperstown. I have to say that I WISH I knew last summer about this house as it made my trip 10000 times better this year. The house is just so perfect….the location….amenities and comfort exceeded my expectations. And yes, it does look like the pictures - even better in my opinion! I stayed on the top floor with my young son (my husband and teen son were not able to make it last minute) and another mom on the team stayed on the first floor. It was perfect for us. We both liked to have a kitchen and not eat out every meal. We had our own washers and dryers too. It was nice to have our own space while spending time together and cooking meals occasionally. We even prepared breakfast burritos for the team before an early morning game. When our games were rained out it was SO NICE to be able to curl up on the couch and watch a movie and enjoy the beautiful views. Our host was more than amazing. I had to have some packages delivered to the house and they were waiting for me upon check in. He was really easy to work with and so accommodating. When my youngest son is ready to book All Star Village in 3 years I know exactly where I want to stay! Thanks again for being a great host and for helping me out with my packages. This home was built in 2005 and comes fully equipped. Featuring a large deck with great views and plenty of room for Ball practice or other games. The house has two bedrooms one with a king and the other with two twins. The twin room is large and can accommodate extra children on sleeping bags. Each has its own bathroom plus a 1/2 bath on the main floor. The house is close to the "Baseball Hall of Fame", "Cooperstown Dreams Park" and "Cooperstown All Star Village".

"1ST BASE APT 1" is a first level (fully air- conditioned) 2 bedroom apartment with a kitchen, dining area, living Room with a 50" flat screen TV and one full bath. All bedrooms have 50" flat screen TV’s. One room has a king bed and the other bedroom has a queen bed. For families / friends that wish to group together, “1ST BASE APT 2” is on the second floor and sleeps 4 as well.

Each apartment has separate keys. Washer/Dryer is in the basement for laundry. This driveway is shared with 1st Base Apt 2 and the house next door with plenty of parking for multiple cars. We also offer over flow parking across the street at our office building.

- "This place was perfect for us. It is very clean and has all the comforts of home. The owners have thought of everything - they have all the amenities, fully stocked kitchen, and even have emergency toiletries in the bathroom. It can easily sleep 4 but with the pull out, can sleep 6. The only downside is there is only 1 bathroom. But again, it was perfect for us. I am Jerry, your host. I was born and raised in Oneonta and I live in the area. You will be greeted by me or one of my teammates at the property. We will get you registered, give you the keys and a brief orientation to the property to get you settled in. This home is located in a quiet residential neighborhood, very convenient to All Star Village and Cooperstown Baseball World, as well as the local restaurants and shopping areas, and just 20 minutes to Cooperstown Dreams Park. Please respect local noise ordinances and quiet hours.

PLEASE NOTE: The Wilber Park community pool is approximately 1 mile from the house. There may be a fee for access.

There are taxis and the public bus, but Uber and Lyft are scarce. A car is recommended to fully enjoy the area.

-Walk to Walmart is about a football field length, a nice feature of the home is that behind the house is a mountain with great trails that is rarely visited yet across the street in the other direction through a small trail is Walmart whose parking lot is connected to the mall. The property is extremely quite at night.
The apartment is attached to a 4 bedroom house that is separated by a garage, noise is not transferred between the two places.
We also own and rent a 5 bedroom house next door so if you need more options for renting please consider. There is about a 75ft lawn between the two properties.

Horse Haven - Quite Country Getaway - Horse Haven is aptly named, this property is a horse sanctuary for rescued horses. Your host Jan, has a non-profit foundation in which she rescues horses and brings them to this lovely quiet spot in the rolling hills of our beautiful countryside. There are 3 horses onsite currently most notedly Winnie the 20+ year old miniature horse! The horses are there to enjoy the countryside just as you are!

Horse Haven is a newly built 2nd-floor apartment located over the barn. The contemporary styling and open layout of this apartment make you feel right a home. All on one floor you have everything you need to enjoy your stay. There are 2 large bedrooms with queen beds. The main area enjoys an ideal open layout. The kitchen, living room, and dining room are all in one large open space making it easy to spend time together. There is a super cool cupola in the center of the room letting in lots of beautiful natural light. The bathroom is located in the hallway close to the main entrance. The bathroom is very spacious and spa-like with glass tile to the ceiling in the tub surround. There is a laundry room and pantry area just past the bathroom.

Horse haven is close to the Village of Milford where you can grab a bite to eat or hop on the Rail Explorers rail cars and tour the countryside on the old railroad tracks. Cooperstown Village is about 15 minutes away, visit the Baseball Hall of Fame, Otsego Lake, Glimmerglass Festival, lots of shops and restaurants and more! There is lots to offer in the surrounding areas aside from baseball. If you are coming for a baseball tournaments Horse Haven is only a few minutes to either park location, an ideal getaway from the hustle and bustle of the tournaments.

Please NOTE: The horses are living in the stables below the apartment, they can be heard moving around and occasionally neighing. The host Jan lives on the lower level as well, she will be there if you have any questions. She will be taking care of the horses daily. The horses are very docile but please do not go in the barn without the host, Jan.

- "Very peaceful." - "My family has stayed in many a vacation rental over the years, this home is right at the top of the list! Jan has this home stocked to the brim with anything you can need during your stay ; pots/pans/cookware/small incidental items. It feels like a home. Onto the house. The home itself is a great setup for a small family or couple looking to get away. Clean, well spaced out, and beds/bath are great. The home itself is REALLY quite, not a peep from anything. We really felt like we were alone for the week. The land is beautiful, we did not get to enjoy it as much as we wanted due to rain. You can see easily how the stream would be relaxing to sit by for a few hours. The horses were great to visit with, all very friendly. Location wise the house sits right between All Star Village and downtown Cooperstown, a perfect spot! If you are coming up here for baseball, this is your spot!!!!"

The Backstop Apt.’s interior has very comfortable furnishings and décor, with an open floor plan. There is AC, as well as, ceiling fans in each room The large living room has a large smart TV and electric recliners. It’s open to the eat-in kitchen. Backstop Apartment has all of the conveniences of home with a fully equipped kitchen. Outside, guests have their own grill and outdoor dining area.

There are 2 bedrooms and 1 bathroom. One bedroom has a queen bed and the other has 2 twin beds. The living room has a pull out futon. The bathroom has a large step up tile shower with frameless glass.

Backstop apartment is all on one floor, for easy living. It is a finished walkout basement apartment off the side of the host's home. Guests have a private entrance to Backstop and parking spot. The Backstop is prepared if there is a power outage with a standby generator.

The space
Second floor of old farmhouse has been transformed into a mini hostel. You may occasionally have the space to yourself (definitely if you book all 3 rooms!) but keep in mind the bathroom & kitchenette are shared with other guests. There is very limited cooking opportunities (hot plates, microwave and toaster ovens, and a very cool cuisinart appliance called a 5 in 1) a mini fridge, and a coffee station with a French press & pour over, 2 min walk to excellent espressos drinks! If you need more extensive cooking set up, this will not be a good fit.The accommodations are very basic - firm, quality beds and linens, a chair, and one room has a desk for those who need a work station. There is no TV. There is a grill and a fire out out back for your enjoyment (you must buy your own wood and propane) and host can provide home cooked healthy meals, as well as limited laundry service for an extra fee upon request. If you need an extra sleeping surface, please ask about our luxury air mattress! I know that sounds like an oxymoron, but tbh it’s better for your body and more comfortable than about half the “proper beds” I’ve slept on while traveling. Women tend to feel very comfortable here. People who have trouble respecting boundaries and are incapable of mature, professional communication are not our desired clientele and don’t tend to fit in here.

"Anna saved the day when my phone & computer crashed, causing me to lose all the info from AirB&B, except for her phone #. We arrived late in the evening, & she promptly returned our text with the entry code ~ whew!!! The house is fascinating, as Anna is an extremely talented artist, with a unique eye for placement of her work. It would take another week to begin to absorb the artwork alone. We loved the eclectic combo of antiques & modern. The house is immaculately clean. Absolutely everything one could need was provided in a logical, hence easy to find, fashion. We went back to Franklin to spread our mother's ashes. The beauty & peace & quiet added to the nostalgia of our visit. The fact that the bedroom window faced our childhood home was a perk probably just relevant to me! If you are looking for an "unplugged" experience, this is perfect- there is no TV. The 2nd-hand store, a four minute walk, was an incredible find, as was the Railroad Museum. The only eatery in town was, unfortunately, closed for the week. Oneonta is a mere 11 miles away. We found Sloans, Jay's Place, Your Father's Place, & of course we returned - twice - to Brook's Chicken BBQ!!"

NO PETS. We know many of you have adorable, sweet pets, and we love animals, but don't even ask - we unfortunately cannot permit pets.

NO SMOKING. Smoking is absolutely forbidden in the house.

NO ADDITIONAL GUESTS WITHOUT PRIOR PERMISSION. If you want to invite guests to the house who are not listed in the original booking request, you must request this privilege from the guest house owner first. We hope you understand, this is due to security and safety for our guests, the guest house, and the community.

EVENTS. If you want to host an event at the house you must clear this with your host first. We generally permit events with advance notice, with an agreed upon surcharge paid in advance due to extra cleaning, garbage, wear and tear, etc.

CLEANING. Unless you have rented the entire house, you are expected to always keep any common spaces clean, tidy, and free of personal belongings. After using the kitchen, all kitchen items must be washed, dried, and put back where they belong. Books, magazines, and games should be replaced when done using them (and yes, please put game parts back in their respective boxes). No staining foods or beverages (berries, red wine, coffee, greasy food, etc) are permitted in the bedrooms. Upon check out, you are expected to depart the house in the same condition in which you arrived, with the exception of used bed and bath linens. PLEASE respect the house and its belongings - it is incredibly disheartening when we discover breakage, stains, spills, lost items, etc. Don’t treat our guest house like your home - treat it better.

CLEANING FEE. We recently increased the cleaning fee by $15 to cover additional supplies and labor overhead. We make no profit from our cleaning fee, and think you will appreciate the cleanliness and safety of our guest house!

TV. There is no TV (but there is wifi so bring your devices if you want to stream shows).

AIR CONDITIONING. There is no air conditioning. All bedrooms have multiple windows that open, and all bedrooms include multiple window and tabletop fans.

APPLIANCES. You are welcome to use any of the appliances in the house. There is additionally a hair dryer, shampoo and conditioner provided in the main upstairs bathroom as a courtesy to guests. There is an iron and ironing board available for your use.

CHILDREN. Although children are most welcome, we do ask that their caretakers make sure they mind their manners and treat our house and contents with respect and care.

ENVIRONMENTAL CONSERVATION. In the interest of conservation, please shut off lights when you leave the house, and use only essential paper and cloth towels.

PARKING. Overnight parking on the street is not allowed from 11:30pm to 6am, November 1 - April 1, but is otherwise free and readily available on the EAST side of the street only.

MINIMUM STAYS. There is a two night minimum stay on weekends (Friday & Saturday nights) from Memorial Day to Labor Day.

CHECK IN/OUT. Check in is after 4pm, check out is by 11am. Let us know if you are hoping for more time on either end, and if we can, we will happily oblige.

I am generally around unless I’m out of town. I give my guests as much privacy as they need. I’m sometimes in the guest area in the late mornings/early afternoons to straighten up, generally try to time this while guests are out, however it isn’t always possible. I do not enter guest bedrooms unless I’ve ok’d it with them, or ofc if there is an emergency. There are only locks on the insides of the doors as a fire safety precaution. If this doesn’t suit your sensibilities regarding safety or security, this will not be a good fit!

The space
Your private space is the newer, rear part of a 130-year old house near the village center. The wide deck where you enter is mainly your private space as well. The large kitchen has an electric range and oven, and an over the counter microwave. The door on the left side of the kitchen opens on the laundry room and can be locked from your side. You may use the washer and dryer in the laundry room, which is a shared space. Your private bathroom has a separate shower and toilet.

The apartment has its own private entrance through the patio sliding door from the deck at the back of the house. There is a walk made from natural rough stone leading from the driveway in front to the deck in the rear. There are four stairs going up to the deck

Take care not to try to open the windows when they are locked. The lock is the upper lever on the window frame. It should be an upward position when opening the window. You open the windows by turning the handle away from the middle of the window.

The bathroom has double sinks with a marble top and a beautiful teal color to match the sea scape paintings and full tub. There is a 55-inch TV

you will have a full private art stay with a private walk out porch. the foyer has a solo
exercise machine, as you go up the stairs, you will find a king bed in a spacious large room that has air conditioning. There is a comfortable desk and high back office chair. you can shut the bedroom door and hall door if you like. The bathroom is large with tub and dbl vanity.
Straight down the hall is the TV room and where books and games will be located. This also has a door that can be closed. Turn tobyour rightband you will find a deep sink with spray for your convienance. The kitchen has a pantry just as you walk in. Nice size fridge with freezer and microwave custom built in for space.
The cozy walk out porch has 2 cushioned rockers for your relaxation, as you enjoy the mountain view and river.

The neighborhood is friendly.
Many places to grab a bite to eat. Bartles Pharmacy is very
convienant and has a nice gift selection. There is also a laundromat and 2 beauty shops.
Farmers Market Saturdays when in season steps away.

Nice 3 room apartment. Full kitchen and bath, private entrance with off street parking. Country setting, two family house. Host lives next door. I will greet guests or make arrangements for late arrivals. We are 7 minutes from Oneonta and 25 minutes from Cooperstown NY. Fifteen minutes from Cooperstown All-Star Village in Oneonta, 25 minutes from Cooperstown Dreams Park in Cooperstown NY.

Reconnect with nature at this unforgettable off-grid, secluded escape in the woods with 23.6 acres of property on a quiet road! Lots of wildlife, including deer, chipmunks, and squirrels live here. A path near the property line goes through 15-16 wooded acres. Located 1.6 miles both NE of NY-357 and SW of Otsego County-48.

The space
One room tiny house/cabin with cold and hot water, as well as an enclosed area accessible from the inside with a camp toilet & shower. Second driveway with gravel leads into the woods and up to the cabin. Bed, nightstand, slop sink, desk, table, loveseat, and coffee table. Includes a small coffee maker, hot plate, and 3 or 5 gallons of drinking water. (Please Note: only run one appliance at a time, because the electric is on a shared circuit.) Electric lights and outlets and an outdoor solar-powered motion sensor light. Also included are Lightning and USB-C charging cords for your phone.
NOTE: Sink/shower water is not to be used for drinking; washing and dishes only for safety! It also has a flushable camp toilet (similar design to an RV toilet) for the comfort and convenience of guests.

•Refrigerator/freezer (black) inside green shed at main house. You’re welcome to use both for your convenience anytime during your stay, just please mark what is yours visibly on the outside of the package.

•Pool, close to our house currently closed and not in use as of yet.
•Board games—please check for availability.
•One small flashlight included at the cabin.
•Flashlights and headlamps available for a small fee.
•Propane grill at cabin and needs provided long lighter to light the grill, as the igniter doesn’t work.
•Charcoal grill at cabin. (Please check ahead of time for availability of charcoal and lighter fluid for an additional fee.)
•NON-Potable water for washing and showering at the cabin, and we do not recommend drinking the sink/shower water at the cabin. Drinking water provided in cabin with a hand pump and a 3-5 gallon jug; ice cubes and cups are available by request.

The space

The apartment is about 900 square feet (bigger than most NYC apartments), and it's only accessible via stairs as it is an upstairs apartment (2nd floor apartment).

The area is residential, quiet, and less than a half mile from a major highway for ease of access.

Please be aware the house is located on a main street in a village with an active railroad in back of the property. A lot of people find it soothing and rarely notice the train going by.

Entering the apartment is only possible through the back door. When arriving, please park next to the pole in the back of the property, and enter through the back door. The apartment door is to the right. Remember, it is on the 2nd floor with stairs going up into it. It is not a steep or curvy staircase.

Access to the yard isn't available but most people are sleeping and relaxing inside or hiking trails around when they come here to get away. There are lovely parks all around within a short distance.

You will have your own private entrance and exclusive use of the entire apartment without being disturbed by anyone.

You'd only less than 1 hour from Cooperstown, and about thirty minutes from other major areas. The closest airport is Syracuse, NY (about a 1 hour 20 minute drive) but Albany, NY would do just fine too, and you'd only be a little less than 3 hours from Manhattan.

We have a private camp. The kitchen area on the deck overlooks the valley. The cabin is now board and batten with a locking door. Also a loo off the side of the deck. We own Valley View Walking Trails. You can play 3 hole Disc Golf, Horseshoes, ride mountain bikes or just walk the trails.

The space
We have a Bathroom with hot water, memory foam mattresses, lights (solar kit) and blue tooth music. You have 4 bars on your phone. The tent is enclosed with Board and Batten with a locking door. A propane stove and heater, grill and fire pit, with more wood or charcoal available and a dog run. A platform for 6 more campers.(extra campers $25) (tent $25 to rent)

You can walk any of the 12 trails.

Other things to note
We are closed until Memorial Day weekend. There is a loo off the side of the deck(outhouse) and a near by bathroom.
We have a fire pit, a charcoal grill, a platform for a tent to have 6 more people (you can rent a tent). Also a solar kit with lights, blue tooth music, phone charging stations, fans and a propane heater.
