Check-in is after 4:00 pm and check-out is 11:00 am. You will receive an email with your own personal door code for the digital locks. Every guest's code works only during their stay for maximum security.
**Please note we are not far off hwy 17 so if hearing a car drive by when outdoors bothers you this might not be the place for you. We see an average of approximately 10 cars per minute so it's not super heavy traffic, not extremely noisy and it's quiet while indoors. So far guests have not been bothered by this but we like to mention it anyway so there are no surprises.

Eagle Manor, the large house, has a great patio off the kitchen/dining area that was our main hang out place. we loved the mix of flower and spent time watching the butterflies. The town of Callicoon is about 20 miles away and there are many antique and craft stores in Walton. Bethel Woods is about 30 miles south if you want to see a show We have good cell reception for all major providers and hi speed INTERNET . Also just installed a nice 46 inch TV for those cozy nights around the telly All linen and towels are included as well as basic kitchen and bathroom supplies.The basic nightly rate is for a group of ten people and there is a nightly surcharge of $25 for extra guests up to 20
Please note that we have a much improved heating system ,including pellet stoves and mini splits which also cool . Double glazing the windows has made an enormous difference for our winter rentals .We do still use traditional wood stoves during the winter as well , all wood is provided and instruction given on lighting and maintaining the stoves . History: The Cadosia Schoolhouse is a three storey brick structure built in the 1920's, containing all the original woodwork. This is the second schoolhouse on this property, the first one was built in 1867. Purchased in 2001 in derelict condition the house has been extensively restored single handedly by the owner and is heated almost exclusively with wood . The Hancock area was once a popular vacation destination and many traces of the O&W railway can be found in the area largely unchanged since that time The garden has a fence around the front and north side and we are dog friendly.We have streams running on both our South and West sides, meeting in front of our SW corner and running half a mile down to the Delaware River where one can enjoy fishing, canoeing or kayaking and swimming all summer long.
Activities: .The Delaware River is famous for it fly fishing and we have had groups from as far away as Canada stay at the house We have an extensive library of books and vinyl records, all rooms have a separate sound system with Mp3 player input . We are in a shallow valley, with nice hikes in the hills surrounding us. Wildlife is abundant in our area, which is famous for the eagles and hawks which nest nearby. . The Cannonsville reservoir has been opened to boaters and a permit is easily obtained on line for fishing or recreational boating
Area: The surrounding area is full of beautiful scenery and charmingly remote roads , cute little towns for antiquing and thrift shopping, golf courses and restaurants and other historic sites.

Get the old band together and rent this place for a weekend it’s a blast!" - "We loved that we were able to gather comfortably together as a large group (20) as well as break off in smaller groups for a jam session, play pool, watch tv and/or cook. We enjoyed the uniqueness of the building, the quick responsiveness of the owner and especially the beautiful dining table which allowed us to all sit together for meals. We relaxed around the fire pit chatting and listening to music late into the evenings. We played cornhole (our boards), frisbee and other activities throughout the day. Close to French Woods Festival of the Performing Arts Camp and French Woods Enrichment Center. Lounge on a large deck leading up to a quiet lake. Silver Lake is perfect for water sports, swimming or fishing. Delaware river is just a few miles away. Spend your evenings on the deck roasting marshmallows in our gas fire pit.

Two cabins are available for your stay. The cabins are identical and are brand new and in excellent condition. Each has a full kitchen, bath with full shower, one bedroom, cathedral ceilings, heat or air conditioning, full front porch, and charcoal barbeque and picnic table. Enjoy satellite TV and don't worry about a thing--the cabin is fully furnished including bedding, towels and all kitchen pots, pans, dishware and utensils. People are impressed with the clean condition of our cabins. We are ideal for traveling nurses, hunters, fishermen or anyone wanting to just get away from it all. Take the short walk to the river and let it rest and relax you!

Relax with the whole family at this peaceful place to stay. House is walking distance from the shops and restaurants in the village of Hancock. Close to wedding venues in Fish’s Eddy. Steps from fly fishing on Delaware River. Beautiful foliage in autumn. Close to many summer camps such as French Woods, Camp Hilltop, Island Lake, Camp Starlight, Perlman Camp, Camp Wayne, Camp Lohikan, Camp Zeke and others in both NY and PA. Close to skiing (40 minutes drive) at Elk Mountain in PA.
This cozy house is stocked with everything you need for your stay. Main area includes a full kitchen and a living room area with a 65 inch smart TV. WiFi but no cable. Outdoor deck with picnic table and balcony. Small umbrella for picnic table is in hall closet. Driveway can fit 2 or 3 cars. Large master bedroom on main level includes Queen size bed and standing desk with extra 27" monitor, connected to master bathroom with shower stall and clawfoot bathtub. Long hallway from main room to half-bathroom. Upstairs there are 2 small bedrooms each with a full size bed. Upstairs bathroom has a shower. All bedrooms have closets and shelves. Living room sofa folds down into a futon. There are extra sheets and blankets in the bedroom closets. There is also a twin size air mattress in master bedroom closet. Basement has a washer/dryer. There is a small yard with a big tree for shade. Outdoor patio overlooks east branch of Delaware river but house does not have river access. House can sleep 3 couples or a family of 4-6 comfortably.

There is a full kitchen with a dishwasher and brand new butcher block counter tops. Washer and dryer, and a full bathroom, are just off the kitchen. The living room and sitting rooms have brand new Ashley couches and sofas, two of which in the living room pull out into queen beds for additional sleeping. The sitting room provides extra sleeping with a full pullout couch.
Upstairs has a brand new bathroom with a double sink vanity. The four bedrooms provide privacy and space away from the first floor living areas. Two larger bedrooms have roomy queen mattresses. There are two smaller rooms, one with another comfortable new queen mattress and a bedroom with a twin trundle pull out. There is ample closet space and dressers for clothing and toiletries.

- "We rented this property so our 4 families could have a Christmas dinner together in one house. It was perfect for our dinner. There was a full kitchen, several sitting rooms, and a great big table. We laughed and played together all day. The furniture was nice and pretty new. We liked the open layout of the first floor. There was huge window in the front of the house that let in a lot of natural light and a wonderful view of a mountain. We did not take a walk to the river as it was cold and raining during our trip, but a local says there is fishing in the river and they have used it for tubing. It was truly a gorgeous setting. There were 2 full bathrooms and that was great with all the people. Both bathrooms seemed recently remodeled with new vanities. Water was hot and we never ran out. Not everything was perfect of course. This place is not for you if you don’t like older country houses. WiFi was ok, but just enough for a movie. I don’t think you could have more than 1 or 2 connected devices. We were fine and tried to stay off the internet. We used one bed and it was ok. Route 17 is in the backyard. It was only really noticeable at night, so bring a fan or a sound machine. I sleep with headphones on so it did not bother me, but I wish I had my fan from back home for white noise. We saw deer roaming through the neighborhood so that was exciting. To sum it up, the house was perfect for entertaining a cozy family gathering. Sleeping was satisfactory. "

You’ll feel you’re vacation mode set in as soon as you drive down the private tree-lined road with the River bordering Pennsylvania on one side and Catskill mountains on the other.
Put your waders on and walk right out the front door to cast your line in the most desirable part of the Delaware River. Grab your fishing rod, hiking shoes, oars, sneakers or a good book and immerse yourself in this truly tranquil getaway. We are approximately 2-½ hours from midtown Manhattan, 45 minutes from Binghampton NY, and less than 25 minutes from Roscoe NY.
This sunny house sits on 10-acres, sleeps 8, has a full kitchen, separate dining tables, 65-inch smart TV, high speed fiber optics internet access, vast grounds to explore, fire pit, Weber grill, an expansive deck and plenty of parking.
1st floor: Three bedrooms. One and a half baths. Oversized King bedroom with seating/office area. Wide windows with river views and private sliding glass door to the deck for sunshine or star gazing. A Queen bedroom plus a double twin bedroom, 1 ½ baths and laundry. Kitchen with dining table and counter chairs seating 6, stove, refrigerator, microwave, coffee and K-cup maker, pots/pans, dishes, glasses, pantry items, spices. The White House on Pennsylvania Ave is located in the heart of the village in a quiet neighborhood seconds off Rte 17. The location of The White House is within walking distance to the markets and local businesses in the village and acts as a pivotal jump off to many attractions in the area. The place consists of two big bedrooms, living room, kitchen, full bathroom and sleeping accommodations for up to 6 people comfortably. The only shared area is the yard. The space
The parking is in the driveway off of Pennsylvania Ave. The rental is the downstairs and a bedroom upstairs. The downstairs consists of a living room, kitchen, bedroom with 1 king size bed, bathroom and rec room with two single beds. There is another bedroom upstairs with a double bed. The deck has a rain system so it can be enjoyed even when it’s raining. Good for fisherman to hang their gear and poles. Driveway is long enough for a fishing boat.
The yard is fenced in and perfect to relax and have a fire and let Fido run around. Never leave Fido unsupervised.

Small older house close to town square in Hancock, NY. This home is on a main road in the village. Easy on/off NY-17. Fishing, kayaking, hiking, farmers markets and music are some of the things you can enjoy from May through October. Elk mountain and Villa Roma are less than 30 miles away for skiing and snowboarding.

The house is located across the street from the Upper Delaware River on Front Street which is recognized by anglers and fishery biologists as one of the finest fishing rivers in the northeastern United States.

Our property, home to The Birdhouse in Hancock, the and local favorite - All Sorts (cafe and shop), was purchased in 2006 to house a a bevy of thirty something dreams (we are now almost 50 :-) Today it holds fifty something dreams and a curated atmosphere.
The Birdhouse *so named by locals in reverence of the feathered friends who resided onsite* contains one rental suite - Koo Koo. Koo Koo is a large one bedroom with a king and a double daybed. Koo Koo has it's own kitchen, living room and bathroom and a separate keyed entry.
After an extensive renovation and restoration The Birdhouse in Hancock is happily outfitted with a geothermal heating system, energy star rated/energy efficient appliances and fixtures, non-toxic finishes, low-flow faucets, Watersense toilets, restored 100 year-old floors, original moldings, reclaimed doors, and recycled furnishings.
Eat at the All Sorts's downstairs - Amazing. Enjoy Trout Brook Studios. Venture out to the smokehouse nearby - yummy (reviewed by Anthony Bourdain). The scenic Delaware River is a 5 minute walk (Hancock is the head waters of the Delaware River). RESERVE TUBES IN THE SUMMER FOR $15.
Please note we are located in a small river village. There is a bus that goes to Hancock, NY. Via car: 2 1/2 hours form NYC via major highways.

Two bedroom ranch style bungalow with spacious livingroom and eat in kitchen as you enter the space. Cozy bedrooms sit toward the back of the home at the end of the hallway. Each with it's own unique view of the surrounding Woodlands. Comfortable and picturesque.
Off the kitchen is a laundry area leading to the back door and fenced back yard. Left of the door to the back you'll find the stairs to the finished basement and access to the garage entry from the driveway.

The space
Located in a tranquil neighborhood, our cabins are brand new and as I go along we are making changes along the way to make it more comfortable to enhance our stay yours. We have recently renovated the outside of the cabins with a new patio, gazebo and outdoor kitchen.
We also offer guided Wade or drift boat fishing on the upper Delaware Rivers. Please inquire at the time of booking for more information.
-Cabin #1 features a comfortable queen-size bed and new pillow-top mattress with convenient storage drawers underneath for clothes storage and a very comfortable couch for lounging on.
-Cabin #2 is a fully-equipped kitchen with modern appliances, cookware, a dining area, and a bathroom featuring a waterless dry flush toilet and all bathroom essentials. We like our coffee and have a Keurig, Ninja drip machine, French press, coffee beans and a grinder. Please be mindful of water usage. We ask that you take shorter showers and avoid unnecessary water use.

Due to allergies, we have a strict no pets policy. To ensure the comfort and safety of our guest smoking and indoor candles are not permitted indoors. We ask that shoes are off and no wading boots allowed while inside.

ACTIVITIES AND THINGS TO DO IN THE AREA
FLY FISHING
One of the greatest claims to the Catskill Mountains is its long and rich fishing history. The Upper West Branch of The Delaware River is a minute walk to the Hale Eddy river access with multiple boat launches and public fishing access along the river within minutes. You also have the East branch, Main stem of Delaware and the Beaverkill all within a very short drive. Hook everything from Wild Brown and Rainbow Trout on the West Branch and East Branch and challenge your wading and casting skills in the ever-changing main stem of the Upper Delaware.
Canoe and Kayak
There are multiple locations in the area for renting canoes and kayaks for river float and fishing trips with miles and miles of beautiful crystal clear water and lots of wildlife viewing and plenty of eagles sightings along the way.
GOLF
In a short 35 minute drive is a beautiful golf course called En-joie which has hosted PGA tournaments and the Dicks Senior Open in Endicott N.Y. and is one of the nicest courses in the area

There are 13 covered bridges of varying historic significance in New York’s Delaware County. Two of those covered bridges can be found in the town of Hancock with numerous being close by in Downsville and the Sullivan County area but there are adventures to be found around every bend of this scenic area.
Our Monument Pool Lodge is a beautiful riverfront home with 1,400 feet of river frontage on The West Branch Delaware. We have this and two other rooms on the second floor. Individuals or groups are welcome to rent any or all three rooms on the 2nd Floor.

This house is big enough for the entertaining crowd, yet quaint enough for the solitary soul. The driveway can accommodate 5 cars, which makes it big enough for any of your big toys.
New Ashley furniture on the first floor brings a modern feel to the open layout of the sitting room, living room, and dining room. There is a full kitchen with a dishwasher and brand new butcher block counter tops. Washer and dryer, and a full bathroom, are just off the kitchen. The living room and sitting rooms have brand new Ashley couches and sofas, two of which in the living room pull out into queen beds for additional sleeping. The sitting room provides extra sleeping with a full pullout couch.
Upstairs has a brand new bathroom with a double sink vanity. The four bedrooms provide privacy and space away from the first floor living areas. Two larger bedrooms have roomy queen mattresses. There are two smaller rooms, one with another comfortable new queen mattress and a bedroom with a twin trundle pull out. There is ample closet space and dressers for clothing and toiletries.

Access to the garage is available upon request. The electric breaker and water heater are accessible for emergency use.

A wandering field mouse has been known to visit our country home, which is common for the area. We work with a professional pest control company to maintain and manage it.

The space
The living space is a beautifully renovated 2 bedroom-2 bathroom mobile home with awesome river, island and mountain views. The only neighbor in sight is a house located across the river. The nearest neighbors on this side of the river are miles away. In spite of this seclusion, the mobile home has modern amenities, including WiFi, an ethernet connection and TV streaming service.
This property is located on the widest part of the East Branch of the Delaware River -- a part that "has no public access at all and is one of the least fished sections in the entire Upper Delaware system." (See the FLY-FISHING GUIDE TO THE UPPER DELAWARE RIVER, second edition, p. 88, by Paul Weamer.) There has been no industrial pollution anywhere on this river in 75 years. The host was named The River Keeper by the Delaware Highlands Conservancy by virtue of his relentless campaign to remove tires and trash from the river and adjoining uplands.
The river bottom offshore is a privately owned part of The River Keeper's Den. It encompasses two islands -- containing an additional 1400 feet of shorelines -- plus the river's longest & deepest pool, known by us as the "Pike Pool." It is known by local drift guides as the "Pig Pen" because large fish, including striped bass, are caught there. Guests can easily access 100% of the Pike Pool from the Beach Trail, a 1500-foot-long private path that runs along the shoreline. Photos of a very few of the fish that have been caught here are shown in the group of "Backyard" photos.
Kayaks can be launched from public parking nine river-miles upstream. Inner tubes can be floated from this property to public parking located almost a mile downstream.
Guest access
Guests will have access to 100% of the mobile home and to all of property, except for steep hillsides. Additionally, depending on its condition, Guests might have access to the Grasslands Nature Trail, something that was deleted from this listing when portions of it became inundated by high water.
They will be the only guests on the premises.
Moreover, the Host will not show up unannounced.

Fishing for Trout requires great skill and patience. Al Caucci of The Delaware Fishing Club has authored books about the Hatch-Match method which teach anglers to make artificial flies that match the insects currently hatching in the river. Pages 137-168 and 173-224 of Paul Weamer's FLY FISHING GUIDE are devoted to equipment and artificial trout flies. The Delaware River Club and The West Branch Angler both have websites with daily fishing and current hatch reports.

A friend of mine and his buddies fished the East Branch of the Delaware River in the summer of 2024 hoping to catch Small Mouth Bass. His buddies had very little luck. On the other hand, my friend caught more than a dozen. His secret is the use of silver-colored lures. Gold colored lures do not work well because the minnows and fingerlings here are silver.
Two local drift boat guides have told me that chum is the best bait for Striped Bass.

The space
Our cabin offers an open concept main floor including the living area, dining and kitchen. As well as in suite laundry in the closet, and additional linen closet and a 3 piece full main bathroom.
Our second floor hosts the primary bedroom with one queen bed, a walk in closet, and an en suite half bathroom.
On the third floor, guests will find our two additional guest rooms; one with a double bed and view of the backyard. The other room across the hall hosts two twin beds and a balcony overlooking Silver Lake. It’s the perfect spot to have your morning coffee. ☕️
We have a front porch patio, as well as a spacious two tier back deck overlooking the majority of our property and forest backing on to a run off stream fed from Silver Lake.
From spring to fall, we bring out our outdoor furniture including a dining set, section and lounge chairs, as well as our fire pit to fully appreciate the outdoors. Ourcharcoal grill BBQ is available year round.

The space
Once you turn onto our block you will be greeted by beautiful Silver lake. When you enter the home you will be walking into our fully stocked kitchen with views of the lake (plates, bowls, silverware, cups, pots and pans, cleaning supplies) along with the laundry room. The next room you will enter is the large living room with a smart TV (netflix included) and a comfy couch. As you walk down the hallway you will see the master bedroom with a queen bed and private full bathroom, next you will see the two additional bedrooms. One which has 2 twin beds and the other which has bunkbeds. Last is our second full bath. Both bathrooms are fully stocked with shampoo, conditioner, soap and towels.
In the backyard you will walk out onto our large 2 tier deck overlooking the lake with outdoor furniture and a charcoal grill. (we do not supply charcoal or lighter fluid). Next to our decks you will see our fire pit (wood supplied free for guests to use) and our private dock.

We have neighbors directly on both sides of us and we are within a lake community of other vacation cabins.
Our cabin bumps up against 700 acres of the NYS Columbia Lake Forest.
We are along a long, woodsy, dirt road that is beautiful for morning walks around the lake. The dirt road is shared by the other cabins as well. There are beautiful streams along this road that feed into the lake.
The town of Deposit is a 2 minute drive down the hill where you can find a basic but stocked grocery store, pharmacy, pizzeria and playground. Larger Oquaga lake is right down the road. Also checkout Cannonsville Reservoir which is 12 miles long and filled with amazing fish.. You can bring your canoe here.
Hancock is 8 minutes away and there are kayak and river tube rentals for summer fun! Unclebrothers is a great restaurant/art gallery based in Hancock that has a rotation of amazing NYC chefs up each weekend. Gelato too!
Callicoon is a beautiful 40 minute drive, where you can visit the awesome little town, some breweries and our favorite, Seminary Hill Cidery. Callicoon has a great farmer's market on Sundays that we make a morning of.
Hip Livingston Manor is 45 minutes away and here you'll find great food and shops and breweries. Check out DaBruce, The Walkout for breakfast, and The Katerskill for Pizza!
Roscoe is 35 minutes away, the fly fishing capital and also has some great restaurants and breweries.
Binghamton is 30 minutes on the highway and there's a wonderful Discovery Center for kids and a zoo.

Red Camp is located on 6 acres at the end of the road. Our home offers guests a remote setting to experience world-class trout fishing, observe local wildlife, and enjoy the beauty of the Western Catskills and Upper Delaware River watershed while only being a 5-minute drive from the center of Hancock, NY.

Although only 5 minutes from the Village of Hancock, Red Camp is nestled in the wilderness. To ensure the safety and preservation of the local wildlife and environment, we kindly ask guests to catch & release fish caught on property and to leave no trace, ensuring this special place remains a sanctuary for future guests.

In the KITCHEN, you'll find all the cookware, appliances and storage to create your finest meals or light fare. The eat-in-kitchen has a bistro table for casual seating. For the morning, our Keurig can make a single cup of Joe, or you can brew a full pot. Clean up is a breeze, with our convenient dishwasher.
The SUNROOM is perfect for indoor dining. The large windows captures the great views of the lake and mountains while bringing in the natural light. We also have a pair of Lazy-Boy recliners, so grab a book, or take a nap and sink into comfort.
Our Two BEDROOMS provide a great night sleep with high quality memory foam mattresses and comfortable bedding and smart TVs. The master KING bedroom and QUEEN guest bedroom provides plenty of space and closets to store your belongings.
The Outside space and BACKYARD DECK has it all! Sit and relax or take out a kayak, we have floatation vests for your safety. The swim platform has a ladder for easy in and out of the lake. The deck also has a gazebo with dining table, and outdoor speakers. There is a gas barbeque for cooking al fresco or gather and toast marshmallows around the fire pit at night.
Bring your lake toys or fishing poles, or you may use one of our kayaks with paddles and safety vests.
FULL BATHROOM AND HALF - The main bathroom features a tub and shower overhead. The first floor has a half bath . Towels and essentials are provided too. We recommend you bring beach towels for out on the lake.

This is the country and you can expect to see many animals, birds, snakes and insects (including ticks) that are all part of the ecosystem. Black Bears live locally although we have not seen them on the property yet. There are Eagles and hawks in the area so keep small dogs close to you at all times.
***TICKS: When walking through the grass and wooded areas we recommend using Off spray or another known brand on your shoes and legs to repel ticks. Check yourself daily to remove any ticks before they attach.

Pets: Pre-approval is required BEFORE booking. Only low shedding, housebroken dogs are allowed. All pets and service animals must be: well behaved and under control, housebroken, never be left alone anywhere on the property inside or out, not allowed to go into the pool. ALL POOP MUST BE PICKED UP AND DISPOSED OF.
**Absolutely NO: proms, frat house parties, rowdy bachelor parties, college party groups, excessive alcohol consumption or illegal drug use....
THIS IS NOT A PARTY HOUSE! Mature respectable groups only.
*No smoking indoors. Please clean up cigarette butts from the premises.
**Exterior cameras are around the property facing: each driveway, both pools, rear patio and front lawn for security purposes only. We only monitor them if an issue arrises (very rare as we have amazing guests.)
**PLEASE NOTE: we are not far off hwy 17 so if hearing a car drive by when outdoors bothers you this might not be the place for you. We see an average of approximately 10 cars per minute, not very heavy traffic. It is not extremely noisy and it's quiet while indoors.
