With over 1800 sq. feet of living space these cabins feature a full stainless steel kitchen, Italian Leather furniture, river stone fireplace, and an amazing 40 foot deck overlooking the river. These cabins hold a maximum of six people. The sleeping arrangements consist of a king size bed in the upstairs bedroom, a futon in the upstairs loft, the two downstairs bedrooms have two single beds in each bedroom. The town of Callicoon is about 20 miles away and there are many antique and craft stores in Walton. Bethel Woods is about 30 miles south if you want to see a show We have good cell reception for all major providers and hi speed INTERNET . Also just installed a nice 46 inch TV for those cozy nights around the telly All linen and towels are included as well as basic kitchen and bathroom supplies.The basic nightly rate is for a group of ten people and there is a nightly surcharge of $25 for extra guests up to 20
Please note that we have a much improved heating system ,including pellet stoves and mini splits which also cool . Double glazing the windows has made an enormous difference for our winter rentals .We do still use traditional wood stoves during the winter as well , all wood is provided and instruction given on lighting and maintaining the stoves . History: The Cadosia Schoolhouse is a three storey brick structure built in the 1920's, containing all the original woodwork. This is the second schoolhouse on this property, the first one was built in 1867. Purchased in 2001 in derelict condition the house has been extensively restored single handedly by the owner and is heated almost exclusively with wood . The Hancock area was once a popular vacation destination and many traces of the O&W railway can be found in the area largely unchanged since that time The garden has a fence around the front and north side and we are dog friendly.We have streams running on both our South and West sides, meeting in front of our SW corner and running half a mile down to the Delaware River where one can enjoy fishing, canoeing or kayaking and swimming all summer long.
Activities: .The Delaware River is famous for it fly fishing and we have had groups from as far away as Canada stay at the house We have an extensive library of books and vinyl records, all rooms have a separate sound system with Mp3 player input . We are in a shallow valley, with nice hikes in the hills surrounding us. Wildlife is abundant in our area, which is famous for the eagles and hawks which nest nearby. . The Cannonsville reservoir has been opened to boaters and a permit is easily obtained on line for fishing or recreational boating
Area: The surrounding area is full of beautiful scenery and charmingly remote roads , cute little towns for antiquing and thrift shopping, golf courses and restaurants and other historic sites.

Two cabins are available for your stay. The cabins are identical and are brand new and in excellent condition. Each has a full kitchen, bath with full shower, one bedroom, cathedral ceilings, heat or air conditioning, full front porch, and charcoal barbeque and picnic table. Enjoy satellite TV and don't worry about a thing--the cabin is fully furnished including bedding, towels and all kitchen pots, pans, dishware and utensils. People are impressed with the clean condition of our cabins. We are ideal for traveling nurses, hunters, fishermen or anyone wanting to just get away from it all. Take the short walk to the river and let it rest and relax you!

The space
Located in a tranquil neighborhood, our cabins are brand new and as I go along we are making changes along the way to make it more comfortable to enhance our stay yours. We have recently renovated the outside of the cabins with a new patio, gazebo and outdoor kitchen.
We also offer guided Wade or drift boat fishing on the upper Delaware Rivers. Please inquire at the time of booking for more information.
-Cabin #1 features a comfortable queen-size bed and new pillow-top mattress with convenient storage drawers underneath for clothes storage and a very comfortable couch for lounging on.
-Cabin #2 is a fully-equipped kitchen with modern appliances, cookware, a dining area, and a bathroom featuring a waterless dry flush toilet and all bathroom essentials. We like our coffee and have a Keurig, Ninja drip machine, French press, coffee beans and a grinder. Please be mindful of water usage. We ask that you take shorter showers and avoid unnecessary water use.
Please note that the cabins are directly side by side but not connected at this time
Due to allergies, we have a strict no pets policy. To ensure the comfort and safety of our guest smoking and indoor candles are not permitted indoors. We ask that shoes are off and no wading boots allowed while inside.

ACTIVITIES AND THINGS TO DO IN THE AREA
FLY FISHING
One of the greatest claims to the Catskill Mountains is its long and rich fishing history. The Upper West Branch of The Delaware River is a minute walk to the Hale Eddy river access with multiple boat launches and public fishing access along the river within minutes. You also have the East branch, Main stem of Delaware and the Beaverkill all within a very short drive. Hook everything from Wild Brown and Rainbow Trout on the West Branch and East Branch and challenge your wading and casting skills in the ever-changing main stem of the Upper Delaware.
Canoe and Kayak
There are multiple locations in the area for renting canoes and kayaks for river float and fishing trips with miles and miles of beautiful crystal clear water and lots of wildlife viewing and plenty of eagles sightings along the way.
GOLF
In a short 35 minute drive is a beautiful golf course called En-joie which has hosted PGA tournaments and the Dicks Senior Open in Endicott N.Y. and is one of the nicest courses in the area

The Covered Bridges Tour
There are 13 covered bridges of varying historic significance in New York’s Delaware County. Two of those covered bridges can be found in the town of Hancock with numerous being close by in Downsville and the Sullivan County area but there are adventures to be found around every bend of this scenic area.
Our Monument Pool Lodge is a beautiful riverfront home with 1,400 feet of river frontage on The West Branch Delaware. We have this and two other rooms on the second floor. Individuals or groups are welcome to rent any or all three rooms on the 2nd Floor.

Our fully-restored 1964 built A-Frame cabin is the perfect getaway from the everyday. Nestled up in the western Catskill Mountains, on 1/4 acre, with lake views from the main, and third floor, as well as a forest & stream in our backyard, you will find yourself immersed in tranquility.
Our open-concept cabin comes with wifi, a fully-equipped kitchen, in-suite laundry, and the coolest retro fireplace to keep those tootsies warm.

The space
Our cabin offers an open concept main floor including the living area, dining and kitchen. As well as in suite laundry in the closet, and additional linen closet and a 3 piece full main bathroom.
Our second floor hosts the primary bedroom with one queen bed, a walk in closet, and an en suite half bathroom.
On the third floor, guests will find our two additional guest rooms; one with a double bed and view of the backyard. The other room across the hall hosts two twin beds and a balcony overlooking Silver Lake. It’s the perfect spot to have your morning coffee. ☕️
We have a front porch patio, as well as a spacious two tier back deck overlooking the majority of our property and forest backing on to a run off stream fed from Silver Lake.
From spring to fall, we bring out our outdoor furniture including a dining set, section and lounge chairs, as well as our fire pit to fully appreciate the outdoors. Ourcharcoal grill BBQ is available year round.
We warmly welcome well mannered dogs of all sizes! Unfortunately, due to allergies, we can not host cats. 🐾
