Please make sure that you go through the house rules prior to booking.

•PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100 per pet with a combined pet weight limit of 30lbs and up to 2 pets only. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.

•CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking.

•CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

•SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300.

• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery.

•UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.

• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.

• LOST AND FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.

• MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay.

Located between the Catskill and Shawangunk Mountains, Blackberry Barn's unique architecture features a beautifully preserved turn-of-the-century barn renovated into lofted living and sleeping spaces.

The Barn is minutes from Mohonk Preserve and Minnewaska State Park, and a quick drive from New Paltz, Rosendale, High Falls, Woodstock, and Stone Ridge.

This beautiful area offers access to excellent outdoor activities and has many great restaurants, galleries, and shopping. The Gunks feature some of the best rock climbing in the country.

Please note that the barn is a rustic cabin-like space, in the truest sense. If you are looking for a polished rental with stainless steel appliances, or are looking for something that looks like a barn but has hotel amenities, I guarantee you, this is not the right place for you. The barn is purposely low tech. We have a huge VHS collection, an original Atari console, and large record collection. There is no cable, but we do have WiFi and a TV that is equipped for streaming. We have hundreds of books. Salvaged stain glass windows are installed inside throughout. The interior is eclectic, unique and wonderful. But it isn't for everyone and we want to be honest about that! Please read all our reviews and read the listing fully to get a sense of whether the Barn is the right fit for you. This space is very special and unique, and while not for everyone, is beloved by many, who return year after year.

The barn has been updated as of May 2021 with new kitchen and bathrooms, but the space does not have air conditioning and the old school charm of the barn has very much been maintained. It’s a bit like stepping back in time.

Our pond is nice for looking at and canoeing on, but is shallow and weedy. We do not recommend swimming or paddle boarding.

Dogs are welcome at the Barn for additional fee. We do not accept cats.

Blackberry Barn sleeps four, and is available year-round at reasonable rates.

Critters:
We like to advise all Blackberry Barn guests that the eaves of the Barn are sometimes inhabited by squirrels and mice who can be particularly active at night. You may hear scurrying and scuffling on the roof. Don't worry. They may make noise, but they are outside the Barn or under the eaves and cannot get inside!

Kitchen Area:
We do have hard water at the Barn, and while it is completely safe to drink, some object to the taste or feel of the water. Because of this, we recommend that guests who may be sensitive bring bottled water to drink.

Please remember that this is a barn, and crumbs and sticky counters can invite unwanted visitors. Please make sure to keep all food in Tupperware containers or in the refrigerator, and to wipe down counters after use. Guests should bring tupperware, ziploc baggies etc

Feel free to use any spices, oil, condiments, etc. that you find, and you may leave condiments and non-perishables, but be sure to dispose of any leftovers.

Please note that guests are offered two trash disposal options: dispose of their own trash upon check-out, or leave it for our cleaners to dispose of for a small fee of $5 per bag.

Location of Fire Extinguishers
Fire extinguishers are located in the kitchen, next to the fireplace, and at the top of the stairs on the 2nd floor.

Emergency Exits
The Barn has only a front door and a basement door. In an emergency, if access to the front door and basement are blocked, windows may be used for egress.
There is an emergency fire ladder in a box in the hayloft. To use it, remove screen from window and follow directions on ladder. Blackberry Properties LLC is not responsible for injuries that result from misuse of ladder.

Fireplace, Fire ring, and Grill:
Guests are welcome to use the fireplace, fire ring, and grill on the grounds under the following proviso: NEVER LEAVE A FIRE OR HOT COALS UNATTENDED OR IN THE CARE OF A MINOR AT ANY TIME AND BE SURE TO EXTINGUISH ALL FIRES AND HOT COALS AFTER USE.
Fireplace:
Please keep the glass doors closed while in use.
Fire Ring:
Guests are prohibited from moving the fire ring.
Wood is available in the woodshed (near the horse field). A hearty armful of wood is included in the cost of your stay. We do request that guests leave $5 per extra armful of wood that is used.
Please note that there is a fire extinguisher next to the fireplace.
During dry periods guests are expected to abide by all “No Burn” regulations.
Guests are prohibited from making fires in any places other than the fireplace, outdoor firering, and grill.

The Property
Guests are welcome to explore the pond area, as well as the fenced-in horse field. Venturing beyond these areas and/or into the woods is strictly prohibited, as you will be leaving our grounds and may be liable for illegal trespass.
Guests are permitted in the horse field from sunup to sundown. The fence is not electrified. Be sure to secure the fence closed behind you. Our neighbors graze their horses in the field from sundown to sunup and entering the field or opening the fence during those hours is strictly prohibited.
Camping on the property is strictly prohibited.

The Pond
Our pond is nice for looking at and canoeing on, but is shallow and weedy. We do not recommend swimming or paddle boarding. The pond is stocked with fish, so feel free to bring your fishing poles and bait! If you use the canoe, make sure everyone in the canoe wears a life preserver (located in hall closet on 1st floor). Please return the canoe to where you found it after use.

Pets
We welcome well-behaved dogs for an additional fee. Cats are not permitted under any circumstances.
Guests who arrange for to bring their dogs MUST abide by the following conditions:
Guests must remove all dog hair and dog-related odor from premises upon check-out
Guests MUST ensure they clean up after their dog(s) while on Blackberry Barn and its grounds
Dogs CANNOT use the yard immediately surrounding Blackberry Barn as a bathroom. We ask guests to walk their dog(s) along the driveway to do their business
Guests who bring dogs will be responsible for any/all damage made to Blackberry Barn's grounds or property as a result of animal use (including but not limited to holes in the grass and damage to plants, flowers etc. in the garden(s)).

We have a huge record collection. Enjoy! We only ask that you return the records to their sleeves after use.

Country plumbing
Please do not put anything other than toilet paper down the toilet.

Ticks and Poison Ivy
The Hudson Valley is notorious for ticks. While ticks cannot survive in houses, they do live in grass. We advise that you wear long pants and socks when exploring any grassy or wooded area, use an insect repellent that works on ticks, and do a thorough tick check every night. There is some poison ivy around the perimeter of the yard in the spring, summer, and fall, so please be careful.

Children
As pictures provided in our listing indicate, the barn has an open layout with lofted spaces, and is NOT child-proofed. Because of this, rental of the Blackberry Barn is not recommended for families with young children and The Owners will not accept any liability for injury to children during their stay or visit to Blackberry Barn. Do not permit children under the age of 18 to tend a fire or the grill, watch your children at all times and use safety equipment/floatation devices as appropriate. Children MUST be accompanied by an adult in or around the pond, grill, fireplace, and fire ring at all times.

Mai's Cabin located in Kerhonkson, Upstate, Catskills area. About 2 hrs drive from New York city. It's just a 10-minute drive to Minnewaska State Park and Mohonk Preserve, 15 mins to High Falls and Stone Ridge. 30 mins to Ashokan Reservoir. There are many farm stands, breweries, galleries, restaurants only mins away. Rock climbing, hiking/ biking trails ( bring your bike) and secret swimming holes within a few minutes. Or you can venture to Kingston, Woodstock, or other classic Upstate hamlets.

POOL:
There is a fence around the pool for child safety. Please note that all members of the guest party must sign a pool waiver. Please only turn on the pool heater when in use and remember to shut off the pool heater. For energy conservation purposes, the pool heater may only be operational from 8am to 6pm. We supply 50 gallons of gas for the pool heater weekly. Usage is monitored daily, and you will be informed of overage and how to prepay for additional gas.

BATHROOMS:
The house runs on a septic system. Please dispose of all baby wipes, paper towels sanitary products and food scraps in the garbage instead of in the toilets. The bathroom is equipped with disposable sanitary bags.

PROPERTY CONDITION & DAMAGES:
All damages to the home will result in a cost to replace and/or repair. The tenant must report if any damages are present at the property within two hours of arrival. If there is no report of any damage, the tenant assumes responsibility for damages incurred during the rental period. Furniture, electronics, and artwork are not to be moved. Premises left dirtier than what is considered normal will result in additional cleaning costs.

KEYS:
We provide two sets of keys. Both keys must be returned to the lockbox at the end of your stay.

NO SMOKING:
No Smoking is allowed inside the house. Smoking inside the house results in the loss of the entire Security Deposit. Smoking is permitted outside. There is a $50 charge for leaving cigarette butts on the property.

NOISE:
Please respect the surrounding property owners.

Guest access:
Guests have access to the entire house. Enjoy the in-ground heated salt pool, large deck with lounge chairs and table, tennis court, basketball court, and more. There is a fence around the pool for child safety. Please note all members of the guest party most sign the pool waiver.

Interaction with guests:

Step onto the expansive uncovered platform, complete with a grill for sizzling BBQ delights, an inviting outdoor dining area, a relaxing hot tub, and a refreshing pool (pool is available from May-Sep). Just behind the house, you'll find a charming pavilion known as the Bar Hall, perfect for gatherings. Surrounding the area is a sprawling lawn, ideal for various activities, and a cozy fire pit to add warmth and ambiance to your evenings.

•PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100 per pet. There is no weight limit, but you are allowed a maximum of two pets. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.

•CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking.

•CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

•SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300.

• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery.

•UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.

• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.

• LOST AND FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.

• MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay.

- Winter Season Reservations: For a seamless winter stay, we kindly recommend guests to consider bringing a 4WD vehicle. Embrace the snowy wonderland while ensuring safe travels, as weather conditions may create occasional slippery surfaces.

- Catskill's Wild Animals: As you explore this lively area, keep in mind the enchanting wildlife, such as deers, bears, and the potential presence of ticks and bugs. To preserve their habitat, we kindly request that hunting is strictly prohibited.

- Visits and Unit Access: We will always notify in advanced should there be a need to access the unit and no one will ever enter without your approval. An exception is if there are fire or life-threatening situations in the building.

The elevated wrap around deck was great for the dog to go in and out when she wanted to sun bathe out there. There are doors to each stair case so it’s safe. And it made city folks like us feel safe out there at night. It’s secluded and private at the end of the side side road with so much open grassy area. The fire pit is great but just a little too far from the house for me at night lol. Nearby towns have so much to do. We went to Woodstock which is amazing. The only suggestions and please know these are not complaints, this is a 5 star property. The tiki torches on the deck didn’t work, would have been nice to have those brining at night. And the secondary barn/lounge with the pool table needed a little TLC. I still used it and shot some pool and if i had the time I’d fix it up myself, that’s how much I loved this place and was sad to leave. I am already planning a trip back in October for Halloween."

Our comfy cedar shake cabin and its 1000sqf deck are perched above a babbling brook. It provides the perfect balance between convenience and serenity.

Inside, you will find a cozy kitchen fit for a chef and a coffee lover's paradise. The high-speed internet and smart home features will make you feel relaxed and productive. Outdoor speakers and indoor baby-grand piano can supplement the natural sounds of the stream. Free seasonal firewood is provided for the indoor wood-burning stove.

THE SPACE
***NEW*** We have added an exciting new feature for your stay! You can now have some fun with our smart home device, use it to turn on/off the outdoor lights, play some good music indoors and outdoors, and know more about the weather and local events! New 2023 we have added a spacious couch and chairs with very comfortable cushions at the back firepit area to really relax while listening to the sizzling fire.

Our house has an open living-dining-kitchen area, 2 rooms, each with a Queen bed. Additionally, there is a bathroom with a radiant heating floor and hot air for steam baths. Unlimited hot water.

There is plenty of space for parking and we also have a playset for little ones.

The Kitchen area features a waffle maker (new feature), microwave, gas stove, induction stove, toaster, air-fry capable oven, popcorn maker, bread maker, 1950's can opener, vintage blender, vintage mixer, and a deluxe coffee maker machine for ice coffee, classic coffee, and specialty teas.

Our house features an additional wood-burning stove to keep you extra cozy on chilly winter nights. A seasonal daily supply of wood and fire-starting service is available. Please let us know prior to your arrival to provide enough time for our lumberjack to get the wood ready for you.

***NEW 2021*** Enjoy our new fire pit on the back patio with views of Sundown Forest and our creek also new to this season is our upgraded 3 burner propane grill.

You will have sole use of the house. The grounds and water stream are available for your enjoyment.
Other things to note
For guests that come from the city without a car, transfers in-out may be available for $100 round-trip from the New Paltz bus station; please reach out for more details.

For an enriching stay, some experiences are available on site like "Cafe Connoisseur", a program where you will delve into the different methods of creating a cup of coffee, you will learn at least 4 different ways of making a good cup of coffee.

Set on 3 private acres surrounded by woodland, the cabin has 2 bedrooms and 2 baths, with additional sleeping arrangements in the basement. The house features a wood burning stove, hot tub, firepit and access to the best hiking and dining in the region. Minnewaska, Mohonk, Arrowood Farms and Westwind Orchard are just 15 minutes away.

The Space:
Pine Place offers a comfortable home with bright, open plan spaces, wonderfully convenient to Minnewaska State Park and Mohonk Preserve for outstanding outdoor explorations. The interior is cozy with a living room with white paneled walls and wood paneled, vaulted ceiling. The wood-burning stove is a focal point of the living room, which is open to the country kitchen. The large farmhouse table in the dedicated dining space enjoys a terrific view through the bay window. You can also grab a couple of barstools and keep the chef company in the kitchen area.

Guests love the screened-in porch off the dining room, which has a seating area and a heater to take the edge off a cooler summer evening.

Down the hall are the bedrooms and bathrooms. The master bedroom is spacious with a king sized bed and a small dedicated work space. French doors open out to the deck. The newly renovated en-suite bathroom is bright and airy with a walk-in shower and double sinks.

The guest bedroom is next door and features a queen sized bed and views out to the backyard. A separate, full bathroom is across the hall and has a shower/tub.

In the basement there is a large sectional and smart TV perfect for movie night or for the kids to hang and play together. Also in this room is an additional queen sized bed suitable for a pair of guests, if needed.

If the outdoors is what you’re most interested in, there are options aplenty. To start, the front porch is as charming as they come, with plenty of rocking chairs for all to enjoy the views out over the peaceful lawn. On the backside of the house, the open deck is where you’ll likely spend most of your time, with a refreshing hot tub, barbecue grill, and dining area. Out on the lawn, the fire pit is where guests will sit under the stars and reconnect with one another, more likely than not including some marshmallow roasting or s’mores creating.

If exploring the Catskills is your goal you couldn’t be in a better spot. Minnewaska State Park and Mohonk Preserve, which feature some of the best hiking in the region are only 15 minutes away. Looking for a bite to eat and some great drinks? There are myriad options, including nearby Arrowood Farms and Westwind Orchard.

The Neighborhood:
Pine Place is located in the heart of the Catskills, in the hamlet Kerhonkson and next to Accord. These quaint towns have lots of explore-worthy spots. Grab cider and pizza at Westwind Orchard, beer and bites at Arrowood farms, or elevated dining at Inness. Rough Cut Brewing is also a local favorite. The home is down a long driveway and is as private as it gets with 3 acres to explore. Exploring the area is easy, Kerhonkson is a charming hamlet in Ulster County. Nearby Accord and Kerhonkson have a number of great eats, beloved Minnewaska State Park and Mohonk Preserve are just 15 minutes away.

Getting Around:
Pine Place is two hours from New York City, and while you'll definitely want a car to get enjoy the region. In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads. There is plenty of parking on the premises.

The Roundout Creek Retreat is close to some of the best hiking and restaurants and less than 2 hours from NYC. An indoor fireplace, hot tub, large patio, BBQ, and outdoor fire pit are just some of the amenities that await you.

The best hiking and biking in Hudson Valley, Minnewaska, Mohonk, and the Gunks with hundreds of trails are minutes away and the house is directly on the Rail Trail.

The home is the perfect peaceful home base from which to easily visit the best Hudson Valley towns - New Paltz and Stone Ridge (15-20 mins) and Saugerties, Kingston, and Woodstock (45 mins). There are so many places to visit that are a gorgeous and short 5-20 min drive. We are also close to apple picking, pumpkin picking, corn mazes, apple cider donuts, seasonal beers, cider, and wine await you.

Guests have access to the entire oasis! We've designed it to be a home away from home for our guests!

Other things to note
This home is located in the woods, but still close to it all. Given the location, we are more likely to be susceptible to power outages and occasional critters, and bugs inside or outside the house. Our Cleaning Team does its very best to ensure that the home is kept as clean as possible, but we do like to warn our guests before they enter the country.
