Please make sure that you go through the house rules prior to booking.

•PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100 per pet with a combined pet weight limit of 30lbs and up to 2 pets only. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.

•CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking.

•CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

•SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300.

• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery.

•UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.

• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.

• LOST AND FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.

• MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay.

Located between the Catskill and Shawangunk Mountains, Blackberry Barn's unique architecture features a beautifully preserved turn-of-the-century barn renovated into lofted living and sleeping spaces.

The Barn is minutes from Mohonk Preserve and Minnewaska State Park, and a quick drive from New Paltz, Rosendale, High Falls, Woodstock, and Stone Ridge.

This beautiful area offers access to excellent outdoor activities and has many great restaurants, galleries, and shopping. The Gunks feature some of the best rock climbing in the country.

Please note that the barn is a rustic cabin-like space, in the truest sense. If you are looking for a polished rental with stainless steel appliances, or are looking for something that looks like a barn but has hotel amenities, I guarantee you, this is not the right place for you. The barn is purposely low tech. We have a huge VHS collection, an original Atari console, and large record collection. There is no cable, but we do have WiFi and a TV that is equipped for streaming. We have hundreds of books. Salvaged stain glass windows are installed inside throughout. The interior is eclectic, unique and wonderful. But it isn't for everyone and we want to be honest about that! Please read all our reviews and read the listing fully to get a sense of whether the Barn is the right fit for you. This space is very special and unique, and while not for everyone, is beloved by many, who return year after year.

The barn has been updated as of May 2021 with new kitchen and bathrooms, but the space does not have air conditioning and the old school charm of the barn has very much been maintained. It’s a bit like stepping back in time.

Our pond is nice for looking at and canoeing on, but is shallow and weedy. We do not recommend swimming or paddle boarding.

Dogs are welcome at the Barn for additional fee. We do not accept cats.

Blackberry Barn sleeps four, and is available year-round at reasonable rates.

Critters:
We like to advise all Blackberry Barn guests that the eaves of the Barn are sometimes inhabited by squirrels and mice who can be particularly active at night. You may hear scurrying and scuffling on the roof. Don't worry. They may make noise, but they are outside the Barn or under the eaves and cannot get inside!

Kitchen Area:
We do have hard water at the Barn, and while it is completely safe to drink, some object to the taste or feel of the water. Because of this, we recommend that guests who may be sensitive bring bottled water to drink.

Please remember that this is a barn, and crumbs and sticky counters can invite unwanted visitors. Please make sure to keep all food in Tupperware containers or in the refrigerator, and to wipe down counters after use. Guests should bring tupperware, ziploc baggies etc

Feel free to use any spices, oil, condiments, etc. that you find, and you may leave condiments and non-perishables, but be sure to dispose of any leftovers.

Please note that guests are offered two trash disposal options: dispose of their own trash upon check-out, or leave it for our cleaners to dispose of for a small fee of $5 per bag.

Location of Fire Extinguishers
Fire extinguishers are located in the kitchen, next to the fireplace, and at the top of the stairs on the 2nd floor.

Emergency Exits
The Barn has only a front door and a basement door. In an emergency, if access to the front door and basement are blocked, windows may be used for egress.
There is an emergency fire ladder in a box in the hayloft. To use it, remove screen from window and follow directions on ladder. Blackberry Properties LLC is not responsible for injuries that result from misuse of ladder.

Fireplace, Fire ring, and Grill:
Guests are welcome to use the fireplace, fire ring, and grill on the grounds under the following proviso: NEVER LEAVE A FIRE OR HOT COALS UNATTENDED OR IN THE CARE OF A MINOR AT ANY TIME AND BE SURE TO EXTINGUISH ALL FIRES AND HOT COALS AFTER USE.
Fireplace:
Please keep the glass doors closed while in use.
Fire Ring:
Guests are prohibited from moving the fire ring.
Wood is available in the woodshed (near the horse field). A hearty armful of wood is included in the cost of your stay. We do request that guests leave $5 per extra armful of wood that is used.
Please note that there is a fire extinguisher next to the fireplace.
During dry periods guests are expected to abide by all “No Burn” regulations.
Guests are prohibited from making fires in any places other than the fireplace, outdoor firering, and grill.

The Property
Guests are welcome to explore the pond area, as well as the fenced-in horse field. Venturing beyond these areas and/or into the woods is strictly prohibited, as you will be leaving our grounds and may be liable for illegal trespass.
Guests are permitted in the horse field from sunup to sundown. The fence is not electrified. Be sure to secure the fence closed behind you. Our neighbors graze their horses in the field from sundown to sunup and entering the field or opening the fence during those hours is strictly prohibited.
Camping on the property is strictly prohibited.

The Pond
Our pond is nice for looking at and canoeing on, but is shallow and weedy. We do not recommend swimming or paddle boarding. The pond is stocked with fish, so feel free to bring your fishing poles and bait! If you use the canoe, make sure everyone in the canoe wears a life preserver (located in hall closet on 1st floor). Please return the canoe to where you found it after use.

Pets
We welcome well-behaved dogs for an additional fee. Cats are not permitted under any circumstances.
Guests who arrange for to bring their dogs MUST abide by the following conditions:
Guests must remove all dog hair and dog-related odor from premises upon check-out
Guests MUST ensure they clean up after their dog(s) while on Blackberry Barn and its grounds
Dogs CANNOT use the yard immediately surrounding Blackberry Barn as a bathroom. We ask guests to walk their dog(s) along the driveway to do their business
Guests who bring dogs will be responsible for any/all damage made to Blackberry Barn's grounds or property as a result of animal use (including but not limited to holes in the grass and damage to plants, flowers etc. in the garden(s)).

We have a huge record collection. Enjoy! We only ask that you return the records to their sleeves after use.

Country plumbing
Please do not put anything other than toilet paper down the toilet.

Ticks and Poison Ivy
The Hudson Valley is notorious for ticks. While ticks cannot survive in houses, they do live in grass. We advise that you wear long pants and socks when exploring any grassy or wooded area, use an insect repellent that works on ticks, and do a thorough tick check every night. There is some poison ivy around the perimeter of the yard in the spring, summer, and fall, so please be careful.

Children
As pictures provided in our listing indicate, the barn has an open layout with lofted spaces, and is NOT child-proofed. Because of this, rental of the Blackberry Barn is not recommended for families with young children and The Owners will not accept any liability for injury to children during their stay or visit to Blackberry Barn. Do not permit children under the age of 18 to tend a fire or the grill, watch your children at all times and use safety equipment/floatation devices as appropriate. Children MUST be accompanied by an adult in or around the pond, grill, fireplace, and fire ring at all times.

Mai's Cabin located in Kerhonkson, Upstate, Catskills area. About 2 hrs drive from New York city. It's just a 10-minute drive to Minnewaska State Park and Mohonk Preserve, 15 mins to High Falls and Stone Ridge. 30 mins to Ashokan Reservoir. There are many farm stands, breweries, galleries, restaurants only mins away. Rock climbing, hiking/ biking trails ( bring your bike) and secret swimming holes within a few minutes. Or you can venture to Kingston, Woodstock, or other classic Upstate hamlets.

POOL:
There is a fence around the pool for child safety. Please note that all members of the guest party must sign a pool waiver. Please only turn on the pool heater when in use and remember to shut off the pool heater. For energy conservation purposes, the pool heater may only be operational from 8am to 6pm. We supply 50 gallons of gas for the pool heater weekly. Usage is monitored daily, and you will be informed of overage and how to prepay for additional gas.

BATHROOMS:
The house runs on a septic system. Please dispose of all baby wipes, paper towels sanitary products and food scraps in the garbage instead of in the toilets. The bathroom is equipped with disposable sanitary bags.

PROPERTY CONDITION & DAMAGES:
All damages to the home will result in a cost to replace and/or repair. The tenant must report if any damages are present at the property within two hours of arrival. If there is no report of any damage, the tenant assumes responsibility for damages incurred during the rental period. Furniture, electronics, and artwork are not to be moved. Premises left dirtier than what is considered normal will result in additional cleaning costs.

KEYS:
We provide two sets of keys. Both keys must be returned to the lockbox at the end of your stay.

NO SMOKING:
No Smoking is allowed inside the house. Smoking inside the house results in the loss of the entire Security Deposit. Smoking is permitted outside. There is a $50 charge for leaving cigarette butts on the property.

NOISE:
Please respect the surrounding property owners.

Guest access:
Guests have access to the entire house. Enjoy the in-ground heated salt pool, large deck with lounge chairs and table, tennis court, basketball court, and more. There is a fence around the pool for child safety. Please note all members of the guest party most sign the pool waiver.

Interaction with guests:
My contact information will be provided, including phone number and email address. Easy house access information will be provided.

Garbage is limited to four bags maximum per stay; for three night stays or less.

Just behind the house, you'll find a charming pavilion known as the Bar Hall, perfect for gatherings. Surrounding the area is a sprawling lawn, ideal for various activities, and a cozy fire pit to add warmth and ambiance to your evenings.

•PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100 per pet. There is no weight limit, but you are allowed a maximum of two pets. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.

•CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking.

•CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

•SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300.

• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery.

•UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.

• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.

• LOST AND FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.

• MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay.

- Catskill's Wild Animals: As you explore this lively area, keep in mind the enchanting wildlife, such as deers, bears, and the potential presence of ticks and bugs. To preserve their habitat, we kindly request that hunting is strictly prohibited.

- Visits and Unit Access: We will always notify in advanced should there be a need to access the unit and no one will ever enter without your approval. An exception is if there are fire or life-threatening situations in the building.

The elevated wrap around deck was great for the dog to go in and out when she wanted to sun bathe out there. There are doors to each stair case so it’s safe. And it made city folks like us feel safe out there at night. It’s secluded and private at the end of the side side road with so much open grassy area. The fire pit is great but just a little too far from the house for me at night lol. Nearby towns have so much to do. We went to Woodstock which is amazing. The only suggestions and please know these are not complaints, this is a 5 star property. The tiki torches on the deck didn’t work, would have been nice to have those brining at night. And the secondary barn/lounge with the pool table needed a little TLC. I still used it and shot some pool and if i had the time I’d fix it up myself, that’s how much I loved this place and was sad to leave. I am already planning a trip back in October for Halloween."

Our comfy cedar shake cabin and its 1000sqf deck are perched above a babbling brook. It provides the perfect balance between convenience and serenity.

Inside, you will find a cozy kitchen fit for a chef and a coffee lover's paradise. The high-speed internet and smart home features will make you feel relaxed and productive. Outdoor speakers and indoor baby-grand piano can supplement the natural sounds of the stream. Free seasonal firewood is provided for the indoor wood-burning stove.

THE SPACE
***NEW*** We have added an exciting new feature for your stay! You can now have some fun with our smart home device, use it to turn on/off the outdoor lights, play some good music indoors and outdoors, and know more about the weather and local events! New 2023 we have added a spacious couch and chairs with very comfortable cushions at the back firepit area to really relax while listening to the sizzling fire.

Our house has an open living-dining-kitchen area, 2 rooms, each with a Queen bed. Additionally, there is a bathroom with a radiant heating floor and hot air for steam baths. Unlimited hot water.

There is plenty of space for parking and we also have a playset for little ones.

The Kitchen area features a waffle maker (new feature), microwave, gas stove, induction stove, toaster, air-fry capable oven, popcorn maker, bread maker, 1950's can opener, vintage blender, vintage mixer, and a deluxe coffee maker machine for ice coffee, classic coffee, and specialty teas.

Our house features an additional wood-burning stove to keep you extra cozy on chilly winter nights. A seasonal daily supply of wood and fire-starting service is available. Please let us know prior to your arrival to provide enough time for our lumberjack to get the wood ready for you.

For guests that come from the city without a car, transfers in-out may be available for $100 round-trip from the New Paltz bus station; please reach out for more details.

Set on 3 private acres surrounded by woodland, the cabin has 2 bedrooms and 2 baths, with additional sleeping arrangements in the basement. The house features a wood burning stove, hot tub, firepit and access to the best hiking and dining in the region. Minnewaska, Mohonk, Arrowood Farms and Westwind Orchard are just 15 minutes away.

The Space:
Pine Place offers a comfortable home with bright, open plan spaces, wonderfully convenient to Minnewaska State Park and Mohonk Preserve for outstanding outdoor explorations. The interior is cozy with a living room with white paneled walls and wood paneled, vaulted ceiling. The wood-burning stove is a focal point of the living room, which is open to the country kitchen. The large farmhouse table in the dedicated dining space enjoys a terrific view through the bay window. You can also grab a couple of barstools and keep the chef company in the kitchen area.

Guests love the screened-in porch off the dining room, which has a seating area and a heater to take the edge off a cooler summer evening.

Down the hall are the bedrooms and bathrooms. The master bedroom is spacious with a king sized bed and a small dedicated work space. French doors open out to the deck. The newly renovated en-suite bathroom is bright and airy with a walk-in shower and double sinks.

The guest bedroom is next door and features a queen sized bed and views out to the backyard. A separate, full bathroom is across the hall and has a shower/tub.

In the basement there is a large sectional and smart TV perfect for movie night or for the kids to hang and play together. Also in this room is an additional queen sized bed suitable for a pair of guests, if needed.

If the outdoors is what you’re most interested in, there are options aplenty. To start, the front porch is as charming as they come, with plenty of rocking chairs for all to enjoy the views out over the peaceful lawn. On the backside of the house, the open deck is where you’ll likely spend most of your time, with a refreshing hot tub, barbecue grill, and dining area. Out on the lawn, the fire pit is where guests will sit under the stars and reconnect with one another, more likely than not including some marshmallow roasting or s’mores creating.

If exploring the Catskills is your goal you couldn’t be in a better spot. Minnewaska State Park and Mohonk Preserve, which feature some of the best hiking in the region are only 15 minutes away. Looking for a bite to eat and some great drinks? There are myriad options, including nearby Arrowood Farms and Westwind Orchard.

Pine Place is located in the heart of the Catskills, in the hamlet Kerhonkson and next to Accord. These quaint towns have lots of explore-worthy spots. The home is down a long driveway and is as private as it gets with 3 acres to explore. Exploring the area is easy, Kerhonkson is a charming hamlet in Ulster County. Nearby Accord and Kerhonkson have a number of great eats, beloved Minnewaska State Park and Mohonk Preserve are just 15 minutes away.

Getting Around:
Pine Place is two hours from New York City, and while you'll definitely want a car to get enjoy the region. In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads. There is plenty of parking on the premises.

The Roundout Creek Retreat is close to some of the best hiking and restaurants and less than 2 hours from NYC. An indoor fireplace, hot tub, large patio, BBQ, and outdoor fire pit are just some of the amenities that await you.

The best hiking and biking in Hudson Valley, Minnewaska, Mohonk, and the Gunks with hundreds of trails are minutes away and the house is directly on the Rail Trail.

The home is the perfect peaceful home base from which to easily visit the best Hudson Valley towns - New Paltz and Stone Ridge (15-20 mins) and Saugerties, Kingston, and Woodstock (45 mins). There are so many places to visit that are a gorgeous and short 5-20 min drive. We are also close to apple picking, pumpkin picking, corn mazes, apple cider donuts, seasonal beers, cider, and wine await you.

Our HIP House (House in the Pines), is on 16 acre's of forested seclusion with two Ponds. It is furnished in the Adirondack Camp style.
There is a large stone patio with picnic table, Weber grill, fire pit and granit and stone serving table. There is also a screened in porch if the bugs come out.
The house is air conditioned and has radiant heat.
Deer, turkeys and other wildlife are often seen thru the living room window.
Lake Minnewaska, Mohonk Preserve and Vernooy Kill Falls are minutes away.

The space
Rustic cabin in the woods with all the comforts of home. Many guests arrive with plans to go on the vairous hikes in the area, but then don't leave the compound for several days! This is a great place to come and chill.
Deck/ Patio is used for outdoor dining or campfire or both.
The house is newly renovated and furnished with new log furniture. It sits at the end of a long driveway and is surrounded by woods.
There are marked trails on the property so you can go for a short hike right outside your door. You'll find our trail map on the table. One of the trails leads back to a very private Koi pond and second fire pit.
Only 2 hours from the city, but a world away.

Quests have access to a fully equipped house and 16 acres of wooded property. There is a Koi pond deep in the woods and a new spring fed, swimable pond, on the front section of the property. The new pond, (Coopers Pond) is visible from the living room.

Other things to note
Open the TV cabnet before turning on the TV. This exposes the stereo which will come on with the TV. It takes about 30 seconds for the audio to link to the TV
The Stereo is also bluetooth capible and can pair to your phones music.
The thermostat in the hallway is for heat ONLY and is turned off during the summer.
The airconditioning is controlled by the remotes found under them. They control fan speed, temp, and air direction.

The Metsämökki is a small Finnish cabin in the foothills of the Catskill Mountains. Originally a sauna that was shipped here from Finland. We renovated it to a tiny house that offers complete privacy. Enjoy the babbling brook while sitting on the deck and taking in the surrounding nature. We're not offering high-tech or glamour but this cabin is a beautiful retreat from the busy city. **Check out our new midweek discounted rates and enjoy a little extra time for a great price!!

The space
This was originally a sauna, so the living space is small but efficient. You will notice some of the original sauna nuances like the small door on the bathroom which has been modified for head space and the unique shape of the log structure.

In the kitchenette there is a tiny refrigerator. You may want to bring coolers for backup but we do have a large fridge in the shed if you find you need more cold storage. There is a 2-slice toaster, a small automatic coffeemaker and extra cookware. There is a light under the shelf right over the stove. We supply salt/pepper, olive oil & balsamic, sugar and coffee filters. We also supply dish soap, sponge, two kitchen towels & garbage bags.
We offer garbage removal for our guests. Please put all garbage & recycling in shed at end of stay. Use yellow bear-proof garbage can provided and blue recycling bin.

In the main room there is a futon that can be pulled out for more sleeping space.

The bathroom was where the original sauna woodstove was before it was converted.
You will see the small hot water heater and well pump. Whenever the water runs for a minute you will hear the pump turn on. No worries, that is perfectly normal. Only use the toilet paper provided. Be respectful of the country septic system and use the garbage can for anything other than toilet paper. Along with toilet paper, we provide tissues, shampoo, shower gel and liquid hand soap.

We offer basic wifi for your devices.

Guest access
You have access to a nice yard that leads down to the main creek in the woods. If you don't want to venture that far you can just sit on the deck and listen to the sounds of nature. We own about 3 acres around the cabin so there is enough room to roam without trespassing on other people's properties. We offer a firepit and firewood so no need to bring your own. Sometimes guests leave charcoal behind but we do not typically supply that.

Other things to note
Complete transparency... we try to be upfront and honest with our guests so there are no surprises after you get here. So... the road has potholes and can be a bit tough in the winter. The power goes out quite often due to falling branches and the woodland setting. The cabin has dim minimal lighting, there are neighbors but none so close that they interfere with your privacy, and there are lots of critters - we're pretty certain there's a family of bunnies living under the shed, a groundhog who frequents the cabin, mice, frogs, deer and bear that wander the neighborhood.
And we love guests that are self-sufficient, that jump right in and take the cabin on as their own. We're busy folks with full-time jobs but my husband & I are grateful for the opportunity to share our little abode with others, so we always make ourselves available when needed. Hopefully this info gives you some insight before booking with us :) Hope to have an opportunity to host!!

Nestled in the pines of the Kerhonkson woods at the base of the Catskill Mountains you will find the Tiny Catskill Cabin which is more than meets the eye.

While the outside of the cabin is reminiscent of a quaint alpine cabin, the inside is uniquely modern and incredibly functional for sleeping up to four guests in just under 500 sq feet. Recently updated from its 1970s rustic lodge interior, the cabin now features a farmhouse kitchen complete with a compact fridge, compact oven, microwave, and a Nespresso machine.

The living space contains a comfortable memory foam sleeper sofa and a tucked-away drop-leaf dining table where up to four people can enjoy a home-cooked meal. A workspace is nestled in the corner near large picture windows through which deer and other wildlife can often be spotted.

The sleeping space is located in the open loft and features a memory foam queen mattress. Board games and a record player can also be found in the loft area and once you listen to our collection of vintage records, connect to our Sonos Bluetooth speaker to listen to your favorite playlist while lounging on the upstairs daybed sofa.

Although we would love to encourage you to unplug and unwind while enjoying the cabin, we do offer high-speed Spectrum internet along with a smart television to use with your Netflix or other streaming apps. We also provide access to YouTube TV which will allow you to watch live TV and stream content from most cable, news, and sports channels.

Guests have private access to the entire house and immediate surrounding property including a screened-in patio with a gas fireplace, an outdoor fire pit, a hammock, and an outdoor dining area with a charcoal BBQ.

Other things to note
For those bringing pets, there is an additional $25 fee that is passed directly on to our cleaning crew. Despite our extra care in cleaning, this property may not be suitable for those with pet-induced allergies.

Because of the rustic nature of our cabin, there is a steep staircase that leads to the loft. The lower steps do not have a railing and it cannot be blocked effectively with a child safety gate. We want everyone to have a safe and relaxing stay, so we do not suggest traveling to our cabin with mobile infants, toddlers, or small children.

Because of the "tiny home" nature of our listing, our kitchen is equipped with an apartment-size stove+oven, microwave, and an under-counter fridge that does not have a freezer. A cooler is provided on the porch for extra food storage as needed and there are several nearby markets offering farm fresh produce and staples.

Airbnb has advised us to list our sleeping loft as a "bedroom" so it is clear on the listing that guests have the option to sleep on a bed, not just a sofa bed. Those traveling with a group should note that the sleeping loft is open to below and does not provide the privacy of a typical bedroom.

The hosts are available remotely by Airbnb chat, text, or phone during your stay.

A vehicle with AWD or 4WD is recommended during winter months. The cabin is located about 100 yards from the nearest town-plowed road and we call for plowing once the storm has passed if there are over 4 inches of snowfall.

Secluded cabin nestled in the Catskill Mountains! Tucked at the base of the Sundown Wild Forest in Kerhonkson on 2 acres of private land, steps from Vernooy Kill Falls & 20-25 miles from Phoenicia, Woodstock, New Paltz and High Falls. 2 bedrooms 1 bath with open living room, fireplace & a beautiful back deck to relax and look out at your private view of the State Preserve. The space
Our cabin is a private escape from the busy city. We are down a beautiful tree lined dirt road and our backyard feeds into the preserve, so it is not only gorgeous, but also very private. It is meant for retreat; you are not going to be near a town and nothing is walkable outside of hiking.

We are a short walk from the Vernooy Kill Falls, 10 miles from Minnewaska State Park, 35 miles from Hunter Mountain, and a short drive to all the Hudson hot spots.

We do not have A/C, but each room has its own fan.

We love pets, but do not allow them.

This is my weekend bolt-hole, but when I can't make it upstate, it can be yours. Buzzback is a rustic 2/1 cabin with all you need to get your relax on in the woods.

The space
This is my weekend cabin, which I don't get to use as often as I'd like. It's on six acres on the southern edge of Catskill Park, partway up a mountain above the town of Kerhonkson. Enjoy real peace and quiet in this 100% authentic upstate experience, approx. 2.5 hours' drive from NYC. There are a handful of good restaurants in the immediate area, and other well known spots like Peekamoose or Phoenicia Diner a nice country drive away. Or, bring groceries and stay in - the kitchen is stocked with cooking basics and you can enjoy dining inside or out, on the porch or the deck or in the meadow.
The house has all you need to unwind for the weekend or longer - including no cell phone access! There is wifi and you can call using VOIP service. There's a speaker to play your iPhone or other music device, as well as a vinyl collection for the purists. There's basic cable and ability to stream netflix or watch a DVD. Also board games and books (remember those?).
There's an indoor fireplace and an outdoor fire pit, you must supply your own wood.
There's some outdoor lighting and a powerful flashlight on site - it gets very dark outside at night, although the moon and stars can light up the sky in the most amazing way.
When you want to explore, the Catskills offers a ton to see and do, in all seasons. From skiing to hiking to swimming to visiting towns like Woodstock, Saugerties and Hudson, you won't run out of things to do.
The 2 bedroom, 1 bath house with meadow, barn and pond feels quite remote, but there are neighbors close enough to keep panic at bay.
It's fully stocked with basic and living goods, just bring yourself and some stuff to eat and drink.

You have full run of the six acres - I dare you to hike deep down into the woods or up the mountain.
Once booking is confirmed I will advise how to gain access.

Other things to note
Fireplace
Before you light the fireplace, you need to turn off the heat OR the smoke will be sucked back into the living room and you and all your stuff will stink like smoke, as will my furniture.

Garbage
Treat this as a campsite, you must take your trash with you. There is no garbage collection. An easy way is to use small bags and take them with you when you go out to dispose at Stewart's, Walmart, the self serve car wash, or similar.
If you don't properly dispose of the trash, our cleaner charges $20 per bag for removal, which will be taken from your deposit.
Please close any remaining “$20 trash bags” completely and leave inside, or the bears and the bugs will come. And no one wants that. Remember, we're in the country!

The space
Enter through the front door into the main room which includes a loveseat sofa in front of a romantic little gas-powered fireplace and comfy reading nook in the corner. This room also includes a small dining table and kitchenette. Its an open space with great lighting and lots of windows looking out at nature. There is a utility room off to the right which has a stackable washer and dryer for longer visits. Down the short hallway is the bathroom which has a stall shower, lovely washbowl sink and plenty of towels. Lastly, the comfy, inviting bedroom which has another great view of the woods from the sliding door, a large screen smart tv to watch your favorite shows and a desk/workspace for those that need to do a little work during their stay.

This cabin requires a vehicle. In the winter months we recommend all-wheel drive as the mountain can be tricky in the snow. There is no public transportation to this location. I can't say it couldn't be done but I wouldn't recommend it. Its a remote location that is not convenient for calling an uber.

Complete transparency... we've been renting on Airbnb for quite a few years now and our personal policy is to be honest with our guests. We prefer our guests come into this experience with eyes wide open. So... the road has potholes and can be a bit ruff in the winter, the water pressure isn't great but it gets the job done, there are a few neighbors but none that influence your privacy, the furniture isn't luxurious but it is practical and we love guests that are self-sufficient during their visit, but we always try to make ourselves available if needed.

POOL:
There is a fence around the pool for child safety. Please note that all members of the guest party must sign a pool waiver. Please only turn on the pool heater when in use and remember to shut off the pool heater. For energy conservation purposes, the pool heater may only be operational from 8am to 6pm. We supply 50 gallons of gas for the pool heater weekly. Usage is monitored daily, and you will be informed of overage and how to prepay for additional gas.


BATHROOMS
The house runs on a septic system. Please dispose of all baby wipes, paper towels sanitary products, and food scraps in the garbage instead of in the toilets. The bathroom is equipped with disposable sanitary bags.

PROPERTY CONDITION & DAMAGES
All damages to the home will result in a cost to replace and/or repair. The tenant must report if any damages are present at the property within two hours of arrival. If there is no report of any damage, the tenant assumes responsibility for damages incurred during the rental period. Furniture, electronics, and artwork are not to be moved. Premises left dirtier than what is considered normal will result in additional cleaning costs.

NO SMOKING
No Smoking is allowed inside the house. Smoking inside the house results in the loss of the entire Security Deposit. Smoking is permitted outside. There is a $50 charge for leaving cigarette butts on the property.

Through the hall is the first of two bathrooms, both with towel heaters. The nearby bedroom is cozy and warm, with a welcoming queen-sized bed and access to the laundry. Continue on down the hall to the stunning principal bedroom. High ceilings, great light, a tv, access to the covered deck, the most comfortable king size bed, as well as its own lovely bathroom with a gorgeous soaking tub are the highlights. In addition, a small, private office is also conveniently nearby.

Outside, two decks provide plenty of opportunities to relax. One overlooks the pond and houses the hot tub and grill. The other at the rear is covered from the sun; here you can use the fire-pit or enjoy a meal in the shade.

Cancellation and Insurance: We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking, or through a third party. We cannot make any exceptions to our cancellation policy.

Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.

Weather: During the winter months, there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” of accumulation.

Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely.

Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnb’s Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take time stamped video and photos of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.

This home may have weekly lawn and trash services as well as monthly pest control service. Service providers may access the exterior front yard and back yard during your stay to ensure the home is properly maintained.

The space
This is our guest cabin and is nearby the main building, but the cabin and the deck are both designed to be private while still sharing the beautiful mountain view!

Please note: if booking during winter months, please bring a 4WD or AWD vehicle as the weather can cause slippery conditions on the dirt road up to the cabin.

BEDS
The bedroom has a queen-size bed and large 4k TV with AppleTV.

KITCHEN
The kitchen has a dishwasher, small refrigerator and freezer, an induction cooktop, countertop oven, a Nespresso machine and Bodum drip coffee maker, and an outdoor propane grill.

Please note that we do not have a microwave.

PROPANE FIREPLACE
We have a freestanding cast iron propane fireplace, which keeps the cabin toasty without the hassle of kindling and splinters. Please be sure never to place anything on top of it.

The fireplace is controlled by a Nest thermostat on the wall.

AIR CONDITIONER/ELECTRIC HEAT
There is a split-unit air conditioner, which helps keep the cabin cool in the summer. It is controlled by a thermostat on the wall.

THE BACK DECK
The cabin has a back deck featuring mountain views, a table for eating, a propane BBQ grill, a propane fire bowl, an outdoor lounge pad/stargazing couch, a hot tub, and a (seasonal) outdoor shower. The hot tub is serviced between every guest.

GETTING TO THE CABIN
The private road leading up to the cabin is dirt/gravel. Please drive slowly and take care, especially if driving up in a smaller vehicle :)

We also have a few hens nearby who sometimes make enough eggs to share :)

Guest access
The full cabin and deck are yours to use, as well as parking directly in front of the cabin. There is a walk-out basement under the deck which is where the washer and dryer live.

The private road leading up to the cabin is dirt/gravel. Please drive slowly and take care, especially if driving up in a smaller vehicle :)

In the winter the roads are plowed once they reach 4 inches. We will try to shovel a path to the cabin before you arrive, but we also leave a shovel and salt for your own use during your stay if you need it!

Please note: there is some landscaping work still to be done at the building next store, so please don't venture onto other areas of the properties as they may not be safe and the neighbors value their privacy. Thanks!

Other things to note
We occasionally have black bears around, but they are generally scared of humans. The deck is high off the ground and provides a good spot for watching wildlife from afar.

The space
GRATEFUL WOODS, THE LODGE: The Lodge (aka the Log Cabin) is one of several rental units on our 75 acre Nature Retreat. This listing includes the Lodge and the Bus and sleeps up to 10 in beds. Clarification of sleeping arrangements for this listing is below. If you have a larger group, please inquire so I can send you the listing for our other units.

The Lodge, sleeps 8:

-loft style large room w two full beds and a queen bed, upstairs (there is a partial separation between the queen side and full beds sides of the room, but there are no doors on this bedroom)

The Bus, sleeps 2:

GRATEFUL WOODS, GENERAL INFO: This is a unique property unlike any other. We've designed it to host large groups seeking a private retreat in nature, but whether your group is big or small, the property is cozy and will never feel like too much. Play, hike, cook, swim, sleep, adventure, relax.... Whatever your heart desires, the options are endless.

There are multiple options for rentals here at Grateful Woods. We can accommodate groups of different sizes between our multiple dwelling units at different times of the year! We've lived in and renovated each and every unit on this property to specifically cater to your needs. No detail has gone spared.

During peak season weekends (May-October), we only rent the whole property to one group at a time. For weekdays year round, as well as weekends between October-May, we will rent the units separately. Please inquire for more specifics.

75 acres of woods and farm land to explore, miles of nature trails, ponds & a waterfall, farm animals (goats, cows, horses) & plenty of other wildlife, gorgeous sunset views, multiple fire pits, grills, fully stocked kitchens, luxury bedding, gardens, pool & hot tub, tons of activities such as badminton, bocce ball, tether ball, corn hole, can jam, basketball, board games, puzzles, hammocks and so much more!

You will be secluded enough to feel a total escape from real life, but you will not be too remote. We are very close to any shopping necessities, restaurants, cute towns and more. We are also located just minutes from Minnewaska State Park, the Shawangunk Mountains, Mohonk Mountain Preserve and the breath taking Ashokan Reservoir.

We have Sonos speakers located throughout the property, as well as a variety of musical instruments for endless musical entertainment.

Guest access

The space
The Roundout Creek Retreat is close to some of the best hiking and restaurants and less than 2 hours from NYC. An indoor fireplace, a 16’ pool great for cooling down and a swim, hot tub, large patio, BBQ, and outdoor fire pit are just some of the amenities that await you.

The best hiking and biking in Hudson Valley, Minnewaska, Mohonk, and the Gunks with hundreds of trails are minutes away and the house is directly on the Rail Trail.

The home is the perfect peaceful home base from which to easily visit the best Hudson Valley towns - New Paltz and Stone Ridge (15-20 mins) and Saugerties, Kingston, and Woodstock (45 mins). There are so many places to visit that are a gorgeous and short 5-20 min drive. We are also close to apple picking, pumpkin picking, corn mazes, apple cider donuts, seasonal beers, cider, and wine await you.

This home is located in the woods, but still close to it all. Given the location, we are more likely susceptible to power outages and occasional critters, and bugs inside or outside the house. Our Cleaning Team does its very best to ensure that the home is kept as clean as possible, but we do like to warn our guests before they enter the country.
