If you are attending an event at Gather Greene, I 100% recommend booking Hollykiss! We had a family wedding there this past weekend and used Hollykiss as our extended family’s base of operations. A 4 minute drive from the venue, We booked the entire house (all 6 indoor bedrooms - plus the “barn” which has 4 beds for extra space) The house and property are GORGEOUS. Everyone was awed- and I was given kudos for finding it! We had 12 people sleep there plus another 10 (who were staying 30 minutes+ away) come for lunch and to get ready for the wedding. We came from NY, DC, Boston, New Hampshire, Wisconsin and Florida- and the house was huge inside and out. It has tons of windows- a perfect kitchen, a dining room table that sat all of us plus a piano where we had a family sing a long! Before the 4pm wedding, we planned lunch for 25 intending to use the grounds for a casual picnic. Mark- our host -was super knowledgeable, accommodating, responsive and helpful with information about caterers and grocery stores in the area without being a bit intrusive. He even offered us the use of folding tables and chairs. Even though there was a torrential downpour at the lunch hour- the wrap around covered porch and the spacious interior gave us comfortable and weatherproof options. For a fraction of what we would have spent on hotel rooms, Hollykiss allowed us all to stay, play and eat together in a wonderful upscale setting. 5 stars all around!!!

HollyKiss is the reinvention of the historic Hotchkiss House, resort hotel and boarding rooms originally established in 1900 by Perry Hotchkiss. It was a hotbed of activity until the late 1970s, then renovated as a single family residence. **Its a tiny house in the woods. Built on a 24 ft trailer and half the trailer is a insulated warm living space and rest is a glass dome with panoramic views.

FAQ
Is my rental secluded?

Our property is 8 acres, exactly the same as seven football fields. All the windows and doors face the woods and no other structures are visible from them. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea.

1. As required by zoning law, there is a larger cabin on the property. (30 meters away) from your front door. The fact that your door is facing away from the house and into the forest, adds to the visual isolation. The reviews left by previous guests might help you determine the level of seclusion.

2. Another tiny house (called Venster) is 30 meters from your rental. Again, maximum visual isolation is insured by fence panels and orienting them away from each other.

We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards a tree filled uninhabited area, adding to the sense of seclusion.
We do have a doorbell camera, but it only captures a small section of the deck. We can only see when people are stepping on the deck.

Can we drink the tap water?

We have well water, and the water has hardness and sulfur. We have three sediment filters from 5 to 50 microns, one hard water treatment and one sulfur treatment system. Drinking non reverse Osmosis treated well water is a personal choice and we will leave it up to you. Please note that every morning the sulfur filter cleans itself and for those few minutes if you use the water, it will smell of sulfur.

I have never been in a tiny house, what can I expect?

The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So, we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Like the house the hot water tank is tiny. It can only hold 7 gallons. So, on a cold February night. with 117 F average water temperature, the shower will only last 5:40 mins at 2 GPM. (actual test results). In summer /or with lower water temperature or/ with lower GPM, it will last longer. After that you have to wait 15 to 20 minutes for the water to get hot again.

Does it have a flushing toilet?
Yes. And it's probably the most water efficient toilet out there.

Are pets allowed?

Yes! We love pets. We just require that they should never be left alone and please pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft. which may be too cramped for some large dogs.

I work from home, how is the Wi-Fi?

We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming.

Can we grill/BBQ/ have a fire?
First of all, safety. open fires can cause forest fires and hence are not allowed in the area. However, we provide a closed fireplace that's much safer. You can barbecue, grill, makes s'mores etc. Please use it for fire and do not light a fire anywhere else including candles.

Do you provide firewood?

Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, all local stores like Walmart, Stewart gas stations etc. sell firewood.

What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook?

Yes! Yes! Yes! and Yes! Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores!

Can I check in early? or Check out late?

No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

How far are you from X?
Just put Leads, New York in the maps app and that almost accurately shows where we are. 15 mins - Hudson, 35 mins- Albany, 25 mins- Kaaterskill falls. We are very close to exit 21 off of I-87.

I don't want to drive a car. Can I still get there?

It's possible but it won't be very convenient. Our other location in Palenville is walking distance to the bus station and also in summer there is a trolley that takes you to all the hiking spots and little towns. This location is a little too far for walking and there is no trolly transportation.

Train Frequency -- Every hour during weekdays
Duration -- 2 hours
Train fare -- typically $35
Distance from Hudson train station -- 14 mins drive.
From the station -- Uber (hit and miss) or by calling local taxi services like "Coxsackie taxi".
Unlike NYC, you won't find taxis waiting outside the station.
-->>TO<<-- the Hudson station -- Uber/lift is almost impossible to find. You can try it, otherwise, calling taxi is the only way.
The Hudson station is located in the beautiful Hudson with excellent restaurants and cares within walking distance. The train ride itself is very scenic, along the Hudson River.

2. Bus ---Trailways /Greyhound to Catskill, Saugerties or Kingston and then taxi (Uber is easy to find from Kingston)
The nearest bus stop is Catskill Park and ride. 1.9 miles (40 min walk)
( However. there is no shelter against the elements there for rainy / cold days.

The nearest little town to your cabin is Leeds. it's about 25 minutes' walk. it has two bars, two cafes and two restaurants.

- "Fun to stay in a tiny home. The tiny hot water heater provides plenty of very hot water. I only noticed the sulphur water smell once. The bed was very comfortable and the tv and wi-fi was good. The glass of the dome end is severely cracked right now. Not sure if that was letting moisture in. The home is musty smelling and really bothered my allergies. If someone has allergies they may want to pass on this house. This property is a work in progress and I hope it comes together as I love the idea of tiny house rentals!"

If you are attending an event at Gather Greene, I 100% recommend booking Hollykiss! We had a family wedding there this past weekend and used Hollykiss as our extended family’s base of operations. A 4 minute drive from the venue, We booked the entire house (all 6 indoor bedrooms - plus the “barn” which has 4 beds for extra space) The house and property are GORGEOUS. Everyone was awed- and I was given kudos for finding it! We had 12 people sleep there plus another 10 (who were staying 30 minutes+ away) come for lunch and to get ready for the wedding. We came from NY, DC, Boston, New Hampshire, Wisconsin and Florida- and the house was huge inside and out. It has tons of windows- a perfect kitchen, a dining room table that sat all of us plus a piano where we had a family sing a long! Before the 4pm wedding, we planned lunch for 25 intending to use the grounds for a casual picnic. Mark- our host -was super knowledgeable, accommodating, responsive and helpful with information about caterers and grocery stores in the area without being a bit intrusive. He even offered us the use of folding tables and chairs. Even though there was a torrential downpour at the lunch hour- the wrap around covered porch and the spacious interior gave us comfortable and weatherproof options. For a fraction of what we would have spent on hotel rooms, Hollykiss allowed us all to stay, play and eat together in a wonderful upscale setting. 5 stars all around!!!

All guests have access to the grounds — including the shale quarry/pond area, the open air pavilion, the sunset deck in front of the pavilion, and the guest lounge upstairs at the pavilion. Weather permitting, we also invite guests to join for a campfire on Fri / Sat nights! Please note that we are not a campground and do not provide any cooking facilities for guests. There are however, an overwhelming amount of delicious restaurants close by! Check out our guide!

1. Only dogs. Cats and other pets are NOT allowed. If you instant book with any other pet besides a dog you will be asked to cancel your reservation.

2. Clean up your Dog’s poo or pee. If your pet poops in the yard, you MUST pick it up. If poo is found anywhere on the property (besides the garbage can!) after your stay, you will be charged an additional 50$ cleaning fee.
2. The chairs, beds, couches, etc. are primarily meant for human guests. Pets are generally not allowed on furniture - please keep this to a minimum. Damage to the furniture will result in a minimum 150$ fee, or more, depending on what it costs to replace the damaged furniture.
3. If your pet does not do well staying home alone, DO NOT leave your pet in the cabin alone. If your pet is staying home alone, keep them in a kennel or cage. DO NOT allow them to wander the home without you there.

The Chapel is in a valley, just east of the mountains and West of the Hudson River. It sits on a beautiful, quiet “Sunday drive” kinda road, convenient to everything the Catskills have to offer. There’s lots to do, see, and explore nearby - including hiking, cycling, great restaurants, shopping, and more.

We’ve stayed at several Airbnbs over the years, but the Chapel stood out as our favorite. We’ve updated the space while preserving its rustic summer camp vibe. It’s equipped with everything you need for a super comfortable and cozy getaway, including a vintage disco ball that adds an extra layer of magic to the star-studded night skies of the Catskills.

For layout and sleeping arrangements, refer to the last photo for the floor plan and layout of the Chapel. It has four beds in an approximately 830 sq. ft. studio space.

We have dogs that stay with us on our visits. Our cleaners do their best to clean everything but if you are allergic, our place might not be suitable.

The space
The property is a modern, recently renovated 2 bedroom cottage with ample kitchen, dining and living spaces. The house and outdoor areas face the Hudson River where you can watch the tide flow in and out along with the large ships heading to Manhattan.

The floors and beams throughout the house were sourced and milled locally in Catskill adding to the rustic charm!

The king bed is incredibly comfortable and has luxurious Brooklinen sheets. There are blackout curtains in the room if you want to sleep in, or open them up and enjoy the views of the nature and the river.

The kitchen is fully equipped with everything you would need to cook delicious meals. There is also a small herb garden outside that guests are welcome to use! The stove is electric and has all the pots pans and baking sheets you would need. There is a microwave and plenty of cookware.

Enjoy a coffee made from the Keurig (pods provided) or tea at the dining table.

The sitting area is thoughtfully designed to provide a panoramic view of the Hudson River and rolling hills beyond. Watch the ships and train pass by or observe the beautiful birds and their songs. Binoculars are provided to get up close and personal with the surroundings!

The living room has a TV, books about the local area and some board games to enjoy.

There is a second smaller bedroom with a full sized bed.

The bluestone patio outside has Adirondack chairs to fully soak in the nature Zen.

Our authentic log home is peaceful, comfortable and secluded. It features an open-floor-plan great room with a large 8-foot dining table, big skylights, a 21 foot ceiling, radiant heat on all floors and a wood burning fireplace for cozying up after skiing on snowy days in winter. There is a covered front porch with a hammock and rocking chairs, large deck in the back for grilling and dining outdoors in the summer. The upstairs master suite has a king-size bed, full bath and balcony/deck. There are two bedrooms on the main floor, each with double beds that share the main floor full bath. The basement bedroom has two twins and one full bed and is ideal for kids. The other half of the basement is a rec room with TV, a ping pong table and the 3rd full bath.

The view from the deck, as you can see from the photos is exhilarating. The front porch is the perfect spot to relax-rain or shine. The Kaaterskill creek borders our property and is just a 5-minute walk down the hill. We have a dock with canoes and a kayak for you to paddle up and down the creek for hours.

We are 10 minutes from the village of Catskill which has an amazing assortment of small businesses, including 2 breweries, a highly rated cocktail bar, restaurants, a music venue with live bands and DJ's 6 nights a week, and a movie theater.

We are 10 minutes from the Hudson River, which can be accessed at Dutchmen's Landing in the Village of Catskill. We are central to many of best hikes in the area, also swimming at Green Lake, Colgate Lake, North South Lake. Drive-In theaters in summer, and so much more, year round.

The Charming Cabin is one of two cabins located on a 2-acre property. The entire cabin is available for your use. You can access the home 24/7 during your stay with a keypad door code.

The Charming Cabin is centrally located giving you an opportunity to enjoy all that the Catskills has to offer including restaurants, shopping, breweries, zoos and ski resorts. We are 20 minutes from Hunter and Wyndham ski mountains, 15 minutes from Kaaterskill Falls, 5 minutes to Bailiwick Animal Zoo and Riding Stables, 20 minutes from Hudson, and 10 minutes from the Village of Catskill. We are 5 minutes from the famous Story Farms farmers market and the Rip Van Winkle Brewery.

The Cabin offers amazing amenities include High Speed Internet/Wi-Fi, 60-inch Smart TV with Netflix, board games, fully stocked kitchen, Coffee/Tea station, linens and towels, lawn chairs, and modern furniture.

We do not accept third party bookings. The guest who makes the reservation has to be present at check-in and the entire length of the booking until check-out.

We are pet friendly, but kindly ask you to let us know if you would like to bring a pet. The maximum number of pets allowed is one per stay. The pet fee is $100. We ask that you do not leave your pet unattended for extended periods of time. Please pick up after them and properly dispose of the waste in the trash. You are responsible for your pet and are liable for any damage caused by them for the duration of your stay. We also require the pets to be up to date with their vaccinations including rabies, flea,tick and heartworm treatments.

We aim to surpass your expectations with our hospitality. The cabin has been meticulously prepared to ensure you find a home away from home during your stay. It is carefully decorated and furnished to provide a comfortable and cozy environment.

The kitchen is completely new and equipped with modern appliances for your convenience, including a coffee maker, blender, espresso machine, French press, electric kettle, crockpot, air fryer, toaster, and instant pot. We've also stocked the kitchen with everything you might need, from dinnerware (including options for kids) and flatware to baking and cooking utensils, cutting boards, pots, pans, bowls, and more.

Relax by a warm fire in the living room or enjoy roasting marshmallows at the outdoor fire pit. Although the electric fireplace in the master bedroom is not working at the moment, it will be fixed and ready for use shortly.
