VACATION RENTAL AGREEMENT

THE PARTIES HERETO, IN CONSIDERATION OF THESE PRESENTS, AGREE THAT:
1. MAXIMUM OCCUPANCY: GUEST must accurately disclose occupancy including the number of adults, children and animals that will occupy said rented premises in the booking data provided through the online platform. That determines the maximum occupancy at all times and applies to day visitors and children as well. Unless otherwise approved by your HOST, occupancy over the indicated capacity may result in immediate eviction and forfeiture of amounts paid.
2. NO SMOKING or Vaping or illegal drugs of any kind will take place in or on the premises. Violation of this will result in a $500 charge. Vaping or smoking outside with windows and doors closed is accepted. GUEST is liable for the full cost to remove any odor from the home in the case that it exceeds the above charge.
3. NO ANIMALS of any description will be kept in or on premises without prior approval by HOST. * Animal Addendum is required with this contract for approval of pets, emotional support or service animals.
4. DAMAGE POLICY & INSURANCE– Guests must select either a refundable security deposit or a non-refundable damage waiver. The refundable security deposit will be held for 7 days post check-out and will be refunded provided there are no damages. The damage waiver is recommended.
There will be no charges in the case that there is no:
A) damage to property, its contents or furnishings,
B) dirt, trash or other mess requiring excessive cleaning
C) There is no negligent damage due to inclement weather. It is GUEST’S responsibility to secure items on premises in the case of inclement weather or outside conditions such as outdoor umbrellas, or any other item that may blow away or be damaged by high winds, or other inclement weather.
D) any other costs incurred by your Host because of your stay. Any damage to the Vacation Rental or its contents must be reported before check-out.
E) GUEST is not evicted by the owner (or representative of the owner) or the local law enforcement.
F) No linens are lost, stained, or damaged.
G) The unit is left locked and secured when unoccupied.
To ensure that the proper party is held responsible GUEST must inform management within 24 hours of arrival of any pre-existing damage or issues or may be held responsible for any cost involved in repair to be taken from the security deposit.
Damage not covered by, or exceeding the coverage limit of, the accidental rental damage insurance, Security Deposit, or booking platform coverage, is your full responsibility. In the case that an insurance claim must be file with homeowner's insurance, the guest is liable to pay the deductible. You grant your HOST the right to be reimbursed via the booking platform or your credit card for any such damages, including, but not limited to, additional cleaning fees. If the booking platform refuses reimbursement, HOST has the right to pursue reimbursement by reasonable means including small claims court and/or police report. HOST does not make a habit of filing claims or requiring reimbursement for small expenses under $50.
5. CLEANLINESS– You are expected to treat the entire premises with respect, keeping in mind that this is an individual’s home and you are a house guest. Even if a cleaning fee was charged, you are expected to leave the premises in a clean, neat and orderly condition to allow our cleaners to provide a thorough clean in the very short window between guests. Management must be notified within 24 hours of arrival if unhappy with conditions upon arrival.
6. NOISE & QUIET HOURS: Quiet hours are between 10pm and 9am. At all times GUEST must keep noise levels to a minimum as to not disturb the peace and quiet of surrounding neighbors. Noise exceeding local ordinances or causing a neighbor complaint will be grounds for immediate eviction without possibility of a refund.
7. PARKING – Maximum number of cars GUEST’s party may bring is displayed on the listing, as well as allowed parking areas.
8. LOCK OUT – (For keyless entries) This home is on a keyless entry and your code is active for the duration of your booking. (For both keyless and keyed entries) In the case that the GUESTS lock themselves out of the house and a key is provided, if keys are lost or not returned, the charge is [$150]. We recommend that you always use the keyless entry, and if backup access
9. LINENS & SUPPLIES: For details on what is supplied, please refer to the listing at the time of booking. Please do not refer to reviews for this information, as it may not be current or accurate. The GUEST is responsible to inform all individuals in their party to use only septic safe tissue, and no other items will be flushed in the toilet even if it says "flushable". Any damage caused by GUEST to the septic or plumbing system will be the full responsibility of the GUEST. Such damages are often hazmat cleanups and are VERY expensive. These terms are subject to change at the HOST’S discretion.
10. REPORTING OF DISSATISFACTION OR NOT AS ADVERTISED: GUEST agrees to report any issues of dissatisfaction to HOST immediately but no later than 24 hours after discovery. GUEST will cooperate with HOST and allow HOST’s team members to come to the property to verify the issue and remedy before making any reports to the booking platform of dissatisfaction. If GUEST declines this, any possibility of a refund will be forfeited. NOTE: Photos are taken of the premises after each cleaning and prior to GUEST check in. These date and time stamped images will be used against claims brought by GUEST as well as the findings of HOST’S agents.
Any claims made by GUEST that are fraudulent or outrageous in nature or meant to mislead or defraud the HOST, credit card company or payment processor in exchange for a refund or threat of a bad review will be immediate grounds for removal from the premises with no refund and GUEST’S account being reported to the booking platform for removal and is liable for all financial or other damages to HOST.
If the GUEST reports a false issue or complaint where a technician is called in without any findings of the reported issue, the GUEST will be responsible for covering the entire cost of the technician's invoice.
FOR RURAL AREAS: The home has monthly external pest treatments, and due to the rural nature, it is normal to find some bugs inside the house.

Welcome to Pinewood Bungalow! Our home is located in Catskill, NY and is the perfect getaway for friends and families to enjoy. The house itself was recently renovated to have all the modern amenities (including ones you might expect from resort hotel), but also has the thoughtful charm to be your home away from home.

The Space:
Enjoy your morning coffee by the wood burning fireplace, gazing out the windows into the lush foliage, or an afternoon cocktail al fresco on our patio overlooking the large yard surrounded by trees. We have everything you need for the perfect getaway, whether you love hiking, skiing, relaxing, cooking, adventuring or all of the above.

The Living Room is our favorite spot to enjoy in the house. Start up the wood fire place and make the house feel super cozy. Lounge on the sofa and gaze out the windows to enjoy the view of lush foliage, switch on the Smart TV (where you can easily sign into your Netflix, Hulu, or other streaming account) for movie night or the big game, or enjoy a one of our board games with your group. The living room is adjacent to the kitchen which has an island and stools for gathering around and a dining space with enough seating for your group to dine together.

Sleeping Arrangements
Pinewood Bungalow has 2 bedrooms and can sleep 4 guests. With 1 King Size Bedroom (which has a bathroom en suite), and 1 bedroom with two-twin beds, you will find room for your entire group to spread out. Our bedrooms feature Casper Mattresses, quality linens and are thoughtfully decorated. Both bedrooms have spacious closets so you can comfortably unpack for your stay. Additionally, our living room features a pull out sofa bed to sleep an additional 2 people - for a total of 6 guests.

The Kitchen
The Kitchen is equipped with all new appliances and finishes as well as cooking utensils, pots and pans, general spices, and basically all the tools you need to make morning pancakes, spaghetti Bolognese dinner, and everything in between. (Groceries not provided.) For morning coffee, there is a coffee machine, please feel free to bring along your favorite roast. You will find all the dish ware, serve ware, and drink ware you need your group to dine, but don’t worry, we have you covered with a dishwasher too.

Bathrooms
There are 2 bathrooms at Pinewood Bungalow. Off the main living area you’ll find a full bathroom, the King Bedroom has a bathroom en suite. Both bathrooms have a rain shower head and body sprayer and are stocked with toiletries, a hair dryer, and super plush towels. Also in-unit is a washer and dryer for your use

Outdoors
Step outside and you will find a front porch deck that leads you to an al fresco dining area on our wraparound deck, surrounded by nature. If BBQ-ing is your thing, we have you covered with a propane grill. An extra tank is provided in case the one there runs low and needs to be swapped out. Further out in the yard is a fire pit surrounded with Adirondack chairs for your entire group to gather around (firewood not provided).

Guest Access:
Guest can enjoy the privacy of the entire house, private deck, fire pit and seating areas around the yard.

If you'd like to add an additional guest to the booking, please be sure to add them to the reservation or reach out to Stay at Lina team if your stay has already begun. We can typically accommodate up to the max number of guests noted on the original listing and no more. We cannot offer customer service for extra people who don’t have an official reservation through the platform, and any liability waivers won’t apply. NO PARTIES OR EVENTS

SECURITY
Stepping out of the house? Keep your belongings safe and secure by remembering to close and lock all the doors and windows before leaving the property.

CHECK OUT
Our check-out time is at 11:00 AM. Please make sure to do the dishes (it’s ok to place the remaining dishes in the dishwasher and start the cycle), take the trash out and close the door before leaving. Don’t forget to do a final walk thru of the house to make sure you haven’t left behind any personal items.

RECYCLING
Guests can leave the recycling items on a separate bag in the house. Cleaning team will take care of it after guests leave.

FRIENDS OF MOTHER NATURE
Please note that we are located in the countryside, surrounded by trees and foliage. Although we have regularly scheduled pest control services in and around the home and yard, you are still likely to see a few insects or other living beings from Mother Nature. We ask that you do your best to keep outside doors closed as much as possible to limit the amount of outdoor creatures from sneaking in.

PETS
We love pets and allow them in our houses, but please let us know if your are bringing your furry friend(s) along. Please understand that all of our furniture and decor is new and pets are not allowed on the furniture or beds. You will be responsible for any visible wear or damage your pets may cause. The maximum number of dogs we allow is two.

REPAIRS AND MAINTENANCE
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/media equipment, stereo equipment or pools/spas. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by our team, a maintenance service professional may be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE LINA WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. Lina will always look for alternative solutions to ensure and prioritize guest comfort.

…….The Cabin is insulated and has an airtight wood stove. There is a Murphy bed with a queen size mattress. It does not have indoor running water or electric [other than a small solar electric system described below] - that's what "camping cabin" refers to. The forest has lots of wildlife, deer, wild turkeys, foxes, raccoons, great horned owls, etc.
……..For cooking there is a 2 burner Coleman camp stove, and outside, a fireplace. Solar power: Solar electric panels charge a storage battery. It has a USB port for charging small electronics and operating a couple of CFL lamps.
……..Officially, it's the "Potic Creek" but one of our guests from Europe liked the location so much she named it Poetic Creek in her 2014 review. It is an idyllic getaway for those who appreciate nature. It is about 25 miles north of Woodstock; about 2 hour drive from the GWB.
. . . . . When we started thinking about the possibility of sharing a cabin a decade ago, the question was, how can we do it? It is an hour and a half round trip from our home, so traveling to the cabin after every guest was not feasible. To make it work, we ask guests to bring their sleeping bags [or sheets and blankets] and towels, and “leave it as you found it.” We figured most guests who were interested in this type of retreat would be respectful of the next guest, and that has been true. We ask, if you cannot make a commitment to leave the cabin clean and tidy for the guest after you, and take with you any trash and empty water bottles, please don’t book a stay here. Once a month or so, we check out the cabin, restock supplies, and do any cleaning that’s needed. As in any cabin in the woods, mice do get in. If that would bother you, please don’t book a stay here. When we see evidence of them, we set traps and get rid of them, but

…….At the cabin are plates, glasses, utensils, pots and pans, a French press coffee maker, T paper, paper towels, dish detergent, and candles, A Coleman 2 burner stove for cooking and spare propane canisters for it. As it is camping, you will need sleeping bags, [there are a couple of quilts at the cabin so you could bring queen size sheets and pillowcases] and towels - and having a flashlight is a good idea, essential if you are arriving after dark. Bring what you would for any camping trip - matches, newspaper for starting the fire, and drinking water. In front of the cabin there’s a stone fire place and with a grill. We provide cut seasoned firewood. There is a maul [splitting ax] for splitting cut logs to the appropriate diameter. The firewood is provided for heating the cabin with the wood stove. Outdoors, only make a fire in the fire place in front of the cabin only, nowhere else.
……. To repeat, please do not make outdoor fires other than in the outside fire place in front of the cabin. While the firewood is cut to length, most of it requires splitting with the maul.
…….Bringing newspaper and matches for fire starting is recommended.. For heat, there is an excellent, efficient Napoleon airtight wood stove. It has a glass front door, so you can watch the fire burning. We will send instructions in case you are not familiar with the use of airtight wood stoves. Safety note: Do NOT use fire starting fluid in the wood stove, it is dangerous and can damage the stove.
. . . . There is a small shed with 2 porta potties about 100 feet from the cabin.
. . . . THE ROAD: The wood road in is a mile long. It’s a bit rough, but not a problem to drive in as far as the parking spot for the cabin. [We can drive in in our Prius, which is quite low to the ground, but do need to drive slowly in a few places]. Over the years, two guests [out of a few hundred] have told us they felt the road too rough. The parking spot is 250 feet from the cabin. The road from the parking area to the cabin is rough and steep, so if you don’t have 4 wheel drive with good clearance, walk this last part.
…….ROAD IN WINTER: If snow prevents you from staying at the cabin, we will give a full refund or a rain check, at your option. If there is a significant amount of snow, you would need a four wheel drive vehicle, as the road will not be plowed. If you book it for winter, and it snows, there are two options. If you have 4 wheel drive you can drive to the parking area just before the cabin and walk to the cabin. If there is just a couple inches of snow, two wheel drive should be OK, as there are no steep hills before the parking area. If there is really heavy snow, then even four wheel drive may not be enough. Also, if there is significant snow, it’s a good idea to have a shovel. A "snow depth" map is available at
……..HEAT: The woodstove is efficient and heats the cabin well. We have been there when outside temperature was 20 degrees and been fine.
……..Water: There is plenty of water – both from the river and a well that’s a few hundred yards from the cabin. If the water is purified, it is potable. There are a few ways to do that. You may prefer to bring some drinking water. We have at the cabin a “Steripen,” which is an ultraviolet water purifier that will purify a liter in 90 seconds. As a backup to the UV purifier, there are “Aquatabs” -- tablets that purify a liter in a half an hour. Bringing water to a boil will also kill any bacteria.
……..Porta-potty:. There is a porta potty in a nearby shed
…….CELL PHONE SERVICE: We sometimes get service on our cell phones there – IT DEPENDS ON YOUR PROVIDER. We have ATT and Cricket. Coverage is weak, so often we have to walk up the hill to the parking area to get service.
……In addition to the queen bed in the bedroom, there is a queen size air bed. There is a foot operated air pump - If you use the airbed, before you go, please fully deflate it and return to the same place. Do not over-inflate the mattress, just slightly firm to the touch. To deflate, you may need to insert a small rod such as a pencil into the air opening to bypass the automatic air seal. In our experience, airbeds often begin to leak after a few months of use, so we have a spare there in case that happens. If one does leak, please let us know so we can replace with a new spare.
……..If you note that any essentials are getting low, please let us know so we can re-stock them. We can’t guarantee all are in stock, so bring essentials.
……. We have installed a timer on the lighting circuit at the cabin. This is to prevent the problem some guests have caused by leaving the lights on when they leave and draining the battery. So you will now see a timer mounted next to the solar control panel and storage battery. By turning the knob clockwise, it turns the lights on for up to an hour. [This is separate from the timer for the water pump]. A small inconvenience, perhaps, but better than having a guest come and find no electric.

…….To reiterate: If you wish to stay in this cabin, please be prepared to leave it clean and take away your trash. We cannot travel there between every guest's visit. We can only re-stock and clean it periodically, if you are not prepared to do housekeeping at the end of your stay, please don't book it. Since once or twice a year, a guest doesn’t clean up or take their trash with them, if that should happen, we ask that you deal with the issue and send us a bill, we will reimburse you for your time. If the possibility of coming to a cabin that the last guest has not cleaned properly, or, of finding evidence of mice would bother you, please don’t book this.

CREEKSIDE has it all! This house is a complete renovation of a 4 bedroom, 3 bath, two-story farmhouse on Kaaterskill Creek in Catskill, just over the border from Saugerties. Fabulous views of the Kaaterskill Creek are found right outside the living room wall of windows. This house is perfect for extended family or multiple couples. The setting is rural and private, but it is not isolated. And Creekside is close to Hunter (25 min.), Saugerties Village (20 min.), Woodstock (25 min.).

The living room has a large sectional couch for relaxing while taking in that amazing Kaaterskill view or, after dark, turn in the opposite direction to enjoy a wood-burning fire in the original farmhouse fireplace. There is a lovely screen porch attached to the living room that is comfortably furnished--the porch even sports a daybed for lazy afternoon naps.

Also on the first floor, we have a media room with a large flat-screen TV. Nearby is a dedicated office space in the first bedroom, with a twin bed and a trundle in case one person or a couple wish to avoid walking steps. There is a full bath with stall shower on this floor as well.

The newly appointed kitchen is a pleasure for several people to work in at once. There is a gas cooktop, electric wall oven, and many other appliances, including: toaster oven, air fryer, blender, electric kettle, instant pot, coffee maker with metal thermos as well as k-cup option, beverage refrigerator

Just around the corner is the coffee station with a prep sink. And for convenience the full-size clothes washer and dryer are located here. Just off the kitchen in the other direction is the dining room. The wood-top table seats 8 adults comfortably. The electric fireplace with some extra seating adds ambiance.

Just outside is the enclosed deck with its own dining table and a gas grill. Children and dogs are safe here because of the well-placed gates that the adults control. Open one gate and your pup can trot down to the enclosed dog run. Open another gate and the humans can meander down to the professionally serviced hot tub overlooking the creek. Walk a few feet further and you’ll find the fire pit with its own wood pile for your evening enjoyment.

We have three bedrooms on the second floor. The master has a queen-size bed and an en suite full bath with a tub/shower combination. And the best part is that you can lie in bed view the creek outside your large picture window! Once night falls, you can enjoy cable or streaming TV. This bedroom also includes a dedicated workspace and an exercise bike!

The next bedroom has a queen size bed, a TV, and a small desk space. The 4th bedroom has a full-size bed with TV and small desk space as well. These two bedrooms share a beautiful full bath, newly renovated utilizing vintage-look décor. The clawfoot tub has a very large showerhead.

The neighborhood here is quiet and peaceful. The road is very lightly traveled, so there is no noise, and it’s lovely to walk with either humans or canines on this lovely country lane.

If you are attending an event at Gather Greene, I 100% recommend booking Hollykiss! We had a family wedding there this past weekend and used Hollykiss as our extended family’s base of operations. A 4 minute drive from the venue, We booked the entire house (all 6 indoor bedrooms - plus the “barn” which has 4 beds for extra space) The house and property are GORGEOUS. Everyone was awed- and I was given kudos for finding it! We had 12 people sleep there plus another 10 (who were staying 30 minutes+ away) come for lunch and to get ready for the wedding. We came from NY, DC, Boston, New Hampshire, Wisconsin and Florida- and the house was huge inside and out. It has tons of windows- a perfect kitchen, a dining room table that sat all of us plus a piano where we had a family sing a long! Before the 4pm wedding, we planned lunch for 25 intending to use the grounds for a casual picnic. Mark- our host -was super knowledgeable, accommodating, responsive and helpful with information about caterers and grocery stores in the area without being a bit intrusive. He even offered us the use of folding tables and chairs. Even though there was a torrential downpour at the lunch hour- the wrap around covered porch and the spacious interior gave us comfortable and weatherproof options. For a fraction of what we would have spent on hotel rooms, Hollykiss allowed us all to stay, play and eat together in a wonderful upscale setting. 5 stars all around!!!

Is my rental secluded?

Our property is 8 acres, exactly the same as seven football fields. All the windows and doors face the woods and no other structures are visible from them. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea.

1. As required by zoning law, there is a larger cabin on the property. (30 meters away) from your front door. The fact that your door is facing away from the house and into the forest, adds to the visual isolation. The reviews left by previous guests might help you determine the level of seclusion.

2. Another tiny house (called Venster) is 30 meters from your rental. Again, maximum visual isolation is insured by fence panels and orienting them away from each other.

We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards a tree filled uninhabited area, adding to the sense of seclusion.
We do have a doorbell camera, but it only captures a small section of the deck. We can only see when people are stepping on the deck.

Can we drink the tap water?

We have well water, and the water has hardness and sulfur. We have three sediment filters from 5 to 50 microns, one hard water treatment and one sulfur treatment system. Drinking non reverse Osmosis treated well water is a personal choice and we will leave it up to you. Please note that every morning the sulfur filter cleans itself and for those few minutes if you use the water, it will smell of sulfur.

I have never been in a tiny house, what can I expect?

The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So, we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Like the house the hot water tank is tiny. It can only hold 7 gallons. So, on a cold February night. with 117 F average water temperature, the shower will only last 5:40 mins at 2 GPM. (actual test results). In summer /or with lower water temperature or/ with lower GPM, it will last longer. After that you have to wait 15 to 20 minutes for the water to get hot again.

Does it have a flushing toilet?
Yes. And it's probably the most water efficient toilet out there.

Are pets allowed?

Yes! We love pets. We just require that they should never be left alone and please pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft. which may be too cramped for some large dogs.

I work from home, how is the Wi-Fi?

We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming.

Can we grill/BBQ/ have a fire?
First of all, safety. open fires can cause forest fires and hence are not allowed in the area. However, we provide a closed fireplace that's much safer. You can barbecue, grill, makes s'mores etc. Please use it for fire and do not light a fire anywhere else including candles.

Do you provide firewood?

Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, all local stores like Walmart, Stewart gas stations etc. sell firewood.

What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook?

Yes! Yes! Yes! and Yes! Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores!

Can I check in early? or Check out late?

No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

How far are you from X?
Just put Leads, New York in the maps app and that almost accurately shows where we are. 15 mins - Hudson, 35 mins- Albany, 25 mins- Kaaterskill falls. We are very close to exit 21 off of I-87.

I don't want to drive a car. Can I still get there?

It's possible but it won't be very convenient. Our other location in Palenville is walking distance to the bus station and also in summer there is a trolley that takes you to all the hiking spots and little towns. This location is a little too far for walking and there is no trolly transportation.
1. Amtrak from Penn station NYC to Hudson
Train Frequency -- Every hour during weekdays
Duration -- 2 hours
Train fare -- typically $35
Distance from Hudson train station -- 14 mins drive.
From the station -- Uber (hit and miss) or by calling local taxi services like "Coxsackie taxi".
Unlike NYC, you won't find taxis waiting outside the station.

The Hudson station is located in the beautiful Hudson with excellent restaurants and cares within walking distance. The train ride itself is very scenic, along the Hudson River.

2. Bus ---Trailways /Greyhound to Catskill, Saugerties or Kingston and then taxi (Uber is easy to find from Kingston)
The nearest bus stop is Catskill Park and ride. 1.9 miles (40 min walk)
( However. there is no shelter against the elements there for rainy / cold days.

The nearest little town to your cabin is Leeds. it's about 25 minutes' walk. it has two bars, two cafes and two restaurants.

- "Fun to stay in a tiny home. The tiny hot water heater provides plenty of very hot water. I only noticed the sulphur water smell once. The bed was very comfortable and the tv and wi-fi was good. The glass of the dome end is severely cracked right now. Not sure if that was letting moisture in. The home is musty smelling and really bothered my allergies. If someone has allergies they may want to pass on this house. This property is a work in progress and I hope it comes together as I love the idea of tiny house rentals!"

The Casita is a studio apartment comfortable for solo travellers, couples or just two folks who don't mind sharing a bed!

We’ve endeavored to make it a comfortable stay for a weekend or even longer, with all basic amenities, a queen size bed, standing shower bathroom, and kitchenette. Although it is an apartment on the ground floor of my house, you will have your privacy with a separate entrance off of the driveway which is for guest use during the stay.

The space
You enter into the kitchenette area which has a small dining table for two. There is a mini fridge, a stand-alone freezer, an induction cooktop, a small convection oven, a coffee maker, an electric kettle and a microwave oven. We provide dishware, utensils, cutlery, some basic spices (salt / pepper, others) as well as coffee / tea / white sugar to get you going. (Please BYO creamer or milk additives)

The fireplace is electric but it adds a nice ambiance with the flames or can be turned on with the heat option as well for extra heating though there’s is also the thermostat above the bed for baseboard heating.

Through the open doorway there is a bright bedroom area with a queen size bed, a wardrobe with books on the region and an armchair to sit by the window in. There is also a chair and desk for working at and a Bluetooth speaker.

We have a 32 inch Fire TV for Streaming programs - we just ask guests to use their own log-ins (and log out when they leave).

The bathroom is L shaped off the kitchenette area with toilet, sink and standing one person shower. We provide two large towel and one face towel per person and will provide fresh additional towels for stays longer than a week. For longer stays there is also extra full bedding.*

FAQ

What should I know before booking?
1. It's super tiny and not a full fledged house,( we DO HAVE flushing toilet, heating, hot shower, AC, mini kitchen etc.) It's closer to camping than a hotel. Read below for more..
2. There is heating and air conditioning . But the Dome section is like a covered outdoor area, only heated by wood stove and no cooking.. The dome causes green house affect which is great in Winter/ Spring/Fall but not so great in Summer. It does get cool after the sun goes down as long as you keep the fans running with door open .
3. The fridge is tiny, and a lot of guests cook a lot using the outdoor stove. A cooler is recommended to store all the grill meat etc.
4. There other tiny cabins on the same property ( read below for more)
5. Well water, small bathroom, small water heater.

Is my rental secluded?

Tell me more about the "dome".
The transparent dome is attached to your tiny house (built on the same frame) but it is more like an "outdoor space". There is no heating other than the wood fireplace and also no air-conditioning. On sunny days, because of green house affect, it gets warm, which is amazing during cold weather, but no so fun in summer. Even if you leave the door open (*Please dont!!) the AC will not be able to cool it in summer. Leaving the glass door open and the exhaust fan running during the sunny part of the day, makes the dome comfortable to view start in the evening.

What's your cancellation policy
Airbnb has their cancellation rules baked into the algorithm in the app (check their website). However, We try to be a little bit more accommodating. If you have to cancel and the app does not offer you any refund, let us know. If we get a rebooking for those dates we will pay you all that we got from the rebooking. We may have to reduce the price to ensure a rebooking and Airbnb will not refund you their share. So your refund will be less than what you paid. Also, our policy forbids us from accepting any alteration requests unless the request is to add days to your stay. (That is, alteration requests that changes the check IN date or changes the check OUT date that is less than the original checkout date will not be accepted). So instead of chang alternation request cancel your existing reservation and make a new one. All the policy stated above for cancellation will apply. All refunds will be processed from our side 15 days after the original checkout date because of the delays associated with airbnb's payment processing.

I have seen a lot of news reports/tiktoks where they put invisible ink to show that hotels don't really change sheets between guests. How do you make sure that doesn't happen?
We have seen those videos too and it's gross! We've been using a midsize local cleaning company for a long time and they have been spectacular. Only issues we've ever had were when they sent someone new to clean but those incidents are few and far between. To further tighten the quality control, We now use a separate service to do the laundry. They send the clean laundry in zippered bags. The linens remain sealed until the guests arrive, so that guests can rest assured that they are going to use freshly washed lines and towels

FAQ
Is my rental secluded?
You will see lots of reviews mentioning the word "very private" to describe this place. However, the feeling of seclusion can be very subjective so I am just going to state some objective data and let you decide if it is private or not.

Our property is 8 acres, exactly the same as seven football fields. The big window and doors face the woods and no other structures are visible from them. We also added fence panels . We have attached a satellite picture of the property to give you a better idea.

There is a larger cabin on the property ( 30 meters away ) and another tiny house (called Dome on Airbnb) 30 meters from your front door. Your rental faces away from them and are NOT visible once you are inside .

We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards a tree filled uninhabited area, adding to the sense of seclusion.
We do have a doorbell camera but it only captures a small section of the deck. We can only see when people are stepping on the deck .


Can we drink the tap water?

We have well water and the water has hardness and sulfur. We have three sediment filters from 5 to 50 microns, one hard water treatment and one sulfur treatment system. Drinking non reverse Osmosis treated well water is a personal choice and we will leave it upto you. Please note that every morning the sulfur filter cleans itself and for those few minutes if you use the water it will smell of sulfur.

I have never been in a tiny house, what can I expect?

The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So, we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Like the house the hot water tank is tiny. It can only hold 7 gallons. So on a cold February night. with 117 F average water temperature, the shower will only last 5:40 mins at 2 GPM. (actual test results). In summer /or with lower water temperature or/ with lower GPM , it will last longer. After that you have to wait 15 to 20 minutes for the water to get hot again.


Does it have a flushing toilet?
Yes. However , it is very water efficient at 0.1 gallons as opposed to 1.6 to 3 gallons for regular toilets. Pressing a foot lever gravity flushes it and then half press it to fill the water back .

Are pets allowed?

Yes ! We love pets. We just require that they should never be left alone and please pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs.

I work from home, how is the WiFi?

We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming.

Can we grill/BBQ/ have a fire?
First of all safety. open fires can cause forest fires and hence are not allowed in the area. However, we provide a closed fireplace that's much safer. You can barbecue, grill, makes s'mores etc. Please use it for fire and do not light a fire anywhere else including candles.


Do you provide firewood?

Not yet! But most stores - Walmart, Dollar General, Stewart gas station etc. sell them. **You do NOT need firewood to heat the house**

What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook?

Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores!

Can I check in early? or Check out late?

No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

How far are you from X?
Just put Leads, New York in the maps app and that almost accurately shows where we are. 15 mins - Hudson, 35 mins- Albany, 25 mins- Kaaterskill falls. We are very close to exit 21 off of I-87.

What's your cancellation policy
Airbnb has their cancellation rules baked into the algorithm in the app (check their website). However, We try to be a little bit more accommodating. If you have to cancel and the app does not offer you any refund, let us know. If we get a rebooking for those dates we will pay you all that we got from the rebooking. We may have to reduce the price to ensure a rebooking and Airbnb will not refund you their share. So your refund will be less than what you paid. Also, our policy forbids us from accepting any alteration requests unless the request is to add days to your stay. (That is, alteration requests that changes the check IN date or changes the check OUT date that is less than the original checkout date will not be accepted). So instead of sending alternation request, cancel your existing reservation and make a new one. All the policy stated above for cancellation will apply, so you may not get any refunds for the cancellation unfortunately.. All refunds will be processed from our side 15 days after the original checkout date because of the delays associated with airbnb's payment processing.

A comfortable 2nd floor apartment above a antique/collectible store called
The Hodgepodge Shop in Leeds N.Y. It's only about a mile from the NYS thruway exit 21 so it's easy to find and hard to get lost.

It has two bedrooms the master bedroom has one deluxe queen size bed , linen closet ,dresser , writing table and chair, and the other bedroom has a leather recliner, a stocked bookshelf and table with chairs that can be used as an office .

Bright and airy Catskill village refuge - a wildflower and wildlife haven in the thick of things. Historic house set on a quarter acre of trees and wildflowers, but blocks from Main Street, Catskill. Walk to Foreland, The Lumberyard, the incredible village cemetery, Thomas Cole House, restaurants and shops. Olana State Historic Site is right across the bridge! Cottage has a full kitchen, clawfoot tub, penny tile shower, front porch, dining room and large living room. Truly peaceful and lovely.

The space is all on the ground floor of an 1840s Gothic Revival cottage. The house is quirky and crooked, with the typical room additions as a family grew. The floors are uneven and there are step-ups from some rooms!
Shady and protected front porch has French table and chairs. Guest door leads directly into the large living room with a vaulted ceiling, overlooking a private wooded area in the back of the house. First door on the right leads to the bathroom and bedroom, through a central hall where there’s a boot bench, umbrellas, shopping bags, full air mattress and coat hooks. Kitchen and dining area can be accessed through the hallway, or through the living room. Kitchen is fully equipped, with a full sized electric range. The basement is accessed through the central hall space and contains a full-sized washer and dryer.

Guests have access to the entire main floor, and front and back exterior spaces. Basement is tool storage and attic is an art studio, which will not be in use without guest permission.

Clean spacious mobile home on quiet country road with views of mountains from yard and windows. Quiet getaway adjacent to acres of wooded marshlands and fields; only 5 – 10 mins from various trail heads up into the state park land, 15 mins from both Catskill and Saugerties Thruway entrances, 30 mins from Hunter and Woodstock. 20 mins from HITS. There is not much backyard unless you count the marsh grass vista that stretches to the woods where a stream runs out in back...you may need gaitors to access the stream, but it is there for the visiting. You can reach it through the woods to the left of the home also, but watch out for poison ivy. There is a grassy area that makes its way under a willow tree to the right of the home as you face it. Guests are welcome to explore.

Snuggled in the historic Hudson River Valley, my old farmhouse is special but not fussy. On the bank of the Hudson River, the views are spectacular in every season. Nearby are the Catskill Mountains, Hudson, Woodstock, Saugerties, countless arts venues, ski destinations. Great locale for hikers, outdoors folks, stargazers, and birders.

Lovely, large second floor bedroom has a private, keyless entry. Your bed is queen size with organic cotton sheets and down comforter and extra pillows. Also with a private bathroom with claw foot tub and all the amenities you require.

Other things to note
I live on an unpaved but well-maintained gravel road. Hope that is ok for you and your car. In winter, it is best to have all-wheel drive as there is a sloping driveway to the house.

Water is well-sourced, not treated municipal water. Depending on the level of the water table, it can have the odor of sulphur. You'd pay extra for that at the spas in Saratoga!
