OTHER THINGS TO NOTE:
Most well-behaved pets are welcome with an additional $150 pet fee per stay. No pets allowed directly on the furniture or bedding. Please bring your own pet blanket and be mindful as you will be responsible for any damage that occurs. Pets must be disclosed at the time of booking. Failure to notify the host of any pets will result in a $250 fine per pet.

If the number of guests staying exceeds the number of guests booked, we reserve the right to cancel the booking and/or charge an unauthorized overnight guest fee of $50 per person per night.

This is a non-smoking residence and we do not allow parties, events, or loud noise. Any violation of these rules will incur a $500 fine.

WAIVER & RELEASE of LIABILITY: The Owners (which, for this purpose, means the rental company, each of its members and managers and the owners of the Townhome being booked; and such Townhome, together with all furnishings, fixtures and personal property located within the unit, the exterior storage closet adjacent to the front door and any and all common areas shared with other residents of the Mountaineer property, including parking spaces and garbage disposal area, the “Property”) urge all guests at the Property (together with any family members, friends and other visitors of such guests at the Property, the "Guests") to use the Property in the safest possible manner. Use of all features at the Property, including the stairs, grounds, lofts, bunk beds, fireplace, and appliances, is done at the sole risk of the Guests, and Guests hereby understand and acknowledge that they are fully responsible for the use of said features. To the fullest extent permitted by law, the Guests hereby (i) agree that Owners shall not be liable to any Guests or any other person for any property damage, personal injuries or illness that have, or may have, occurred in or about the Property, for any reason, whether the result of proper use or misuse of the Property, natural events or disasters, negligence, intentional misconduct or general accident (collectively, “Damages”), (ii) waive any right to bring any claim or action against any of the Owners for Damages, (iii) agree to indemnify and hold harmless each of the Owners against any and all claims, liabilities or costs (including court costs and reasonable attorneys’ fees) incurred by the Owners as a result of any claim or action brought by any Guests or any other person for Damages, and (iv) agree to reimburse each of the Owners for all expenses and damages, including reasonable attorneys’ fees, suffered by the Owners by reason of a breach, violation or non-performance by any Guest of any law, rules of the Mountaineer property, or the terms and conditions set out in the Property listing, including this Waiver and Release of Liability (this "Waiver"). Guests acknowledge and agree that by booking a reservation for the Property, they are deemed to have agreed to all terms and conditions set out in the Property listing, including this Waiver, and that this Waiver shall survive Guests’ booking and stay at the Property and shall be governed by the internal laws of the State of Vermont, without regard to principles of conflicts of interest. If any provision of this Waiver is determined to be invalid, such invalid provision shall not invalidate the remaining provisions, which shall continue in full force and effect.

The Space

This beautifully furnished home has 2 bedrooms plus a sleeping loft and 2.5 baths. The master bedroom has a queen sized bed and private bath. The second bedroom has two twin beds. The sleeping loft has one full sized bed and a twin bed. Comfortably sleeping 6 people. The living room has all the entertainment to satisfy the entire family! There is a flat screen TV, a fireplace, a variety of board games and a ROKU device to stream all your favorite TV shows. The kitchen is fully stocked for those who would like to cook, with stainless steel appliances. Last but not least, there is a large mud room to store all your ski equipment!

The Neighborhood

In Spring/Summer time, hike the private trail right outside the door or bike the Valley Trail right across the street. If you enjoy golfing, try the two championship courses right here (Mount Snow Golf Course and Haystack Golf Course). Mount Snow has awesome mountain bike trails. Take the chairlift up to the top and ride all the way down. Harriman Reservoir, the largest lake within Vermont’s borders, is only 20 mins away. It is open to motor boats, yet still safe for kayakers, canoeing, fishing and swimming.

Come in Fall to enjoy the beautiful foliage and many festivals in the area (Oktoberfest, Arts and Crafts Shows, cheese tasting, etc.)

Cozy Bear is a cute little spot and was wonderful for our family of five...had everything we needed, was clean and the owner Jenny took her time to answer our many emails quickly and politely...we went mid summer - it's primarily a ski area so we had most of the complex to ourselves with a few other guests here and there which meant a lot of pool time and playing ping pong in the clubhouse....several spots in the area seem to still be running on a part time / workforce needed basis and places were closed a few days a week regarding restaurants etc. so do some research before you head up....it isn't an issue, just requires a little bit of planning..."

The vacation home also offers facilities for disabled guests. This building has stunning ski trail views, as well as great southern exposure down the valley. It is conveniently located with footbridge access to the lower mountain as well as easy direct shuttle service to the main base area.

Inside you are treated to an open concept floor plan with large living room looking out to the view, wood burning fireplace with painted brick hearth, new flooring and furnishings, an updated kitchen with stainless appliances, wood cabinets, breakfast bar, and new countertops, dual master and guest suites, both with updated baths and large closets, a laundry room, a covered deck for taking in the Vermont scenery, and a ski locker in the building for gear storage.

Snowtree offers a recently updated amenities area with an outdoor pool (only for Summer use) , rec center, exercise equipment, hot tub, and more, as well as shuttle service to and from the mountain.
