OTHER THINGS TO NOTE:
Most well-behaved pets are welcome with an additional $150 pet fee per stay. No pets allowed directly on the furniture or bedding. Please bring your own pet blanket and be mindful as you will be responsible for any damage that occurs. Pets must be disclosed at the time of booking. Failure to notify the host of any pets will result in a $250 fine per pet.

If the number of guests staying exceeds the number of guests booked, we reserve the right to cancel the booking and/or charge an unauthorized overnight guest fee of $50 per person per night.

This is a non-smoking residence and we do not allow parties, events, or loud noise. Any violation of these rules will incur a $500 fine.

WAIVER & RELEASE of LIABILITY: The Owners (which, for this purpose, means the rental company, each of its members and managers and the owners of the Townhome being booked; and such Townhome, together with all furnishings, fixtures and personal property located within the unit, the exterior storage closet adjacent to the front door and any and all common areas shared with other residents of the Mountaineer property, including parking spaces and garbage disposal area, the “Property”) urge all guests at the Property (together with any family members, friends and other visitors of such guests at the Property, the "Guests") to use the Property in the safest possible manner. Use of all features at the Property, including the stairs, grounds, lofts, bunk beds, fireplace, and appliances, is done at the sole risk of the Guests, and Guests hereby understand and acknowledge that they are fully responsible for the use of said features. To the fullest extent permitted by law, the Guests hereby (i) agree that Owners shall not be liable to any Guests or any other person for any property damage, personal injuries or illness that have, or may have, occurred in or about the Property, for any reason, whether the result of proper use or misuse of the Property, natural events or disasters, negligence, intentional misconduct or general accident (collectively, “Damages”), (ii) waive any right to bring any claim or action against any of the Owners for Damages, (iii) agree to indemnify and hold harmless each of the Owners against any and all claims, liabilities or costs (including court costs and reasonable attorneys’ fees) incurred by the Owners as a result of any claim or action brought by any Guests or any other person for Damages, and (iv) agree to reimburse each of the Owners for all expenses and damages, including reasonable attorneys’ fees, suffered by the Owners by reason of a breach, violation or non-performance by any Guest of any law, rules of the Mountaineer property, or the terms and conditions set out in the Property listing, including this Waiver and Release of Liability (this "Waiver"). Guests acknowledge and agree that by booking a reservation for the Property, they are deemed to have agreed to all terms and conditions set out in the Property listing, including this Waiver, and that this Waiver shall survive Guests’ booking and stay at the Property and shall be governed by the internal laws of the State of Vermont, without regard to principles of conflicts of interest. If any provision of this Waiver is determined to be invalid, such invalid provision shall not invalidate the remaining provisions, which shall continue in full force and effect.

The Space

This beautifully furnished home has 2 bedrooms plus a sleeping loft and 2.5 baths. The master bedroom has a queen sized bed and private bath. The second bedroom has two twin beds. The sleeping loft has one full sized bed and a twin bed. Comfortably sleeping 6 people. The living room has all the entertainment to satisfy the entire family! There is a flat screen TV, a fireplace, a variety of board games and a ROKU device to stream all your favorite TV shows. The kitchen is fully stocked for those who would like to cook, with stainless steel appliances. Last but not least, there is a large mud room to store all your ski equipment!

- "We loved this house. It's a definitely a new build, super clean with an interior design that is both atheistically pleasing and functional. Main floor has an open concept kitchen adjoining the dining room and living room (fireplace). The deck off the living room had a hot tub ( clean, well maintained, and a big plus!). The kitchen had all new appliances, well stocked with cookware, glassware, etc, which is a must for us as we love to cook. There was a separate game room/family room where the kids could hang out. 3 bedrooms and 3 bathrooms (option for sleeping in the family room) were plenty. And the little things that mattered to us: next to the front door was a storage closet for the skiis and poles, upon entry there was a mudroom for ski jets and boots, and entrance had more room for ski gear. Lastly, we were minutes away from the ski mountain and local restaurants."

With seven bedrooms spread across three levels, 5.5 bathrooms, and two separate living areas, it offers ample space and comfort for everyone. The house features a hot tub, a private tennis court, a deck, and an outdoor firepit and grill, ensuring plenty of options for relaxation and fun. Our family has enjoyed this home for over 30 years, using it frequently with friends and family, so it's well-stocked with kitchen utensils, games, and fast WiFi. It truly is an ideal place to spend time in Vermont.

Inside, the house boasts two large great rooms. The first level great room is perfect for kids, equipped with sofas, a 49” flat-screen TV, a gas fireplace, and a dining table also suitable for games. The second level houses the kitchen and main living room, offering ample space for everyone to spread out. This room features another large 49” flat-screen smart TV, various games, and a working fireplace, with wood stocked both inside and outside.

The game room above the garage includes a ping pong table, and new for the 2021 season is a luxurious 93” x 93” Arctic Spa hot tub. The main entrance on the first floor leads to two bedrooms, one en-suite with a queen bed and full bath, and another with two twin beds. This level also has a second full bath off the living room, a living space, a dining table, and a washer and dryer.

The second level features an en-suite bedroom with a king bed and a half bath. The kitchen, dining, and living room are also on this level, with French doors providing plenty of natural light and access to a spacious deck with stunning views.

The third level includes two full baths, two bedrooms each with two twin beds, and two bedrooms each with a queen bed. All bedrooms are equipped with TVs, most of which are flat-screen and wall-mounted.

Although the clay tennis court on the premises is currently unavailable for use, this status may change.
