We had a business suite, which is basically a studio apartment. Kitchen , bathroom, bed/living space was clean and neat having a really nice modern clean aesthetic. Great for big families or people that wants a beautiful, Around 4,000 sq ft with 5 bedrooms 3.5 bathrooms, a pretty big backyard with decks, we have jacuzzi, a brand-new swimming pool, a home theater, and a fitness center. All the furniture, bed liners, mattresses, and pillows are brand-new. We are 7 min away from LEGOLAND, 2-3 min away from a hot air ballon reatal, and we have golf courses right next to our house. Also have 4.2 acres of land, and really big and flat grasslands.

1400 sq ft house. Located on the same property as ours. Central air, washer/dryer, spacious 350 sq ft deck. Front and back yard. Trail down by the stream takes you to a little pond. Fire pit with seating, gas grill and plenty of parking. Bedrooms are very comfy. Also have three couches. One which folds down to a futon.

Hudson Lodge - Port Jervis has 2 bedrooms and can sleep 4 guests. With 2 Queen Size Bedrooms, you will find room for your family or small group to spread out. All bedrooms feature Casper Mattresses, quality linens and are thoughtfully decorated. Smart TVs are in every bedroom as well where you can easily sign into your Netflix, Hulu, or other streaming account. All bedrooms have closets with shelving so you can comfortably unpack for your stay. Each room has its own climate control so that guests can adjust to their individual preference.

The Kitchen

The Kitchen is equipped with all new appliances and finishes as well as cooking utensils, pots and pans, general spices, and basically all the tools you need to make morning pancakes, spaghetti bolognese dinner, and everything in between. (Groceries not provided.) For morning coffee, there is a k-Cup machine and coffee pods, but you are welcome to use your own flavors as well. You will find all the dish ware, serve ware, and drink ware you need for such a group to dine, but do not worry, we have you covered with a dishwasher too.

Bathroom

There is one bathroom at Hudson Lodge with shower that has a rain head and body sprayers for the most relaxing shower. The bathroom comes stocked with toiletries, a hair dryer and super plush towels.

In the main entertaining area is a Living Room with an expandable dining table to fit your group. Also here you will find a fireplace, comfortable sofa, coffee table, lounge chair, as well as a 65” Smart TV, perfect for family and friends to gather around and relax.

Outdoors

Step out the back door and you will find yourself on a deck with table and seating for 6. If BBQ-ing is your thing, we have you covered with a propane grill. An extra tank is provided in case the one there runs low and needs to be swapped out. Just a few more steps into the backyard you will find a fire pit surrounded with Adirondack chairs for your entire group to gather around. We provide you with a fire starter kit and good amount of wood for multiple nights of fires.

On the driveway, you can park up to 3 cars.

Summary:
Located in Middletown NY, Wawayanda Lodge is a recently renovated house that has the thoughtful charm to be your home away from home, but also includes many of the in-home amenities you might expect from a resort hotel. Some of New York State’s biggest attractions are right here in Orange County, including United States Military Academy at West Point, Storm King Art Center, Legoland New York, and Woodbury Common Premium Outlets.

The Space:
The Living Room is our favorite spot to enjoy in the house. Lounge on the leather sofas, switch on the Smart TV (where you can easily sign into your Netflix, Hulu, or other streaming account) for movie night or the big game, or enjoy one of our board games with your group. The living room is adjacent to the kitchen which has an expansive island and stools for gathering around and a dining room with enough seating for your group to dine together.

Sleeping Arrangements
Wawayanda Lodge has 5 traditional bedrooms and can sleep 10 guests. With 3 King Size Bedrooms, 1 Queen Size Bedroom and 1 bedroom with a bunk bed, you will find room for your entire group to spread out. All bedrooms feature Casper Mattresses, quality linens and are thoughtfully decorated. Smart TVs are in bedrooms as well where you can easily sign into your Netflix, Hulu, or other streaming account. The entire house has central air so you can keep it to your groups preferred temperature.

The Kitchen
The Kitchen is equipped with all new appliances and finishes as well as cooking utensils, pots and pans, and basically all the tools you need to make morning pancakes, spaghetti Bolognese dinner, and everything in between. (Groceries not provided.) For morning coffee, there is a coffee machine, please feel free to bring along your favourite roast. You will find all the dish ware, serve ware, and drink ware you need for such a large group to dine, but don’t worry, we have you covered with a dishwasher too.

Bathrooms
There are 4 bathrooms at Wawayanda Lodge. Two of which are full bathrooms and have spacious shower with rain shower head and are stocked with toiletries, a hair dryer in each, and super plush towels. The third and fourth bathrooms (half bathrooms) are not full bathrooms, they only have a toilet and a sink inside to use.

Outdoors
If BBQ-ing is your thing, we have you covered with a propane grill. An extra tank is provided in case the one there runs low and needs to be swapped out.

For the kiddos (and parents)
As parents ourselves, we understand the fun and challenges that come with travelling with kids. We’ve stocked our home with creature comforts to make your stay with smaller guests more enjoyable. For dining we have BPA free plastic dinnerware and cups for the kids as well as a highchair for our smallest of guests. Our home has a pack and play, a baby Björn bouncer, wipe-able changing table, and a skip hop activity center. We have a handful of wood toys and books for your kiddo’s enjoyment. In the kitchen drawers, you'll find outlet covers should you need them for your stay. Lastly, we have a (non Wi-Fi) baby monitor you can use thru your stay, perfect for keeping an eye on your sleeping kids.

Guest Access:
Guest can enjoy the privacy of the entire house, private deck, BBQ and seating areas around the house.

Getting Around:
Randal Airport – 6min drive from the house location.

Railroad Ave – Middletown Terminal is the nearest bus station – 5min drive from the house location.

Otisville Train Station – 15min drive from the house location.

In addition, there are available Ubers that operate in Middletown NY: Lyft, Uber Connect, Uber UBERX, Uber Green, and Uber Pet. You can use Uber or Lyft to travel directly from New York's airports or Manhattan to Middletown.

We can typically accommodate up to the max number of guests noted on the original listing and no more. SECURITY
Stepping out of the house? Keep your belongings safe and secure by remembering to close and lock all the doors and windows before leaving the property.

CHECK OUT
Our check-out time is at 11:00 AM. Please make sure to do the dishes (it’s ok to place the remaining dishes in the dishwasher and start the cycle), take the trash out and close the door before leaving. Don’t forget to do a final walk thru of the house to make sure you haven’t left behind any personal items.

RECYCLING
Third Ward Garbage is put out at the curb on Tuesday evening for pick up on Wednesday morning. If reservation is on other days, please put the recycling items on a separate bag in the house. Cleaning team will take care of it after guests leave.

Please note that we are not responsible for any items left behind. Lina will make every effort to search and find your forgotten items after you check out but we do not guarantee if they can be found.

FRIENDS OF MOTHER NATURE
Please note that we are located in the countryside, surrounded by trees and foliage. Although we have regularly scheduled pest control services in and around the home and yard, you are still likely to see a few insects or other living beings from Mother Nature. We ask that you do your best to keep outside doors closed as much as possible to limit the amount of outdoor creatures from sneaking in.

PETS
We love dogs and allow them in our houses, but please let us know if your are bringing your furry friend(s) along. Please understand that all of our furniture and décor is new and dogs are not allowed on the furniture or beds. You will be responsible for any visible wear or damage your dogs may cause. The maximum number of dogs we allow is two.

REPAIRS AND MAINTENANCE
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/media equipment, stereo equipment or pools/spas. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by our team, a maintenance service professional may be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. Please note that this is a cabin. It is safe, comfortable, and cozy, but it is still a rough stay. This is not a luxury place. You will not be able to take 30-minute hot showers. If you are ok with a 5–8-minute shower, then you're in the right spot. It is important anyone who is choosing to stay here understands it is a simple stay. The property has a private water tank filled with 2200 gallons of potable water. In the beginning of your stay, we fill the tank in full, if you use all the water in this tank during your stay, you will be provided with the contact number to have a bulk water delivery. The fee for this water delivery is $450.00 dollars. If you are a person who is conscience of conserving water, then this won't be an issue at all, my family of 5 has stayed in this house for 4 months at a time and we never run out of water. if you are not wasteful of water, then this will work for you, but if you are not into water conservation and runs water wastefully, then unfortunately this is probably NOT a good stay for you. I am putting this information in my listing since it is very important you understand this so you have an opportunity to make an informed decision about if this airbnb is suitable for your needs.

A modern living room addition features a cathedral ceiling and access to two separate decks. One is for sun and open air, another shaded with a mature wisteria over the pergola. The house is situated on 1 acre of property and joins an organic vegetable farm. The woods behind the house are part of a game trail and its not unusual to see deer, turkeys, foxes and other wildlife as well as birds like Red Tailed Hawks, Yellow Finches and Blue Herons. Ground floor has a bedroom off the living room, a large kitchen and dining room, and a full bathroom with a shower. Upstairs are 2 bedrooms, a full bathroom with a tub and shower and an office. Bathroom and office have a slanted ceiling so tall folks will have to duck. The office has a desk and a chair. All bedrooms have chairs and some form of clothing storage.

This area is best accessed by car or motorcycle. The neighborhood is largely residential. There is our farm stand next door (open daily in season), and a few other businesses and farms. There is no livestock nearby. There is a free parking lot nearby where you can jump on an express bus and be in Manhattan in 90 minutes. Middletown is centally located in the Hudson Valley, convenient to wineries, tubing, hiking, biking, hot air ballooning and many scenic activities.
We are 30 minutes from either the Hudson or Delaware rivers. Lego Land is 11 miles away. All areas in and around town have ample and free parking. The house is set back from the road which connects parts of Middletown and it can be busy during the day (city folk would laugh at our idea of traffic) but is generally quiet at night. Parking right next to or behind the house is always available.

Other things to note
This is a place for nature lovers. If the sight of a bug freaks you out, this is not the place for you. The house is surrounded by unusual trees and lush perennial gardens.

This is the mac'n'cheese comfort food of home stays. Great place for families and friends to stay together. Lego Land is only 11 miles away! This central Hudson Valley location is minutes away from both Hudson and Delaware Rivers, hiking trails, tubing, hot air ballooning and many exciting events.
Enjoy a view of our organic vegetable farm and visit our farm stand in season. There is no livestock at the farm but plenty of wildlife around including deer, foxes, opossums and many birds.

The space
This comfortable house is surprisingly roomy on the inside. Plenty of space to move around and store your stuff. A linen closet holds extra towels and a large hallway closet upstairs to keep extra things out of the way. The house is situated on an open lawn with woods to one side and behind. The other side begins the farm. Parking on the driveway which is circular around the house for easy access to the road.

The best way to get around the neighborhood is by car or motorcycle. There is parking in our driveway by the house. Middletown has ample free parking at stores , restaurants and shopping malls, even downtown. There is a nearby free parking area for an express bus that can take you to Manhattan in 90 minutes.

Other things to note
The area is largely residential with a few small businesses and farms around. It is a place teeming with wildlife and if you leave the door open too long, something will fly in. So if they sight of a bug totally freaks you out, this is not a sterile space. The house is set back from the road which connects 2 parts of Middletown so there is traffic on it during the day (city folk will laugh at our idea of traffic) but its generally very quiet at night.

Quiet property,almost 8 acres, of beautiful wooded property . Set back from the road. Many trails, wineries and breweries nearby. Legoland is 20 minutes away and many antique shops within 30 minutes or so. We live in the other house on the property, so we are accessible. You can take a stroll on the path by the stream or sit on the spacious 35 x 10 foot deck and enjoy the natural setting of the property. Fire pit is now available. Enjoy the night air and gaze at the stars.

Come enjoy the spacious deck, the fire pit, the scenic waterfall at the bottom of the hill. Our space is located centrally in the Hudson Valley. 5 minutes off Rt 84. 15 minutes from Route 17. 20 minutes to Vernon Valley, 10 minutes to Delaware River, 1/2 hour to New Windsor and nearby Stewart Airport. Many things nearby to do and see. Uber is limited but available. You can call a taxi service, but it could get pricey. Although the address says Middletown, we are actually in Minisink.

The whole lower half of the property is accessible. We live on the top of the hill, the Airbnb is the lower half.

Other things to note
If you use the fire pit please be responsible. Do not put any flammable liquids in the fire pit. We have firestarter in the closet by the downstairs bathroom. Use sparingly. They work well. Only use firewood provided and whatever sticks can be scrounged from the surrounding woods. If you run out of either, let us know. We’ll bring some down. We take care of weekly trash removal. Please use the bins and bags provided and we’ll have it removed every Friday. We ask that you keep trash and opened food in its proper place, to avoid attracting any unwanted pests. The deck may be a little slippery when wet. We mow the lawn once a week. We may have to mow while you are there if the weather does not permit us to mow it during breaks between stays. We have coolers if you need to borrow one during your stay.

The basement and garage are not included in the rental and are not accessible to guests. Starting from December 2025, Tian and his family may occasionally use the basement as a vacation home. The basement has a separate private entrance and will not interfere with guests’ use of the main living space or main entrance.

If you are sensitive to the presence of others on the property and would like to confirm whether Tian will be staying during your booking, feel free to contact him directly before or after making a reservation.

Early check-in is available only if there is no booking the night before your arrival. Availability can be confirmed one day before your check-in date.
If available, we charge $10 per hour for early check-in before our standard time of 3:00 PM.
For example, a check-in at 9:00 AM (6 hours early) would be $60.
Payment must be made once availability is confirmed.

Late Check-Out:
Unfortunately, we generally do not offer late check-out, as it may disrupt our cleaning schedule for the next guest.
Exceptions may be made only for special circumstances and must be requested in advance.
