All the furniture, bed liners, mattresses, and pillows are brand-new. We are 7 min away from LEGOLAND, 2-3 min away from a hot air ballon reatal, and we have golf courses right next to our house. Also have 4.2 acres of land, and really big and flat grasslands.

1400 sq ft house. Located on the same property as ours. Central air, washer/dryer, spacious 350 sq ft deck. Front and back yard. Trail down by the stream takes you to a little pond. Fire pit with seating, gas grill and plenty of parking. Bedrooms are very comfy. Also have three couches. One which folds down to a futon.

Hudson Lodge - Port Jervis has 2 bedrooms and can sleep 4 guests. With 2 Queen Size Bedrooms, you will find room for your family or small group to spread out. All bedrooms feature Casper Mattresses, quality linens and are thoughtfully decorated. Smart TVs are in every bedroom as well where you can easily sign into your Netflix, Hulu, or other streaming account. All bedrooms have closets with shelving so you can comfortably unpack for your stay. Each room has its own climate control so that guests can adjust to their individual preference.

The Kitchen

The Kitchen is equipped with all new appliances and finishes as well as cooking utensils, pots and pans, general spices, and basically all the tools you need to make morning pancakes, spaghetti bolognese dinner, and everything in between. (Groceries not provided.) For morning coffee, there is a k-Cup machine and coffee pods, but you are welcome to use your own flavors as well. You will find all the dish ware, serve ware, and drink ware you need for such a group to dine, but do not worry, we have you covered with a dishwasher too.

Bathroom

There is one bathroom at Hudson Lodge with shower that has a rain head and body sprayers for the most relaxing shower. The bathroom comes stocked with toiletries, a hair dryer and super plush towels.

In the main entertaining area is a Living Room with an expandable dining table to fit your group. Also here you will find a fireplace, comfortable sofa, coffee table, lounge chair, as well as a 65” Smart TV, perfect for family and friends to gather around and relax.

Outdoors

Step out the back door and you will find yourself on a deck with table and seating for 6. If BBQ-ing is your thing, we have you covered with a propane grill. An extra tank is provided in case the one there runs low and needs to be swapped out. Just a few more steps into the backyard you will find a fire pit surrounded with Adirondack chairs for your entire group to gather around. We provide you with a fire starter kit and good amount of wood for multiple nights of fires.

On the driveway, you can park up to 3 cars.

Located in Middletown NY, Wawayanda Lodge is a recently renovated house that has the thoughtful charm to be your home away from home, but also includes many of the in-home amenities you might expect from a resort hotel. Some of New York State’s biggest attractions are right here in Orange County, including United States Military Academy at West Point, Storm King Art Center, Legoland New York, and Woodbury Common Premium Outlets.

The Space:
The Living Room is our favorite spot to enjoy in the house. Lounge on the leather sofas, switch on the Smart TV (where you can easily sign into your Netflix, Hulu, or other streaming account) for movie night or the big game, or enjoy one of our board games with your group. The living room is adjacent to the kitchen which has an expansive island and stools for gathering around and a dining room with enough seating for your group to dine together.

Sleeping Arrangements
Wawayanda Lodge has 5 traditional bedrooms and can sleep 10 guests. With 3 King Size Bedrooms, 1 Queen Size Bedroom and 1 bedroom with a bunk bed, you will find room for your entire group to spread out. All bedrooms feature Casper Mattresses, quality linens and are thoughtfully decorated. Smart TVs are in bedrooms as well where you can easily sign into your Netflix, Hulu, or other streaming account. The entire house has central air so you can keep it to your groups preferred temperature.

The Kitchen
The Kitchen is equipped with all new appliances and finishes as well as cooking utensils, pots and pans, and basically all the tools you need to make morning pancakes, spaghetti Bolognese dinner, and everything in between. (Groceries not provided.) For morning coffee, there is a coffee machine, please feel free to bring along your favourite roast. You will find all the dish ware, serve ware, and drink ware you need for such a large group to dine, but don’t worry, we have you covered with a dishwasher too.

Bathrooms
There are 4 bathrooms at Wawayanda Lodge. Two of which are full bathrooms and have spacious shower with rain shower head and are stocked with toiletries, a hair dryer in each, and super plush towels. The third and fourth bathrooms (half bathrooms) are not full bathrooms, they only have a toilet and a sink inside to use.

Outdoors
If BBQ-ing is your thing, we have you covered with a propane grill. An extra tank is provided in case the one there runs low and needs to be swapped out.

For the kiddos (and parents)
As parents ourselves, we understand the fun and challenges that come with travelling with kids. We’ve stocked our home with creature comforts to make your stay with smaller guests more enjoyable. For dining we have BPA free plastic dinnerware and cups for the kids as well as a highchair for our smallest of guests. Our home has a pack and play, a baby Björn bouncer, wipe-able changing table, and a skip hop activity center. We have a handful of wood toys and books for your kiddo’s enjoyment. In the kitchen drawers, you'll find outlet covers should you need them for your stay. Lastly, we have a (non Wi-Fi) baby monitor you can use thru your stay, perfect for keeping an eye on your sleeping kids.

Guest Access:
Guest can enjoy the privacy of the entire house, private deck, BBQ and seating areas around the house.

Getting Around:
Randal Airport – 6min drive from the house location.

Railroad Ave – Middletown Terminal is the nearest bus station – 5min drive from the house location.

Otisville Train Station – 15min drive from the house location.

In addition, there are available Ubers that operate in Middletown NY: Lyft, Uber Connect, Uber UBERX, Uber Green, and Uber Pet. You can use Uber or Lyft to travel directly from New York's airports or Manhattan to Middletown.

PARKING
Please feel free to utilize the entire driveway for your vehicles throughout the length of your stay. Note that we are not responsible for personal items left in your car.

The entire house is yours for the length of your stay. Feel free to enjoy the private deck, and seating areas around the yard. Note that this home does sit along a main road and occasionally the traffic can be heard from inside.

OUTSIDE GUESTS
If you'd like to add an additional guest to the booking, please be sure to add them to the reservation or reach out to Stay at Lina team if your stay has already begun. We can typically accommodate up to the max number of guests noted on the original listing and no more. We cannot offer customer service for extra people who don’t have an official reservation through the platform, and any liability waivers won’t apply. NO PARTIES OR EVENTS

SECURITY
Stepping out of the house? Keep your belongings safe and secure by remembering to close and lock all the doors and windows before leaving the property.

CHECK OUT
Our check-out time is at 11:00 AM. Please make sure to do the dishes (it’s ok to place the remaining dishes in the dishwasher and start the cycle), take the trash out and close the door before leaving. Don’t forget to do a final walk thru of the house to make sure you haven’t left behind any personal items.

RECYCLING
Third Ward Garbage is put out at the curb on Tuesday evening for pick up on Wednesday morning. If reservation is on other days, please put the recycling items on a separate bag in the house. Cleaning team will take care of it after guests leave.

ITEMS LEFT BEHIND
Please note that we are not responsible for any items left behind. Lina will make every effort to search and find your forgotten items after you check out but we do not guarantee if they can be found.

FRIENDS OF MOTHER NATURE
Please note that we are located in the countryside, surrounded by trees and foliage. Although we have regularly scheduled pest control services in and around the home and yard, you are still likely to see a few insects or other living beings from Mother Nature. We ask that you do your best to keep outside doors closed as much as possible to limit the amount of outdoor creatures from sneaking in.

PETS
We love dogs and allow them in our houses, but please let us know if your are bringing your furry friend(s) along. Please understand that all of our furniture and décor is new and dogs are not allowed on the furniture or beds. You will be responsible for any visible wear or damage your dogs may cause. The maximum number of dogs we allow is two.

REPAIRS AND MAINTENANCE
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/media equipment, stereo equipment or pools/spas. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by our team, a maintenance service professional may be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE LINA WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES.
