Beautiful stone landscaping and gardens will surround you with vibrant flowers as you breathe in the salt air. Prepare full meals in the beautiful cherry kitchen with granite countertops, and entertain in the daylight basement featuring a wet bar. There is also a pull-out couch in the master bedroom area.

Our guest studio apartment has a private entrance, a king bed, a pull out sofa, a kitchenette, a walk-in shower, and porch facing the water to provide the perfect relaxing coastal Maine experience! Custom built home on 8 acres tucked away in the woods with waterfront access to Harraseeket Cove & South Freeport Harbor, great for kayaking! Located just 5 minutes from LLBean and Freeport's many shops, restaurants, bars, etc. Wolfes Neck State Park and its stunning coastal trails and forests are less than a mile away.
The guest apartment is connected to the owner's house but has a private entrance and is locked off from the rest of the house. You can enjoy your privacy yet we are close by to assist with anything you need. There is a patio with chairs to lay out on and we have 2 Sit-On-Top kayaks available for you to use down at the water front. Note: Our property is on a hill overlooking the water, so waterfront access requires ability to walk down stairs and along a forest path. Depending on the tides and weather conditions, this area can be muddy. For security, we have a security camera at the front door of the house/driveway area.

Conveniently and perfectly located! Our interior designer's gem is on a quiet dead end street yet walking distance to L.L. Bean, Bow Street Market, Leon Gorman Park, restaurants, breweries, live music, outlet shops, Freeport Farmers Market, the Amtrak station and all that downtown Freeport has to offer. A short drive to Wolfe's Neck State Park, Bradbury Mountain State Park, Mast Landing Audubon Sanctuary, the Desert of Maine, Winslow Park, farm stands and the beautiful mid-coast coast.

This charming, Victorian house has recently been renovated, and the first floor is now available to rent as a studio apartment. The rest of the property and grounds are unoccupied for your privacy. It has a new, modern kitchen, a small bath with a walk-in shower, a lovely dining room, and a living room/bedroom area with a comfortable, king sized bed. A five-to-ten-minute walk will get you to downtown Freeport and the L.L. Bean flagship store, shops, and restaurants. The trails and rocky coast of Wolfe’s Neck Woods State Park and the beach at Winslow Park are less than a 15-minute drive away.

A gravel pathway from the driveway brings you to a back porch and entrance to the house. The back porch gives you a view of a field, and you might catch a glimpse of birds such as robins, American goldfinches, and the occasional cardinal. From the porch, you enter the house into a small hallway with storage shelves that contain board games and other items. A wooden door brings you to the kitchen. (As is common in old houses, the door sometimes sticks, especially in the summer, so you might have to give it an extra push or pull.)

The modern kitchen is fully outfitted for your convenience with dishes, cookware and cooking utensils, and flatware. There is a dishwasher, refrigerator, microwave, and a stove with an induction cooktop. Small appliances include a coffeemaker, toaster, blender, and Instant pot. Three windows make the kitchen light and airy.

The kitchen leads into the dining room. The dining room has a simple elegance with burnt orange curtains, a Tiffany lamp, and an original glass cabinet. There is attractive woodwork and large windows. The heat in the apartment can be controlled by the thermostat on the dining room wall. The AC is also in the dining room during summer months and can be used to cool the dining and living room/bedroom areas. (Box fans are also available in the kitchen.) The dining room is separated from the living room/bedroom area by pocket doors.

Bay windows brighten the living room/bedroom area, and blackout curtains provide privacy and block out light for sleep and for cooling in summer months. The king sized bed is prepared with cotton sheets and sets of firm and soft pillows. In addition to the bed, there is a couch where you can lounge and relax. A 32” Vizio smart TV as well as an upright piano help to keep you entertained. The fireplace has beautiful woodwork and tiles. (Fires are not permitted though.)

A small bathroom with a black-and-white tiled floor and a walk-in shower with a glass door is located off of the dining room. The bathroom contains a European-style, compact all-in-one washer/dryer.

This 800 square foot apartment is located on the first floor of a gorgeous family home offering parking, a private entranceway and patio. In addition to a separate bedroom, the apartment is quite roomy with its own workspace, computer monitor, washer/dryer, full kitchen, bathroom, and living room with a pull-out queen sofa sleeper. 40” smart tv in the bedroom and 50” in the living room. Children’s toys, board games, cribbage, puzzles, and books provided for your entertainment. The tile floor stays cool in the summer and radiates heat in the winter.

Cozy Rock Cabin is an 800 sq ft cabin on three acres of wooded land. Carefully designed for couples and digital nomads, it has everything you`ll need to explore southern Maine (#thewaylifeshouldbe) or just stay cozy in front of a fire.

The space is perfectly designed to be small and cozy, but also have everything you need to both live and work comfortably. There is one bedroom with a king size bed and desk, as well as a loft looking out into the woods with a full sized bed and a reading nook.

*NOTE* This cabin was designed and built specifically for two people. There are two beds, so you are welcome to travel with four guests, but please note there is not a wall between the two beds (one is on the loft above the primary bed), and the kitchen table only has two stools.

The kitchen will be fully stocked so you can cook all your own meals, and includes pots, pans, knives, utensils and a coffee maker.

LOCATION
Cozy Rock Cabin is just a quick 7 minute drive from downtown Freeport, Maine (home of the flagship LL Bean store and outlets) and just 20-25 minutes from Portland. Plus, we`re right on the coast and it`s easy to find water access whether you`re wanting to visit the rocky beaches of Maine or drop a kayak in for a paddle.

Perhaps the best part of the cabin (in my opinion) is the guest book. I`ve spent the entirety of the build creating a guest book pointing you to every single thing we love in the area. Carefully curated day trips, brewery tours (based on location, beer preference, etc.), outdoor excursions and more. If you`ve ever wanted to visit Maine but weren`t sure where to start, Cozy Rock is definitely the place for you.

The space is ideal for mature adults, and is not a great fit for small children, or people looking to party (we legally are only allowed 4 guests maximum). We do have neighbors who are full time residents, and we care deeply about ensuring the area remains quiet and peaceful for them. Please plan accordingly.

Guests will have full access to the cabin and the property. The shed is kept locked as this is where we store all our supplies and equipment (snow blower, lawn mower, etc.).

While we`re located in North Carolina, we have an awesome team of cleaners who are located nearby. We will communicate with you prior to, and during, your stay should you need anything at all. This includes questions about the house, as well as suggestions for places to eat, shop, adventure or travel.

Cozy Rock is located about 7 minutes from downtown Freeport, but sits on 3 acres of wooded land. You feel like you`re in the middle of nowhere while also being so close to everything you might want to do.

There`s plenty of parking at Cozy Rock, but no public transportation. If you`re not driving from your destination, we recommend renting a car at the Portland airport. But once you have a car, you`re just a quick drive from the beautiful Casco Bay (about 10 minutes), downtown Freeport (7 minutes) and the city of Portland (about 20 minutes).

PETS
While the property is dog friendly, we want to make sure you know that the trim is all white pine. We do not recommend bringing dogs that are young or aren`t well trained, as they are apt to scratch/damage the trim. You will be charged for this, so just want to make sure you know this ahead of time! For this reason we also do not allow cats.

HOT TUB
We love the hot tub, and work diligently to keep it maintained year round. That said, due to situations outside of our control (Mother Nature or guest misuse) there are times where we are forced to drain and refill, or it takes extra time to reheat for the next guest. This happens rarely (so far only once in two years), but we like to manage expectations to avoid disappointment.

*WEATHER/CANCELLATIONS*
We can not predict or control weather, so we don`t offer refunds due to inclement weather. Please keep this in mind when booking, and if this is a concern we recommend purchasing travel insurance (AirBNB provides this while checking out!).

Additionally, because our calendar stays fully booked year round we have a strict cancellation policy and do not make exceptions. If you have concerns about this, feel encouraged to purchase travel insurance, either from AirBNB or elsewhere. This is a great option to protect you, and protect us as hosts/business owners. We appreciate your understanding!
Due to city ordinance, we are not allowed to host more than 4 guests at Cozy Rock. We are also not allowed to host gatherings, so bookings are for guests only, and no more than 4.

We are a dog-friendly cabin, but do not allow cats.

1 bedroom apartment over garage in South Freeport. The apartment has a great view looking over our 7 acre spring fed pond. In the summer, bring your swim suit or winter bring your hockey skates, always something to do on the pond. The property flanks a large wooded lot with hiking trails or cross country skiing in the winter. You can walk or ski your way to downtown Freeport shopping from out location and the harbor is only a mile away. Must like dogs. We have 2 very friendly black Labradors that roam the property.

This Korean-inspired shed-style cabin is 21’x15’ with dramatic 18’ ceilings, a queen bed with giant windows overlooking the woods, a full bathroom (toilet, sink, and a stupidly luxurious shower), a sleeper sofa with (an actually comfortable) queen foam mattress, a seating area nook with built-in cushioned benches and live edge table perfect for a game of cards or working on your laptop (don’t do it!), and a small kitchenette (sink, granite countertop, electric hot top, mini refrigerator, dishes, silverware, basics for cooking, kettle, etc.). This cabin comes supplied with linens (sheets, down comforter, towels for four, and pillows), linens for the sleeper sofa (sheets, pillows, and blankets), and two sleeping pads and pillows if you have additional guests (i.e. kids) sleeping on the floor. The cabin also has an outdoor seating area with four Adirondack chairs, a fire ring (w/ integrated grill), a small picnic table, and bistro lights that make for a magical outdoor experience.

The campground is small, quiet, and serene, surrounded by tall northern pines at the edge of the Desert’s rolling sand dunes which were deposited there at the end of the last ice age. The tourist attraction includes fascinating exhibits about the history, ecology, geology of the Desert, activities for kids, a train ride, mini golf, and much more. - "Spent 4 nights in the large cabin. It was perfect! The cabin is more like a tiny house. Well laid out, clean tidy and new. Dog friendly. The campground is a perfect size not too large for a crowded loud camping experience. A range of sites everything from air conditioned/heated cabins to bring your own set up. Close and convenient to area attractions and the coast. Make sure to take a tour of the Desert and play some mini golf with an ice cream treat to finish off a perfect game. We travel to the area several times a year and we will always stay at the Desert of Maine. Can’t say enough good things about it. Such a gem!"

This cabin comes supplied with linens for the queen bed (sheets, down comforter, and pillows), linens for the sleeper sofa (sheets, pillows, and blankets) and towels for four. The layout of the bed and dining table can be adjusted depending on access needs. The cabin also has an outdoor seating area with four Adirondack chairs, an accessible picnic table and fire ring (w/ integrated grill), and bistro lights for evening ambience. The front and back entrances to the cabin are equipped with ramps. This cabin has been designed just like our other Haven cabins, but with some minor differences to ensure it can be enjoyed by all! Whether you book it for access needs or not, there is no better place to unwind.

- "From the start, this was one of my favorite stays ever! Communication was excellent and hilarious (great emails!). Arriving and finding the cabin was super easy and it was just SO utterly perfect! We happened to arrive during a rare Maine monsoon, so were unable to utilize the campfire, but the inside was cozy and comfortable and wonderful. Bright, spacious and clean! The bed was super comfortable and we loved being able to have morning coffee while looking out the huge windows. Thank you so much for such a wonderful stay! We’ll be back soon!"

Located close to the center of town, a 5-minute walk to downtown Freeport with lots of shopping, art/music venues and restaurants. Public transportation (bus and train) will take you north to Brunswick or south to Portland. Beautiful walking trails, public parks and family beach nearby (5-8 min. drive). Easy access to grocery stores and medical facilities.
