Our guest studio apartment has a private entrance, a king bed, a pull out sofa, a kitchenette, a walk-in shower, and porch facing the water to provide the perfect relaxing coastal Maine experience! Custom built home on 8 acres tucked away in the woods with waterfront access to Harraseeket Cove & South Freeport Harbor, great for kayaking! Located just 5 minutes from LLBean and Freeport's many shops, restaurants, bars, etc. Wolfes Neck State Park and its stunning coastal trails and forests are less than a mile away.
The guest apartment is connected to the owner's house but has a private entrance and is locked off from the rest of the house. You can enjoy your privacy yet we are close by to assist with anything you need. There is a patio with chairs to lay out on and we have 2 Sit-On-Top kayaks available for you to use down at the water front. Note: Our property is on a hill overlooking the water, so waterfront access requires ability to walk down stairs and along a forest path. Depending on the tides and weather conditions, this area can be muddy. For security, we have a security camera at the front door of the house/driveway area.

This charming, Victorian house has recently been renovated, and the first floor is now available to rent as a studio apartment. The rest of the property and grounds are unoccupied for your privacy. It has a new, modern kitchen, a small bath with a walk-in shower, a lovely dining room, and a living room/bedroom area with a comfortable, king sized bed. A five-to-ten-minute walk will get you to downtown Freeport and the L.L. Bean flagship store, shops, and restaurants. The trails and rocky coast of Wolfe’s Neck Woods State Park and the beach at Winslow Park are less than a 15-minute drive away.

A gravel pathway from the driveway brings you to a back porch and entrance to the house. The back porch gives you a view of a field, and you might catch a glimpse of birds such as robins, American goldfinches, and the occasional cardinal. From the porch, you enter the house into a small hallway with storage shelves that contain board games and other items. A wooden door brings you to the kitchen. (As is common in old houses, the door sometimes sticks, especially in the summer, so you might have to give it an extra push or pull.)

The modern kitchen is fully outfitted for your convenience with dishes, cookware and cooking utensils, and flatware. There is a dishwasher, refrigerator, microwave, and a stove with an induction cooktop. Small appliances include a coffeemaker, toaster, blender, and Instant pot. Three windows make the kitchen light and airy.

The kitchen leads into the dining room. The dining room has a simple elegance with burnt orange curtains, a Tiffany lamp, and an original glass cabinet. There is attractive woodwork and large windows. The heat in the apartment can be controlled by the thermostat on the dining room wall. The AC is also in the dining room during summer months and can be used to cool the dining and living room/bedroom areas. (Box fans are also available in the kitchen.) The dining room is separated from the living room/bedroom area by pocket doors.

Bay windows brighten the living room/bedroom area, and blackout curtains provide privacy and block out light for sleep and for cooling in summer months. The king sized bed is prepared with cotton sheets and sets of firm and soft pillows. In addition to the bed, there is a couch where you can lounge and relax. A 32” Vizio smart TV as well as an upright piano help to keep you entertained. The fireplace has beautiful woodwork and tiles. (Fires are not permitted though.)

A small bathroom with a black-and-white tiled floor and a walk-in shower with a glass door is located off of the dining room. The bathroom contains a European-style, compact all-in-one washer/dryer.

Cozy Rock Cabin is an 800 sq ft cabin on three acres of wooded land. Carefully designed for couples and digital nomads, it has everything you`ll need to explore southern Maine (#thewaylifeshouldbe) or just stay cozy in front of a fire.

The space is perfectly designed to be small and cozy, but also have everything you need to both live and work comfortably. There is one bedroom with a king size bed and desk, as well as a loft looking out into the woods with a full sized bed and a reading nook.

*NOTE* This cabin was designed and built specifically for two people. There are two beds, so you are welcome to travel with four guests, but please note there is not a wall between the two beds (one is on the loft above the primary bed), and the kitchen table only has two stools.

The kitchen will be fully stocked so you can cook all your own meals, and includes pots, pans, knives, utensils and a coffee maker.

LOCATION
Cozy Rock Cabin is just a quick 7 minute drive from downtown Freeport, Maine (home of the flagship LL Bean store and outlets) and just 20-25 minutes from Portland. Plus, we`re right on the coast and it`s easy to find water access whether you`re wanting to visit the rocky beaches of Maine or drop a kayak in for a paddle.

Perhaps the best part of the cabin (in my opinion) is the guest book. I`ve spent the entirety of the build creating a guest book pointing you to every single thing we love in the area. Carefully curated day trips, brewery tours (based on location, beer preference, etc.), outdoor excursions and more. If you`ve ever wanted to visit Maine but weren`t sure where to start, Cozy Rock is definitely the place for you.

The space is ideal for mature adults, and is not a great fit for small children, or people looking to party (we legally are only allowed 4 guests maximum). We do have neighbors who are full time residents, and we care deeply about ensuring the area remains quiet and peaceful for them. Please plan accordingly.

Guests will have full access to the cabin and the property. The shed is kept locked as this is where we store all our supplies and equipment (snow blower, lawn mower, etc.).

While we`re located in North Carolina, we have an awesome team of cleaners who are located nearby. We will communicate with you prior to, and during, your stay should you need anything at all. This includes questions about the house, as well as suggestions for places to eat, shop, adventure or travel.

Cozy Rock is located about 7 minutes from downtown Freeport, but sits on 3 acres of wooded land. You feel like you`re in the middle of nowhere while also being so close to everything you might want to do.

There`s plenty of parking at Cozy Rock, but no public transportation. If you`re not driving from your destination, we recommend renting a car at the Portland airport. But once you have a car, you`re just a quick drive from the beautiful Casco Bay (about 10 minutes), downtown Freeport (7 minutes) and the city of Portland (about 20 minutes).

PETS
While the property is dog friendly, we want to make sure you know that the trim is all white pine. We do not recommend bringing dogs that are young or aren`t well trained, as they are apt to scratch/damage the trim. You will be charged for this, so just want to make sure you know this ahead of time! For this reason we also do not allow cats.

HOT TUB
We love the hot tub, and work diligently to keep it maintained year round. That said, due to situations outside of our control (Mother Nature or guest misuse) there are times where we are forced to drain and refill, or it takes extra time to reheat for the next guest. This happens rarely (so far only once in two years), but we like to manage expectations to avoid disappointment.

*WEATHER/CANCELLATIONS*
We can not predict or control weather, so we don`t offer refunds due to inclement weather. Please keep this in mind when booking, and if this is a concern we recommend purchasing travel insurance (AirBNB provides this while checking out!).

Additionally, because our calendar stays fully booked year round we have a strict cancellation policy and do not make exceptions. If you have concerns about this, feel encouraged to purchase travel insurance, either from AirBNB or elsewhere. This is a great option to protect you, and protect us as hosts/business owners. We appreciate your understanding!
Due to city ordinance, we are not allowed to host more than 4 guests at Cozy Rock. We are also not allowed to host gatherings, so bookings are for guests only, and no more than 4.

We are a dog-friendly cabin, but do not allow cats.

You can walk or ski your way to downtown Freeport shopping from out location and the harbor is only a mile away. Must like dogs. We have 2 very friendly black Labradors that roam the property.

This Korean-inspired shed-style cabin is 21’x15’ with dramatic 18’ ceilings, a queen bed with giant windows overlooking the woods, a full bathroom (toilet, sink, and a stupidly luxurious shower), a sleeper sofa with (an actually comfortable) queen foam mattress, a seating area nook with built-in cushioned benches and live edge table perfect for a game of cards or working on your laptop (don’t do it!), and a small kitchenette (sink, granite countertop, electric hot top, mini refrigerator, dishes, silverware, basics for cooking, kettle, etc.). This cabin comes supplied with linens (sheets, down comforter, towels for four, and pillows), linens for the sleeper sofa (sheets, pillows, and blankets), and two sleeping pads and pillows if you have additional guests (i.e. kids) sleeping on the floor. The cabin also has an outdoor seating area with four Adirondack chairs, a fire ring (w/ integrated grill), a small picnic table, and bistro lights that make for a magical outdoor experience.

The cabin is located in the recently renovated campground at the Desert of Maine, an iconic tourist attraction established in 1926. The campground is small, quiet, and serene, surrounded by tall northern pines at the edge of the Desert’s rolling sand dunes which were deposited there at the end of the last ice age. The tourist attraction includes fascinating exhibits about the history, ecology, geology of the Desert, activities for kids, a train ride, mini golf, and much more. - "Spent 4 nights in the large cabin. It was perfect! The cabin is more like a tiny house. Well laid out, clean tidy and new. Dog friendly. The campground is a perfect size not too large for a crowded loud camping experience. A range of sites everything from air conditioned/heated cabins to bring your own set up. Close and convenient to area attractions and the coast. Make sure to take a tour of the Desert and play some mini golf with an ice cream treat to finish off a perfect game. This Korean-inspired shed-style cabin is 21’x15’ with dramatic 18’ ceilings, a queen bed with giant windows overlooking the woods, a full bathroom (toilet, sink, and a stupidly luxurious shower), a sleeper sofa with (an actually comfortable) queen foam mattress, a seating area nook with built-in cushioned benches and live edge table perfect for a game of cards or working on your laptop (don’t do it!), and a small kitchenette (sink, granite countertop, electric hot top, mini refrigerator, dishes, silverware, basics for cooking, kettle, etc.). This cabin comes supplied with linens (sheets, down comforter, towels for four, and pillows), linens for the sleeper sofa (sheets, pillows, and blankets), and two sleeping pads and pillows if you have additional guests (i.e. kids) sleeping on the floor. WHY STAY ANYWHERE ELSE?
This modern geodesic dome is 22’ diameter with a huge window to the woods, a queen bed, a loft with another queen bed underneath a window to the stars, a small kitchenette (sink, granite countertop, electric hot top, mini refrigerator, dishes, silverware, basics for cooking, kettle, etc.), a stunning full bathroom, a small dining table and stools, and a queen bed. This dome comes supplied with linens for both beds (sheets, down comforter / quilt and pillows), and towels for four. The dome also has an outdoor seating area with four Adirondack chairs, a fire ring (w/ integrated grill), a small picnic table, and bistro lights that make for a magical outdoor experience.

The dome is located in the recently renovated campground at the Desert of Maine, an iconic tourist attraction established in 1926. The campground is small, quiet, and serene, surrounded by tall northern pines at the edge of the Desert’s rolling sand dunes which were deposited there at the end of the last ice age. The tourist attraction includes fascinating exhibits about the history, ecology, geology of the Desert, activities for kids, a train ride, mini golf, and much more. Campground guests enjoy free access to the dunes after hours, and discounted tickets for mini golf and general admission for daytime visits. Come to the place Where Wanderers Unwind.

Child Friendly

A one of a kind beautiful custom home nestled in Wolfe’s Neck Woods along the Harraseeket River. You have to stay here to experience it yourself!

Walk on to Wolfe’s Neck State Park trails along the Harraseeket River or over to see stunning views of Casco Bay. Short walking distance to popular Wolfe’s Neck Farm and Campground.

This custom off the grid home is powered by solar panels, batteries and a generator. It is located down a long dirt road in Wolfe’s Neck Woods and is on a tidal river that leads out to Casco Bay.

Watch Bald Eagles and Osprey fish in the summer months and enjoy everything the special place has to offer for outdoor recreation.

The cabin measures 8 foot by 10 feet. Bring your own bedding! It's located approximately 35 feet down a path in a section of woods on our property. There is a full size bed in the cabin. It is well insulated and there is a heater in the cabin from October- May. The shower and sink are in our greenhouse. (No running water from November- April) The kitchen area in the greenhouse can be used year round but is pretty cold from December-February and you must bring your own water November-March.

The space
The cabin is the size of a tall 8x10 tent. There is a full size bed with a mattress and mattress cover. You need to bring your own sheets, blankets and pillows. You can request bedding for a fee but not on day-of bookings. The cabin is well insulated. The communal kitchen area is accessible in the winter but the space is chilly unless it’s a sunny day and there is no running water from November to March.

Guest access
The communal areas are in the greenhouse. There is a shower, it has a concrete floor and surrounded by shower curtains with a small changing area. There aren’t often people around but it’s more like a shower stall at a pool or gym than a private bathroom shower. There is a private composting toilet about twenty feet from the cabin. There is also a kitchen in the greenhouse. Propane grill with a side burner, mini fridge, toaster oven/coffee maker, electric tea kettle, French press (at request) microwave. Table and chairs and a trash and recycling area (only for garbage created during your stay)

Other things to note
The communal spaces are shared with guests who are staying in our tiny home (April-October) and our family who is often in and out of the greenhouse between 10 and 6.
The greenhouse can easily get up to 90 degrees from February on through October so long as the sun is shining. It is a working space with wood shop and dirt and plants and kids toys. We ask that guests stick to the kitchen area which is kept cleaner and less cluttered.

This is a second-floor room, accessed from a dramatic original (steep) staircase, and is conveniently located in an area of lovely homes, with Freeport Village just five minutes away.

The space
We are just a short walk to the waterfront and Lobster Rolls, minutes to LL Bean and Freeport Outlet Shopping, Wolfe's Neck State Park, Bradbury Mountain State Park, and only 20 minutes to downtown Portland! Great location, picturesque setting!

In addition to the suite, there is also a sitting area on the front porch, and across the driveway is a shaded grove with blue adirondack chairs.

Other things to note
Summer traffic can be a bit heavy at times. Consider leaving extra time if necessary for your itinerary.

The space
The guest apartment is connected to the owner's house but has a private entrance and is locked off from the rest of the house. You can enjoy your privacy yet we are close by to assist with anything you need. There is a patio next to the apartment with chairs to lay out on and a grill, and we have 2 Sit-On-Top kayaks available for you to use down at the water front.

Guests can access waterfront. 2 Sit-on-Top Kayaks available for use (life jackets available). Note: Our property is on a hill overlooking the water, so waterfront access requires ability to walk down stairs and along a forest path. Depending on the tides and the weather conditions, this area can be muddy.

Guests can have access to sauna, the back porch and side patio and grill behind the apartment, the basketball hoop, basketballs, soccer balls, footballs and petanque (bocce ball) set.

Guests may use dog wash room to keep Fido in tip top shape!

You may see comments left by guests who loved our dog Nelson as much as we did. We unfortunately had to say goodbye to Nelson and there are no longer any other dogs on the property.

The main living area is open concept, so the dining area, kitchen, and living room are all one long space. Feel free to hang :)

There is plenty of parking behind the house and I typically use the backdoor from that area.

And there is a covered front porch with a rocking chair, awesome for reading a book or sipping some coffee and enjoying the breeze!

Very short (less than 5 mins) walk to L.L. Bean -- tons of activities on their headquarter campus all year round, and every day during the summer.

Perfectly situated so you can enjoy the free concerts over there but not hear them if you're an early-to-bed kinda person :)

In the same direction is all of Main St and the shopping and dining that has to offer.

And super short drive to Wolfe's Neck State Park (best trees/ocean trails), Winslow Town Park (awesome local beach), Hedgehog Mountain and Bradbury Mountain (great hiking and mountain biking).

It's seriously such a great place to live and play :)

This very spacious and light filled apartment has beautiful views of a marsh and the headwaters of the Harraseeket River. It is also across the street from a 100+ acre bird sanctuary. There is a queen bed in the bedroom, a full in the large living room, and a twin in a small nook under the eaves off of the kitchen. You can put kayaks in across the street and it is a short 20 minute walk into downtown Freeport. Great year-round location.

The space
This is a fully furnished and wonderfully lit separate apartment with it's own entrance in my vintage Freeport home. It is very private and spacious and looks out on the marsh and Harraseeket River where you will often see our local Blue Heron and Bald Eagle. Also all of the electricity is generated from 28 solar panels on our roof! There is wireless recently upgraded high speed internet, Roku stick for TV (no cable), bathtub and shower.

You will have the entire spacious apartment to yourselves with a private entrance from a second floor deck. You can also walk through our woods on our 2.5 acres down to Frost Gully Brook that borders our property.

The space
Welcome to Eva’s Treehouse, named after our beloved late dog!! This 800 square foot apartment is located on the first floor of a gorgeous family home offering parking, a private entranceway and patio. In addition to a separate bedroom, the apartment is quite roomy with its own workspace, computer monitor, washer/dryer, full kitchen, bathroom, and living room with a pull-out queen sofa sleeper. 40” smart tv in the bedroom and 50” in the living room. We do NOT provide cable tv. You will need to use your own subscriptions to access paid applications for viewing preferences. Children’s toys, board games, cribbage, puzzles, and books are provided for your entertainment. The tile floor stays cool in the summer and radiates heat in the winter.

This suite is located above the garage of our home. Access to it is through a shared side entrance, but the entire suite is your private space. You are welcome to spend time in our beautiful yard; kids can play outside, there is plenty of space to run! In the summer, we have a lovely garden, help yourself to some Maine blueberries. Our blueberry bushes line the walk up to the side entrance of the home.

Our home is located just outside of Freeport, ME, within walking distance of LL Bean, shopping, coffee, and restaurants. Plus, easy access to nature! Bring your kayaks or paddle boards; a public boat launch is just around the corner. Ready for a cold Maine plunge? The public swim dock is one block away.

Make yourself at home! You are welcome to hang out on the patio, play in the yard, or wander the garden. We do have other guests that will be on the property and our family of four live here as well, but there is plenty of space!

1 bedroom apartment over garage in South Freeport. The apartment has a great view looking over our 7 acre spring fed pond. In the summer, bring your swim suit or winter bring your hockey skates, always something to do on the pond. The property flanks a large wooded lot with hiking trails or cross country skiing in the winter. You can walk or ski your way to downtown Freeport shopping from out location and the harbor is only a mile away.

Must like dogs. We have 2 very friendly black Labradors that roam the property.

The suite is completely private, and you may also use the enclosed porch, hot tub, and charcoal grill located on the deck on the east side of the house.

Other things to note
The kitchenette is stocked with granola, bread, bananas and coffee/tea makings. If you are looking to cook your own meals, this is not the appropriate place for you - it is limited to re-heating take-out or prepared foods or some simple grilling outside. We are in the country so the kitchenette needs to be kept clean to deter little picnicking ants! Thank you!

The space
This space is great! What really makes this space unique is how separate it feels from the hustle and bustle of Freeport despite being just a few minutes walk away.

It is clean, simple, modest, and super comfortable with lots of natural light. We have added new furniture in Spring 2023. The flooring is Pergo-style. The bed is a queen Tempur-Pedic. Third and/or fourth guest can sleep on an air mattress or a high-quality LL Bean guest cot.

The yard is great for children too. Back deck is spacious and we have a new table that seats 8. Small TV has basic channels and a DVD and we do have strong wireless. Pots, pans, utensils, plates, glasses, etc. provided. If you need anything else, just ask! We have every appliance or kitchen tool you could need.

The laundry is in the bathroom, which is adjacent to our space. There is a door connecting the our home with your space. We keep the door locked on our side and you can do the same from your side. Guests staying more than five days can expect us to work out a good time for us to use the laundry while you are out.

Note: We offer a drip coffee maker but not a Keurig in order to reduce waste.

Guest access
All of the spaces in the pictures, with the exception of the loft, are open to guests. Laundry in the bathroom, private parking and entrance, small kitchen. The loft you see the stairs going up to is not included. The backyard, fire pit, and deck are yours to enjoy.

Other things to note
If you’d like to bring your dog, yay! Reach out in advance of booking & you must list your dog in your booking. We ask that you keep an eye on dirty paws & try to keep them off the furniture or cover it up.

If you are staying for only one night with your pet, we will reduce the pet fee to $10. We love having pups!

LLBean has fun daily events - yoga, movies, concerts, art activities, and demos — going from July 1 through September 4, 2023 — they are within a few minutes walk from the studio. There is a link to the online schedule in the guidebook.

This historic home was built by a master carpenter and shipbuilder in the 1800's.

There is a $20.00 pet fee per stay. A portion of the pet fee is donated to a local rescue. We will allow two dogs per room. If you have three, please call us when making a reservation.

Our home is located in the center of the village and is easy walking distance to Freeport Harbor and wooded walking trails. We are within 3 miles of downtown Freeport, the highways, bus and train stations and public parks. Our place is good for couples, solo adventurers, and business travelers.

The space
Our 2 bedroom home is one level living. There is an open kitchen - living room set up, with a small dining nook overlooking the backyard. The back patio has a table as well as a grill and a propane firepit for your enjoyment.
There is an above garage studio which is used as a personal office. It has a private entrance and parking area on the opposite side of the house, so there will be minimal intrusion into your personal space.

The driveway will have space for 2 to 3 cars.

Main St. is 3 short blocks away, with shops and restaurants. Bow St Market, our local food store, is 2 minutes down the road and has a great selection of fresh cut meat and seafood.

The neighborhood is very walk-able and safe. South Freeport Harbor is 5 minutes away by car.

There is a local bus system called the Breeze which stops on Main St. There are buses to Portland and Brunswick multiple times a day.

The Amtrak train also runs to Freeport from Portland.

We do have one lovely sweet dog. Clean as we might, pet dander may be an issue for allergies. Please contact me if you would like to stay with your pet to discuss.

The first floor is spacious and comfortable with a large dining room, living room, bedroom, full bathroom, and newly renovated kitchen. The upstairs includes a full bathroom, bedroom with twin beds, reading nook, and master bedroom.

Spend a night or a weekend looking out over Casco Bay. Peaceful spot on the ocean; you'll have your own room with a private balcony and a private bath. We welcome you to sit out on the patio, enjoying gorgeous sunsets and a firepit. We are six miles from downtown Freeport outlets and one mile from Wolf Neck Farm, and many trails. We may be your final destination, or a stop along your way ~ we hope you will enjoy your stay! We are a quiet couple of empty nesters ready to share our space!

The space
We are renting the bedroom, use of private bathroom, and our outdoor space. We do live in this home full time. We are happy to say hello but do respect privacy. We are on a small lot on a beautiful point at the end of a dirt road.

Guest access
You will use the front door to enter and can go right up to your private bedroom, bath, and balcony. The "back" yard is our front yard to the ocean. You are welcome to spend time on the pier, float, or by the fire pit.
