ABOUT THE COTTAGE

Enter this brand-new, yet quaint cottage through white barn doors. The open-concept floor plan welcomes you with red, heated concrete floors, natural light, and designer décor.

In the spacious living room, you’ll find a sofa, love seat, and a red leather chair. Invite your friends over for an evening of games and sampling of local craft brews. Or make hot cocoa and snuggle up with your mate in front of the 64” flat-screen TV for a movie marathon.

The kitchen features granite counters, stainless appliances, and a 5-burner gas range. (There’s also a grill, stored out front—perfect for a seafood supper.) Grab a seat at the bar (4 stools) and sip a glass of wine while someone else does the cooking.

Follow the hardwood steps up to find a full bath with white tiled flooring and a tub/shower combo. The large vanity offers plenty of space to spread out.

Just beyond, the master features a king bed with white linens. Stay up to catch the late show on the 48” flat-screen TV.

You can pack light for this trip because a stacked washer and dryer are tucked in a closet in the bedroom.

- "This is a wonderful property! It has the best ocean views for sunset and sunrise. It is located down a private road in a quiet enclave of houses with a very short path to a special little rocky beach. You can hear, see and smell the ocean from the house! The house is comfortable and clean with a well appointed kitchen making cooking for a family easy. There is an outdoor shower and a patio with a large table to eat your lobsters from Alewifes outside. The property manager, Danielle, responded immediately to all requests and Denis responds quickly as well to booking questions. This was our second stay the house and we plan to return. This is special house and we plan to be back."

Here's the full scoop: Our neighborhood is quiet, picturesque, woodsy and charming. Our home is modern, clean, comfortable and spacious. You can walk to a private, neighborhood-only rocky beach in less than ten minutes and contemplate the ocean surf. In 20-25 minutes, you can walk (or drive in 5 minutes) to one of several beautiful state parks and beaches. Crescent Beach is wide, sandy, and pretty, perfect for sunbathing and walking. At Kettle Cove, you can watch local lobstermen haul in their catch, while at Two Lights, you can take in the spectacular ocean views with rolling surf and rocky coastline.

We’re a 15-minute​ drive into downtown Portland, where you can explore Old Town and its diverse culinary scene, artistic community, historic waterfront, wonderful entertainment, and fabulous shopping experiences.

Your private guest suite is located on the lower floor of our home (only 6 steps down!), with plenty of large windows looking into our wooded front yard. You might see deer nibbling on the branches, or a red fox strolling by.

Relax in your spacious “Paris Bedroom,” with a cozy and well-appointed curtained four-poster bed. Plenty of pillows, comforters ​and blankets make for a comfy night’s sleep. If you’re traveling as a couple, this is a romantic and secluded space for the two of you. You’ll find robes and slippers in the closet.

If you bring your family, we can accommodate children in “Artie’s Room as well as in the large living room.

Business traveler? There are several desks (one in the Paris Bedroom, and one in the Family Room) if you need to get some work done. Internet access included, of course!

If you need quiet time to paint, draw, or write, you’ll find the workspace and location perfect for inspiration and creativity. Maine is known for its artists, and we have several in the family! There are a number of artistic touches throughout the suite, and you’re welcome to use the deck and outdoor space to set up your easel and paint.

The fully-furnished Family Room area is large, bright and full of books, magazines, games, music CDs and a 42-inch TV with access to OnDemand, Netflix, and Amazon. There is a dining area with a table that seats 4 (or 6 if needed); a ​hutch filled with dishes, flatware and glasses; a bar cart with a toaster and coffee maker; and an electric kettle, microwave and mini-fridge for your convenience. We'll have a few things in the mini-fridge (milk and cream for coffee, several bottles of water and juice), but you're welcome to stock your own goodies there. We'll provide coffee and tea for your enjoyment.

The private bathroom is newly remodeled and features a large, spacious shower. It’s all yours - no sharing with anyone. No need to bring your hair dryer, flat iron or curling iron, because you’ll find them here. We provide the works, including towels, shampoo, conditioner, soap and body lotion from local purveyors. If you need any extras, just ask!

Our laundry area is also located on the lower level, in the utility room. It’s for family use, but if you need to do some laundry in a pinch, please ask and we can accommodate your needs.

In the summer, we provide beach towels, picnic basket, blankets, cooler, totes, backpack - anything you might need for a day’s outing. Beach passes are reasonably priced, but you’re welcome to borrow ours if we’re not using it.

We have a cat (just mentioning, in case you have allergies), but they’ll stay with us. If you see any of them hanging around the back door, please don’t let them out!

We live here year-round and work from home, so we’re usually around. If not on site, we’re available by text and/or phone. We’ll always try to meet and greet you at some point. However, we will respect your privacy and if you’re here to escape- retreat and be left alone, we will certainly honor that too.

A little bit about us: Sam is a native Mainer and Kathryn is a Canadian, from southern Ontario. Both of us lived in Arizona for a number of years before returning back East, where life is better. We found our perfect home after a three-year search, and are happy to help others discover why Maine is so special.

Sam is an alternative energy consultant, specializing in solar energy development. He loves to go out walking and exploring, and can direct you to interesting places on or off the beaten path. He used to work in the seafood industry, so he can tell you what to look for and what to know if you go to the fish/lobster market.

Kathryn is a jewelry designer and writer. Her contemporary-style work can be found in several museum shops and galleries in Arizona and in Maine. She is happy to be learning the lingo of Maine (you CAN get theah from heah!), and thinks everyone here is so friendly. And it’s true!

Other things to note
You'll use a shared back entrance but will have your own private space just six steps down to the lower level. You can close your doors for complete privacy. The entire bedroom, family room, second bedroom and bathroom are completely private and all yours. No bathroom sharing!

Lovely coastal Maine cottage-style home in Cape Elizabeth with a bright and open floor plan. Our home is located in a peaceful family residential neighborhood and abuts to several acres of wooded greenbelt trails. We are near the Spurwink Marsh and River, home of the Rachel Carson wildlife preserve and we are just a mere 2.5 to 6 miles to some of the finest beaches in Maine. The vibrant small city of Portland is 6 miles from our home. Come and enjoy her many restaurants, micro brews and sights!

Our home is a cottage-style Maine home and has 4 plus one bedrooms: The master suite has a king size bed with private full bath. Bedroom #2 has a queen memory bed (comfy!) along with a desk and sitting couch. Bedroom #3 has a queen size bed with sitting chair. Bedroom #4 has a beautiful California King bed with sitting chairs. The plus #5 bedroom is what we call the boat room. This is the 700 sq. foot bonus room. It has two beautifully crafted full sized boat beds, big screen TV and a pedestal table with chairs. The walls are lined with built in book selves loaded with children's books. This room can be used as a bedroom or living space. All bedrooms are on the second floor. In addition to the master bath on the second floor there is a full sized bathroom just off the hallway with double sinks and a separate toilet and shower room that can be closed off with a pocket door.
The first floor of our home has an open and airy floor plan: a gourmet kitchen opens into the living room which then opens to a lovely dinning room. From the kitchen you may walk right on to the blue stone terrace in the back yard. Also, on the first floor is a mudroom and half bath and a private office space.
Outside you will find a fully fenced backyard and large blue stone terrace that backs up to conservation green space. Our home also has a wonderful front porch to cozy up with a good summer read or a morning cup of coffee!
***this home has central air conditioning for the relief from the hot and humid summer days and wonderful radiant base-board heat for the chilly Fall and Winter season.

Built in 2022/23, this beautiful home is passive solar located on a private road in the woods in Cape Elizabeth. You will feel you are in Maine the second you walk in the home with the beautiful nautical features and decor. Only a short drive, uber or bike away from the famous Portland Headlight, downtown Portland, restaurants, bars, and most importantly the ocean and beautiful beaches. This home is perfect for adults wanting to getaway and relax.

This is the owner's primary home, so it offers everything a home would need to be comfortable. The owner will be staying on the property next door (through the woods), so she will be close by to help with any questions or issues, BUT you will still have complete privacy. There is enough room to park small/medium sized car in the garage. The property is sprayed for ticks and mosquitos in the summer to cut back significantly on the annoying bugs that come from living in the woods. Keep your eyes peeled for fireflies at night or the beautiful sounds of peepers from the pond next door.

Crescent Beach State Park is just a few minutes stroll away, via a private path through nature preserve. The path opens a good distance from the park's main entrance, so you'll be sure to find the privacy you desire. At Crescent Beach, you'll find soft sand, a gentle tide, and rocky coast line at both ends. You'll also find walking/jogging trails along the shore and through the woods in both directions. Popular activities include swimming, kayaking, fishing, and wildlife viewing. Kayak rentals are available right on the beach, at the Snack Bar.

If you like, drive or bike along Scarborough Marsh toward Higgins Beach (5.0 mi. away), Scarborough Beach (6.1 mi.), or Ferry Beach (7.0 mi.). Explore the rocky coast of Two Lights State Park (1.7 mi.), or picnic next to Portland Headlight at Fort Williams (6 mi.). Kayaking at nearby Scarborough marsh is also popular, and rentals are available on site.

The home sleeps up to 30 guests (please ask about extra beds when hosting large groups). Perfect for family reunions, Bachelor & Bachelorette weekends, birthday parties, wedding & baby showers, corporate retreats, rehearsal dinners, post-wedding brunches and more. Please note that the beds in the home sleep 20-23 people, depending on the composition of your group (singles versus couples). In order to accommodate overnight guests in excess of 20, let's have a conversation about adding extra beds. We can provide extra beds for really large groups but need at least 1 weeks' notice in order to do so.

This 5.5 acre luxurious estate property with a large main house and an attached apartment was fully renovated in the modern farmhouse style by one of the Portland area's leading experts in that style. The original farmhouse burned down and was rebuilt in the late 1990s (with the salvaged antique pumpkin pine floors) and massively renovated in 2020.

The 5100 square foot main house (plus attached 550 square ft. 1 BR/1BA apartment) is typically set up as follows. Extra beds can be brought in, as needed.

Room a/cs in all rooms (heat pump/mini split in open living/kitchen area. Bedroom features room a/c, light-filtering shades and full blackout curtains.

The apartment is attached to the main house but also has a separate exterior entrance. It will not be rented to unrelated groups and will only be offered as an add-on option for guests who rent the main house and need additional space. The apartment is accessible to the main house thru a double set of doors, separated by a staircase near the kitchen of both the apartment and the main house. and is on the second level of the home. The apartment offers a nice private space.

THE OUTDOOR LIVING SPACE:

We have a brand new 38' x 16' heated pool that will be heated each year from June thru September. We have gorgeous hardscaping and stonework around the pool and a tremendous amount of new landscaping, trees, flowering plants, etc. We have 17 comfortable pool loungers with cushions.

We have added a brand new Pickle ball court and bocce ball court.

The outdoor living space of the home is absolutely spectacular. We added a VERY large oversized deck on the back of the house (off the kitchen) to feature outdoor dining space and lounge furniture. We have stunningly beautiful and very comfortable lounge seating for 10++. 2 sofas, 4 oversized chairs and 2 very large ottomans. We also have 2 large dining tables and oversized/comfortable dining chairs for 12 that can be added to the lounge area for plenty of room for large groups to gather comfortably. The dining chairs are very oversized and comfortable and can be pulled into the lounge area to seat 22 guests comfortably (2 sofas, 16 large/comfy chairs and 2 ottomans when the dining chairs are pulled into the lounge area).

In addition to the deck, there is a large stone patio (18" x 18") with 14 Adirondack chairs encircling a brand new very large custom-built propane fire pit with a plumbed gas line, so you never run out of propane. We have additional comfortable seating at the house (in the barn) for really large groups).

A very large and very high-quality 7-seat hot tub is now located on a small first floor deck platform that is adjacent to the entry to the walk-out basement for the convenience of being able to walk almost directly into the new large full bathroom after using the hot tub.

There is also an outdoor shower and huge yard areas for kids to run and play.

Also included with the rental of the home are beach cruisers with baskets for riding to the beach or the adorable Higgins Beach market, just down the street (a 3-minute walk from the house) or the beach, coolers, beach chairs, beach toys, beach towels and everything you will need for a day at the beach or sunset picnics at beautiful Higgins Beach, considered one of the most beautiful beaches in Maine.

Captains Cove is located in the quiet coastal community of Broad Cove in historic Cape Elizabeth, ME. Found on the southeast corner of Cape Elizabeth, the summer sea breeze brings cooling comfort, salty scents and sounds from the ocean daily. The neighborhood is perfect for morning walks to the local rocky Broad Cove beach to watch sunrise and arriving and departing ships, while enjoying a morning cup of coffee. The neighborhood also features a Greenbelt trail which offers easy trail walking / hiking through the woods, with the sounds of birds chirping and woodpeckers working away on the trees. The close proximity to the ocean and the quiet of the neighborhood were the biggest attractions for our expanding family.

Captains Cove features one Master bedroom with ensuite bathroom, one twin and one double bedroom which share a full bathroom on the second floor. There is a roomy eat in kitchen, with a dining room, living room, laundry room and 1/2 bath on the first floor. The living room has a game / puzzle table and large, comfy sectional couch, perfect for reading, listening to music, or taking a restorative vacation nap.

On the ground level there is a comfortable family room, with vintage Ms. PacMan table, couch, game table, large flat screen TV, a Queen bedroom and full bathroom. When not using the family room space for the entire household, it makes for a nice private suite for guests.

Outside there is a large walk out patio with large sectional couch, swivel chairs and table for outdoor living. Plentiful sunshine in the afternoon lends itself to stretching out on the couch with a good book. In the evening there is lighting over the patio to continue your outdoor time after returning from the beach. There is an outdoor propane heater for cooler nights under the lights on the patio.

For the beach enthusiasts, Captains Cove is close to several beaches and state parks. Enjoy biking to Two Lights State Park, Kettle Cove Beach, or Crescent Beach State Park. Kettle Cove Beach is a family favorite for a cooling dip after dinner on a hot summer night, usually followed up with a visit to the Kettle Cove Creamery and Shack for an ice cream. Of course you can totally bypass the swim and go for a bike ride straight for the ice cream if that suits you as well! In addition to Ice Cream the Shack Cafe offers other items such as burgers, fries, coffee and espresso drinks during the day.

A little further away, less than 8 miles are in order of least distance from the house are Higgins Beach, Scarborough Beach State Park, Ferry Beach and Pine Point. For surfing, paddle surfing and kite boarding, Higgins, Scarborough and Pine Point are popular. For relaxing, swimming, sunning, and building sand castles, Kettle Cove, Crescent Beach and Ferry Beach are great!

There are several eating establishments in Cape Elizabeth, ranging from sit down restaurants to take out or eat in style, close by to the neighborhood. The Good Table and Tacos y Tequila are less than a mile away from the house. The Good Table offers Lunch and Dinners and has a delicious Sunday brunch featuring very large and delicious Cinnamon rolls. Tacos y Tequila offers lunch and dinners with a mostly Mexican menu, and a wall of taps featuring several local micro brews, ciders, and wines. Less than 3 miles away are Sea Glass Restaurant at Inn by the Sea with more of a dining experience, and Tostones a Latin American eat in / take out restaurant and bar.

For cycling enthusiasts, Captains Cove is a great launching pad for several road loops around Cape Elizabeth, Scarborough, South Portland and Portland, ranging from 2 to 35 mile local loops.

We didn’t use the kitchen a whole lot, but there was more than what you could need to cook some amazing meals. - "This property is very clean, quiet and nicely decorated. The place was very comfortable and was a great home away from home. There's even a big porch where you could enjoy the outdoors without going anywhere. The owner is in town and is easily accessible if you have any questions or concerns. She also gave us a lot of information about the restaurants in the area. We loved walking to Willard Beach and just a short drive (you could walk if so inclined) to the Cape Elizabeth Lighthouse. The nearby restaurants are so good and I miss them already. It is on the 3rd floor and so you have to not mind steps. The ceilings are slightly sloped so you have to be careful of not hitting your head in some parts of the unit."

- "Excellent property and experience!" - "We visited Cape Elizabeth for a quick getaway for my wife's birthday. Between both of us working and my three girls' crazy school schedules (and way too much screen time for all of us), we needed a little escape. The house and location was perfect for us. The house was clean and beautiful. The neighborhood was quiet and we enjoyed being so close to the coast. My older girls (12 and 14) enjoy cooking and for them the kitchen was the big highlight, I really enjoyed it also. They baked treats for mom on Saturday while I cooked dinner. My wife enjoy time relaxing in the hot-tub and laying by the fire. It was nice having wood right there in the garage! The owners were fantastic, quick to respond when needed and even helped out by bringing over a mixer for the girls to finish off their icing for mom's cake. - "I stayed with my family at this property for six weeks this summer. It's got a great location being close to Portland, and is also close to the beaches of Cape Elizabeth. The private beach down the block is lovely to walk to and makes for a great place to enjoy the sunset. In July/August, we were able to swim in the water. It was cold, but refreshing! The house is as advertised. Four stories with great views and large decks. Plenty of rooms and a large living area. The beds were comfortable -- not too hard, not too soft. The property manager was also responsive and friendly. 5 stars!"

Guests who are looking for a peaceful vacation to enjoy nature and ocean views in an antique house will appreciate their stay. Sounds of the ocean waves can be heard through the windows at night, soothing you to fall asleep.

The house is within walking distance of several beaches and state parks. Dyer’s Cove Beach is right outside your door (0.07 miles away) and can be seen from two of the bedrooms, the dining room, the kitchen and the deck. The Lobster Shack Restaurant is right across the street, overlooking the ocean. You can sit outside at the picnic tables, breath in the salty sea breeze, and then walk along the expansive and rocky coast after enjoying your meal (roughly 1.5 miles long). Two Lights State Park can be entered by walking 0.3 miles up the road and onto a dirt path leading into the woods. The park includes several private grills and picnic tables, which face the ocean and are perfect for outdoor barbecue parties. Kettle Cove Beach and Crescent Beach State Park are both 1.4 miles away.

Please be aware that the house was built more than 130 years ago. The woodwork and hardwood floors are original; there are scratches and dark areas in the wood that come with the patina of age. The house sits in an open ocean environment. Salt spray, dampness, foggy morning air, and high winds are hallmarks of this area, and may affect your stay.

Portland is a 20 minute drive away. It is rated among one of the best foodie cities in the country for good reason. You will never want to leave Maine after experiencing the fine dining that Portland has to offer. Addendum:

Cellphone reception is limited due to the rocky location, but guests will receive signal a quarter mile up the road. We are sorry but there are no pets allowed. We are firm on this.

Please note that we do not offer B and B in the traditional sense of Bed and Breakfast because of confining restaurant, ie, safety & inspection requirements, but what we do offer is a very well kept spacious apt in our home with a private bath in one of the best locations around. You have the beach and you have the the fun of Portland right at your finger tips.
We rarely saw our last guests, the night before we enjoyed appetizers and a glass of wine while watching the sunset with another set of guests and today we will be going to the lake and won't be around at all. Life is fluid, but be assured we are always there for you. I respond asap all the time to texts and calls so feel free to contact at all times. Well....before 11pm anyways. ;)
There's so much fun stuff to do in this area that we often are out and about, just like you probably will be too. Our guests are as diverse as the world itself, some people love their privacy and there's plenty of that here, some love to be social and we are more than open to that also.

Our place is a birding hot spot. The back yard is two acre wetland which attracts wide variety of birds year round. Near us are several incredible hot spots frequented by birders from around the world.

The space
Our home on 3.5 wooded acres combines quiet and privacy with the Maine license plate's boast of "Vacationland." We live at the end of a dead-end dirt road across from 30 acres of undeveloped wetland, with woods all around. Don't be surprised if you see deer pass your window as you enjoy your morning coffee! Your space is the lower level of our home, and is completely separate from our living quarters. There are plenty of windows providing lots of natural light. Radiant heat in the floor and a soapstone masonry heater guarantee you'll never feel the cold, and you will be in the coolest rooms in the house on hot summer days.

2024 UPDATE!
The living space now has a heat pump, a new American Leather sectional with (gel-topped) queen mattress, and a new wall unit to house the TV (with cable). We just installed a new LG washer and dryer .

Your bedroom features a new queen-sized Avocado bed and frame, an antique mahogany dresser, and walk-in closet. An additional sitting area is ideal for reading, and you can nestle in front of the soapstone masonry heater. (Wood and a quick tutorial available.)
The kitchen is fully equipped with gas stove and electric oven, microwave, full fridge/freezer, coffee maker, blender, toaster, and dining table. A couple of stools await at the counter across from the oven. The bathroom has a shower (but no bath.) Both have granite countertops.

There is a Cedar Works swingset in the yard (not for adults or adolescents, please.) In addition to the TV, down-time can be taken up with books, puzzles, boardgames, and a toybox. For beach excursions, we have towels and chairs, and a beach wagon for your use. A high chair and Pack-and-Play are available.

We will provide you with a guide to local beaches, eats, walks, and provisions*, and our recommendations for enjoying Portland and surrounding areas. We hope you end your Maine vacation loving Maine as much as we do!

(* If you want your fridge and freezer readied for your arrival, you can arrange delivery from Whole Foods (Portland) or Hannaford's (South Portland) to our home. We're happy to do some stocking for you!)

The neighborhood:
Captain Vacation House is nestled in Leighton Farms which is quiet development where local families live. There are sidewalks for a peaceful stroll and or dog walk.

Living Spaces:
The first floor has a big kitchen which looks out over the dining area. Great for groups to cook and prepare meals. Or the solo chef can be included in the conversation.

The dining area is next to the living room which has seating for 10.

Two large comfy leather sofas and a variety of other seats so everyone can gather or several groups can sit separate.

There is a gas fireplace to heat the living room and first floor in cooler times. For ambience in summer months, the fireplace can be heatless. An XL Samsung smart TV is in the living room with cable and streaming if you wish to connect.

There are games for all ages and books, too. We have included some activities and games to keep the kids entertained as well.

There is a deck overlooking the back woods that connects to the living room.

The sunny office is off the living room as well. It has French doors for privacy or swung open to feel part of the bigger space.

All exterior windows have blinds. Dining, living and office also have black out curtains. Sliding doors to exterior have black out curtain.

There are ceiling fans on first floor for comfort in warmer times or good air flow year round . There is baseboard heat to keep everything warm in all rooms. Additionally, there are heat pumps for heat in winter, air conditioning in summer.

Upstairs:
All Bedrooms have walk in closets with hangers, luggage rack, laundry basket, extra blanket, throws and table fan. Each bedroom has a dresser and 2 night stands with lamps.

Every bedroom has a ceiling fan.

All bedrooms and bathrooms have blinds and black out curtains.

Bedrooms have fluffy white towels, hand towels and wash clothes included. Black make up wash clothes are included as well.

All bedrooms have memory foam toppers for comfort and crisp 100% Cotton sheets.

Bedroom #1:
Captains Quarters is the primary bedroom with King Bed. There is a comfy chair in the corner for reading, napping or cuddling a little one.

Closet has two cots with bedding including memory foam toppers, blankets, linens and pillows.

There is a full bathroom attached to the Captains Quarters with full tiled glassed in shower, double sink vanity and separate toilet room. Premimum shampoo, conditioner and body wash are included in shower. Hair dryer and cosmetic mirror are available.i

Heat pump available for heating or air-conditioning depending on temperatures, in this room.

Front Bedroom - #2:
Furnished with King sized bed. Small desk can be used for work projects or as a vanity with included cosmetic mirror.

Included King bed overlooking trees in back yard. Also includes small desk/vanity.

Laundry:
New GE Washer Dryer in separate laundry room with laundry supplies, includes ironing board and iron.

Extras:
We have available a box of amenities if someone forgets a toothpaste, toothbrush, deodorant, shaving cream, razor, mouthwash, feminine products, etc.

Guest access
Guests have access to the whole house which includes - house, front porch, back deck, garage and unfinished basement. There is a front and back yard available to play when it is not snow or mud season.

There is a locked supply closet in the upstairs hallway and locked supply shed in the garage which are not accessible to guests.

There is parking for up to 6 cars. One or two smaller car can fit in double garage and up to four in driveway. There is an EV charger in the garage. There is no street parking.

Note there is a fence on one side of the property. The other side does not have a fence, please stay on the property surrounding the house.

Other things to note
Minimum age to rent is 25. Primary guest must stay at the property for duration of the booking.

Photo ID to verify age at the the time of booking is required to finalize your reservation.

A rental contract must be signed online via your email address within 24 hours of booking. Please review the sample contract attached prior to booking.

Your cleaning fee includes a $3000 damage waiver policy to cover accidental damage. Exclusions apply.

Animals
• Dogs and Cats are considered with pre-approval prior to booking. • • Max is 4 pets per stay.
• Pet Fee is $150.
• We provide covers for the sofas and chairs if pets are going to go on the furniture.
• Crates are provided. Dogs are to be crated if left alone.
• No fee for legitimate service dogs. Please disclose service dogs prior to booking.
• Dogs are to be leashed whenever outside. Any dog waste is to be cleaned as it happens, whether on the property or in the neighborhood.

Cancellation Policy
Rental contract will specify that GUEST can cancel any time regardless of th Airbnb cancellation policy. If the GUEST cancels the reservation more than 48 hours after the initial booking (provided it is less than 14 days prior to arrival), the rent and host fees paid minus a $75 administrative charge may be refunded if the same or partial dates are re-rented. If re-rented for lesser amount, the difference will not be refunded.
WE HIGHLY RECOMMEND you purchase travel insurance to cover any losses.

Noise Ordinance.
This is a quiet neighborhood. We want everyone to have fun but please respect the neighborhood. All of the neighbors are full time residents who appreciate peace and quiet. A noise and smoke monitoring device is inside the house. We will receive notifications if noise levels exceed those allowed by city. Cigarette and pot smoking as well as vaping will be detected and send notifications as well. Monitors do not record audio, just simply monitor smoke and noise levels.
Outdoor music in yard, back deck, front porch or coming from windows should be family friendly in respect for the neighborhood. Everyone should be inside by 10 pm to keep the area peaceful.

Security Cameras
• There is a ring doorbell camera that will detect and record audio and motion. This camera is necessary for the security of the house.
• There are no cameras within the house. There are temperature monitors for baseboard heating and heat pumps. These sensors do not record audio or video.

Snow Removal and Lawn Care
During spring, summer and fall there is an irrigation system which will water the lawn 2 times per day.
When grass is present and growing in spring, summer and fall, there will be a lawn maintenance person who mows the lawn every week. The day of the week will vary depending on the weather.
During snow storms, snow will be plowed when there is approximately 2+ inches of snowfall. When plow arrives, cars will need to be moved out the driveway. Drivers will have to wait in cars while driveway is being plowed as there is no street parking. When plow leaves cars can be returned to driveway. There are shovels on property for lighter snow. Ice scrapers and snow brushes are available for use by guests.

Cape Elizabeth is scenic and only a 15 min drive to Portland City. The weather is great; not too hot in the summer, and warmer than the rest of Maine in the winter. It is the perfect place to get out in the clean fresh air, take a walk on a quiet beach/nature trail, as well as visit Portland and its surrounds for work, dining, breweries, or shopping. The space
The property is on a 2.5-acre lot open for enjoyment for all, along with a private section for our guests with a firepit & BBQ. This two-storey apartment is 1200 sf with views of the gardens, there are plenty of windows providing lots of natural light. On the first floor, there is a living area which includes the lounge room with gas fireplace, dining area and kitchenette. The kitchenette has an Air-fryer oven which works as an all-in-one for cooking small meals in the oven, a 2 burner cooktop, refrigerator/freezer, cooking and eating utensils, microwave and coffee machine. There are laundry facilities with a washing machine and dryer, a full bath with shower.

The first bedroom has a double bed bunk bed with a twin on the top.

Upstairs there is a large room with a Queen bed, a lounge area to enjoy an evening tea/brandy and a book with an ensuite half bath.

There is off-street parking with a garage and a private entrance to the property.

The space
This spacious and quirky house has been a family home for over 100 years and is now open to share with our guests. This home had previous been two separate structures - a boat store and a farmhouse - before being combined almost a century ago. It is old charm that has been preserved for many years!

Perfect for a wholesome getaway - sleeps 8 people with everyone getting comfortable beds. It was designed to have an open family-inclusive layout with some great highlights such as a large living room, a family room (for the kids!), a large kitchen that connects the living room and family room, two dining tables (one out in the sun room for amazing dinners under the stars), an upstairs den, and a wraparound sun room that has amazing views of the water, lighthouse and stars at night.

• Kitchen: Kitchen with stainless steel appliances (refrigerator, stove/oven, dishwasher, microwave, coffee maker). White cabinets and granite countertops. Large enough to entertain while you cook a large meal. Dishes, cookware and utensils are provided. There are some old family cookbooks available too!

• Living Room/Family Room: There are two large living room spaces with pine wood flooring. The first living room has two long luxury sofas, armchairs, a coffee table and a flatscreen TV (Netflix, Disney+ and ESPN+, NO Cable). Great for large family gatherings, game nights, or to sit and enjoy a glass of wine. The second living room/family room is smaller and great for playing with the kids or dogs, and enjoying morning coffee while looking at the view.

• Dining Rooms: There are two dining rooms. One large 6-seating dining room connected to the large living room and the other 6-seating dining table located on the enclosed sun room/porch.

• Bathrooms (2.5): One master bathroom with a Japanese inspired shower and tub on the second floor. One half-bathroom with a toilet and sink on first floor. Another Full bathroom with pine wood floors, luxurious full shower/tub on the second floor. Fresh towels and washcloths, shampoo/conditioner provided.

• Bedrooms: There are three bedrooms (including master bedroom) all on the second floor with exposed wood finishes. The third floor has the fourth bedroom with two full beds. Master bedroom features a king size bed. All beds come with luxury linens.

The WIFI is reliable and strongest in the living room/dining room area near the modem itself for WFH needs.

You have unfettered use of our outdoor property and are encouraged to spend your time sitting in the Adirondacks chairs at the ocean's edge, or walking down to the rocks below the sea wall.

Other things to note
Spindrift is perfectly located for a quintessential Maine trip. The Lobster Shack Restaurant is steps away down Two Lights Road where patrons come from near and far to relish Maine's best lobster rolls. Also at the end of Two Lights Road-a minute's walk to a small pebble beach where the tide can be counted on to not only ebb and flow but to deposit treasure on the sand. In the other direction up Two Lights Road, you'll find the beautiful Two Lights State Park with walking trails and Crescent Beach State Park. For an evening out, the city of Portland is just six miles away with countless exquisite restaurants.

If you decide to stay at Spindrift you may find yourselves spending most of the day simply watching the Atlantic and the hard working Maine lobstermen haul their traps. You never know what will motor, sail, or swim by (yes, we have seen whales breaching off the rocks!). You're forewarned...the view is mesmerizing.

Spectacular sweeping views from every room, this secluded property overlooks the Spurwink River & shipwreck at Higgins Beach. This elegantly appointed antique farmhouse has been lovingly restored to include a beautifully updated kitchen & more! 3 dining spaces, each seating 12-14. Spacious bedrooms and living areas offer ample space inside & out. Steps away from a private rocky beach and a short drive to area beaches and state parks.

The space
From mid-June to mid-September, Boatyard is available for multi-day stays that turn over on a weekday. Outside those times, the house is available for shorter or longer stays, starting on different days of the week, and with a more relaxed cancelation policy. 5 of 6 bedrooms are on the second floor. Individuals with reduced mobility staying in the first-floor bedroom will appreciate single-level living and one 6" step from the garage into the house.

The TV in the den has access to selected streaming services.

Each bedroom, the kitchen, living room, den, and porch have a Google Home device with paid access to YouTube music streaming. Guests can say, "Hey Google, play [band, song, album, genre] on First Floor" to have all devices in the common spaces play at the same time. Very useful for events!

There is wifi throughout the house. We are not responsible for the functionality of the Internet Service Provider.

Renters are provided a pass to local State Parks including Scarborough and Crescent beaches.

Each bedroom has a ceiling fan with remote.

There is a second fridge/freezer in the garage.

Guest access
Guests may access the first and second floors as well as the garage, the deck, and the outdoor shower under the deck. Guests may recreate on the mowed areas around the house, which extend to the edge of this property's land. Guests can reach the river and ocean by following Lower River Road north for about 800' until it drops down to sea level.

The dock and "fisherman's shack" at the river's edge are not accessible to guests. Guests may not go into the pond or areas not mowed around the house as they are not part of the property. The attic, basement, and 2nd floor linen closet are not accessible to guests.

Guests may park on the driveway, parking area at the top of the driveway, or in the garage. The town limits parking to 7 cars. No parking on the grass due to damage this would cause.

Lovely coastal Maine cottage-style home in Cape Elizabeth with a bright and open floor plan. Our home is located in a peaceful family residential neighborhood and abuts to several acres of wooded greenbelt trails. We are near the Spurwink Marsh and River, home of the Rachel Carson wildlife preserve and we are just a mere 2.5 to 6 miles to some of the finest beaches in Maine. The vibrant small city of Portland is 6 miles from our home. Come and enjoy her many restaurants, micro brews and sights!

The space

Our home is a 3,700 sf shingled style cottage custom built by renowned Maine builder, Craig Cooper.
The master suite has a California king size bed with private full bath. Bedroom #2 has a queen memory bed (comfy!) along with a desk and sitting couch. Bedroom #3 has a full size firm bed with sitting chair. Bedroom #4 has a beautiful queen size memory bed with sitting chairs. The plus #5 bedroom is what we call the boat room. This is the 700 sq. foot bonus room. It has two beautifully crafted full sized boat beds, big screen TV and a pedestal table with chairs. The walls are lined with built in book selves loaded with children's books. This room can be used as a bedroom or living space. All bedrooms are on the second floor. In addition to the master bath on the second floor there is a full sized bathroom just off the hallway with double sinks and a separate toilet and shower room that can be closed off with a pocket door.
The first floor of our home has an open and airy floor plan: a gourmet kitchen opens into the living room which then opens to a lovely dinning room. From the kitchen you may walk right on to the blue stone terrace in the back yard. Also, on the first floor is a mudroom and half bath and a private office space.
Outside you will find a fully fenced backyard and large blue stone terrace that backs up to conservation green space. Our home also has a wonderful front porch to cozy up with a good summer read or a morning cup of coffee!
***this home has central air conditioning for the relief from the hot and humid summer days and wonderful radiant base-board heat for the chilly Fall and Winter season.
