This cabin has a cute kitchen, it’s a two bedroom one bathroom, and a large living room which over looks the river. Walk out the back door, to a deck with an outstanding river view. Walk down the driveway and access state land with 1000 acres plus for hunting. All bedrooms and living room have TVs with cable. The couch has a hide-bed to sleep additional guests. Also, log chairs also fold down to make a bed. Canoe and kayaks are available for guests to use. A fire pit is located in the front yard, wood available for you too. The back yard is fenced, great for guest who’d like to bring the dogs.

On the south shore of Pratt Lake, in the community of Gladwin, MI sits our fun filled red 2BR lodge style cottage with granite counters in kitchen and knotty pine throughout on 50 feet of water frontage. Pack your swimsuits cause you will need it as the sandy beach is great to swim and play. Pratt lake is great for your skiboat, waterskis, tubes, pontoon, kayaks or jet skis to play on all of the 180 acres Pratt Lake offers! Relax at the picnic table or sit and gaze at the lake from the deck. Grab a book and read in the sand. Enjoy the beach and great views of Pratt Lake. Pack your 'Smores' for the outdoor fire pit. Fish from the 40 foot dock. Public boat launch down the street to launch all of your toys. Plenty of room to secure your boat on the dock. Canoe and Row boat included for use. Clear water - great swimming. Water depth at our shoreline increases gradually - good for children (we have 4, so its actively used!). Firm, clean bottom. If you like to fish there is good pan fish, bass, and pike fishing. A few walleyes are caught each year as well. If the fishing is tough, take a trip to downtown Gladwin and hit the trout pond! Light boat traffic except on holiday weekends. Our cottage was built in the 20s and was one of the original cabins on Pratt Lake. It has a full kitchen with granite and dishwasher with all of the pots/pan/cookware amenities, 1 full bath room with tile floor, a large living room, lodge style knotty pine walls. Dark bamboo hardwood floors. There are three queen beds along with one sleeper sofa. Very open kitchen/ dining/sun room view looks out over beautiful views of the Lake.

A cozy cottage with a fantastic waterfront view of Wiggins Lake. You'll be able to take it all in while you're swimming in the lake or enjoying a great view and some shade on the front deck. Maximum occupancy is 4 guests.

The cottage is well maintained, clean, and has all the basic necessities to enjoy your stay on the lake. Please note we have a *no pets* policy as Kathryn is allergic and we also want to protect other guests that are sensitive to pet hair & dander. We purchased this cottage in Aug 2020 and bought new bedding, towels, pillows, glasses, silverware, kitchenware, and more. We refresh them as needed and strive for you to have an amazing time on the lake!

Renovations in July 2025: We increased the size of our dock and added a new 12ft x 10ft sitting area to the end of our dock! Grab some chairs and enjoy some coffee as you watch the sun rise over the lake! Or sit out during sunset and listen to the loons call! You'll have an amazing view of the lake as you take it all in.

Renovations in May 2022: A full remodel of the bedroom and some improvements in the living room. We got a comfy new Queen bed/frame from Denver Mattress (Doctors Choice Elite Euro Plush - since people have asked us!), floating nightstands, ceiling fan, black out curtains, and more. Power on each side of the bed and USB plug in each lamp.

Renovations in May 2021: Full remodel of the bathroom and front room. Included new lights, vanity, sink, mirror, chairs, couch, custom wall planks, several painted walls/ceiling, and a ceiling fan. We also installed new wood floors throughout the cottage too.

For liability & insurance reasons we ask that you stay off the pontoon boat and our neighbor's property/docks. We've got amazing neighbors, but they don't want the liability of unknown guests on their property. Thanks for your understanding! :)

Rest assured the water is clean and suitable for use but some guests may choose to bring bottled water for drinking.

Drugs/Smoking/Fireworks: Freshwater does not permit illegal drugs of any kind on the property. Due to the location of the properties, smoking is strongly discouraged around the home and strictly prohibited in the home. Fireworks are prohibited at a Freshwater location for the safety of all persons in and around the property, even if it is legal in that city.

Fishing: Some common fish you will see in the nearby lake are large mouth bass, walleye, bluegill, pike. Please be sure to bring your own poles as there are none at this property. Also, in order to fish in Michigan lakes, one is required to hold a fishing license.

Handicap Friendly: Let us explain what we mean by handicap friendly…there is a zero-1 step entry into this home, and it is one level (a ranch-style home). The bathrooms and hallways are not up to official handicap standards and do not come equipped with special apparatus to help those in need. There is a steep hill down to water however.

Internet: Yes.

Lake Rules: There are rules at this all sports lake, they are posted at the property. Most importantly they have a quiet time at 11:00 pm.

Linens: Yes, we provide your sheets and linens. Just like a hotel, the beds will be made for you upon arrival. We have just the basic sheets, pillows, pillow cases and bath towels.

Parking: There is enough room for up to 3 cars or 2 truck/trailer combo. Parking for 2 cars is on a gravel parking area between the road and the cabin. (Not the yard)

Pets: 2 Dogs are welcome! Freshwater Vacation Rentals currently charges $75/per pet for your entire stay. Yes, we do accept dogs, yet we do ask that you please clean up after them both inside and outside the cabin. Plus, if you allow them on the furniture, we do ask that you please bring your own linens/blankets for them to sleep on. Just let us know which bed you will be using with them, and we'll make sure it is ready for your sheets when you arrive. Plus, if the pet hair starts to build, we do ask that you please run the vacuum. Generally, dogs love the water and places to explore. Pet food does tend to attract mice, so vigilance is needed.

Privacy: Cottage right next door.

Seniors: Come one, come all! This space is great for those over 60. Sometimes when renting a home, you are never too sure about the terrain: is the home on top of a hill, is parking on a steep slope, are there 100 steps to the beach or the unit, etc. This home gets the FVR approval for the young at heart!

Snowmobiles: a person (resident and nonresident) that operates a snowmobile in Michigan is required to purchase a snowmobile trail permit. The trail permit enables snowmobilers to ride state-designated trails and thousands more miles of public roads and on public lands (where authorized). It is valid for one year, which begins Oct. 1 and ends Sept. 30 of the following year. State-designated trails are open Dec. 1-March 31 and grooming occurs when there is enough snow on the ground. - "Wonderful place to spend time with family. Stayed in town for a family wedding. Enjoyed the fishing and waterfront. The home owners had many of the “things you forget” available. Amazing view from this recently renovated lakefront property! An ideal place for a family get-away, a romantic weekend, or a fishing trip. Come and soak away your daily grind in this quaint cottage. To be so close to the water, with the options of sitting around the fire pit, or on the deck brings ease into the cottage experience. Family members will appreciate being able to watch the kids play in the water from the deck, with the convenience and comfort of this ranch-style home. Sitting in the sunporch is the optimal way to view Pratt Lake from inside, however the views of the lake are spectacular from almost any room. There is space for yard games, all while enjoying the fun along Pratt Lake. Don't forget your 4-legged family member! He/she is welcome too.

Drinking Water: The cabin does have well water which has a different smell than city water since it is not chlorinated. Rest assured the water is clean and suitable for use but some guests may choose to bring bottled water for drinking.

Drugs/Smoking/Fireworks: Freshwater does not permit illegal drugs of any kind on the property. Due to the location of the properties, smoking is strongly discouraged around the home and strictly prohibited in the home. Fireworks are prohibited at a Freshwater location for the safety of all persons in and around the property, even if it is legal in that city.

Fire-pit: Yes!

Fishing: Some common fish you will see in the nearby lake are large mouth bass, bluegill, pike, and walleye. Please be sure to bring your own poles as there are none at this property. Also, in order to fish in Michigan lakes, one is required to hold a fishing license.

Lake Rules: There are rules at this all sports lake, they are posted at the property. Most importantly they have a quiet time at 11:00 pm.

Linens: Yes, we provide your sheets and linens. Just like a hotel, the beds will be made for you upon arrival. We have just the basic sheets, pillows, pillow cases and bath towels.

Parking: There is enough room for up to 2 cars. There is additional parking along top of hill.

Pets: 2 Dogs are welcome! Freshwater Vacation Rentals currently charges $75/per pet for your entire stay. Yes, we do accept dogs, yet we do ask that you please clean up after them both inside and outside the cabin. Plus, if you allow them on the furniture, we do ask that you please bring your own linens/blankets for them to sleep on. Just let us know which bed you will be using with them, and we'll make sure it is ready for your sheets when you arrive. Plus, if the pet hair starts to build, we do ask that you please run the vacuum. Generally, dogs love the water and places to explore. Pet food does tend to attract mice, so vigilance is needed. THE YARD IS NOT FULLY ENCLOSED.

Privacy: Cottage next door.

Seniors: Come one, come all! This space is great for those over 60. Sometimes when renting a home, you are never too sure about the terrain: is the home on top of a hill, is parking on a steep slope, are there 100 steps to the beach or the unit, etc. This home gets the FVR approval for the young at heart!

Snowmobiles: a person (resident and nonresident) that operates a snowmobile in Michigan is required to purchase a snowmobile trail permit. The trail permit enables snowmobilers to ride state-designated trails and thousands more miles of public roads and on public lands (where authorized). It is valid for one year, which begins Oct. 1 and ends Sept. 30 of the following year. State-designated trails are open Dec. 1-March 31 and grooming occurs when there is enough snow on the ground. This beautiful recently renovated lake house is located north of Gladwin, Michigan, on a quiet and peaceful private lake. Three bedrooms sleep 9 with a pull-out couch on the lower level for an additional 2 guests. All rooms contain blackout curtains for a good night's sleep. The home has a full kitchen on the main level and a kitchenette on the lower level. There are two full-size bathrooms, one on the main floor and one on the lower level. Both bathrooms have tub/showers. A full size washer and dryer are available for use during your stay. Smart TVs, with Rokus, can be found on both the main floor and lower level. A small office area is located on the upper level. A beautiful new firepit with deck is great for relaxing around on summer evenings or roasting hot dogs or smores as well as stargazing on a quiet, peaceful night. Enjoy the lake in a kayak or paddleboat, or fish from the dock. In the winter the lake is open to ice fishing for bass, bluegill, cropies and pike. Snowmobile trails are located on nearby state land. The town of Gladwin is only 15 minutes away. Visit Riverwalk Place and other unique shops, restaurants and coffee shops. The Camp Restaurant and Dollar General are located nearby. If shopping is on the agenda, a mall is located at West Branch only 20 minutes away. Also located in West Branch are top golf courses: The Dream and The Nightmare. Golf, tennis courts and a restaurant are available just minutes away at Sugar Springs. Lakeland Recreation, an amusement park with minature golf, bumper carts, arcade and more, is located in Houghton Lake approx 25 minutes away. The Houghton Lake Playhouse offers many events including live plays, musical concerts, community events and dances. An informational folder with more information is provided for our guests. Ring camera is set up on the front side of the house and the Lakeside for security and is posted as such.

- "The hosts were extremely accommodating and the house was very clean. There is a deer farm across the street and one day we could really smell it but the other two days of our stay, we would have never known there was a deer farm so close. The location is very off the beaten path but was very nice once we found it! Also, the paddle pontoon is for smaller humans. " - "The house is extremely clean and is quite comfortable, and it's set in a pretty, quiet location overlooking the large pond (which looked quite clear!). Nice kitchen, nice clean bathrooms. Plenty of linens, etc. Owner was communicative. Had everything we needed. We were visiting family, so it we really just needed a place to sleep; unfortunately, we didn't have a chance to take out the pedal boat or kayaks, or to use the big fire pit, but I'm sure that would have been fun. Lots of games and DVDs downstairs. As a person with allergies, we appreciated that it's pet-free and mostly free of excessive fragrances, fabric softeners, etc (except for one plug-in downstairs, which we located immediately). Only minor complaint is that the beds weren't the most comfortable (the two queens were pretty squishy and sloping), but for a few nights, it was just fine. Note: the directions provided weren't helpful for us. If you're coming from I-75 or points EAST on M-61, they'll work just fine, but if you're coming from points WEST of the house, it seems to be a problem. We were coming from southwest of the house (M-18 N to Round Lake Road). The various online maps (google and apple) seem to think the house is located off of a through street, when in reality, if you turn onto it as directed from Round Lake Road, it dead ends right into a forest... so we had to figure out how to get to the house from the OTHER direction. No biggie once we figured it out, but the directions need to be updated."

- "We had 10 family members. This house had everything we needed. Lots of different spaces indoor and out for playing, relaxing and eating. The gameroom/1 bedroom/1 bathroom are in a separate building, the garage. This was perfect for the 3 teen boys. We brought our 4 kayaks and also enjoyed the two paddleboards and sit on kayaks. We swam and played games and slept in. We played cornhole and grilled a couple of times. My son borrowed the fishing rods from the shed and we got bait. The fishing was great! The lake sprayed herbicide along the banks one of the days and we had to stay out of the water for 24 hours. They also spray for mosquitos. We went to a nature preserve one day and into Lake Huron another. We went to some outlets nearby and into town for breakfast and shopping. Any questions or issues we had were promptly addressed by the manager. "

Close to 5 area wedding venues! Easy access off M-61 on a paved road. Currently we enjoy the natural flow of the Tittabawassee River but please note that there no good access point to get on/in the water. Restoration of the dam creating the lake is estimated to be complete in 2026.

1. ACKNOWLEDGMENT OF RISKS

Renter acknowledges that occupying the Property, particularly a lake house (waterfront property), involves inherent risks, including but not limited to:

A. Water related activities: Drowning, slips, trips, falls, injuries while swimming, boating or using other watercraft or devices. Encounters with marine life resulting in injury or death.
B. Property conditions: Uneven terrain, docks, stairs, decks, potential for wildlife encounters, adverse weather conditions and the inherent dangers of a lake environment.
C. Activities: Injuries resulting from hiking, sports activities, orv activities or general use of the Property and its amenities.

Renter confirms they are aware of these risks and understand that this list is not exhaustive. Renter voluntarily assumes full responsibility for any and all risks of injury, death, or property damage sustained while in or upon the Property or participating in any activities on or near the Property.

2. RELEASE OF LIABILITY

Renter hereby releases, waives, discharges and covenants not to sue Owner or their agents, employees, successors and assigns (collectively, "Releasees") from any and all claims, demands, causes of action, losses, damages, expenses, costs or liabilities of any nature whatsoever, arising from or in connection with Renter's use of the Property, whether based on warranty, contract, tort (including negligence), product liability or any other legal theory.

3. HOLD HARMLESS AND INDEMNIFICATION

Renter agrees to hold harmless, defend and indemnify Releasees from any and all claims, actions or losses for bodily injury, property damage, wrongful death,, loss of services or otherwise, including reasonable attorney's fees, arising out of or in connection with Renter's use of the Property. This applies even if the Releasees are negligent in whole or in part.

4. RENTER RESPONSIBILITIES

Renter agrees to:

A. Obey all applicable laws, regulations, posted rules and rules in the property listing on Rental Platform Website during the rental period.
B. Use the Property and its amenities responsibly and safely.
C. Take responsibility for any minors or their guests on the Property.
D. Report any unsafe conditions or concerns to the Owner immediately.

5. MEDICAL CARE AND INSURANCE

Renter acknowledges and understands that they are responsible for any medical expenses incurred due to injuries sustained while using the Property. Renter is advised to carry their own health and other insurance to cover such eventualities.

6. ACKNOWLEDGMENT OF UNDERSTANDING

Renter acknowledges that they have carefully read this Release of Liability, Waiver of Claims, Assumption of Risk and Indemnity Agreement and understand it's contents.

This agreement applies to and shall be effective and binding upon the Renter, their guests, their heirs,, assigns, personal representatives, estate and all members of their family, minors and others in their care, custody or control.

The Renter acknowledges that by booking/reserving/renting this Property the Renter and all parties in the booking agree to the Liability Waiver and to follow all the rules of the Property.

Due to the location of the properties, smoking is strongly discouraged around the home and strictly prohibited in the home. Fireworks are prohibited at a Freshwater location for the safety of all persons in and around the property, even if it is legal in that city.

Fireplace: This property features two fireplaces! A gas fireplace & an electric fireplace - both remote operated!

Fire-pit: Yes! There is a firepit and a starter bundle provided for your stay!

Fishing: Some common fish you will see in the nearby lake are largemouth bass, bluegill, pike, and walleye. Please be sure to bring your own poles as there are none at this property. Also, in order to fish in Michigan lakes, one is required to hold a fishing license.

Golf: Gladwin Heights Golf Course in Gladwin, MI (13 minutes away).

Linens: Yes, we provide your sheets and linens. Just like a hotel, the beds will be made for you upon arrival. We have just the basic sheets, pillows, pillowcases, and bath towels.

Parking: Up to 4 vehicles, with room for a trailer.

Pets: 1 Dog allowed. Freshwater Vacation Rentals currently charges $75/per pet for your entire stay. Yes, we do accept dogs, yet we do ask that you please clean up after them both inside and outside the cabin. Plus, if you allow them on the furniture, we do ask that you please bring your own linens/blankets for them to sleep on. Just let us know which bed you will be using with them, and we'll make sure it is ready for your sheets when you arrive. Plus, if the pet hair starts to build, we do ask that you please run the vacuum. Generally, dogs love the water and places to explore. Pet food does tend to attract mice, so vigilance is needed. While we do allow guests to bring a dog, there is a stray cat that likes to spend time around the property. Sometimes, guests and the property owners feed the kitty, so she is very comfortable near the property. This is NOT an allergen-free home.

Privacy: There are neighbors next door.

Snowmobiles: a person (resident and nonresident) that operates a snowmobile in Michigan is required to purchase a snowmobile trail permit. The trail permit enables snowmobilers to ride state-designated trails and thousands more miles of public roads and on public lands (where authorized). It is valid for one year, which begins Oct. 1 and ends Sept. 30 of the following year. State-designated trails are open Dec. 1-March 31 and grooming occurs when there is enough snow on the ground.
