We do not have a long list of rules, we simply ask that our guests respect our home. No parties, no smoking/vaping inside, no loud music, and respect the space.

Absolutely no smoking in the property! You must be at least 25 feet away from the property to smoke. Any violations will result in a 500$ fee.

This rental space is the lower level of the house. This is a totally private walk-out basement with 9' ceilings and lots of windows. There is a separate entrance and locked doors separate the lower level from the main floor, where we live.

This is the perfect space for families, friends or business travelers. Close to restaurants and shopping, we're located midway between Salt Lake and Provo. We are 5 mins from the Silicon Slopes/Thanksgiving Point business center; 30 mins from BYU or downtown SLC; and 40 mins from Snowbird, Alta, Sundance and Park City ski resorts.

There is space to park two cars. You will walk down about 12 steps to access the basement entrance in the back of the house.

Why waste time? Stay close to American Fork Canyon with awesome rock climbing, hiking and mountain biking just 5 minutes away. Visiting family? Why bunk with your nephew when you can rent your own place and escape the drama! The bunk room used to be two bedrooms and the living space is generous, so even if you have a few people you are not crowded. This unit is the entire upstairs with no shared spaces. A quiet family lives downstairs and just had a baby so please plan to respect the quiet hours between 10 PM and 6 AM. The mountain views from the back yard are fantastic, and the location is perfect if you need to be close to Alpine, Highland or Cedar Hills.

PICKLEBALL: We have 2 pickleball courts in our backyard and have groups that come and play through the week. The courts are available for guests upon request! We respect the city quiet hours and do not play before 7am and do not play later than 10pm.

Main Floor includes a 2 car garage, Living Room with 2-story windows that capture the mountain and canyon views and fireplace, which is open to the well stocked kitchen, separate dining room that seats 6-8, and a game room with foosball table.
Upstairs includes a master bedroom with King sized bed and ensuite bath with jetted tub and shower, and a walk in closet. In the seating alcove of the bedroom is a twin daybed with a pull out trundle.
There is a bunkroom with 2 triple bunks that sleeps 6. This room includes a nintendo system.
The third bedroom has a queen bed and shares a full bath with the bunk room.
This house is located at the mouth of the canyon which means stunning views, but also canyon winds at night. We have fans and noise machines in all rooms for this purpose.

The house is located in a very secluded upscale neighborhood in the picturesque Highland Utah. Deer can be spotted on the property almost daily. Backyard is next to a preserved natural ravine with a seasonal stream and hiking/biking trails. The trails lead to the gateway to expansive hiking and mountain biking opportunities in the lone peak area. 7 minutes to the mouth of American Fork canyon. Yet it is within 12 minutes of freeway, light rail/train public transportation system, outlet, tech companies in the silicon slopes, and an hour drive from the world class ski resorts. It is about 40 minutes from Salt Lake city International airport.

Guests have dedicate concrete parking space by the driveway. Separate entrance in the back of the house to access the walkout basement. Self check-in with a keypad. Please be aware that our unit does not have washer/dryer provided.

- Smoking, tobacco, or vaping is NOT permitted in the cabin or on the grounds. Guests found in violation of this rule will be charged a $500 fine per offence and are responsible for any additional cleaning or repairs associated with the violation.

- Only service animals are allowed. We are very supportive of service animals and we happily welcome them into our home. However, any extra costs we incur directly related to the service animal (stain removal, excessive damages to furniture or floors, etc.) will be passed along to the pet owner.

- Be respectful of the neighbors, please do not go onto their property.

- The driveway should not exceed 8 parked vehicles. Parking on the grass is not permitted.

- Do not move furniture on the wood floors without permission

- The firepit should remain on the concrete sections of the patio

While the home is situated in a quiet neighborhood near the Rocky Mountains (you'll find lots of trails, parks, open spaces and even a few ranches) it is actually only minutes from stores, restaurants, activities, theaters and more. Dine out or order in from your favorite restaurants, go shopping at Tanger Outlet Stores (10 min. away), enjoy biking, climbing, boating, skiing, snow shoeing, hiking or most any outdoor activity right outside your door or within minutes. Bike trails in the neighborhood, downtown SLC 35 min Snowbird Ski Resort 45 min Utah Lake 15 minutes, American Fork Canyon 10 min Sundance Ski and Summer Resort 35 minutes, Mt. Timpanogos Temple 10 minutes.

No expense was spared in the making of this guest suite. Every aspect and part of this unit is brand-new and top of the line. This is a basement apartment (basement part of the house only) and it has its own and private everything like parking, entrance, bedrooms, bathroom,kitchen etc. Complete privacy.

-There are 2 bedrooms with a queen size bed in each.
-Each bedroom mattress is brand-new and has multiple memory foam layers.
-Each bed frame is control-remote automated to adjust to your sleeping style with a unique added head tilt for maximum comfort. Shall we make a suggestion? Try the zero gravity setting :)
-The sofa in the living room turns into a bed. Simply push the back rest inward and gently let it fall.
-For your convenience there is an automatic, inflatable air mattress that could sleep two more. It is located in the closet with the barn door.
-The unit has an electric fireplace that is able to heat the entire unit. There is also heaters in each room should you need them.
The unit is fully furnished and decorated to make you feel right at home.

The property is fully fenced except on the side of the house that leads up to the street. Per HOA rules we cannot fence those areas.

Unfortunately there is no thermostat in the basement. If you need to the temperature adjusted let us know and we will change it to your liking. You may also use the electric fireplace to warm up the place or open/close the air vents.

We are not perfect but if you need anything like paper towels, toilet paper, dishwasher soap etc let us know and we will gladly get you what you need.

There are electronic locks on the gate and the side door which will be your main point of entry. The codes for these locks will be provided with the check-in details after your reservation is confirmed.

We are only a message or phone call away and will promptly respond if any needs arise, so do not hesitate to reach out! But our level of interaction is up to you.

The property is located along the Mt Timpanogos Highway, and is only minutes from the entrance of American Fork Canyon. Easy access to the canyon, I-15, and the Traverse Mountain outlet mall.

If not bringing your own vehicles, the ride sharing services (Uber/Lyft) are very active in the area.

Guests wishing to host events, gatherings, or weddings must obtain approval. Please enquire for more details!
- Check-in time is 4:00pm. Check-out time is 11:00am.
- If you would like to host a gathering, wedding, or event please inquire or contact me! Guests must obtain permission in order to host gatherings over their selected occupancy.
- Quiet hours are between 10:00pm and 8:00am
- All guests must remove shoes while in the cabin. Shoe benches are provided at each main entrance. Guests that leave excessive dirt, debris, or obvious shoe prints may be charged for additional cleaning.
- Smoking, tobacco, or vaping is NOT permitted in the cabin or on the grounds. Guests found in violation of this rule will be charged a $200 fee
- Only service animals are allowed. We are very supportive of service animals and we happily welcome them into our home. However, any extra costs we incur directly related to the service animal (stain removal, excessive damages to furniture or floors, etc.) will be passed along to the pet owner
- Be respectful of the neighbors, please do not go onto their property.
- No parking on the grass
- Do not move furniture without permission
