Delightful cottage in Loch Lomond & Trossachs National Park. Barn Cottage is to be found tucked down a secluded private farm estate road, just metres from the centre of the bustling highland village of Killin at the south end of Loch Tay. The property couldn't be better located surrounded by beautiful woodland scenery and against the dramatic backdrop of the Falls of Dochart and the mountains beyond. As the name suggests, the property was originally a 200 year old stone barn but has been converted to provide a modern, very well equipped self catering base. It's the perfect get away for those who love the great outdoors or an idyllic place to relax and enjoy the unique and wonderful riverside gorge setting. Killin is close to being at the very geographical centre of Scotland so the location gives you access to Edinburgh, Glasgow, Stirling and Perth as well as fantastic countryside.
Inside, this holiday cottage has been modernised to create a relaxed homely atmosphere with everything you need for a happy self-catering holiday. The property has been sympathetically converted to provide quirky upside down accommodation with the bright and airy living quarters on the first floor thoughtfully making best use of the amazing views of the white water rapids and pools. Indeed otters have been spotted fishing in the pools from the window. The original 'hayloft' now forms a contemporary open-plan kitchen/dining/lounge with every convenience and once where the hay was pitched, there's now a little juliet balcony catching the morning sun with views onto the much admired burn.
Downstairs there are two cosy bedrooms (one double, one twin with additional trundle bed), a shower room with WC and underfloor heating. All rooms have electric panel heaters. The heated porch offers a place to dry off wet coats, ski gear, wellies and dogs. Wifi, several smart tvs with dvd player, and loads of great films are provided, as well as a great range of books and information. Board games and a Wii with games are to be found in the toy boxes.
There are two private garden areas and plenty of parking with only one other holiday cottage as neighbour and a working farm at the end of the lane. To the front, the garden is gravelled and is spacious enough for kids and dog to run around. The other smaller pretty patio garden area makes a perfect place to sit and enjoy the view and the squirrels. A burn tumbles through the garden plunging down into the river beyond and the sound of the water is mesmerising (it can be noisy too after heavy rains and care should be taken with children when the river is in spate). Both areas have patio furniture for alfresco dining options or bbq.
Step out of the door and enjoy lovely walks along the adjacent wooded river bank or follow the path past the ancient standing stone circle through breathtaking scenery steeped in history and heritage. There are sheep and horses grazing and an abundance of other wildlife. You can also stroll to beautiful Loch Tay with its crannogs and picnic on the sandy banks. The pretty Victorian town of Killin itself is charming, blessed with the famed scenic Falls of Dochart at its centre, and with period stone villas and cottages lining the main street and spread out beyond. Killin's setting with the Falls rushing into the loch and people kitted out in hiking gear for a day on the hills gives the village an almost alpine flavour. In summer, visitors spill out from the local inn, beer in hand, admiring the Falls and children are thrilled at being able to clamber over the rocks. There are a range of eateries, gift shops, local Coop supermarket, many pubs, tennis and golf courses, moorings, riding - all great resort amenities. The lively village community host regular events, the pubs have live music and special mention should be given to the Killin Highland Games, Music Festival and Hogmanay Festivities.
The outdoor centre offers canoe and bike hire but many people come for the fine walks around the mighty mountains and glens. Ben Lawyers rises above Loch Tay and many other munros or less taxing strolls abound. Killin is also a destination on the N7 Sustrans Glasgow to Inverness route via the impressive Glen Ogle.
Scotland's original iconic Glencoe ski centre is less than 45 mins drive with all facilities there. It is also possible to visit the capital, Edinburgh, Oban and Loch Ness or even a west coast island for the day.

You are a two minute walk from town, crossing the bridge, and a 5 min from the grocery store. The Killin Heritage walk is right out your door step, as well as a short walk to the shores of Loch Tay. Our hostess, Karen, warmly greeted us upon our arrival and showed us around the cottage and had many wonderful suggestions of things to do in the area. We had such an amazing stay, I can't speak highly enough about it!"

Blinkbonnie Cottage is set in beautiful forest covered countryside on the Glen Ogle and Leskin Estate, within the Loch Lomond and Trossachs National Park. The cottage faces directly south, so the garden is a sun trap which overlooks a small lochan and is a haven for wildlife, with woodlands & hills beyond.
Blinkbonnie has had a major upgrade within the last three years & we will continue to make improvements to provide comfortable & enjoyable accommadation and facilities for our guests.
The accommodation comprises of a good sized living/dining room, including a wood burner if the weather turns cold. There are french doors opening out to the rear garden and lead to a lochan with forests beyond. The internal hall leads to the newly fitted shower room and the two bedrooms, one including a king sized bed & the other with twin beds. A new kitcken was installed last year with all new utilities provided.
The panoramic views from the bedrooms take in the local forests and hills.
Whilst the cottage is in a rural setting, it is only a five minute drive to the village of Killin which is home to the famous Falls of Dochart, at the western end of Loch Tay. The village has various eating places; gift shops and a very well stocked modern COOP for all your needs.
The village of Lochearnhead, a 10 minute drive away where all forms of water sports and fishing are available. We have two golf courses within 20 minutes and many more a little further away. It is also is an ideal base for walkers & cyclists with many cycle routes and footpaths locally to try and explore.

A stunning 3 bedroom, 4 bathroom/en-suite house situated in the Central Highlands at the west end of Loch Tay right in the heart of Killin and set within Loch Lomond and the Trossachs National Park, within a 10 minute drive of the Ben Lawers mountain range. It is arguably the most picturesque village in Scotland, surrounded by the most incredible and breathtaking mountains, rivers and lochs.
The house itself comprises of three spacious bedrooms, each complete with an en-suite and TV. There is a large open plan living/dining/kitchen, perfect for entertaining or relaxing enjoying the stunning views from the floor to ceiling french doors which open onto a large balcony. The Living Room boasts a modern log burning stove, a 50" SMART TV, with Freesat and surround sound system. The property is situated on 1/2 acre of land, complete with a spacious patio area with BBQ and a driveway large enough for four vehicles. In addition, there is a drying room located in the basement.
The town centre - which includes numerous pubs, restaurants and shops - is a five to ten minute walk away. There are two golf courses within a 20 minute drive of the property. - "Cottage was in a great position next to the Dochart water falls. It was comfortable, had everything we needed and had a great garden to the rear. The garden had a lovely view to look out onto and was secure for our dog to play in. Ours is a medium sized dog, cocker spaniel, maybe a larger one might be able to jump the fence? A little bit of traffic on the road to the front of the property but, not all the time and it didn’t affect our stay. For those wanting to let their dogs off the lead, there is a pathway that runs from the front of the Dochart Falls Inn that takes you to the edge of Loch Tay. A really pretty walk. (Just need to check if sheep are in the field near the Loch before letting your dog loose. ) All in all, a relaxing, enjoyable stay."

Set below the Ben Lawers and Tarmachan mountain ranges close to the spectacular Loch Tay, the self-catering cosy & compact Rowan woodland lodge is perfectly positioned within peaceful and tranquil surroundings consisting of waterfalls, streams and woodlands. Wildlife is in abundance whether it be red deer, red squirrels, birds and so much more. You may even catch a glimpse of the local ospreys and other birds of prey.
The Hazel Lodge (sleeps 4). It has a double bedroom with bathroom (shower over bath), and a sofabed in the lounge. There's space also for a travel cot for a baby if requested.
This is a very well-equipped lodge which is perfect for small families. The fully equipped kitchen has an electric oven/hob, microwave, fridge/freezer, toaster/kettle. There's a lounge area with a flat screen TV, Free sat box, DVD player and a CD player.
Outside there's a newly renovated deck area with table and chairs. This is mid-terraced south facing lodge and the views immediately from the lodge are somewhat restricted by the lodges across the courtyard. The open view at the front of the park is to the hills on the south side of Loch Tay.

Gleann Fia House is a two storey house that sleeps 4 people, consisting of an open plan living area on the ground floor with sitting room, dining area seating for 4 and fully equipped kitchen. There is also a large WC/cloakroom and entrance hallway with a cupboard holding a washer/dryer.
On the first floor, there is a master bedroom with kingsize bed and ensuite bathroom with twin wash basins and thermostatic walk in shower. The second bedroom has twin beds and there is a family bathroom with full size bath and shower.
Gleann Fia House sits within the Loch Lomond & The Trossachs National Park in a rural setting at the edge of the Conservation Village of Killin, Scotland. We are less than an hour’s drive to Glencoe & the West Coast and only about 1½ hour’s drive from both Glasgow and Edinburgh.
- "The house ist fully equiped and very useful organized, for exampel are there many possibilities to hang up clothes and many rooms to storage clothes and food in the kitchen. In the ground floor the Toilette has a big sinck, wonderful for cleaning dearty shoes or dig-utilities. The house got very fast warm with the heating possibility. The only thingwe missed, was a hair-dryer, but perhaps we couldn't find him? We didn't use the dish washer, the washing machine and the dryer, so I cant't say anything to these machines. From the house it is a ten minute walk to Killin, thats fine. With a Dog you can walk the road down in both directions and you have many walking possibilities. We enjoed our stay in Killin and Gleann Fia House a lot. I wished it would be closer to Germany, so we would book it again."

The adjacent River Lochay and River Dochart, joining the nearby Loch Tay, are perfect for a spot of trout or salmon fishing, and boats, equipment and gillies can be hired and lessons available locally. We were not disappointed on arrival, the property had everything and more that you needed for a comfortable stay. Clean, tidy and with plenty of storage and a well equipped kitchen (being really picky a couple of pint glasses would be a good addition!) we had a great week in Killin. The property is a 10-15 minute walk into the centre, where there is a supermarket, a couple of pubs and a nice cafe. Overall we had a great week and this was a brilliant base to explore the region :-)"

The Pine Lodge (sleeps 8). It has 3 bedrooms (two double bedrooms, one with twin beds and a sofabed in the lounge). The Pine Lodge has 3 showers/wc facilities. There's space also for a travel cot for a baby if requested.
This is a very well-equipped lodge which is perfect for larger groups or families. The fully equipped kitchen has an electric oven/hob, dishwasher, microwave, fridge/freezer, toaster/kettle. Outside there's a newly renovated deck area with table and chairs and a brick-built barbeque to the side. This is a semi-detached south facing lodge and the views immediately from the lodge are somewhat restricted by the lodges across the courtyard. The open view at the front of the park is to the hills on the south side of Loch Tay.

Pine Cottage is a warm and cosy cottage in the middle of the forest, perfect for those looking for peace and quiet, hiking, reading and just relaxing.. All on the Ground Floor:

As you enter this warm and cosy cottage you are welcomed by the open plan living / dining area with a small kitchen to the side yet fully equipped. The living room with its cosy wood burner leads out to the conservatory where you will want to just sit and relax and admire the changing view of the forest in front and to the side of you. There are two bedrooms, a double and a twin and a lovely modern shower room. Outside there is a very large open garden, with a chimenea, a table and chairs again perfect for enjoy the peace and quiet around you. Keep a look out for deer and squirrels.
With an incredible backdrop of pine forests located in The Trossachs National Park, this is the ideal place to get away from everything, read, write or jump on bikes and go hiking through the woods. Although surrounded by total peace and nature, you are just 5 minutes’ drive away from the picturesque village of Killin and half an hour from the bustling town of Callander. Ben More and Crainlarich is a mere twenty minutes’ drive away where you can admire some of Scotland’s beautiful landscapes.

It was originally a croft, converted in the 1960s for a retiring estate worker and his wife. It is laid largely to lawn with mature trees and shrubs, and a wide variety of wildlife visiting the bird table. It is surrounded by fields with grazing cattle and sheep and a small burn (stream) on one side; the perfect place to relax and enjoy nature.

Outside is a substantial stone shed or bothy that is lockable and useful for storing fishing gear, bicycles, and garden equipment.
Killin is a small, charming village approximately half a mile away, located at the western edge of Loch Tay, by the Falls of Dochart, a spectacular series of rapids. There is a supermarket as well as a variety of places to eat in Killin. Fishing permits can be obtained at the newsagent, and bicycle and canoe hire from the extremely helpful and locally knowledgeable Outdoor Shop. The village serves as an excellent base for walks in the surrounding mountains of Breadalbane, whilst Loch Tay, which lies nearby, is a popular destination for salmon fishing and water sports. The village is on the edge of the Ben Lawers National Nature Reserve and The Loch Lomond & The Trossachs National Park, offering a mix of wildlife spotting, outdoor activities and beautiful walks. Horse riding is available locally and a golf course is only walking distance away.
Visitors to Killin can also explore the ruins of the Campbell stronghold of Finlarig Castle and visit the Moirlanich Longhouse, a rare, surviving example of a traditional Scottish longhouse maintained by the National Trust for Scotland.

Wildlife is in abundance whether it be red deer, red squirrels, birds and so much more. You may even catch a glimpse of the local ospreys and other birds of prey.
This Rowan Lodge is a cosy, compact and comfortable place to stay. Set within private woods and positioned on the foothills of the Ben Lawers and Tarmachan mountain ranges, it has one double bedroom with a super-king bed (sleeps 2) and enough space for a baby in cot if required. The super-king bed can be split into singles if requested at the time of booking.
The fully equipped kitchen has an electric hob/oven, microwave, fridge (with freezer compartment) and toaster/kettle. The dining area comfortably sits 2. There's a lounge area with settee, flat screen TV, Free sat box, Blueray/DVD player, and a CD player. The private deck, outside the lodge offers open southerly views to the hills around Loch Tay.

I brought my three children (17, 14 & 9) to Scotland from Southern England, a long drive but well worth it. We arrived and everything was perfect from the moment we turned the key. Wonderful kitchen with everything you could want, comfy beds and bedlinen, and the views...... just perfect. We were unlucky with the weather, very cold for August - 9 degrees some days! But the hot tub and games were enough to keep all of mine contented for the whole week, which was a wonderful surprise! We found we chatted and laughed together more than we get the chance to in our busy lives 'down south'. There was only one supermarket/grocery store, in nearby Killin, but it actually had everything we needed. We ate out at a couple of local pubs, both of which offered plenty of local produce and at good value prices. We got great use out of the hot tub (several times each day!!) and enjoyed open fires in the evenings. I heartily recommend Ardeonaig Lodge. I know you will enjoy your stay as much as we did!!"

The outdoor hottub was tremendous and the children were kept amused in the upstairs games room and games console’s that the house provided. Everything we were hoping would be there, was there and much more. It really is an amazing house with ample space and with the 9 x king sized bedded rooms that can be configured into twins if required, has ensured my family will remember my 60th birthday for years to come.
