A rustic one-bedroom (twin or super king) self-catering cottage built around the 1900, converted around 20 years ago from two outhouses. Some original features still remain, making the cottage a unique property to spend a relaxing break. Cottage is located in the idyllic village of Blair Atholl, Perthshire. Set on the banks of the River Tilt, Marble Lodge is five miles up the Glen Tilt track, which is easily accessible by car if driven with care. Originally a shepherd’s cottage, Marble Lodge is a charming and comfortable lodge sleeping up to four guests in two bedrooms, in addition, there is a large sitting room with an open fire. Surrounded by the wildlife and wilderness of Glen Tilt, Marble Lodge is well situated for long walks along the pony tracks and several Munros (hills over 3000ft) are within a day’s hike. Angling enthusiasts will particularly enjoy the salmon fishing available seasonally on the River Tilt, and for non-anglers, the sight of these fish as they make their way upstream to spawn is a spectacle.

- "Wow, wow, wow. This is truly a special place to stay. It is about a 20-25-minute drive into the estate past the main entrance for the Blair Castle, but it is so worth it. How often can you be entirely on your own (other than the sheep!) in a glen in Scotland with a beautiful river and stunning mountains just outside your door? The interior is more "rustic" than a high-end, modern home, but it goes with the experience. You feel as if you are part of the history of this home. The main bedroom bed is equivalent to a US double/full, but it was very comfortable and had quality linens. The second bedroom is much bigger. It was just two of us, so we used the floor space in the second bedroom to spread out our suitcases. The kitchen is well-equipped and easy to use. The "family room" is so cozy, with two small sofas and a fireplace. Wood was provided. Signs recommend not drinking or using the water to brush your teeth, but large bottles of water were provided (extras in the barn). The sheep are frequent visitors. We got groceries in Aviemore on the way down from Inverness. There is not a large grocery close by, so I recommend this. Easy visit to the castle and gardens (we did them over two days) and gorgeous hikes right from the lodge. We certainly see why families stay here over and over again. If it is available, book it!!"

- "We have been coming to Old Blair for a while now, annually with friends and children, always a joy. Very comfortable beds and warm duvets and lovely fluffy pillows. Bathrooms well appointed, lashings of hot water, and heating when you want to use it. dining room is perfect for gatherings , sitting room lovely and warm. New Kitchen which has been put in for this year, really nice but could do with an old, just a small table to cut food on with maybe an inset marble top to cut on as there is no spot to do that without potentially destroying the new formica top, where stuff is put on, and no room, but it is very functional otherwise. Maybe sharpen the knives ! maybe a couple more tea towels only 3 available, had to be washed every day. Bins now sorted outside which is great as before bottles were just outside back door, now there is the big bin! so much more orderly. Generally it was noted by us that any refurbishment required has been done, there really isnt anything we could fault. Hopefully we will be allowed back next year."

Located on the banks of the River Tilt and surrounded by steep hills, Forest Lodge is perfect for a week’s escape and is an ideal base for stalking, fishing, walking, cycling, mountaineering or a special family celebration. Salmon fishing on Beat 4 of River Tilt, which flows by the lodge, is exclusively available to lodge guests. The lodge was renovated to the highest standard in 2021 and retains a loving loyal list of regular families that return every year. The lodge is accessible up a eight-mile private track that follows the river Tilt up from Blair Atholl. Forest Lodge has the capacity to sleep up to 20 people along with a spacious drawing room with a large bay window facing south down the glen and an open fire. There is a fully equipped kitchen, a dining room and a second sitting room.

This year we chose Forest Lodge as one of two properties on the Atholl Estate. The Lodge is very comfortable, well appointed, warm and cosy. The bedrooms, most of which have recently been refitted, are excellent. We had a good week of weather but even on the dull days there was plenty for everyone, young and old, to do in the area. We would thoroughly recommend this property!"

Situated at the foot of Glen Tilt the property is ideally positioned to take advantage of all the immediate area has to offer: hill walking; mountain biking; outdoor swimming; golf; tennis; easy access to a multitude of tourist attractions and much more.

The exceptional, renovated C-listed property offers immaculate accommodation over two floors.

The ground floor comprises: an entrance hall; lounge with wood burner; a modern well equipped kitchen; and dinning/ sitting room with an open fire. The upper floors provides three bedrooms: one king size; one double; and one twin. In addition there is an en-suite and a main bathroom.

The house is a perfect place to relax and offers a 55 inch LCD TV, Sky TV, Amazon Prime TV , Netflix, broadband WiFi and a wide range of Blu rays and books.

New oil fired central heating was installed throughout in 2020. A new fitted kitchen was installed in December 2021 and includes: double oven, grill, integrated microwave, Nespresso coffee machine, separate wine fridge and other standard kitchen appliances/ fittings.

When we arrived we were delighted with the presentation, cleanliness and spaciousness of the property. It had lovely, light and airy rooms full of all the modern conveniences needed to enjoy a stay away from home. The property was perfectly situated in Blair Atholl. Walking distance from Blair Castle, the Watermill, Bowling Green, beautiful hill walks and local shops, pubs and eateries. We drove 7 miles into Pitlochry where we had a marvellous day of Gin tasting at Robertsons Gin House. The communication between ourselves and the owner was very informative and friendly. Glen Tilt House sits in peaceful countryside. The garden is around 1/3 of an acre with views out to the surrounding mountains and hills of Perthshire.

The River Tilt runs in a steep gorge to one side of the property. Hearing the rush of the river after rain or snowmelt recharges the spirits. The gorge is, however, steep and although there is a 1 metre high, chain-link fence, parents should supervise children and the owners of adventurous dogs should take great care!

Lawned garden wraps around the house and to the front an expansive lawn runs down to the garage where you'll find garden furniture to use as you wish. There's also a barbeque in the garage but you will need to provide your own charcoal. A five-bar gate leads from the road onto the long drive which as ample parking for 3-4 cars. The property has an EV charging point.

Stairs lead to the upper floor where there are 4 bedrooms; 1 king size bed, 1 super king size, 1 double, plus 1 twin. There is a shower room on this level with double shower.

The garden wraps around the house and also provides parking for 2 - 3 cars.

Well behaved dogs are welcome by prior arrangement for which a small fee applies.
