The home is newly built (2024) and offers all the comforts you need for a home away from home. The open floor plan with kitchen, living and dining room is the perfect place to spend time with family playing games, cooking a meal, watching a movie and sitting by the fire. Enjoy the massive deck with expansive views of the lake, a dining area, grill and seating area.
The master bedroom is located on the main floor of the house with an ensuite bathroom. It includes a queen sized bed and a large closet with views of the lake. There is also a powder room and laundry room off the kitchen. Upstairs, there are two large guest bedrooms with views of the lake, reading nooks and a spacious bathroom. One bedroom has a queen sized bed and a cozy reading nook with views of the lake. The second guest room has 4 twins (2 regular and 2 pullout). The basement level offers direct access to outside with a mud room, powder room and plenty of space for kids to play. The home sleeps 8 comfortably and allows you and your family to spread out across the home which is over 3000 sq. ft. There is excellent internet access throughout the house. There is a large TV in the living room, a TV in the basement as well as one in the 2nd guest room.

The property has a 40' dock, a swim dock and 100' of waterfront with gradual slope into the lake. There's a fire pit for enjoying time with the family making s'mores and memories. With very few motorboats on the lake, it is a serene location perfect for paddleboarding, kayaking, fishing (license required for anyone over 15) or just sitting by the fire listening to nature and checking out the stars. In the winter, you can ice fish (license required) and when the ice is clear and thick, skate across the lake!

Most of the opposite side of the lake is undeveloped, providing beautiful views. There is a town boat launch adjacent to the property. So bring your own boat (up to 20') and you can dock it right on the property. Jetskis are NOT permitted on the lake. But you can rent them or use them on Lake Winnipesaukee just 10 minutes away.

This lake is known for clean, clear water, spectacular swimming and fishing and boasts less boat traffic than most other NH lakes. The cottage is located a mere 20 feet from the water's edge. The swimming area is family friendly and has a stone stair entryway to the crystal-clear water with a sandy bottom. The cottage has a well-appointed kitchen, and a dining area for 6 as well as a lovely, attached deck overlooking the lake complete with a table and an umbrella for outdoor dining.
Our master bedroom a Queen bedroom set and mattress. The living room has a sleeper sofa with a flat screen TV over the stone fireplace mantle with cable. Two split phases have been installed for making the cottage warm and comfy in the spring and fall /AC on demand when it is hot!

We provide you with two kayaks, a paddle board, a row boat, life preservers for the whole family, and floating loungers. The living room has a large, plush sectional, big screen TV and a new wood pellet stove that heats you up on those colder nights. The modern kitchen is fully equipped with everything you need and is adjacent to the dining area with seating for six to eight. The master bedroom is on the first floor, directly across the hall from a full bath. On the second floor, there are two more bedrooms as well as another large bathroom. To make it feel like home, we provide plenty of pillows, fresh linens and towels for the shower and outdoors.

While spring and summer are great times to enjoy the lake, our home is meant to be enjoyed all year round! The area is renowned for its brilliant autumn foliage and, with undeveloped forest views, what better place to do some leaf peeping than from the warmth of the sunroom overlooking the lake? In the winter, take your snowmobile on the nearby snowmobile trails, venture out onto the frozen lake with your skates, or drive to Gunstock for some night skiing! Shaws Pond Lakehouse is a beautiful spot where you will instantly feel like you are away from it all. It's approximately 1/2 mile wide and a mile long. It has the convenience of being located only 6 miles from downtown Wolfeboro. Access to all the great restaurants, breweries, music and shopping that the Lakes Region has to offer. Just a quick drive into town for Wolfeboro's finest ice cream at Bailey's Bubble for an unforgettable treat. Plenty to do if you want or just relax and enjoy all that Shaws Pond has to offer.

- "This property was perfect for my family. It is located right on Shaw's pond, so my sons were able to walk out the door to fish. There was a play room for thw little ones, and ample room for all our stuff." - "This was our second stay at this house. Very relaxing location. Lake is very quiet and the waterfront area is perfect." - "We loved this property. It was very clean and exactly as described. The back yard and waterfront area was extremely private and quiet even though the home is located off of a busier “highway”. Be aware this isn’t a home in a private neighborhood but honestly you would never know it when in the backyard. We have 3 kids, the youngest being 3 and kept an eye on them going in/out of the house but the home is set far enough back from the road that I didn’t feel concerned with the busy road in front. There are neighbors that are close by however neither were occupied during our week, one doesn’t have a dock and the other has a very small one so I can’t imagine even if they are in their homes that it would impact the feeling of being alone while floating on the water or playing on the floating dock. The house has everything you need and while it is an updated older home, it felt very comfortable and extremely clean and well taken care of (I am a germophobe and felt more than fine with the home). It’s an 8 min drive door to door to wolfboro which we visited daily for ice cream, a meal out or to shop. They’re are some great cafes and the YumYum Shop for baked goods/ice cream and Bailey’s Bubbles (cash only) are a must!! Bring some sweats for evenings as they get cooler on the water but the fire pit with s’mores and wine is a perfect way to end the day. Owners were extremely responsive, recommend this for a family stay!!"

We went to Gunstock Mountain for Mountain Coasters and activities which was a very reasonable travel distance. Great Grocery store within 10 min drive! We aren't from around this area and he answered our questions so we were able to make good decisions on where to go! All I can say is VERY positive things! Owner was outstanding! Bonus 24-foot sunroom boasts full glass windows to enhance the three-sided views of the lake which is a stones throw away.There is a long oak table which seats 6-8 which is great for meals and family board games. It has a ceiling fan and electric fireplace and Bose stero.

Master bedroom has a wall closet and a window that opens to sun room to let in the views of the sunrise. each morning. Ceiling fan. Up-stairs BR is small but contains a jetted tub for the final relaxation of the day. The dining room opens to the kitchen through a large pass through. It seats six.

Large outside elevated deck extends out from Sunroom with amazing views of the lake front. Has gas grill and four deck chairs.

The lake front patio has a new wicker setee that seats 7. There is also a large fire pit surrounded by natural river stone, surrounded by Adirondack chairs.
As you can see here are ample "sitting areas" and the choice of which one to use is hopefully the biggest problem you will face!!

LOWER LEVEL: has two bedrooms, bathroom with shower, family room. and coffee bar. There is a large bedroom with two double beds with a large window overlooking the lake. The Adirondack style downstairs family room has a walk out slider directly to the lake and patio area. Directly outside the slider is a table and four chairs for your morning coffee.

LAKE PATIO AREA: has four Adirondack chairs, a nearby large fire pit and a long dock with a ladder at the end for easy access to the water. There is a new paddle boat with plenty of life jackets and other inflatables. The paddle boat is great fun to paddle to a nearby island for lunch or to swim at "the spit. New this year is a paddle board. Perfect of any early morning around a cruise on a smooth and serene lake.
An added bonus is a corn hole game and badminton net set up for both badminton and volleyball.

COVID 19 ALERT!!
We are preparing the Lakehouse in relation to Covid guidelines.
In addition, renters are booked every other week which means there is an empty week in between weeks to allow for thorough cleaning. As a nurse practitioner I believe this is the best approach to keep you save.

Sheets will be provided. Towels and beach towels will also be provided. Bedspreads mattress pads and blankets are provided and will be laundered in between weeks.

Some animals will be allowed with a refundable fee. This will be on a special basis.

The area is within 25 minutes of Wolfeboro and 45 minutes to Conway to the north and , Kittery Maine outlets, Portsmouth harbor to the south.

There is a great store, Lovell Lake country store which is just what you would want it to be. It has home baked goods, particularly the garlic bread and a full meat service department.

Rochester NH has a state liquor store, a stonewall Kitchen outlet and NH liquor outlet.

Guests feel relaxed and secluded on the waterfront peninsula on Downing Pond. Water views from every room and the oversized screened in porch with hot tub. This home was updated in 2023 with a new kitchen, bathrooms, flooring and lighting. The kitchen has a coffee station and the space and equipment to cook as little or as much as you'd like! Relax on the giant comfy sectional inside or by the pondside firepit or patio outside. Fast Wi-Fi. 10 minutes to Lake Winnipesaukee!

The Space:
This 4 bed, 2 bath mobile home is situated on a wooded peninsula on Downing Pond. You will not see any neighbors nearby or across the pond from most of the property. The front patio has a small seating area with rocking chairs. The front door brings you to the living area / kitchen with giant sectional, 52" TV, bar seating as well as a table with four chairs. Next to this is the addition with dining area, futon, game space, 3/4 bath and laundry area. There is a queen bedroom in the addition as well. In the back of the house there is a full bath with double vanity, additional queen bedroom, another bedroom with twin bunks and another bedroom with the larger full mattress on bottom and twin on top.

The screened in patio has a cushioned seating area, patio table and chairs and a hot tub which operates year round!

Adjacent to the patio is your private beach and access to the pond. The pond has something to enjoy just about any time of year. We have two kayaks and two paddleboats. You are welcome to bring your own watercraft as well but please note there is a 5 HP limit on the pond and it is only 5 feet deep. Since it is only 5 feet deep the pond tends to freeze over thick most of the winter making it ideal for ice skating, fishing and even snowmobiling. Please check with local safety guidelines before making your way onto the ice. Oversized garage for your snowmobiles or other toys. The property also boasts a firepit area, propane BBQ, basketball hoop and other outdoor games!

Guest Access:
Guests have full access to all parts of the property inside and out, including the garage with the exception of owners closets in hallway and back of garage.

Getting Around:
Off street parking for up to 4 cars.

Other Things to Note:
The home is heated and cooled with minisplits. These offer adequate heat when outdoor temps are above -13F. In the event that weather drops below -13 guests will be given the option of free cancellation or given a discount and using space heaters which may or may not provide sufficient heat.

Some of the floors in the home are not entirely even. If you have balance issues you may want to find a more suitable property. This house is not intended for individuals with disabilities.

The small bedroom with twin bunks is only 7'x7' and has the minisplit condenser mounted to the outside which may disturb some light sleepers although some find it serves as white noise as well! The top bunks have a weight limit of 160 lbs.

If a feature of the home is not working properly a credit of $20/day will be issued.

A full RainEscape system under the deck protects you from mother nature's rainy days and allows a place to sit outside and still enjoy the outdoors no matter what she has planned with a 58" tv, an outdoor sofa and picnic table. the 28' x 12' deck also provides an excellent space for when the weather is agreeable to enjoy the better views this home has to offer. But don't worry if the outdoor spaces just aren't agreeable because of the temperature or preference there are great views from inside where you can stay warm or cool based on your preference.

- "We had an amazing stay in Middleton! The house was everything we hoped it would be - clean, spacious, comfortable, and well-appointed. We spent many hours on the lake - fishing, kayaking, paddle boarding, and the kids couldn’t get enough of the swim mats. On rainy days, the shuffleboard and multiple games kept us entertained. The property is an easy drive to various locations, including Wolfeboro, Mt. Major, Lake Winnipesaukee, and even the shores of Maine. We won’t hesitate to stay here again!"

This is the perfect place to get away, decompress and spend quality time with friends and family. Everything that nature offers is just outside the door - canoeing, kayaking, fishing, snow shoeing, X-country skiing and hiking. Enjoy watching the stars from the hot tub at night. The cabin is the perfect place to relax, play games (including air hockey and many board games) or just read a book or watch a movie (hi-speed wifi access, too). The kitchen has everything you need for the most exquisite meals. And, a Peloton bike is available for those who bring their own cycling cleats and have a Peloton subscription. If you do want to get out, the house is also easily accessible to more "touristy" attractions in Maine and New Hampshire - most are no more than a 1-hour drive.

Enjoy everything nature has to offer:

Canoeing/Kayaking
- Two kayaks (one 1-person and 1 2-person) are available to guests
- One canoe (3-person) is available guests
- The lake is very peaceful, with 2 beautiful (and quiet) rivers to go down. A great way to clear your head.
- You can kayak/canoe to several sand bars (swimming holes), the marina (they have great ice cream there) or any where else on the lake (it's about 5 miles long)
- You can also rent motor boats or jet skis from the marina if you want more power/speed.

Fishing
- You can fish right off the dock or go out in one of the boats.
- We recommend bringing your own gear, but we have some rods available if you need them.

Swimming:
- Take the kayaks/canoe to one of the public beaches or sand bars in the lake (see lake map for sand bars, Fernald Shore and Milton Public Beach)
- There is also a “little residents beach” just a few houses down the street (or a short kayak ride away)

Hiking/snowshoeing/X-country skiing/other
- Plenty of trails accessible from the lake (fun to kayak to them and them, tie up and go).
- Alternatively, there are other trails right out the front door.

Games
- There are a variety of board games available, along with plenty of books and magazines
- Horseshoes
- Air hockey

Television
- Plenty of DVDs and VCR cassettes to choose from. The house is also equipped with Apple TV, providing access to most cable stations and more videos (we mostly have kids videos - but they are also good for adults)

Hot tub
- A perfect place to end the day and check out the stars (any time of the year)

Campfire
- There is a fire pit in the backyard. Just be very careful.

We are just a phone call or email away. We generally do not visit while guests are there.

It's a very safe and quiet area. There are just a few houses around the cabin and we all know one another well.

You need a car. In the winter, be sure you have 4-wheel drive (the road is generally in good shape, but it is a private dirt road, and can get a bit slippery after a storm).
Respect the house as though it were your own.

- "WE would highly recommend the J4 Cabin to anyone that wanted to stay at to enjoy the Lake Life. It had everything you would want: Canoes, kayak, games, sleeping arrangements; It says sleeps 10, but could comfortably sleep a few more, if needed. There were clear explanation on how to use items (Hot tub & such), clear opening & closing procedures. The kitchen accomdated all the meals we prepared & plenty of seating to sit & relax & enjoy our food, music & laughs. We wish we would have caught more fish HA! However everything else was most excellent. It was exacty how it is described online & worth the stay. The host was very communicative & reachable for any questions."

This brand new construction home built July 2024. Four-season 2000+ sq ft Waterfront home with 3 bedrooms & 2.5 bathrooms on one of NH's cleanest lakes - Merrymeeting Lake. Enjoy a Private Dock and 100 feet of crystal clear waterfront! Enjoy a sandy bottom under your feet as you jump off the dock or use the gradual entry for your kayaks & blow-up paddleboard. Home has central heat & A/C.

The 1st floor is an open-concept kitchen/living room/dining room with a propane fireplace leading out to the deck overlooking the water. Plenty of seating on the deck for everyone to enjoy. Walk down the deck stairs right to the BBQ grill.

Upstairs are two bedrooms each with a queen bed. The primary bedroom has a tempurpedic mattress, reading nook overlooking the water & an in-suite bathroom complete with a soaking tub & shower. There is a 3/4 bath in the hallway for the second bedroom to use. On the second floor is also the laundry - combo washer/dryer for guests use. Each bedroom has a Smart TV.

On the lower level there is a set of bunk beds and a premium pull-out sofa with a queen bed, a TV, and a 1/2 bath. Sliders open directly onto the terrace overlooking the water. Enjoy the covered terrace even on those rainy days!

On a chilly night enjoy a night by the fire overlooking the water. Feel free to use any firewood left.

Sorry no dogs or any animals of any kind. Please no smoking. No fireworks or parties allowed. Must be 25 years old to rent.

Guests will have access to the entire house as well as the 2 kayaks & blow-up paddleboard. You have access to the entire dock to tie up your boat or jet skis.

It is contactless check-in. You will be given a unique door code prior to check-in that will be good for the use of your stay.

Gorgeous unobstructed view of Merrymeeting Lake. Just a few houses away from Merrymeeting Marina where you can gas up your boat, get ice, or buy an ice cream (no boat rentals available). For boat rentals reach out to New Bridge Marina out of Lebanon ME - they will deliver to the public boat launch (Note: 3-day minimum boat rental required for delivery). It is a very short drive down the road to the public boat launch that has free day trailer parking. 10 minutes to Alton Bay (Restaurants, Hannaford Grocery Store & Lake Winnipesaukee); 20 minutes to Wolfeboro "The Oldest Summer Resort in America"; 25 minutes to Gunstock Mountain Resort; and 15 minutes to Mt Major.
Please be respectful of the property & neighbors at all times. The neighbors are full-time residents & do not rent their home to vacationers so please be respectful.

No Smoking in the house or on the deck please (a deep cleaning fee will be charged if there is any evidence of smoking)

No Parties or Events. Registered guests only please.

Please use the black towels to remove make-up.

Please wash any beach towels you used during your stay. This helps us to turnover the home for the next guests on time.

Please turn the heat down to 60 when you leave if you are renting during the colder months; and A/C is off in the warmer months.

Please let us know if you damage something or something isn't working the way it should so we can fix it for the next guest.

- "My brother and I with his son stayed here while visiting family nearby. The house was clean and comfortable. When we arrived the lower level sliding glass door was open and I could not figure out how to lock it. Other than that I have no complaints. There was a snow storm during our stay, they cleared the driveway and stairs within 24 hours of the storm. The beds were comfortable and there were plenty of linens. We weren’t at the house much but the view was pretty. When we stopped for gas in our rental car on the way to the airport my brother realized he left his wallet. I contacted the host and we were able to coordinate and have a local family member pick it up. We were thankful the cleaning crew and host were honest and helped in that situation."

- "The ad said the camper was nearly new, which it was not. We had a time to meet Jake, but he came and left early so we didn't get an intro. It was okay cleanliness wise, except the refrigerator was gross, and the shower curtain had dead bugs wrapped up in it. The cabinets were all very full, so we didn't have any place to put our food without moving stuff around. Then we had ants. The bed was very comfortable. We slept great. This is what we wanted it for, so wasn't disappointed in that. We used the camper for a family reunion, not a campground, and didn't want a "rustic, campy" experience. If we'd known just how small it was, and how far from nearly new it was, we might not have chosen it. However, it was still the best option for us. Overall, I would recommend it again. Just know what you are getting. And make sure that Jake has it all cleaned before you accept it."

A 30min drive will get you to Gunstock Ski Resort and Mount Major. Many atv, dortbike and snowmobile trails only muinets away. Enjoy gorgeous sunsets from the elevated deck. There is a pacious open concept layout with large sectional, 75" TV and surround sound. Enjoy private skiing and hiking on a retired but maintained ski mountian named Copple Crown. After, relax with the indoor sauna, then a nice movie and popcorn!

- "My family stayed there in the July 4th weekend, Jake recommended the best location to watch fireworks, it was our first time watching fireworks so closely! During our stay, everyone enjoyed our time there, my son enjoyed the big TV and popcorn, my husband liked the deck a lot, my daughter liked the firm king size bed, and I liked the quietness and the big sofa for resting.
