The home is newly built (2024) and offers all the comforts you need for a home away from home. The open floor plan with kitchen, living and dining room is the perfect place to spend time with family playing games, cooking a meal, watching a movie and sitting by the fire. Enjoy the massive deck with expansive views of the lake, a dining area, grill and seating area.
The master bedroom is located on the main floor of the house with an ensuite bathroom. It includes a queen sized bed and a large closet with views of the lake. There is also a powder room and laundry room off the kitchen. Upstairs, there are two large guest bedrooms with views of the lake, reading nooks and a spacious bathroom. One bedroom has a queen sized bed and a cozy reading nook with views of the lake. The second guest room has 4 twins (2 regular and 2 pullout). The basement level offers direct access to outside with a mud room, powder room and plenty of space for kids to play. The home sleeps 8 comfortably and allows you and your family to spread out across the home which is over 3000 sq. ft. There is excellent internet access throughout the house. There is a large TV in the living room, a TV in the basement as well as one in the 2nd guest room.

The property has a 40' dock, a swim dock and 100' of waterfront with gradual slope into the lake. There's a fire pit for enjoying time with the family making s'mores and memories. With very few motorboats on the lake, it is a serene location perfect for paddleboarding, kayaking, fishing (license required for anyone over 15) or just sitting by the fire listening to nature and checking out the stars. In the winter, you can ice fish (license required) and when the ice is clear and thick, skate across the lake!

Most of the opposite side of the lake is undeveloped, providing beautiful views. There is a town boat launch adjacent to the property. So bring your own boat (up to 20') and you can dock it right on the property. Jetskis are NOT permitted on the lake. But you can rent them or use them on Lake Winnipesaukee just 10 minutes away.

This lake is known for clean, clear water, spectacular swimming and fishing and boasts less boat traffic than most other NH lakes. The cottage is located a mere 20 feet from the water's edge. The swimming area is family friendly and has a stone stair entryway to the crystal-clear water with a sandy bottom. The cottage has a well-appointed kitchen, and a dining area for 6 as well as a lovely, attached deck overlooking the lake complete with a table and an umbrella for outdoor dining.
Our master bedroom a Queen bedroom set and mattress. The living room has a sleeper sofa with a flat screen TV over the stone fireplace mantle with cable. Two split phases have been installed for making the cottage warm and comfy in the spring and fall /AC on demand when it is hot!

The living room has a large, plush sectional, big screen TV and a new wood pellet stove that heats you up on those colder nights. The modern kitchen is fully equipped with everything you need and is adjacent to the dining area with seating for six to eight. The master bedroom is on the first floor, directly across the hall from a full bath. On the second floor, there are two more bedrooms as well as another large bathroom. To make it feel like home, we provide plenty of pillows, fresh linens and towels for the shower and outdoors.

While spring and summer are great times to enjoy the lake, our home is meant to be enjoyed all year round! The area is renowned for its brilliant autumn foliage and, with undeveloped forest views, what better place to do some leaf peeping than from the warmth of the sunroom overlooking the lake? Shaws Pond Lakehouse is a beautiful spot where you will instantly feel like you are away from it all. It's approximately 1/2 mile wide and a mile long. It has the convenience of being located only 6 miles from downtown Wolfeboro. Access to all the great restaurants, breweries, music and shopping that the Lakes Region has to offer. - "This property was perfect for my family. It is located right on Shaw's pond, so my sons were able to walk out the door to fish. There was a play room for thw little ones, and ample room for all our stuff." - "This was our second stay at this house. Very relaxing location. Lake is very quiet and the waterfront area is perfect." - "We loved this property. It was very clean and exactly as described. The back yard and waterfront area was extremely private and quiet even though the home is located off of a busier “highway”. Be aware this isn’t a home in a private neighborhood but honestly you would never know it when in the backyard. We have 3 kids, the youngest being 3 and kept an eye on them going in/out of the house but the home is set far enough back from the road that I didn’t feel concerned with the busy road in front. There are neighbors that are close by however neither were occupied during our week, one doesn’t have a dock and the other has a very small one so I can’t imagine even if they are in their homes that it would impact the feeling of being alone while floating on the water or playing on the floating dock. The house has everything you need and while it is an updated older home, it felt very comfortable and extremely clean and well taken care of (I am a germophobe and felt more than fine with the home). It’s an 8 min drive door to door to wolfboro which we visited daily for ice cream, a meal out or to shop. They’re are some great cafes and the YumYum Shop for baked goods/ice cream and Bailey’s Bubbles (cash only) are a must!! Bring some sweats for evenings as they get cooler on the water but the fire pit with s’mores and wine is a perfect way to end the day. Owners were extremely responsive, recommend this for a family stay!!"

We went to Gunstock Mountain for Mountain Coasters and activities which was a very reasonable travel distance. Great Grocery store within 10 min drive! We aren't from around this area and he answered our questions so we were able to make good decisions on where to go! All I can say is VERY positive things! Owner was outstanding! Bonus 24-foot sunroom boasts full glass windows to enhance the three-sided views of the lake which is a stones throw away.There is a long oak table which seats 6-8 which is great for meals and family board games. It has a ceiling fan and electric fireplace and Bose stero.

Master bedroom has a wall closet and a window that opens to sun room to let in the views of the sunrise. each morning. Ceiling fan. Up-stairs BR is small but contains a jetted tub for the final relaxation of the day. The dining room opens to the kitchen through a large pass through. It seats six.

Large outside elevated deck extends out from Sunroom with amazing views of the lake front. Has gas grill and four deck chairs.

The lake front patio has a new wicker setee that seats 7. There is also a large fire pit surrounded by natural river stone, surrounded by Adirondack chairs.
As you can see here are ample "sitting areas" and the choice of which one to use is hopefully the biggest problem you will face!!

LOWER LEVEL: has two bedrooms, bathroom with shower, family room. and coffee bar. There is a large bedroom with two double beds with a large window overlooking the lake. The Adirondack style downstairs family room has a walk out slider directly to the lake and patio area. Directly outside the slider is a table and four chairs for your morning coffee.

LAKE PATIO AREA: has four Adirondack chairs, a nearby large fire pit and a long dock with a ladder at the end for easy access to the water. There is a new paddle boat with plenty of life jackets and other inflatables. The paddle boat is great fun to paddle to a nearby island for lunch or to swim at "the spit. New this year is a paddle board. Perfect of any early morning around a cruise on a smooth and serene lake.
An added bonus is a corn hole game and badminton net set up for both badminton and volleyball.

COVID 19 ALERT!!
We are preparing the Lakehouse in relation to Covid guidelines.
In addition, renters are booked every other week which means there is an empty week in between weeks to allow for thorough cleaning. As a nurse practitioner I believe this is the best approach to keep you save.

Sheets will be provided. Towels and beach towels will also be provided. Bedspreads mattress pads and blankets are provided and will be laundered in between weeks.

Some animals will be allowed with a refundable fee. This will be on a special basis.

The area is within 25 minutes of Wolfeboro and 45 minutes to Conway to the north and , Kittery Maine outlets, Portsmouth harbor to the south.

There is a great store, Lovell Lake country store which is just what you would want it to be. It has home baked goods, particularly the garlic bread and a full meat service department.

Rochester NH has a state liquor store, a stonewall Kitchen outlet and NH liquor outlet.

Guests feel relaxed and secluded on the waterfront peninsula on Downing Pond. Water views from every room and the oversized screened in porch with hot tub. This home was updated in 2023 with a new kitchen, bathrooms, flooring and lighting. The kitchen has a coffee station and the space and equipment to cook as little or as much as you'd like! Relax on the giant comfy sectional inside or by the pondside firepit or patio outside. Fast Wi-Fi. 10 minutes to Lake Winnipesaukee!

The Space:
This 4 bed, 2 bath mobile home is situated on a wooded peninsula on Downing Pond. You will not see any neighbors nearby or across the pond from most of the property. The front patio has a small seating area with rocking chairs. The front door brings you to the living area / kitchen with giant sectional, 52" TV, bar seating as well as a table with four chairs. Next to this is the addition with dining area, futon, game space, 3/4 bath and laundry area. There is a queen bedroom in the addition as well. In the back of the house there is a full bath with double vanity, additional queen bedroom, another bedroom with twin bunks and another bedroom with the larger full mattress on bottom and twin on top.

The screened in patio has a cushioned seating area, patio table and chairs and a hot tub which operates year round!

Adjacent to the patio is your private beach and access to the pond. The pond has something to enjoy just about any time of year. We have two kayaks and two paddleboats. You are welcome to bring your own watercraft as well but please note there is a 5 HP limit on the pond and it is only 5 feet deep. Since it is only 5 feet deep the pond tends to freeze over thick most of the winter making it ideal for ice skating, fishing and even snowmobiling. Please check with local safety guidelines before making your way onto the ice. Oversized garage for your snowmobiles or other toys. The property also boasts a firepit area, propane BBQ, basketball hoop and other outdoor games!

Guest Access:
Guests have full access to all parts of the property inside and out, including the garage with the exception of owners closets in hallway and back of garage.

Getting Around:
Off street parking for up to 4 cars.

Other Things to Note:
The home is heated and cooled with minisplits. These offer adequate heat when outdoor temps are above -13F. In the event that weather drops below -13 guests will be given the option of free cancellation or given a discount and using space heaters which may or may not provide sufficient heat.

Some of the floors in the home are not entirely even. If you have balance issues you may want to find a more suitable property. This house is not intended for individuals with disabilities.

The small bedroom with twin bunks is only 7'x7' and has the minisplit condenser mounted to the outside which may disturb some light sleepers although some find it serves as white noise as well! The top bunks have a weight limit of 160 lbs.

If a feature of the home is not working properly a credit of $20/day will be issued.

But don't worry if the outdoor spaces just aren't agreeable because of the temperature or preference there are great views from inside where you can stay warm or cool based on your preference.
