The Neighbourhood

Many consider this to be one of the best ocean view locations and walking and cycling locations in Victoria. Lush forests are only a few minutes’ walk from our front door. The location is secluded, tranquil to the point that there is total absence of noise, yet close to Cadboro Bay village for groceries, paddle board rentals, Starbucks, a pub and excellent restaurants. We are close to amenities, 6 minute drive to University of Victoria, Uplands Golf course, and 20 minutes to downtown Victoria.
There are 3 water access points very close to the Suite, including famous Smugglers cove beach just around the corner.

Getting Around

You preferably would want a car or bike to get around as the nearest bus stop is a 20 minute walk from our house, Cadboro Bay village is 3km.

Other Things to Note

The suite is quiet and comfortable, however the house is newer construction but is not completely sound proof. We live upstairs but try our best to be quiet and respectful and ask that in return.

Welcome to The Arbutus Loft! Ardmore is an exclusive neighbourhood with very large lots surrounded by trees and ocean. Located at the end of a quiet cul-de-sac this loft within a new executive home was completed in 2023. Start your morning gazing out the wall of windows that has you floating in the trees. What next? Access one of the many public forested trails; perhaps a 150m trail walk South to Coles Bay or a 600m walk North to Ardmore golf course, you will feel like you are living in a resort.

Ardmore is connected by trails throughout the neighbourhood allowing for walking, running, and cycling in the forest. Being on the west side of the peninsula we are sheltered which provides warmer air and ocean temperatures. Swimming and paddle boarding in Coles Bay is popular throughout the summer.

We designed this house with privacy in mind; no walls in the suite are shared with the living space of the main house. The 900 square foot loft is above the garage but has been fully soundproofed plus double drywall and triple pane windows, no need to tip toe around as we cannot hear each other! The living room/kitchen is open concept with a wall of windows and a skylight as well as a privacy window in the bathroom; it is an extremely bright and quiet suite that feels even roomier with 9 foot ceilings.

The Kitchen is spacious and complete with stainless steel appliances, quartz countertops and soft close drawers. It is fully outfitted including a Nespresso machine, kettle, waffle maker, pancake griddle, rice cooker and stocked with essentials such as Nespresso pods, tea, spices, oil, sugar and a few treats! Full size laundry is also available beside the kitchen.

Two bedrooms each with new high-end King size beds and black out blinds ensure a quiet and comfortable sleep. Plenty of room to hang and fold your things as each bedroom comes with closet organizers.

The living room has plenty of comfortable seating to enjoy a book or access your favorite streaming accounts on the 58” Samsung smart TV (cable is provided). Wi-Fi is lightning fast for use throughout the Loft including a small computer desk with pull out tray should you need to do a bit of work.

You will be comfortable year-round with heat and A/C provided by a mini split system as well as ceiling fans located in each bedroom. Fresh filtered air is continually circulated through the loft via an HRV system. No need for bottled water as all water to the house is processed through a state of the art filtration system.

After coming back from a long hike or a long day out doing other activities, the hot tub was a welcome relief before bed. Finally, communication & check-in process was flawless - one of the best we've ever had in many (many) years of using VRBO. When we had a very minor issue shortly after check-in, the owners were there within minutes to make sure everything was up to par. It has a very comfortable Queen-sized bed, lots of hanging space with hangers .A fully equipped kitchen with a microwave, countertop convection oven and a countertop 2 burner. The kitchen also has a toaster, kettle, french press for your coffee and a apartment sized fridge. The living room comes with a comfortable leather couch, a TV with Netflix and a coffee table. There is also a bathroom with a bathtub with shower.
The patio comes with a BBQ, relaxing chairs and separate chairs with a small table to enjoy your morning breakfast or a cup of coffee.
The suite is perfect for a couple and we also take a well behaved dog. There is also a front yard, fully fenced in and dog proof, for your dog to relieve himself and run around or for you to enjoy a glass of wine or a coffee. The front yard also offers a cold water dog shower where you can rinse your dog after a day on the beach .

Many Victoria-area attractions are within a short drive away including the popular Butchart Gardens.

There are so many things to do and see, knowing that a very comfortable, spacious welcoming garden suite awaits you during your stay. Ample parking spaces are available. Six easy steps to enter the sunroom leading you to a well appointed kitchen which includes a coffee machine (drip and Keurig), air fryer, fridge, stove, juicer, spices, microwave, dishes, utensils, pots and pans, baking and roasting pans and more.

The master bedroom has a king-sized bed. The second bedroom has two twin beds and a chaise lounge. The bathroom is equipped with all essential items, Including hair dryer, flat iron and hair spray. Enjoy a soak in the bathtub with Epsom salt.

We have fast wi-fi in the suite. The living room has a new wood stove, comfortable seating, and a 58-inch smart TV with a great cable package (including Netflix, Prime, Crave, HBO and a good selection of sports channels). The dining table has seating for 6 comfortably, but can accommodate 8.

Enjoy a Sauna (infrared) after a day of touring. It has seating for 3.
A walkway takes you to a gazebo in the garden for meditation, quiet reading, coffee and smoke breaks, away from the main suite.

We are a pet friendly home and would expect that you clean up after your pup and not allow them on the furniture. Please leash your furry friend when leaving the unit. There are some great places to walk your dog, whether it is just around our neighborhood, or to the ocean at the government dock, or one of the trails or marinas in the area. Also fun for your pup is a popular off leash dog park (Cy Hampson Park) about a 10-minute drive away.

Nearby hiking trails and a duck pond trail are a joy to walk. We are within a short walking distance of a few marinas, one of which has a great pub and a cafe/fine dining restaurant.

The quaint seaside town of Sidney is just a 5 minute drive away. From there you can book whale watching tours, and kayak rentals. A Sidney Island Spit boat will take you to sandy beaches for your picnic lunch, purchased from one of the wonderful bakeries located here. The ocean pier walk about will take you to wonderful restaurants and Port Sidney to view boats and shopping! The summer months offer many activities from live concerts by the ocean to street markets.

The Army and Navy Club has popular live band music every Friday night, a large dance floor, pool tables and darts. Open to all. Truly the best place for fun.

Cycling is very popular here with a paved trail taking you from near FireThorn Manor to Sidney and beyond to experience island life. We are close to wineries, breweries, and even a gin distillery which are very popular.

The owner is a Clinical Esthetician and Diabetic Foot Specialist with a studio inside the manor above the suite should you require treatments.

The suite is fully wheelchair accessible with wide hallways and doorways. The kitchen is fully stocked with all your cooking and baking needs. It is 15-20 minutes from the downtown core, 10 minutes to the Westshore, 20 minutes to UVIC, 25 minutes to the airport and 30 minutes to the BC Ferry terminal. You are 2 blocks from the Galloping Goose commuter bike trail and are surrounded by trail systems and parks for your walking or running enjoyment.

Tranquil fields & open skies in rural Victoria farmland! 2 bedroom 2 bathroom guest home on a rural 3 acre hobby farm. The main bedroom offers a queen bed and features a full 4-piece ensuite and walk-in closet. The second bedroom also has a queen bed with the second full bathroom right outside your door. The kitchen includes full sized stainless steel appliances (fridge, stove, microwave and dishwasher) and opens to a large private deck overlooking fields, trees, seasonal crops and open skies. The views are majestic with ocean, fields, trees and farmland providing a picturesque background everywhere you look - words can't do it justice. At night, the quiet and darkness provide the perfect setting for star gazing.

Cozy up in the living room for some board games or a movie on the Smart TV; enjoy the symphony of birds, crickets and tree frogs as you chat around the patio table on the back deck; take a stroll along the country roads and trails right outside. We're less than a 10 minute drive from Victoria International Airport, 15 minutes from BC Ferries Swartz Bay Terminal and 20 minutes from downtown Victoria, and if you're a health care worker or visiting family ay Saanich Peninsula hospital, were a 4 minute drive away. Nearby attractions abound and include the world famous Butchart Gardens, beautiful Sidney by the Sea, Island View Beach and more!

Went over some of the features and amenities of the farmhouse and highlighted some of the surrounding areas offerings. The farmhouse is bright and airy, being an open concept featuring large windows. Kitchen was well stocked and large deck and gas BBQ. A nice welcoming touch with an offering of a variety of teas and coffee beans roasted by JT himself for fresh brewed coffee. Located in a newly-built home, the totally private suite features an open-concept kitchen, living area with eat-in bar. Living room includes single daybed that pulls out to a king bed with storage, coffee table, and tv. Appliances include full-size fridge, full-size stove(with hood fan), microwave and brand new washer/dryer. Fully stocked kitchen.

This is a suite in the lower level of our home. We are busy active family that will be around.
I’m available for anything you need but will respect your privacy. Families are welcome! Kids are welcome to explore the yard and visit the chickens but the terrain can be unsafe and will always need supervision. There will be sounds coming from the upstairs and neighbouring rooms.
