It’s all about the setting at our beautiful stunning sea front villa which has a fantastic sea view and is surrounded by open countryside. Impressive views come as standard here. When you want to hide away though, this villa makes the perfect retreat. The villa has been designed to make the most of the views. For starters, the balcony offers up sweeping views over the sea and the surrounding rugged mountains. And as far as the rest of the outside, it’s all set up for relaxation. It’s painted in a bright Mediterranean colour and comes with its own private pool which takes pride of place. There are also plenty of sun loungers and chairs for relaxing and lots of pool toys for a spot of fun! Everyone can sit in a generously well designed garden which is surrounded by a wall around the villa for complete privacy so you can sunbathe and dine in the garden area where you can also enjoy a barbeque in blissful seclusion. There is also a large terrace area upstairs on the first floor for total relaxation, admiring the sea view or watching the sun go down or star gazing in the evenings.

Inside the villa is just as pleasing. Crisp whitewashed walls keep everything fresh and light along with cool tiled marble floors are the mainstays. The ground floor has an open-plan design with a large lounge and dining room, meanwhile is decked out with contemporary furnishings, including comfortable sofas and a chic dining table. There’s also a TV, with Netflix & latest Movies & Sports on a Amazon Fire stick, a separate DVD player and in the fully fitted kitchen, thoughtful touches like a dishwasher, washing machine and microwave. The apartment has a large open plan kitchen/dining and living area with patio doors opening on to a large terrace with seating, so you can enjoy the sunsets right in front of you. The kitchen is very well equipped with everything you need and more. The bedrooms (one with ensuite facilities) are at the back, shut off from the living area by a door so perfect for families with children who go to bed early. There is also a family bathroom next to the second bedroom. The apartment is situated right at the top end of the development 'away from it all' yet only a short walk to one of the communal pools, which is often completely empty, so you may have it all to yourselves. There is a shaded pergola there with sunbeds and parasols and sunbed mattresses are provided. From the pool terrace, there are amazing views over the ravine and towards the sea. Even in the height of summer, there is always a refreshing breeze here. Our huge roof terrace has sunbeds for sunbathing and a sofa to lounge on, as well as a dining table and a built-in BBQ for alfresco dining - and 180 degree sea and mountain views to die for! At night you can star gaze. You can often see shooting stars.

10 minutes drive to Salamis where you will be inspired by Roman ruins including the Theatre with 50 rows of seat, the Gymnasium with its colonnaded Palaestra, the bath, numerous statues, little bits of mosaic.

Spend a great time in Famagusta (20 minutes drive) - main city on the eastern coast with a lot of shops, bars, cafes and restaurants, where you can walk around the narrow streets in old town, shop for souvenirs or jewellery, have a cup of Turkish coffee with delicious baklava and a tasty kebab. Famagusta has a very rich history through the several civilizations and a place of great historic attractions including the Walls of the Old City with Othello tower and Sea Gate (climb the stairs of the Wall for a great views), ghost town Varosha, Lala Mustafa Pasha Mosque (former St Nicholas Cathedral), the old Royal Palace and numerous churches, St. Barnabas Monastery and Icon Museum.

20 minutes drive to Bafra with its casinos (also there is a casino in Salamis), hotels and marina.

You can also have a trip to the mountains to Kantara Castle or visit Karpaz National Park (wild donkey and sea turtles protection area) with it's famous golden beach and Apostolos Andreas Monastery.

The complex has large pools with a kids water slide, tennis court, volley ball court, basket ball court, outdoor gym exercise area equipment, child's play area , putting green etc so the kids or dad wont get bored.
The hill top bar and restaurant is only a short walk away, i can recommend the steak, The small quaint harbor is only a five minute drive away or you can walk across the fields, it has some wonderful restaurants next to the sea with fantastic views, if your a fish lover then its a must.
Its only a very short drive to some wonderful beaches and you are located on the edge of the the protected national park areas with stunning views of Northern Cyprus
The old town of Farmagusta is only a 15 minute drive away with its many ruins that you can now take a tour round of no mans land, explore along with the shopping restaurants bars and eateries a wonderful place to spend d some time.
The highly recommended Ruins of Salamis are only a short drive down the road a must see while in Bogaz and at only approximately £1 entry you would be daft not too.

Very impressive the moment we stepped through the door. The open plan living area is a very spacious & light & airy with lots of home comforts. It has been well thought out by the owner. We were attracted by the spectacular views from the outside patio which over looks the vast open countryside, sea views & far reaching views beyond. The kitchen is well equipped with a large fridge freezer so you can fill the fridge full which is always a plus when you have a growing family to feed. There is plenty of cupboard space too. With a washer and a dish washer which makes life so much easier leaving you more time to enjoy your holiday. The living area has two sofabed settees which sleeps an extra 4 people.... something we were pleased to know as we are planning another stay with family. There is TV & WiFi which is always good with the kids. Both bedrooms have fitted wardrobes which provide ample hanging space & storage with patio doors providing fantastic far reaching views....which is a beautiful sight first thing in the morning! Our favourite place in the apartment has to be the rooftop terrace. It is an amazing outside space which has all round panoramic views of the wonderful far reaching open countryside, mountains & the sea. It is a fantastic suntrap where you can fully appreciate the peace and tranquility. You can relax in comfort with a fabulous selection of comfortable seating & sun loungers. We used the BBQ a few nights it was so lovely up on the roof terrace especially at night as there is plenty of soft lighting around adding to the relaxed atmosphere. It is located at the back end and highest point of a residential area, and has several permanent habituated neighbor villas. It borders the nature on the back side, and by climbing the wall you have direct access to multiple gravel roads that are perfect for walks in the nature at the slope of the mountains and ravines.

- "Wow! Can i come again? What you see on the website is what we got in reality - which exceeded our expectations, (as very often it’s a far cry from the brochure picture). This fab villa definitely gets the thumbs up from us. It is exceptionally decorated to a very high standard in every room. It’s very spacious, yet welcoming, cosy and very clean with a fully equipped kitchen (if cooking is your thing or if you have small children), wifi, USB plug sockets, TV, and an amazing amount of storage. We flew in to Larnaca airport on a late flight and took a taxi to the villa ( booked in advance and paid UK pound) and so arrived after dark. Once at the villa we were greeted with a welcome package of basic food items from our host - this was a very special touch as we were not expecting it, plus it included all the things we liked - thanks Richard! The beds were very comfortable, with linen and towels provided which could be exchanged as required. Early morning sunlight soon raises the amazing hot temperature on the site only to reveal the full beauty of the villa, with its sun drenched grassed garden, balconies and shaded large patio. The size of the villa was great for us (middle 50’s) with two older children in their 20’s, who were with us for a family wedding. They were able to have their own rooms with ample space which is unusual in villa sizes and included; a double bedroom on the ground floor with shower & toilet and a twin bed and our larger double upstairs with another shower & toilet, all lovely. From the balcony of the first floor bedroom there is a further level via a spiral staircase that leads to the sunroof with sun chairs (for sun worshipers) - the air conditioning in every room provided much needed relief! The positioning of the villa was ideal for us, in that, it does not directly overlook the shared pool, enabling periods of quiet awaken to bird songs eating breakfast on the patio or in the late evening enjoying a drink under the amazingly lit patio. The villa has it’s own driveway (if you decide to hire a car, which we did and were able to explore the historic sites and shopping spots), is just a short walk to the on site restaurant, the beach, sauna, gym, Caesar Beach shop, ATM machine and main office. I could go on. We had the opportunity to view a number of the other villa's on the site and considered this to be one of the best. . We would definitely recommend."

The apartment has been fully refurbished Nov 2019.
The shower-room on the ground floor has been fully refitted, and a new walk-in shower cubicle has replaced the bath in the upstairs bathroom (making a spacious shower room).

1. How to get to North Cyprus? What visa do I need to receive?
There are 2 options:
• Arrive to Ercan airport directly, to the territory of Northern Cyprus, the visa is obtained on place NOT in the passport, but in the special blank, that you have to keep before departure. 40min on a transfer / rented car to the Caesar complex
• Arrive to Larnaka airport (South Cyprus) (if you already have a Cyprus VISA, otherwise you need to get a Schengen or other VISA) and from there without any problems take transfer / taxi to the complex Caesar Resort (50min)
Transfer or car can be ordered in advance- I usually help
2. Is it necessary to rent a car?
Usually, guests can cope without a car, cause there is a free bus to the shops / to the city / to the central beach from the complex. But if you want to see Northern Cyprus in all its glory, then, I recommend to use a car rental services. It costs from 25 $ per day, depends of the type of the car. There are a lot of car rental sites. I can suggest you our favorite.
3. Which currency are accepted in the complex and in North Cyprus in general?
The official currency is Turkish lira, prices are most often indicated in lira. Although you can pay almost any currency ($, €, £, lira).
4. Is there any grocery store in the complex? Where is the nearest super? On the territory you can find a small shop, but with a very wide range of goods, it works all days except Sundays. The closest super 15 minutes walk or 7 minutes by car. It's huge and you can find there everything you may need. Prices are pleasantly different from the Southern Cyprus.
5. Is the Caesar Resort complex suitable for family holiday with children?
Complex is an ideal place to relax with children of any age. All kinds of playgrounds, games rooms, mini pools, animators and entertainment every day! For older children, sports grounds, tennis, football field. A secure protected area allows children to walk freely at the territory and have fun with other children.
6. Who can I contact with if I have questions / difficulties? I'm always in touch. My assistant on place is always ready to help, you'll get all telephone numbers immediately after booking.
Also managers of the complex are at the office 5 days a week from 8.00-18.00.
7. What about the Internet?
There is free Wi-fi in the public areas (near the pool / restaurant). If you want wi-fi in apartment - no problem, but it is charged 8 $/week
8. Are there any other costs besides the rent?
If you rent apartments for a week or two, then the rent includes everything (accommodation / water-electricity). If you stay for a longer period, then the limit on water-electricity is £ 25, if you overcome the limit, you have to pay extra according to tariff: 1m³ water - 2,4€ и 1KWh electricity - 0,2€.
Use of the entire infrastructure of the complex is included in the price! Apart from Dead Sea SPA/ massage/ restaurant

The apartment is a part of a small complex called Blue Bay Village,it has two double bedrooms and two bathrooms with a terrace looking straight to the sea and mountain.The sea is only 5 minutes walking distance and there are great places near by to explore either by walking or driving .The Apartment is approx. 25 minutes away from Kyrenia town centre and about 10 minutes away from Esentepe Golf course and Alagadi beach .There are two swimming pools ,one is for children.

There are also options of spending day either in Acapulco or Elexus hotel ,with a small water parks and sandy beach for a small charge (approx.£6 per person )this may change depending on the season.

Getting there
Fly to Ercan via Istanbul with Turkish Airlines/Pegasus or Atlas Air, or fly into Larnaca with a variety of airlines and then cross the border into Northern Cyprus. Border crossing is a normal everyday event in Cyprus and you will not have any problems going South to North or North to South.

Julius 49 is a spacious, luxurious 8th floor apartment in the 5* Caesar’s Resort in North Cyprus. It has panoramic views. You can see the mountains to the north; down towards Mount Olympus and across to the sea and the coast of Cyprus towards Ayia Napa.

The main area of our apartment is open plan - from the modern kitchen that has views to the mountains through the spacious lounge to the large balcony where you can see the sea. The balcony is south facing so you get the sun all day - it can also be accessed from the twin bedroom. The main bedroom has its own balcony, from where you can watch the sun set.

The kitchen is fully equipped with crockery and cutlery for six people. There is a washing machine, fridge freezer, electric oven and gas hob and microwave, as well as a breakfast bar with stools.

In the lounge area, there's a six seater dining table that also fits outside on the balcony. There is a large L-shaped sofa-bed; a Turkish corner with floor cushions and a beautiful Turkish lamp. The TV has local channels, Netflix and YouTube. There's also a DVD player with a selection of DVDs along with games and books for you to use while on holiday.

There is an en-suite shower room to the master bedroom and a separate shower room next to the twin room. Both bedrooms have fitted wardrobes and bedside tables with Turkish lamps. The twin bedroom has an extra single foldout camp bed.

There are a couple of locked cupboards in the apartment where we keep our personal belongings because we love to spend time here - and we hope you will too.

The apartment is on the 8th floor of "Julius" of Caesar Resort and is easily accessible using the lift or stairs. There are parking spaces outside the apartment block.

You will have access to all of the living spaces. There are certain cupboards that are locked as it has our personal belongings in there and there is no access to the garage.
We would greatly appreciate it if you don't attempt to open these locked cupboards. Please don't attempt to open these cupboard with the locks as damages will be charged thank you.

Other things to note:
We have 4 external active security cameras that actively detect and record external noise. None of these pick up any noise/image from the internal living space of the property.
2 of the cameras are at the front of the house facing towards to road one is on the side facing towards the rear garden.
Last one is in the rear garden.

Guests who wish to drive on their own to Grand Sapphire Residences are kindly requested to check the route from Larnaca Airport or Ercan Airport via Lefkosia (Nicosia). Once past the boarder control in the Turkish quarter of Cyprus you need to take the route which is shown on Google Maps.

Grand Sapphire Resort is still under construction and due to be fully completed in 2024-25. Block A will be ready to accept guests for the summer of 2023. Block B & C and the Hotel are due to be completed at the end of 2024-5. This advertised apartment is in Block A. The apartment sleeps up to 6 guests in total, with 2 guests sleeping on the lounge sofa bed.

Baby cot and high chair must be requested before your arrival and is free of charge.

THE BEDROOMS WILL BE PREPARED FOR THE NUMBER OF GUESTS STAYING ON THE BOOKING FORM ONLY. The number of guests must not exceed the number of guests allowed for the rental property on the booking form. The owner will need to be informed of extra overnight guests staying before your arrival, and this will be charged for £25 per extra guests per night and must be paid before you arrive if your plans change. Failure to declare the exact number of guests staying can result in you and your party not gaining access to the apartments on arrival.

DEPOSIT

Your deposit may be held by the website that you booked your stay through and not by the owner, unless you booked through the owner directly on our own website. The owner may request your deposit to be paid separately before your arrival via bank transfer or PayPal if it was not requested via the booking website. Please check on the website that you made your booking through how you need to pay your security/damage deposit if not collected at time of booking. Failure to pay the owner the deposit as and when requested may result in the booking being cancelled. Your deposit will be returned within 14 days after your checkout date. The owner reserves the right to make a claim against your deposit for the following :-

Breakages/Missing items

Extra cleaning charge will be taken after check-out if you leave our home dirty £90.00 ( NINETY POUNDS STERLING), before your deposit is returned.

CHECK IN TIME AFTER : 14.00pm Do not enter the property early without prior consent

CHECKOUT TIME : 12.00 pm noon. Late Checkout charges apply

Late check out charges or loss of full deposit if you fail to leave at your allocated time. (This does not apply if you have already made arrangements with the owner in writing to checkout at a later time). Failure to check out on time may result in ingoing guests not being able to access the apartment on their allocated time. Even if we arrange your taxi transfers, you must vacate the apartment with all your belongings at the allocated time given on your booking form. You may NOT re-enter the apartment and must wait outside or make alternative arrangements for your taxi to pick you up from.

If you wish to check out at a later time, this may still be possible, but you must check with the owner first. Last minute bookings may have been taken after your booking, and if this is the case, you will need to vacate the property on your given time so as not to disrupt our preparation for the next arriving guests.

GRAND SAPPHIRE IS A SELF ENTRY ON ARRIVAL PROPERTY WITH A KEYSAFE CODE ON ENTRY.

NOISE POLICY

Grand Sapphire are surrounded by young families who live nearby, so please keep your noise levels down to an acceptable level. It is illegal to play loud music after 12 'o'clock in built up areas. Please also bear in mind that people may be having a siesta or afternoon naps during the hot summer months. Please keep also bear in mind that your neighbours bedroom will be nearby on the terrace areas, so keep the noise down especially at night.

Please supervise your children’s use of the pool and balcony area’s. Do not leave your children unsupervised in these areas. We will not be held responsible for any injuries or for lost personal property during your stay.

PERA BEACH CLUB

All guests will have access to a private beach club called Pera. Entry Fees apply.

All guests will have access to the hotel pool and complex of pools at this site. Once the project has been fully completed, there will be over 7,000 sq meters of swimming pools to choose from as well as an indoor heated pool for the winter seasons. Some pools are already completed with more coming soon. Infinity pool on the top floor, which you have to book to use, or have access. Enquire at Reception.

TENNIS COURTS

This facility will be available on site once the whole complex has been completed.

CHILDREN'S PLAY AREA

This facility will be on site once the complex has been fully completed. Play areas are plenty on Long Beach for the children to play on, plus a funfair every night.

This facility will be on site at Grand Sapphire Hotel for all guests to prebook any beauty treatments once the Hotel has been completed.

No Parties

Trash/Garbage bags to be emptied in the garbage areas located on each floor. You will be fined by Grand Sapphire Management if you leave personal or garbage in the corridor area.

No personal items to be left in the corridors, for example : shoes, baby buggy or prams. You will be fined by Grand Sapphire Managent. All personal item must be brought into your apartment.

Children must not be allowed to play in the corridors, and must be supervised at all times.

No smoking ( guests may smoke on the balcony area only).

No Pets or Stray animals.

Noise levels to be kept at a minimum at all times.

No drunk and disorderly behaviour that will upset the neighbours, especially late at night.

No ladies/gentlemen of ill repute to be brought onto our property. You will be held responsible for your guests.

Only the number of guests on the booking can stay and the property. Failure to declare and pay for the correct amount of guests staying may result in you being denied access to the apartment.

We wish all our guests to have a great holiday in our home, but we will not tolerate guests who choose to disrespect in our home. Failure to take notice of the house rules will result in your booking being cancelled and you will be asked to leave with immediate effect. The booking Chanel your booking came through will also be informed.
