Pretty 3 bed bijou villa just off the Main Street in the village of Beaulieu sur Mer, 2min walk from the beach and Casino. About 10km equidistant from both Nice and Monaco and close to the exclusive area of Cap Ferrat with its stunning walks along the coast. The train line is also a few minutes walk and services all of the major towns along the coast. The property is a 1930's fully air conditioned villa which has been completely renovated to an exceptional standard. Accommodation comprises (120 sq.m) and includes a large living cum dining room, kitchen, separate ground floor WC, with 3 double bedrooms at first floor, main bedroom en-suite, and a separate bathroom. There is also a cave with a small TV area and utility room. Outside there is a pretty garden with terraces accommodating a coffee table for 4 and an outdoor dining table with seating for 8 people. there is a private heated pool and a private parking space with electric automatic gates. This townhouse is a rarity in Beaulieu.

- "The villa was beautiful, neat and very well equipped. The pool water was heated and the whole villa airconditioned. The location was also perfect; restaurants and bakery were just around the corner and you could walk to the beach in 5-10 minutes. The only minus was that the parking place in the garden was not usable. It was practically impossible to drive in or drive out. We bought a street parking for seven days for our rental car to be able to use it. However, you don’t really need car there. You could use train to travel from village to village."

This is an ideal holiday villa from which to explore the exclusive and most beautiful parts of the Cote d'Azur. The villa offers spacious accommodation with 3 bedrooms and two bathrooms, all enjoying sea views. there is also an extra bedroom with its own bathroom perfectly suited for children. A perfect blend of stylish Riviera design with contemporary bathrooms, a fully equipped modern kitchen, and quality fittings and furnishings. The villa is fully air-conditioned with video security and an alarm.

Outside is a well-maintained terraced garden with a flat lawned area, mature trees, and flowering Mediterranean shrubs. There's a good-sized heated pool for lap swimming and a shaded outdoor dining terrace for those long lazy Riviera evenings overlooking a sublime sea view.

The family room and kitchen were very comfortable with breathtaking views. The first level down has three bedrooms. One bedroom with an on-suite bath and the other two bedrooms share the other bath on that level. The third level down is a bedroom with two twin beds and an on-suite bath. This room is best suited for kids or young adults. Laundry is also on this level. The property is well lit and gated which added to a sense of complete security. I’ll also say that it was the most peaceful and quiet property we have ever stayed at. I highly recommend a car as the property is hard to find by Uber/Taxi. The driveway is steep but easy to navigate. We had a SUV (BMW X5) and despite the size we had no issues. The walk to town is also difficult so having a car is a big help. The town is very peaceful and quant. The owner was also very helpful and quick to respond to any questions."

With its open floor plan, the villa feels light and airy. The decor has deliberately been kept simple and uncluttered to allow the breathtaking views to take center stage. Dining on the upstairs terrace under the awning is a treat.

The kitchen is fully stocked and modern amenities including fiber to the home, individually regulated AC and heat to bedrooms and new home appliances offer comfort for guests. A lovely garden with Mediterranean flora boasts culinary herbs, lavender and citrus (winter and spring). There is one parking spot for a smaller vehicle.

Villa les Lucioles is a lovely and safe getaway for anyone wanting to experience a slice of 'real' life in the South of France. The safety aspect of the town is well suited for women travelers, families with children (and those kids who wish to explore a bit on their own) and active older individuals. The neighborhood is occupied by neighbors who have known each other for over 25 years and yet the villa is very private with its location on a very narrow dead end street. Bus stop at 230 m, supermarket approx. 10 mins on foot, motorway at 5 min, train station 10 min on foot. Mountain biking, cycling, hiking, kayaking, tours, watersports/boat tours, paddleboard, kayaking, etc, starting from the villa or 5 min away. Paragliding at 20 mins. Perched villages at 30 min. Mercantour Park 1 hour away. Ski resorts are 1hr 30 minutes away. Monaco at 10 km, Italy at 5 km. Nice airport 30 - 40 mins, depending on the time of day.

Note: This property is built into a hillside and has many stairs, some of them steep. Thus, it is not appropriate for some. Another consideration is that the property owner, an older gentleman, lives in a studio on site. Small well behaved pets will be considered upon request. If additional space is needed, an adjoining small studio space with a full bath can be made available. Due to its neighborhood location, the villa is not suitable for loud festivities and lively evenings. Think of it more as a meditative and relaxing retreat to return to after a lot of sightseeing and activities. OR, as many friends have done, sit on the terrace, enjoy the view with a good book and never leave.
