PRIVATE PARKING:
3 Car garage parking, plus, 7 car capacity driveway parking. Plus gated RV and boat sized parking! Our driveway is relatively flat. Do not leave our garage door open for an extended period of time.

OCCUPANCY:
Per city rules, MAXIMUM OCCUPANCY OF THE PROPERTY IS 12 persons of any age at any given time. Only the number of guests listed in your reservation (up to 12 persons) are permitted on the property at any given time. If you plan to have daytime visitors, please include them in your guest count. There is a $500 fine and your reservation will be cancelled without a refund for violating this maximum occupancy rule.

ENTRY:
The front door is equipped with an electronic keypad, we will send a personalized door code before check-in. Check-in any time after 4pm Pacific Time Zone. Check out is at 10am Pacific Time Zone.
No late check-out or early check-in. If you arrive early or depart late, additional fees will incur.

AMENITIES:
Our cleaning service provides initial supplies including: paper towels, dish soap, dish washer soap, kitchen/bathroom trash can liners, toilet paper, clothes washing detergent, hand soap, shampoo and conditioners. Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out.

SECURITY/HEALTH AND SAFETY/LAWS:
Exterior Ring floodlight camera located above the front door and on the north side of the garage door.
There are NO indoor cameras in living spaces.
There are city required noise monitoring devices in the common areas of the home. The devices record average decibel levels over time only and do NOT record any conversations. They are used to monitor noise levels as well as defend us against unfounded noise complaints. Do NOT turn off, remove, or tamper with this equipment.
Guests must follow all city, county, and state laws.
No Smoking indoors (including the garage) or allowing outside smoke to enter the home
Pool is 10’ deep at the deep end, absolutely NO DIVING
Never remove the vacuum hose from the wall or the sweeper, it can burn out the pool motor. You may liable for the cost of repair.
No fireworks allowed on the property.
POOL:
There is an option to either heat the jacuzzi only or the pool and jacuzzi together. Heating is controlled remotely by the host. There is an extra charge of $75/day for every day of your stay to heat the jacuzzi only. Jacuzzi heating is turned on and off at your request.
There is a fee of $150/day for every day of your stay to heat both the pool and jacuzzi. This heating of the entire system (pool+jacuzzi together) is continuous for your stay. Please let us know at least 2 days in advance before your arrival if you wish to take advantage of this.
Spa jets and pool lights are available with heating packages only.
Our pool is cleaned once a week, always on the same days. Being that this is an outdoor pool, and depending on your day of arrival, you may encounter some debris in the pool, particularly if it has been windy. We provide a pole mounted net for your use.

MAIL:
You are not allowed to receive mail at our property unless you have requested and have received written permission to do so from us. The purpose of this rule is to prevent fraud.

REFUNDS:
No refunds for weather/natural disasters/power outages/other things that are beyond our control. Please consider purchasing travel insurance that may cover some of these losses.

**REQUIREMENT TO BE A GOOD NEIGHBOR: Our home is an APPROVED City of Henderson short-term rental in a quiet residential neighborhood. A lot of work has gone into becoming certified and we are grateful for the opportunity. We require that our guests respect our neighborhood during their stay. This means complying with city established rules for short-term rentals, including but not limited to: Maximum occupancy, pool use hours, quiet hours, having fun but controlling noise-levels, no-events and no-parties, and a few other rules which will be shared with you after booking. Thank you for helping us stay compliant. Your help allows future guests to enjoy our home as well.
Please note that if any of the Good Neighbor rules are violated, ALL and ANY costs associated with the complaints will be passed onto the guest. This includes, but is not limited to municipal fines and cost of additional staff/authorities.**

**Our pool cleaning and gardening service always occurs on a predetermined weekday and in the middle of the day and may occur during your stay. Details will be shared after booking.**

*Mount Charleston (45 minutes). When it's hot outside, you can still retreat to Mount Charleston for high-elevation hikes. Mary Jane Falls is one of our favorites.
*Valley of Fire State Park (40 minutes). Incredible red rock sandstone formations, unique hiking in slot canyons just north of Las Vegas. Worth the detour anytime of the year except summer when it is too hot.

Note: our home is a legal 4 bedroom, with one bedroom offering a barn door allowing it to be privately divided in two. It is permitted by Henderson City for up to 10 adults. We will under some circumstances allow more if occupants are young children. If you are unsure, please inquire.

LIABILITY WAIVER:
By booking the home, guests agree to waive all liability for injury related to use of equipment (swim spa, grill, gas appliances), and assume all risk for use of facilities. If this is not agreeable, the booking is void, guest must cancel immediately and notify the host.

THIS IS NOT A PARTY HOUSE. We want you to enjoy yourselves, but if you want to party, leave it on the Strip. What happens in Vegas may stay in Vegas, but what happens in Henderson will follow you back home. Our house rules conform to Henderson City ordinances. Specifically,
- No outdoor music unless brief and quiet. No excess noise either inside or outside over 70 Db outside of quiet hours, or 60 Db during quiet hours (10pm-10am weekends, 10pm-7am weekdays). No noise in the back yard, no use of pool or spa outside quiet hours. Take it inside after 10pm.
- No more than 10 overnight guests and 14 daytime guests, and no additional visitors unless expressly given permission by hosts.
- No smoking or vaping indoors, no marijuana or drugs. - No alcohol in the pool and spa. All use of pool, spa, gym or any other home amenity is at guests’ own risk.
- No overnight parking off premises. Please use the driveway and garage space if needed.

PEST DISCLAIMER:
This is a large home next to the desert. There will occasionally be a few rough edges, bugs, and wildlife. We have regular pest service and aim to provide every modern convenience possible, but pests can and will make their way into the house and on the grounds. Hosts cannot guarantee a 100% pest-free experience at all times. Any refunds will be at our and the platform's discretion. Please be reasonable and do not judge us too harshly.

ADDITIONAL CHARGES:

Please do not use the pool spa after 10 PM as per the City Regulation. Quiet hours are from 10 pm to 10 am. Don't eat or drink in the pool. Any damage to the pool or the water in it will incur a charge of $200.

Please do not touch the pool spa system. Leave the chlorine dispenser in the pool or there will be an extra charge. Please make sure that the pool robot is always in the pool, or the pump will burn as the water is being sucked from the robot. The robot is there to keep the pool clean.
Guests are also expected to turn the pool pump on and use the net to clear the pool, along with additional handling needed with private pools.

Please restrain from mentioning Airbnb or short-term rental to anyone you may meet, ask, or any of the neighbors. Due to the complexity of indoor fire and the need to be proficient enough to use, no fireplace use will be allowed due to fire hazards that it might cause. Trash pick-up is scheduled every Wednesday. Please collect all your throwables and place them on the driveway where the trash collector can see them clearly.

The landscaping guy will visit every Monday of the week. The pool guy is scheduled to service every Monday.

- "Pros: Location was great for commuting to anywhere in Green Valley. Walking distance to Trader Joes, Black Bear Diner, Library. Hot tub was excellent after work. The pool would be great in the summer. TV’s in every room. The house is super quirky and kind of fun. Pool table, foosball, swimming pool. Cons The house is literally on Green Valley parkway so it was super loud from traffic. Inside the house, outside the house, especially in the bedrooms and there was no talking in the backyard because you could not hear each other. If you are sensitive to road noise be aware of that. - "I really don’t like to leave bad reviews because I know how hard it can be to run STR. My friends have some but this one seems to be managed by a company instead of a person - and it shows in the house… Initially walking through the house looked so nice. Was big, kitchen/living room is gorgeous, pool of course, etc. But then we started to use things around the house and take a closer look. The first obvious thing was all this clutter in the backyard by the table/dart board. There were tools, broken cornhole boards, a giant cardboard box and more just cluttering the area. Also, the pool itself was dirtyyyy. The pics look crystal clear & I don’t just mean debris. It needed scrubbed. Also the nice chairs by the fire pit you see aren’t there. It was 2 torn up patio chairs that you couldn’t sit in because the bands were broken or look close to breaking. Then head inside, the bug catcher they had plugged in the hall for flies was FILLED and the AC filters were clearly neglected. More annoying was the door in the laundry room headed to the garage - it literally wouldn’t latch unless you locked it. Also, the master bath looks SO PRETTY but it’s so unmaintained. When you run the shower the entire bottom fills up like a pool. The area with the toilet in the master is it’s own space but couldn’t shut the door bc the light didn’t work. All in all, you’ll be fine to stay here but for the price - I would find something else…"

- "Good easy visit. Only complaint is we paid for piol use but never used it since it wasnt clean." - "I stayed here with my sister and her 3 kids. There was plenty of room, and overall the place was nice. The check-in process was easy and the host was easy to get in touch with. Checking into the house was easy but it did take a few hours for the host to get back to us with the wifi password, which was a bit urgent for me as I needed to log in for work. Beds were comfortable, the couches are a bit hard to lay on, not much padding but do seem to be fairly new. The neighborhood was quiet, there is a school half a block away but even then, you couldn't hear noise from there. Would recommend that the hosts replace the pool cues, and add a few more child friendly cups and if possible a small desk in the main bedroom to serve as a wfh station, overall a great house and we enjoyed our stay. The Villa is really 10 min from Las Vegas blvd!! Check out GPS pictures in the pictures section. Close enough for all the fun you will like. But still quite enough to relax and recharge.
Our place is great for family's, Pets, Kids, and Babies. We are friendly to all.
If you need a crib, high chair, or anything else please ask before you arrive and give us at least 7 days to accommodate your needs.
The house have private parking!! Good for 4 cars or more. Great for RV's, boats or big trucks! (Street parking)

The place is super clean with a full time cleaning lady before check in and after check out. Very comfortable for a long stay and you can request extra cleaning during your stay (for a fee). You will have all you need and we will be happy to provide anything extra. The house has a roomy kitchen, nice size living room, new furniture, and lots of space for everyone to make themselves comfortable!

The kitchen is nicely loaded with everything you need to cook or bake and enjoy a nice dinner with your friends and family. Please ask in advance if you need anything else.
The yard has a gas BBQ.

We provide towels and anything else you will need for your stay.
Disposable tooth brush, tooth paste, disposable razors, shampoo and body wash, toilet paper, hand towels, and so much more. We have everything you need. If anything is missing please let us know and we will take care of it as soon as reasonable.

The living room has a 55" smart TV with a lot of free channels and Netflix.
The back yard have a big size smart TV to enjoy your time out. Please make sure to keep the sound levels down at all time outside of the house. The neighbors will contact me immediately for any loud noises. We also have a sound monitoring devices all around the house, inside and out.

We are always a message away and will be happy to help if you need anything during your stay. From recommendation, to extra items, to a fun night in town.

Normal check-in time is after 4 pm but we are flexible if the house available. Just ask in advance. Check-out is at 11am to allow cleaning for next guest but we are flexible if you ask in advance and there is no other guest checking-in. (early check in and late check out are available for a fee)

Other things to note
To heat the pool, it's an additional fee at $120 a day for the heater is on the entirey of your stay, so you must pay the total number of days booked.
Please confirm 48 hours prior to your arrival if you need the pool/spa heated so we can make arrangements for someone to turn on the day you arrive. Please, no last-minute requests, even if you book the same day. Both pool and spa space will be heated at the same time.

Important the pool is not suitable for unsupervised children, there is no life guard on duty. There are pool alarms on the patio doors that can be turned off and on. By accepting this booking, this is a liability waiver of accepting full responsibility.

*IMPORTANT: Pool equipment can only be operated by the host. Guests are not allowed to operate it unless instructed to! The spa is not automatically heated, the rate is above, to heat both, not separately.
As soon as the heater is turned on is when you are charged this fee.
