All of them are on 24/7 and for security purposes. There is no camera in private area or anywhere inside the house. Security cameras solely facing the street (as required by the City)
We just have 5 easy rules:
1) No Parties! If you think it might be a party, it probably is but feel free to message us to clarify. Noise, excessive cars and excessive guests (more than allowed) typically is what constitutes a party.
2) Do not park in front of any neighbors house
3) Quiet Hours are 10pm to 8am (the city doesn't allow any outdoor activities during quiet hours, and fines $1000 for violations). If you want to hang out late at night, the good news is the Strip is awesome for that, but with residential neighbors this is a big rule, and applies to all short term rentals (some just don't tell you about it in advance).
4) No Pets (due to many guests with pet allergies we can't allow any pets, we are sorry, we wish we could.)
5) No Smoking! Yes, you can smoke outside only. Weed is legal in Nevada, and you can smoke outside, but remember you're in a neighborhood which may have kids, just be reasonable with how much you smoke as it does travel far, and we don't want neighbor complaints.

House Rules:

Occupancy Limits: Maximum of 12 guests at any time. Additional guests (beyond 10) incur a fee of $60 per night per person. Extra guests without prior approval may result in additional charges.

Parking: Limit of 3 cars. Use the 2-car garage if possible (remotes are in the kitchen).

Pool: Heater must be turned off immediately after use. Heating costs $150 per day. If left on, a $600 fee applies. Approval from the owner required for heating.
Pets:

Pets must be disclosed prior to booking. Unauthorized pets incur a $500 fine. Liability for any issues caused by pets is the guest’s responsibility. Service animals must be disclosed and may incur additional charges.

HOA/Community Guidelines: Including quiet hours starting at 10 PM.
Late check-out is $80 per hour after 11 AM. Trash must be placed on the curb by Wednesday morning and returned within 8 hours. Failure to do so incurs a $125 fee for third-party pickup.

Cleaning: Excessive cleaning will be charged. Clean up all trash and mess before checking out. Large messes or extremely dirty areas will incur additional charges.

Maintenance Issues: Report any issues immediately. Guests are responsible for any new damage or excessive cleaning required during their stay.

Surveillance: Surveillance cameras are located outside of the property. Tampering with or disabling cameras incurs a $500 fee.

Parties/Events: No parties or events. Excessive noise or complaints may result in immediate eviction with no refunds.

Inspection and Damages: Report any damages or issues upon arrival. The host will assess any damages at the end of the stay.

Amenities Malfunctions:The owner will address malfunctions of internet, telephone, or entertainment amenities as quickly as possible. Malfunctions
do not warrant a refund or cancellation.

Termination: Violations of the agreement or disruption to neighbors’ quiet enjoyment may result in immediate eviction without refund.

The place is super clean with a full time cleaning lady before check in and after check out. Very comfortable for a long stay and you can request extra cleaning during your stay (for a fee). You will have all you need and we will be happy to provide anything extra. The house has a roomy kitchen, nice size living room, new furniture, and lots of space for everyone to make themselves comfortable!

The kitchen is nicely loaded with everything you need to cook or bake and enjoy a nice dinner with your friends and family. Please ask in advance if you need anything else.

There will be a $45 one-time fee to use the Pool/Spa as we need to send the pool guy after every stay to clean the Pool/Spa for health and sanitary reasons. Please let me know in advance if you want to use it and I will request the fee.

Please do not use the pool spa after 10 PM as per the City Regulation. Quiet hours are from 10 pm to 10 am. Don't eat or drink in the pool. Any damage to the pool or the water in it will incur a charge of $200.

Please do not touch the pool spa system. Leave the chlorine dispenser in the pool or there will be an extra charge. Please make sure that the pool robot is always in the pool, or the pump will burn as the water is being sucked from the robot. The robot is there to keep the pool clean.
Guests are also expected to turn the pool pump on and use the net to clear the pool, along with additional handling needed with private pools.

Please restrain from mentioning Airbnb or short-term rental to anyone you may meet, ask, or any of the neighbors. Due to the complexity of indoor fire and the need to be proficient enough to use, no fireplace use will be allowed due to fire hazards that it might cause. Trash pick-up is scheduled every Wednesday. Please collect all your throwables and place them on the driveway where the trash collector can see them clearly.

The landscaping guy will visit every Monday of the week. The pool guy is scheduled to service every Monday.

Asking for a Gas tank is $45

There will be a $500 cleaning charge for smoking inside the house. Please avoid doing so.
Please ask for confirmation in advance before booking a last-minute booking (less than 36 hours in advance). Any last-minute booking might be subject to cancellation with no refund if it was not approved in advance. There will also be a fee for all last-minute bookings ($99.99), please ask in advance.

There will be a charge for renting a pack 'n play and a high chair. A high chair will cost $5 per night and a pack 'n play will cost $10 per night. Please let us know in advance so that we can prepare it and have it requested.

For the AC:

1) Summer time: keep the thermostat at 74f degrees. (No less than 73*, it will freeze the lines, and ac will stop working)

2) Winter: keep the thermostat at 67f. (No more than 70*, or the unit will heat up and ac will stop working)

3) Do not block the area where the furnace is or ac vents.

Please ask for confirmation in advance before booking one night's stay. Any one-night booking might be subject to cancellation with no refund if it was not approved in advance. There will also be a fee for all one-night bookings ($49-$99), please ask in advance.

Our handy man will stop by from time to time to check the house, replace AC filters, and service anything that is needed. He'll need to gain access to the house. - "Pros: Location was great for commuting to anywhere in Green Valley. Walking distance to Trader Joes, Black Bear Diner, Library. Hot tub was excellent after work. The pool would be great in the summer. TV’s in every room. The house is super quirky and kind of fun. Pool table, foosball, swimming pool. Cons The house is literally on Green Valley parkway so it was super loud from traffic. Inside the house, outside the house, especially in the bedrooms and there was no talking in the backyard because you could not hear each other. If you are sensitive to road noise be aware of that. All in all I like the house and would stay there again."
