The property has an incredible array of citrus trees, which had tons of fruit to take. The house itself was an interesting and practical layout - two sides to it with two bedrooms per side. The kitchen was large and capable of handling large meals. The bedrooms were minimalist, but good, and the beds were super comfortable. There was one shared bathroom per two bedrooms on each side of the house, which worked fine - great, large showers in each. Finally, the hot tub was a huge hit. Located a bit away from the house itself and overlooking a beautiful vista with mountains in the background - stunning. Had a small issue with the wifi upon arrival, but Noah was super responsive and helpful in getting it back up and running for us. Highly recommend and can't wait for our next stay."

The town of Ojai is a place to visit just 9 miles from the Sage Ranch Villa in the Upper Ojai Valley.

All common areas of Villa have tile except for the bedrooms.
The Great Room has a 65 inch smart Tv.
The kitchen has all the conveniences with much cabinet space.
There is a bar top counter area with seating for 4 along with and inside and outside dining table that each sit 6 people comfortably.
All the villa suites have their own private baths that are very spacious with an extremely large Master Bedroom Suite. The Master Bath has a sit down shower and a separate custom built roman tub area.
All, the Great Room, First Villa suite bed room , Second Villa suite and Master Suite Bedroom have their own patios with seating.
Central heating and air conditioning system and fans we have throughout the Villa.

All suites have tall 12 ft. ceilings and outside patio slider doors which allows much natural light to flow throughout with herds of natural Wildlife that casually graze from every window. Window treatments for privacy are in all rooms. There is a large covered carport with smooth hand troweled stucco texture that accommodates (2) large vehicles.

If you want swimming pools they are everywhere in hotels and confining neighborhood homes, but if you want natural meadows, swimming creeks and hills to climb and view and acres of free and wild open space without borders or fences for kids to be children and to run, play and adults to find their own kid again in the freedom of happiness and open laughter.

There is a Cafe restaurant at the Summit Drive In, convenience market, hardware store, and fire station within walking distance. There are bountiful beautiful natural wildlife that can be seen from your front windows daily and lots of walking trails leading either along the bottom of the valleys, or up into the foot hills from the house.

Most importantly the property has three very full deep water wells from Sisar Water Co. of the finest fresh spring water.

,however as with all country living there are different bloom seasons for insects, animals, and reptiles throughout the county and especially Ojai and Santa Paula.
Although we have a routine professional pesticide service that caters to the local current activities , they can often have mild effect.
If you are sensitive to spiders, earwigs, pill bugs, or any other natural wildlife creature then you need to book ur vacation elsewhere as we will not refund monies like any other hotel policy for insects making their way into the house via doors or slider window doors. We say this with the hopes that you book with us because you won’t book at a better rental in Ojai with such sweeping views and spacious room!

The excellent standards of the property are only made possible by our wonderful maintenance staff: landscapers on Monday mornings and pool guys on Monday & Thursday afternoons. The cleaning lady comes on Wednesdays.

Essentials to note: Spa heating is included free during your stay. The swimming pool can be heated in cooler weather for an additional fee (3-night minimum heating.) Due to the huge price hike of natural gas, STARTING January 21, 2023, pool heat will be $100/night. Our cost to heat the pool in cooler weather is now averaging $120-$140/night, but we still want to offer this feature for those that desire it. We begin heating the pool 12 hours prior to your check-in date/time. Please advise us at least 2 days before your arrival if you’d like to include pool heating during your stay.
We have remote pool & spa controls on our phone app should you need assistance after arrival.
Please help us to conserve energy by turning off spa mode/spa heat when not in use. No smoking is allowed indoors. Smoking permitted outside only! No diving or jumping off balconies into the pool. Parties and events are prohibited. Additional guests not included in your reservation must be pre-approved.
Please help us respect noise levels with our neighbors and observe city ordinance “quiet hours” from 10:00pm-8:00am.
We supply propane for BBQ grill and poolside heater. We don’t supply fire-logs or wood for fire pit. You may bring your own or request DuraFlame fire-logs in advance for a nominal fee.

For Safety and Security:
Security cameras are installed at the front of the property—One directly outside the front door to record entry, one at the front that faces garage/driveway, and two on the side yards to monitor side-gate access. No cameras are installed inside the home or in the private backyard.
Per CA law, we have door/window alarms (4) on all areas that exit to the pool. Two on the sliders, one on the kitchen window, and one on the exterior of the kitchen door. For safety purposes, after a reservation has been confirmed, we will ask all guests if there are children in your party and their ages. We highly recommend that families with children/babies leave the alarms set on ALARM mode. Alarm mode will keep sounding when door or window is opened. Option 2 is CHIME mode which will sound a chime twice when door or window is opened. Upon check-in, please check the switch on the side of each device and choose which option you prefer. For guests without children that prefer no alarm or chime, there is also an OFF switch.

The house is equipped with everything you need, including a coffee bar and even wine you can buy (if you forgot your own) but the complimentary bubbly was really appreciated. This stylish place to stay is perfect for families and groups. Self check-in with your own code. There are 2 living rooms, a chef’s kitchen, 3 bedrooms, and two bathrooms. There is bar height seating around the Mahogany dining table for 6. Two rooms have Cal King Beds. The 3rd room, a queen bed. The main bathroom has a whirlpool tub and separate shower. There is a huge backyard, with room for the kids to run around and jump and play in the pool. Also outdoor seating to enjoy dinner. The kitchen has a top-of-the line refrigerator freezer with ice maker. We supply blender, toaster, crock pot, pots and pans and utensils. There is also a washer and dryer. We supply shampoo, conditioner, body wash, toilet paper, paper towels, cleaning supplies, laundry detergent, dishwasher detergent, bath towels, all linens needed for beds, coffee for the coffee maker.
Everything you see in every picture is for the guest's private and exclusive use. You'll have full access to the backyard pool and house.
The house is located in a mature neighborhood. You will love the convenient location. There are grocery stores with 1/4 mile, shopping, and plenty of restaurants close by. We offer 2 parking spaces in the driveway, and there is plenty of free street parking.
This is a quaint quiet bedroom neighborhood that looks for quiet time from 10 pm to 9 am. Therefore, we don't allow parties. Please inform us if you have a private gathering for our approval of the number of guests over 6, up to 12. If more than the allotted number of guests are on the property without first obtaining the owner's approval, guests will not be allowed further use of the property, and be asked to leave.

There is a Feit camera and motion detection light mounted at the front door entrance to the house that faces the courtyard and actively records sound and video 24/7. There is also a Feit camera that overlooks the backyard pool. This camera can be activated with a switch on the wall of the living room if turned on, and it will then record picture and sound 24/7. Just turn switch off when arriving at property.
Please immediately alert host to any issues regarding needed maintenance, request for repair service or cleaning. Host will not compensate or refund for any issues not reported during stay. Guest must also allow host and/or repairman/technician/cleaner access to the property to remedy the issue after host has been notified. If guest stays after issue is addressed, there will be no refund. If guest is unresponsive, host will assume issue is remedied, and there will be no further action required.

Use of the pool, and Jacuzzi is at your own risk, we are not responsible for anything that may happen to a guest regarding any form of liability in regards to the use of the facilities, and we are not to be held responsible for anything that may happen to the guest while at the property. The pool and jacuzzi is not heated at this time. If you would like the pool and/or jacuzzi heated, there is a $150 per day charge for heat. Please ask in advance and we will set it up after payment is received.

Organic Property: As an eco-conscious farm, we do not use herbicides or pesticides. As a result, you may encounter non-poisonous ants or spiders around the house, as well as some weeds around the farm. You may hear noises from surrounding wildlife such as birds, chickens, goats, owls and coyotes. We do our best to minimize this but appreciate your understanding.

Pool & Spa Maintenance: Serviced multiple times per week to ensure top-tier function, though unforeseen maintenance may arise. No accommodations for unexpected downtime.

Maximum Occupancy: 8 guests at any time, including visitors. Please reach out to discuss small gatherings before booking.

Security Cameras: Installed outdoors for security (doorbell, parking lot, courts, side yard, and pool areas). If you have concerns or would like them removed, please contact us before booking.

No Smoking Indoors: Outdoor smoking is permitted.

Pets: No pets allowed (service dogs require prior approval with credentials). Some small/medium-sized dogs may be accepted upon request. Please contact with details before booking.

Noise Curfew: Please respect quiet hours from 10 PM – 8 AM.

Furniture Policy: Do not move furniture inside or outside the home to prevent damage to floors.

Pool Safety: No glass near the pool; plastic cups and paper plates are provided.

Septic System: Only flush toilet paper—no feminine products, wipes, or other materials.

Kitchen Care: No grease or food remnants down the drain to prevent plumbing issues.
