Enough room to roam but not big enough for them to get lost. The bathroom is small, stone flooring is nice, glad there were a couple shelves to keep toiletries. There is a large closet! You can hear floor joists above you and you can hear background noise from the garage, but that didn’t bother me at all. I did use the hottub a couple times, putting the cover on and off was easy. I wish I could have used more of the backyard. Overall nice space."

Swim, boat and fish in one of Georgia’s top-ranked lakes from our private two-story dock which can accommodate your boat, jet ski or kayak. Know that the dock is not adjacent to the property. It is five houses down the street and a short work through the woods. Play a game of cornhole in the yard, or on rainy days, play cards or a game of chess/Chinese checkers, watch one of the dozens of movies in our DVD and video library, or cuddle up with a book from the bookcase. A spacious desk allows you to comfortably keep in touch with work or post photos of your trip on Facebook.
This is a very unique lake getaway in a special neighborhood, “The Victoria Cottages,” a secluded golf cart community. Only a couple minutes down the road from Victoria Park is a large sandy beach, picnic area and four boat ramps to launch your boat, or eat at the Sunset Grille overlooking the tranquil water while taking in a beautiful sunset on their large deck. Only a few miles away, you can rent a boat at the Little River Marina. But please drive slowly through the neighborhood because the area is populated with “domestic deer” that roam throughout the community at liberty and with no fear. The Cottages is the first "cottage" area from the inception of Lake Allatoona in the '50's. It has narrow streets and is safe to walk or bike anytime of day.
Be aware that the water level of the lake is lowered in the winter by the Corps of Engineers, so the dock may or may not be accessible. Lake Escape is a great getaway to share with someone special during the fall and winter months as well, enjoying the firepit, staring up at the stars from the hammock, or just catching up on your favorite TV programs and movies.
Know that we live in the upper level and please note this is NOT a party or large get-together property. This retreat is a great place for a family, couples and a few friends to enjoy the water and outdoors peacefully. We are not looking for large groups whose true intent is to "party" at the house or for large family or friend get-togethers. This apartment is not suited for more than 4 people. Guests can have a few guests for day visits only. Only two vehicles and a trailer are allowed. Additional vehicles must be approved by us. Even though we have a good natural buffer of mature trees around the property, we want to respect our neighbors, so we enforce an outdoor quiet time after 11:00 PM. We welcome a limit of two well-behaved and crate trained dogs to join you during your stay (flat $75 per week pet fee).

Newly remodeled poolside basement studio apartment located on a 6 acre small horse farm. 3 minutes from Hwy 75 near downtown Acworth, Woodstock, Kennesaw, Emerson and convenient to all north Georgia activities. A great place to relax and enjoy this amazing property. Retired couple will greet you and show you around for a great experience. Private entrance, sleeping area, king size bed with new luxury mattress, common area with TV, bookcase, games, and two couches, kitchen with microwave, toaster-oven, hot plates, coffee maker, sink, refrigerator, etc. and private bath with shower. Outdoors, find a fire pit, swimming pool (available in summer), walk the beautiful grounds and see the horse and small donkeys in the pasture or in the barn.
Please note that our family and church family use the pool on Sunday afternoons/evenings.

Check-In Time: Your check-in time begins at 3:00 pm, allowing you ample time to prepare for a wonderful stay. Upon your arrival, you'll find the door unlocked, and the keys conveniently placed on the countertop.
Meet Our Groundskeeper (Governor of the Property): We have a dedicated groundskeeper who oversees property maintenance, guest services, and acts as the governor of the property. If you'd like more information on the "Governor" concept, feel free to reach out to us. You can contact our groundskeeper, directly. Please note that the door to the basement downstairs is off-limits as it is a private living area.
Towels, Hand Towels, Blankets, Comforters, or Sheets: Each room should have a minimum of two towel sets. Additional blankets, comforters, or sheets can be provided upon request but may come with an additional fee to cover cleaning and inventory constraints.
Parking (Vehicle Limit 4): Please be aware that only four vehicles are allowed, and three of them must be parked in the garage upon arrival. Let us know how many vehicles you'll have on the property, and we'll provide a garage opener. Additionally, there's a 240 Volt Outlet for electric vehicles, including Teslas.
Wi-Fi (High-Speed Internet): Stay connected with our Wi-Fi network.
Cooking (Kitchen Area): While we don't have specific instructions for all the cooking utensils, you'll find a fully equipped kitchen with a dishwasher, refrigerator, oven, stove, coffee maker, crockpot, and more. Please treat these amenities with care and clean up after use.
A/C (Heating & Cooling): Maintain the temperature between 69 to 72 degrees when cooling the home and 72 to 76 degrees when heating for your comfort. If you have specific preferences, please let us know.

Mail Delivery: We kindly request that you refrain from having items mailed directly to the house without prior consent. In the event that something is delivered to the mailbox, our governor or groundskeeper will ensure it reaches you. If a package is left on the front porch, guests are welcome to collect it themselves at the front door. Please avoid having signature-required mail sent to the house to maintain discretion. We appreciate your understanding, as we are actively working to change the Bentwater covenant against short-term rentals due to the evolving economic landscape, especially with the impact of COVID-19.
Trash Collection Reminder: For your convenience, please leave your trash in the designated area, and our dedicated groundskeeper will handle the trash removal. There's no need to worry about taking it out yourself; our team is here to manage this for you.

Security Camera (EXTERIOR ONLY): We have exterior surveillance cameras installed to enhance the security of the property. These cameras are only located outside and are used solely as a precaution to help protect both your belongings and ours. In the unlikely event that something goes missing, the cameras serve as an extra layer of security and peace of mind. Rest assured, your privacy is respected, as the cameras are exclusively positioned to monitor the exterior areas of the property.
Host Cancellation of Reservation (Strict 30)
In compliance with the stipulations outlined in SB20-109 and HB23-1287 County Regulation Related To Short-term Rentals: If, for any reason, the property that is the subject of this agreement becomes unavailable, appropriate efforts shall be undertaken to secure a 50%, or a full refund of all funds shall promptly be provided to the guest, absolving Management and the property owner from any further liability. Colorado Luxury Excursions shall not be deemed in breach of the terms of this agreement if the cancellation results from circumstances beyond reasonable control.
These encompass, but are not confined to, events such as changes in property ownership, equipment damage or malfunction, disturbances originating from adjacent properties, construction activities on or near the property, labor disputes, adherence to governmental regulations or directives, fire or other unforeseen casualties, the presence of holdover tenants from prior rentals, challenges associated with securing materials or services, technical failures or complications, problems or disruptions affecting internet or television services, computer-related issues such as viruses, acts of nature, insurrections, acts of terrorism, or any other force majeure event.

The property manager was friendly and had everything ready for us upon our arrival. The only thing I would be mindful of is that you can only park 4 cars on this property. So if you’re planning on having a few families stay here together, make sure you’re mindful of that. They currently also only have one remote, but the host assured us they were getting more. Our property is situated in suburban, wooded Georgia, where it’s common to encounter Palmetto bugs (also known as waterbugs) and small spiders. Palmetto bugs are a type of cock roach that lives in trees throughout Georgia. If you’re unfamiliar with the area, seeing one might be unsettling at first, but they are harmless. These bugs can enter any home, from small cottages to luxury estates. For this reason, while you may see a bug or two it does not represent an infestation. Rest assured that M&T Hospitality Solutions conducts regular pest control treatments, but this doesn’t eliminate the possibility of them entering the property. As a preventative measure, please do not hold the front door open for extended periods of time.

The beds and sofa were comfortable and the kitchen was inviting and satisfactory. Most of the doors, including the front door were a bit “sticky” or a little difficult to open and close. The decor was lovely, but with a two year old walking around I felt like we were constantly nervous of the glass table and delicate chairs and sofa. I would recommend this apartment for adults and maybe family with teens but wouldn’t describe as Family friendly."

This is a spacious, full-access one-bedroom basement apartment with private entry and exit. It features a five-seater sectional couch with three recliners, a Samsung 43" Smart TV, a six-seat dining set, kitchen with a refrigerator, electric cooker, pots, plates, bowls, utensils, silverware, spices, and vegetable oil to make simple meals. Enjoy coffee or tea when needed. The full bathroom has towels, toilet paper, shampoo, conditioner, and soap for your use.
Explore the historic cities of Kennesaw and Acworth; go hiking at Kennesaw Mountain National Battlefield Park; enjoy Redtop Mountain State Park; LakePoint Sports Complex; Lake Acworth, Lake Allatoona; many other recreational parks; shopping and dining; all within 15 minutes. 8 minutes to I-75 and Kennesaw State University, 20 minutes to Truist Park.
IMPORTANT TO NOTE:
Please note that this is a basement apartment in a three-level home where a family of five (two adults and three children) resides. We are mindful of our guests and try to keep the noise level to the barest minimum. However, guests are bound to hear some activity coming from above.
Access is at the back of the building, in the backyard. Guests will need to pass beside the building and go down a short flight of wooden stairs to the backyard to access the apartment.

NO PETS AND NO SMOKING
- "I had good communication prior to arrival and was greeted at the door. I quickly learned that I’d have access to a garage which was great so I could store my belongings and not have to carrying them upstairs. The following day I was greeted at my door with their dog having my box of tea bags in his mouth and several other personal items had been damaged. Upon arrival (Dec 4), I asked for internet access code, wash cloths, toilet paper and a TV remote. Their son promptly provided wash cloths and toilet paper (as I was staying there 30 days). I was provided internet access. There was no TV remote in the room. Inquiring never got me a remote either. My friend bought me a Amazon Fire Stick as a Christmas gift. I asked the owner to come up and help me set up the TV. He came up immediately with a remote, but was unable to get the TV linked to the fire stick. He then used the remote to turn on the TV, but the TV screen was distorted like it was heading to a total blue screen. He stated that he needed to go buy another TV. I told him how important it was to me because of the holidays. On Dec 19, I sent a text inquiring about the status of the TV and needing more toilet paper. I never heard from them again for the remainder of my stay (Jan 5). Very Disappointed!!! It is also important to note for future guests. that there are no cleaning supplies, except a roll of paper towels, a broom and a dust pan. Bring your own dish soap, dishwasher tablets, bath soap, air fresheners(s), and any other cleaning supplies you typically need. Even more of a surprise, bring all your own condiments for cooking, even down to the salt and pepper!!!"

For stays of more than a month, a mid-stay cleaning fee will be applied and collected through the platform resolution center monthly. This is necessary to maintain the property in the advertised condition. The mid-stay cleaning requires a $150 housekeeping for all the bedrooms, bathrooms, kitchen, and living room for stays over 30 days. Host-provided color linens are the guests' responsibility to launder but our team will make the beds if the linens have been washed before our housekeeping team's arrival. The cleaning can be scheduled at your convenience, and your presence is not required for it to take place.

In the Atlanta metro area, recreational marijuana use has largely been decriminalized or is no longer actively enforced, so you may encounter people using it outside our property, around the neighborhood, or in town. Unfortunately, we cannot stop other people's life choices.
Our property is situated in suburban, wooded Georgia, where it’s common to encounter Palmetto bugs (also known as waterbugs) and small spiders. Palmetto bugs are a type of cockroach that lives in trees throughout Georgia. If you’re unfamiliar with the area, seeing one might be unsettling at first, but they are harmless. These bugs can enter any home, from small cottages to luxury estates. For this reason, while you may see a bug or two it does not represent an infestation. Rest assured that M&T Hospitality Solutions conducts regular pest control treatments, but this doesn’t eliminate the possibility of them entering the property. As a preventative measure, please do not hold the front door open for extended periods of time.

Barbie Dolls and all decor is to enhance the experience and are not for use as they are “props only”. Please do not remove the adhesives used to keep them stationary as this may damage the items. Ample seating and table space is available therefore misuse of living room tables for eating or other use is prohibited. Early Check-In & Late Check-Out
Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. Please inquire about your date range, as there are no guarantees. There is an additional fee of $20 for every hour before or after standard time for each accommodated request. There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check-in before our 10 am check-out time, and or need to check-out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.
Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.
Damages/Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

Extended Stay Cleaning Costs
For stays beyond 40 nights, a mid-stay clean is applicable, covering the replenishment of linens and toiletries. Organizing or cleaning personal belongings is not included. Scheduling is flexible, and you do not need to be present. For stays over 60 nights, a Deep Clean replaces the standard checkout cleaning, providing a more thorough cleaning for long-term stays.
Please note: For bookings through Airbnb and Booking, the difference from the standard fee will be collected after booking confirmation, or when your stay has met the applicable thresholds for mid-stay or deep cleaning.
Extra Guests
Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will be set off should there be a prolonged noise disturbance. A gathering will be considered anyone additional to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

Lost Items
We are not liable for any items left behind. Our protocol is to return all articles found to our office. We are glad to arrange retrieval, and or ship found items, incurring all shipping charges onto you, a tracking number will be provided.
Electronic Monitoring Devices / Smart Home
For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras, and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties, we actively monitor temperature, humidity, and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon Echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices.
Internet Usage
The rental's "unlimited" internet plan includes 1.2TB per month (around 40GB per day). Exceeding this limit may impact speeds, as managed by the provider. Internet is provided as a convenience, with no guarantees for specific speeds or preferences. No refunds are issued for outages or slow speeds.
Maintenance & Landscaping
The property's general maintenance & landscaping are handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.
Trash
All trash must be bagged, the garbage bin is located on the side of the house. The trash bin is to be rolled out to the curb Monday nights for early Tuesday morning pick up. Failure to comply incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.)
System Failures
In the event, the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, the Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.
Unforeseen occurrences
Management will not assume liability for any loss, damage, or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance.
Personal property and injury
(i) Owner Insurance: Guest personal property, including vehicles, is not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to guests, guests, or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect guests and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to Guest or licensees or their personal property.

This little getaway is located on a small 15 acre farm with a private hillside trail that leads to Kellogg Creek and Frog Beach on Lake Allatoona, perfect for swimming, fishing, exploring or just relaxing on the beach.
The space
This studio style apartment is upstairs above a garage in a private non-smoking building. It features an open floor plan, that sleeps 2 people on a comfortable cabinet style Queen bed. The small kitchenette has a k-cup machine, mini-fridge, microwave, toaster-oven, stove eyes -and many utensils for basic cooking needs.
There is a deck overlooking the pasture where you may see fireflies, our favorite Great Horned owl hunting, and deer grazing in the summer evenings. In late fall and winter you can see Lake Allatoona shining through the trees. The lake is a short 5-10 minute walk down-hill through the woods (est. 750 feet from the studio), and it connects to a narrow trail through the woods next to Kellogg Creek.

We understand travelers may like to have visitors during the day to enjoy the property with them, and welcome a few, but need notice of who is on private property. No events or parties. Attempted events or parties result in immediate cancellation and fines - this property is for temporary lodging only.
The apartment is mostly secluded, but our home and farm is also located on this 15 acre property. We are friendly neighbors, happy to loan you a cup of sugar if you need it, but will not interact with you unless you would like for us to. We will follow your lead :)

Check-In Time: Your check-in time begins at 3:00 pm, allowing you ample time to prepare for a wonderful stay. Upon your arrival, you'll find the door unlocked, and the keys conveniently placed on the countertop.
Meet Our Groundskeeper (Governor of the Property): We have a dedicated groundskeeper who oversees property maintenance, guest services, and acts as the governor of the property. If you'd like more information on the "Governor" concept, feel free to reach out to us. You can contact our groundskeeper, directly. Please note that the door to the basement downstairs is off-limits as it is a private living area.
Towels, Hand Towels, Blankets, Comforters, or Sheets: Each room should have a minimum of two towel sets. Additional blankets, comforters, or sheets can be provided upon request but may come with an additional fee to cover cleaning and inventory constraints.
Parking (Vehicle Limit 4): Please be aware that only four vehicles are allowed, and three of them must be parked in the garage upon arrival. Let us know how many vehicles you'll have on the property, and we'll provide a garage opener. Additionally, there's a 240 Volt Outlet for electric vehicles, including Teslas.

Additionally, we have a beautiful back porch that is perfect for family events and communal retreats, but we kindly ask that you keep noise levels in check to maintain a peaceful atmosphere.
Mail Delivery: We kindly request that you refrain from having items mailed directly to the house without prior consent. In the event that something is delivered to the mailbox, our governor or groundskeeper will ensure it reaches you. If a package is left on the front porch, guests are welcome to collect it themselves at the front door. Please avoid having signature-required mail sent to the house to maintain discretion. We appreciate your understanding, as we are actively working to change the Bentwater covenant against short-term rentals due to the evolving economic landscape, especially with the impact of COVID-19.
Trash Collection Reminder: For your convenience, please leave your trash in the designated area, and our dedicated groundskeeper will handle the trash removal. There's no need to worry about taking it out yourself; our team is here to manage this for you.
In summary, we ask that you help us maintain a peaceful and discreet environment during your stay.
Security Camera (EXTERIOR ONLY): We have exterior surveillance cameras installed to enhance the security of the property. These cameras are only located outside and are used solely as a precaution to help protect both your belongings and ours. In the unlikely event that something goes missing, the cameras serve as an extra layer of security and peace of mind. Rest assured, your privacy is respected, as the cameras are exclusively positioned to monitor the exterior areas of the property.
Host Cancellation of Reservation (Strict 30)
In compliance with the stipulations outlined in SB20-109 and HB23-1287 County Regulation Related To Short-term Rentals: If, for any reason, the property that is the subject of this agreement becomes unavailable, appropriate efforts shall be undertaken to secure a 50%, or a full refund of all funds shall promptly be provided to the guest, absolving Management and the property owner from any further liability. Colorado Luxury Excursions shall not be deemed in breach of the terms of this agreement if the cancellation results from circumstances beyond reasonable control.
These encompass, but are not confined to, events such as changes in property ownership, equipment damage or malfunction, disturbances originating from adjacent properties, construction activities on or near the property, labor disputes, adherence to governmental regulations or directives, fire or other unforeseen casualties, the presence of holdover tenants from prior rentals, challenges associated with securing materials or services, technical failures or complications, problems or disruptions affecting internet or television services, computer-related issues such as viruses, acts of nature, insurrections, acts of terrorism, or any other force majeure event.
