Our property is situated in suburban, wooded Georgia, where it’s common to encounter Palmetto bugs (also known as waterbugs) and small spiders. Palmetto bugs are a type of cock roach that lives in trees throughout Georgia. If you’re unfamiliar with the area, seeing one might be unsettling at first, but they are harmless. These bugs can enter any home, from small cottages to luxury estates. For this reason, while you may see a bug or two it does not represent an infestation. Rest assured that M&T Hospitality Solutions conducts regular pest control treatments, but this doesn’t eliminate the possibility of them entering the property. As a preventative measure, please do not hold the front door open for extended periods of time.

I contacted the property owners and they said getting cleaners out the next day was not possible. But, after contacting VRBO customer service, the cleaners came out the next day. The cleaners did a great job. But, each night I saw live roaches in the apartment. Hopefully the property owners have addressed the roach problem by now. "

You have complete access and freedom of the back yard and patio. This is GA so Mosquitoes and humidity can get really bad. So you might think about keeping the door closed I while inside. I’ve also supplied a dehumidifier. You can turn that on a daily and just emptied out daily. If you need to, you can move it from the bedroom to the living room. What ever works for you. PLEASE DON’T LOWER THE AC BELIW 75 DEGREES. PLEASE DON’T RAISE THE HEAT ABOVE 70 DEGREES. This is one reason you chose my place to stay. If everyone is honest and fair I can keep the cost down for you and the next person.

Park in the driveway. Take the stairs to the back side of the house. Go through the gate. Last door just past A/C unit. Enter the door code. To lock door when you leave just touch the key with the padlock 🔒 on it.
Also, if you ever need to access the modem for the Internet, just go up the stairs. Next to the TV in the front room (living room) you will find the modem.

I had to put a maximum of $52 per day per pet per day. PLEASE take note pets are not allowed. Unfortunately the last guest had a pet and I didn’t know until the cleaning service called me. ABSOLUTELY NO PETS ARE ALLOWED

A recent add-on to our newly renovated mid-century home, the apartment is attached to our house but is completely private with its own entrance. The apartment is furnished with a queen bed featuring a Casper mattress, two nightstands, a large table, small desk, full kitchen with new appliances, (stove, oven, microwave, Keurig, fridge), and a full bath. You are welcome to log on to your own Netflix, Amazon Prime, Hulu etc accounts on the television . There is no cable, however. There’s a small outdoor space that’s all yours, complete with two chairs and a small table. There is 1 parking spot in our driveway for our Airbnb guests - behind our white mailbox.

REASONABLE CLEANING FEE: We keep the place neat for you. That means we have to clean an 830 sq ft apartment and wash sheets and linens every time a guest is leaving, even if the basement has only been used one night.
The cleaning fee can be waived for 5 or more night reservations if the place is left clean. Otherwise the cleaning feel will be $180 for a deep cleaning, that doesn’t include damages. destroyed property or extremely dirty place (trash, carpet stained, dirty pots and dishes). If the place is left with trash and stains and or clogged bathrooms or bathtub, a cleaning fee of $70 per hour for a two people team will be applied.

The open-concept studio features a queen-sized bed, a full bathroom with a shower, and a well-equipped kitchen with a full-size stove/oven and refrigerator. The living area is designed for relaxation, with a plush leather couch and a comfortable La-Z-Boy recliner positioned for optimal TV viewing. A 50" 4K HDTV with Roku streaming service and popular apps allows you to log into your accounts and enjoy your favorite shows.

For storage, the loft includes an antique chest of drawers for folded clothing and a spacious hallway closet with hanging space, an iron, and a tabletop ironing board. A washer and dryer are conveniently located in the garage below the unit, accessible via the staircase.

All our properties are cleaned using natural products with no harsh chemicals.

Early Check-in: Guests can request early check-in starting at 1 PM ET, which is three hours before our standard 4 PM check-in. Typically, our housekeeping team works until 4 PM to prepare the space; however, for an additional fee of $40, we can have the space ready by 1 PM ET.

If you need to check in even earlier than 1 PM ET, we recommend booking the night before your arrival to ensure immediate access in the morning.

You can pay the early check-in fee either through your booking platform or via a direct payment link. Once we receive your payment, we will schedule your early check-in and update your access codes. Please note that early check-in is subject to housekeeping availability, so be sure to inquire at least two business days before your check-in date.

Guests will be given a code to enter at the time of booking in the welcome letter and a reminder message sent to the guest 60 minutes before the 4PM check-in time.

Other things to note
For any guest booking with an initial duration of less than one month, if the guest wishes to extend their stay beyond one month, the Host requires the creation of a new booking rather than altering the existing reservation. Each subsequent monthly extension will also require a new booking. Guests extending their stay beyond one month must also schedule a housekeeping visit within the first week of each new monthly booking.

For bookings exceeding 35 nights, a mid-stay cleaning fee will be applied and collected through the platform resolution center monthly. This is necessary to maintain the property in the advertised condition. The mid-stay cleaning includes housekeeping for all the bedrooms, bathrooms, kitchen, and living room. Host-provided color linens are the guests' responsibility to launder, but our team will make the beds if the linens have been washed before our housekeeping team's arrival. The cleaning can be scheduled at your convenience, and your presence is not required for it to take place.

M&T Hospitality Solutions conducts regular pest control treatments, but this doesn’t eliminate the possibility of them entering the property. As a preventative measure, please do not hold the front door open for extended periods. However, if you're not from the south, know that certain bugs are common in Georgia, like water bugs, stink bugs, and small spiders, and are in every household. You probably will not see one, but if you do, understand it's not an infestation.
